This typical 1870 farmhouse is on the outskirts of one of the most attractive villages of the area. The house is a spacious family home on three levels, is comfortably furnished to accommodate 10 people with enough living space to satisfy any personal requirements for privacy. There is a fully enclosed garden, swimming pool, parking space including garage and ground floor apartment.
The "Mas" or farmhouse has been carefully restored retaining the old beams, stonework and original floor tiles and has two impressive open fireplaces. The property is entered by an original Art Nouveau wrought iron gate which has remote control opening and closing.
There is a large family kitchen and dining room on the ground floor, a lounge with TV and large bedroom on the second floor. There are double bedroom and two bathrooms with separate toilets to the rear of the house on the first floor and two bedrooms on the upper floor. Three bedrooms have full air conditioning. On the ground floor and connected to the house through the dining room but also with its own entry is the apartment. This comprises a newly fitted kitchen, a sitting room with TV and video, a double bedroom and shower room. It has its own terrace with table, chairs and umbrella and is not independently rented.
To the rear of the property is a walled garden with private pool and Mediterranean trees and plants providing shady areas. There is enough space to play games with table and chairs in the shade for relaxing and eating. The courtyard in front of the house also has a stone barbecue and enough space for games and parking of cars as well as eating and cooking al fresco.
To the rear of the house is a private garden with pool (8 metres x 4 metres, Roman steps, going to depth 1 metre 80) fully equipped with a security alarm. There are table and chairs for eating, plenty of sun loungers and space for ball games, badminton and boules.
Castillon du Gard The village is an uphill walk of 500 metres. The medieval centre was built on a rocky outcrop and has been painstakingly restored. Historically there have been inhabitants in and around the village since prehistoric times and is a tourist attraction. There are the remains of a Roman villa "La Gramière", a medieval chapel used for various events & the remains of a medieval chapel & monastery all close to the house. The village is well served by shops and restaurants, sub post office, café and provides all daily requirements, (bread delivery, newspapers etc.) During the Summer the village is lively and has various festivities including a Fête de Village, Bastille Day celebrations, and many art exhibitions.
There is a municipal tennis court, a small playground, and a spectacular view of the Pont du Gard, lit up at night, making the village an agreeable place to wander in the evening. It is surrounded by vineyards, olive groves, orchards and "Herbes de Provence".
