Hope Farms is a 5000 sq ft country estate home on a 54 acre river bottom farm and ranch. It is located 2 miles from Smithville, Texas, a historic railroad town with its own museum and a host of antique shops.
The town is noted for Sandra Bullock movie 'Hope Floats'. 'The Tree of Life' with Brad Pit and Shawn Penn filmed in Smithville will be coming to theaters in 2011.
The small town atmosphere is much like the movie, yet it only 35 minutes up Highway 71 to Austin's ABIA airport. Attractions in the area include the new Hyatt Regency at Lost Pines facility. There are four golf courses in the area, and two state parks. The farm setting is very unique as you can enjoy the breeze under the shade trees and watch and feed the longhorns, cows and their babies while they graze the fertile fields. It is never to hot with the cool swimming pool to enjoy. Their is also a 8' diameter hot tub in pool area.

We rented Hope Farms for a family reunion (20 people) and found it to be perfect for our needs (single story with 6 separate bedrooms plus spacious family/TV room for teenagers/young adults). The large kitchen was great and screen-covered pool was in constant use due to 100+ temps in June. The house was maintained well and Tom cleaned the pool every morning. The owners were very personable, attentive and accommodating, slipping in to do maintenance, but practically invisible. Highly recommend for large groups.Recommended for: Families with teenagers, sightseeing, age 55+, families with young children, girls getaway, people with disabilities.
Owner response: Hope Farms is great for sharing the rural farm atmosphere, with the animals and the huge Longhorns. The home allows ample room for groups and the serenity is great. Tom and Zandra

05/24/09 Positive My wife and I recently stayed with friends at Hope Farms for a golfing weekend for the men and a shopping weekend for the ladies. The house and grounds was everything that we expected. We really enjoyed the large kitchen and bar area where we always seemed to congregate. Wish that it would have been a little warmer so that we could have enjoyed the pool. Tom and Zandra were very helpful when they were needed. Look forward to possibly coming back. We played kickball and baseball and relaxed in the refreshing pool and hot tub. There is plenty to do for all ages. We plan to return. Tom and Zandra are really friendly and helpful. It truly is a relaxing time. Martha, Katy, Texas 713-256-8189 12/30/08 Positive We had a family reunion at Hope Farms the week before Christmas. The house was spacious and accomodated 17 adults (ages 18-83) quite comfortably . Even in December, we thoroughly enjoyed the pool and hottub; we all agreed this was the perfect place for our reunion. The kitchen and eating area were large enough for all of us to eat together and added to the festive atmosphere. Tom and Zandra Combs (owners) were always available and helpful, and we highly recommend it for large families. There was plenty of space for everyone to have a great time! Zandra & Tom were great hosts! We hope to visit again! There were enough activities to keep everyone occupied, and enough quiet spaces to chill if desired. The "innkeepers" were delightful and on hand when we needed them, but invisible when we didn't. A delightful experience. Kathy Revor, Plano, TXDid you find this review helpful? Yes | No Helpful votes: 6/6
