Beautifully Decorated Condo With All You Need

We sent inquiries on several condos and Christina responded right away. She and Mark were very accommodating with answering questions and providing information. They were amazing in ensuring we had everything we needed and that we enjoyed our stay. The condo was well stocked with anything you could imagine you would need. Just bring food and your clothes, trust me you won't need anything else. We really liked that this was a smaller complex with no crowds and the no drive beach is the only way to go. Our week there we had wonderful weather and such a relaxing time. Our next to the last day there we went down to Flagler Ave for the Cinco de Mayo Party in the Street and really enjoyed that. Great vacation!

Our family spent 2 wonderful weeks in New Smyrna Beach, FL at Mark & Christina’s clean and beautifully appointed condo. Having vacationed at different beaches for the last 10 summers, we have a pretty good idea of what is “normal” in the way of accommodations, amenities, and ease of booking/departure. From start to finish Christina was accommodating, helpful, and sincerely interested in our well being to ensure we had a good time. Most places provide minimal starter supplies supplies such as a roll of paper towels, tissues, or small packets of laundry detergent/dishwashing liquid. The quantity of supplies in this condo is Costco-esque by comparison. We didn’t come close to running out of ANYTHING. Beyond convenience, this was a true money-saver. The only purchases we needed to make were for food! I echo all of the complimentary comments by other reviewers regarding the decoration, comfort, and convenience provided by the condo. Items provided for entertainment were super, including the movies on DVD, poker set, and beach gear. One small example of attention to detail is the condo’s sliding glass doors leading to the balcony. Due to the corrosive beach environment, metal framed doors don’t fare too well over time. Many condos I’ve stayed in have doors that are hard to move, or sometimes notes are attached not to use them. The sliders here have been recently replaced and were smooth as silk to operate. It’s indicative of how much the owners care about utility and upkeep. Review continues in part 2 below...

Six Stars Out of Five (Part 2 of 2)

Review continues, part 2 of 2... A note about the beach itself: world class. At low tide, the beach is as wide as a football field is long. The sand is white and squeaks under your feet. The ocean is clean, and during our stay we had no issues with jellyfish, sharks, horseflies or other critters. Our kids really got into body-boarding this year, and surf conditions ran the gamut from almost flat to big enough to scare you. Each day brought something different and interesting. A note to the reviewer (“Shawn”) and others who might be concerned by that review – I saw no evidence whatsoever of Gestapo-like observation, intrusiveness, or nit-picking. Exiting requirements were far from onerous. Try staying in the Outer Banks where you practically have to clean the entire house yourself before leaving! Mark and Christina are thoughtful enough to stock disposable cups and plates for use on the morning of departure so you don’t need to waste time washing dishes and putting them away. They don’t have to make it so easy, but they do. Finally, if you think that a family “emergency”, hurricane, or whatever entitles you to a refund or other considerations by any vacation property owner, then I have three words for you: buy travel insurance. That’s why it exists. Once you sign a contract, honor it. There is no doubt in my mind that Mark and Christina go way beyond fulfilling their contractual obligations. They deserve responsible and considerate renters. Christina refunded my deposit within 36 hours of our leaving. Thanks again for a fantastic vacation. It was worth every minute of the 14 hour drive to experience such a relaxing time.

Wonderful time in NSB. Condo was beautiful, clean, modern, and had EVERYTHING and then some. The owner really makes this a home away from home. Kids enjoyed the boogie boards and beach toys. Pool and Beach were clean and quiet. Hoping to stay again next summer. Owner is friendly and helpful. Would recommend to family and friends.

My wife, 11-year-old daughter, and a friend of hers spent six nights here in late July and had a wonderful time. The place was comfortable, the numerous amenities made it feel like home, and the walk to the beach was a quick two minutes. Once there, we had more than enough room to stretch out. The pool and surrounding grounds were well-maintained, too. There was also plenty of privacy; not once did we hear even the slightest noise from other guests. When you factor in the savings by eating in for breakfast and lunch, and a dinner as well, this place was easily cheaper than a good beach-side motel. Which, by the way, we'll never use again for a vacation. So, to sum up: We kind of liked the place.

We loved the week spent at the condo. The unit was very family friendly. The condo was fully stocked with anything you would need to enjoy your stay at the beach. Which was nice because we did not have to pack all those items to bring with us. Even though we had some rainy days during our stay the condo had games to pay and movies to watch. The furnishing and decorations in the condo were very inviting, bright and cheery. We usually stay at a different beach in Flordia each year, but I would not mind at all if we came back to this condo again.

June 2011 Rental

Renter BEWARE! We have been renting condos at New Smyrna Beach for the past 32 years and this is the first time we have ever encountered such an authoritarian landlord who chooses to "nit pick" every word in the contract so she can refuse the return of the security deposit to the renter. Examples: (1) Renter placing a blanket from the master closet accidentially into the guest room closet. (2) Renter moving a dining chair from the guest bedroom to the dining room in order to access the guest bedroom closet. (3) Renter not pre-disclosing an "emergency situation" during the rental stay. (An emergency situation can never be pre-disclosed, otherwise it wouldn't be considered an emergency). Renter BEWARE that you will be watched at all times by the property manager and a full report will be given to the landlord. So, if you are planning to enjoy a hassle-free, relaxing, child-friendly vacation, think twice. Pictures of this property were not accurately reflected concerning the guest room upon our rental agreement with landlord, nor did the contract accurately reflect the furnishings in the guest room, or the safety hazzard of the ceiling fan in the guest room. New Smyrna Beach is beautiful, and we will continue to rent for our 33rd year in 2012; however, never again from Silver Sands. No malicious comments have been made in this review. I have all correspondence reflecting the above statements made through emails between the landlord and myself.

Owner response:Dear future Renters. To defend these malicous comments We will be completly honest. We used to have twin beds in the guest room and decided to purchase bunkbeds so that when our guest have six in their party everyone has a bed to sleep in and no one needs to use air matts or a cot. This renter knew about he new bunkbeds long before they arrived because we told them about the delivery possibly happening they day they arrive. Shawn swears we advertised we had a double bed. We never had a double bed in our condo. We were done with the delivery before hand and my husband was in the process of taking down the ceiling fan when they arrived. They were so happy to see beautiful bunk beds and commented on what a wonderful and beautiful condo and how clean it is. The pictures online don't do this condo justice Shawn said.. The three little kids proceeded to climb up the beds and run through the condo . They were so excited to be there. Shawn and her husband asked us not to bother removing the fan and were anxious for us to leave so my husband disabled the fan so it could not be used. When they checked out and we came in to clean the condo the fan was running again. So ? As with all condos at least at Silver Sands renters need to disclose the number of people staying in the condo . The 2/2's can only have 6 people stay in the condo per Volusia county fire law. The renters had multiple people staying at different times told to us by the property manager. Stated in one of her emails that her husband decide to go back to work after a few days. There was no emergency on their part. I have the email from Shawn were she said this. In our contract we ask that the furniture remain in place and the accessories not be played with. Well , The cleaning crew reported that a bedroom chair was placed in the livingroom in front of the TV. A sea shell collection of 25 yrs that we had in the condo was missing and we found out that these renters took it home with them. Which they refuse to return. The chair by they does not block the closet door. It sits in front of a wall in the bedroom. We don't nit pick. . We are and always will give our renters the most beatiful , clean and fully stocked condo. We consider all our renters extened family and want them to have a wonderful time. Year after year we have many repeat families stay with us and never an issue or one complaint. As you can see by they many rave reviews I think we have accomplished this. Thank you, Mark & Christina

Superb Snowbird Vacation

We have been so fortunate to rent your condo for January, February and March of 2010, 2011 and looking forward to 2012. For those three months it is our home away from home, To travel from Massachusetts to New Smyrna Beach by car knowing we are staying in your condo makes traveling so much easier. All we need is our clothes and personal items. HOW GREAT IS THAT!!. Everything and anything we would need is provided for us. The condo is extremely well equipped and beautifully decorated. The view from the balcony is spectacular and the beach is awesome. Your location in New Smyrna Beach is excellent within a three mile radius you have a short drive to Cape Canaveral Sea Shore and a variety of local restaurants and many activities both entertaining and cultural. We highly recommend this condo and you will soon discover what we have over the past years that "New Smyrna Beach is the best kept secret in Florida". What a wonderful place! After spending 6 days in Disney World, we were looking for a place to set back and relax while enjoying the greatness of spending some time at the beach. Christina's place is the best we've ever been so far. The place sure looks great on the pictures, but the reality is even far better. The condo is very clean and well-maintained. This was a perfect place for our party of 4. The girls had their own bathroom and we could enjoy the tranquility of our own quarters. It is oustandingly well furnished - better than home! Everything you can think of to spend a perfect time at the beach is provided - everything! You can seriously go down there with only your toothbrush and your bathing suit. The view from the master bedroom is just spendid and the bed is so comfortable! We would highly recommend this place to our friends or relatives. We will definitely go back in the future. Perfect beach experience

I would recommend this condo to anyone who loves the ocean. The view is stunning, and the beach is just an elevator ride and a few short steps away. The location is perfect, far away from the "motorized" beach, and close to everything else. Christina has stocked the place with every conceivable need or want. If you like to cook, not only is there every pot, pan or utensil you could imagine, it is all the "good stuff," right down to the espresso maker and demitasse cups. Whatever you find lacking....and it won't be very much...the Food Lion is a few blocks away. (I prefer Publix, which is a little farther, but the FL is actually a pretty nice little store.) If you don't want to cook: go for the seafood and sunset at JB's, the inexpensive and authentic food at Mi Mexico, or the fine pizza at Manny's, all NSB institutions, and all within blocks. For finer fare, the Grille at Riverview, on the beach side of the causeway, won't disappoint. We did a little of both cooking and going out, and believe me, even washing dishes while looking out over that view of the ocean is no chore. Don't miss the Canaveral National Seashore park, a few miles south. When there, make sure you see the Eldora house museum, and walk to the top of Turtle Mound (another great view,) for a double dose of Florida history. The only thing that I missed was my bike; if you have one, bring it, if not, rent one. The beach is very wide, and the sand is quite firm, making for miles of great riding. The atmosphere down on the beach is ideal for families. I met great people, both locals and vacationers. Everyone is very friendly. Can't wait to go back.

Condo rises above the others!

Thank you Christina for the extra care you put in your condo. The kitchen was wonderfully stocked including napkins, garbage bags, paper plates, etc. We were also pleasantly surprised to see that we didn't have to purchase laundry soap, dishwasher soap, hand soap or toilet paper as we've had to do at other condos we've rented. We loved the condo's decor and enjoyed walking around looking at all your wonderful decorations. Your furniture especially the master bed was comfortable and beautiful. The grounds, pool and beach were spotless. We really liked the quiet laid back atmosphere in May. We also appreciate the return call from your husband when we couldn't figure out how to work the TV remote. We look forward to returning next year.

The Best Ever

Sorry for the delay in posting this. What a superb condo, clean,comfortable very well appointed. We have been self catering for years in the UK and Europe and found Christina’s place the best ever. It was like dream. Having been delayed by volcano ash for hours and long drive from Orlando our holiday had the worst start ever but smiles where soon upon us. Anything you required was there. No need for the dreaded first shop for household articles. Just have a look they are already there. Driving very strange, your on the wrong side out there?, however the driving is so laid back in the area. Brits it’s a must. Christian was so helpful supplying information prior to and during our stay. We saw Atlantis go from Kennedy for the last time, this was a life time ambition to see a launch and we avoided the thousands of spectators thanks to Christina. Daytona not far away, again so lucky on our visit as practice day in session. 198mph and bumper to bumper wow! The beach superb, miles of unspoilt wonder. Spent hours walking. Lots of beach equipment all in excellent condition. So many towels. Pool very, very clean. Good places to eat out, Fish camp down the road was excellent Anyone travelling from the UK must take advantage Thanks for providing the best accommodation ever Christina. Mike & Carol

Christmas holiday 2009

After a 2 day drive (12 hrs./day) from Ottawa, Ontario Canada, driving through a snow storm in Virginia they had not seen since 1982, we arrived in NSB late Sunday afternoon. As we opened the door to the condo and saw the view of the ocean from the living room and the master bedroom it had all been worth it! The condo is nicely decorated and very clean, exactly what you see in these photos and more. The kitchen is fully equiped, anything you can possibly think of, you will find it here. Both the main and guest bathroom drawers were filled with items you may have forgotten at home. Another surprise was the front hall closet that was filled with beach chairs, towels, tennis racquets, pails, shovels and the list goes on. Despite the cooler weather over the Christmas holidays the size of the condo and all its amenities (DVD players, movies and games all made up for it. We even tried our hand at Poker. The beach was clean and it’s a quiet area to spend with children. We collected plenty of beautiful shells along the beach. Our only disappointed was that the heater in the outdoor pool was broken for the entire length of our stay, the office staff left the pool area open for Christmas and Boxing day for our use, however, the cooler weather did not permit us to use it. Despite that, we would not hesitate to return to New Smyrna Beach. Our first experience with VRBO was a great success! We would highly recommend VRBO and this condo to our family and friends. It was a wonderful holiday. A special thank you to Christine for her attention to detail.

We truly enjoyed our vacation! What a great condo!! Even though we only live about 1 1/2 hours away, this year we just wanted to relax and enjoy the condo, beach, fishing, surfing, jet skiis and JB's. We did have a "once in a lifetime" experience when over a hundred sea turtles hatched right outside the condo!!! We were so thrilled to be able to be a part of seeing firsthand how God's creations work. That was worth the trip alone! Christina, thank you so much for supplying the condo with ALL the comforts of home. Thinking of all the "little things" made such a huge impression. And I definintely loved that Master bed!!! The description of this condo is modest! It was beyond our expectations. We have been coming to NSB for over a decade and have stayed at many a condo and this is by far the best condo on the beach. The owners have thought of your every comfort and convenience, we felt so pampered. The place is large and spacious. The furniture is sooooo comfortable. The kitchen is no doubt the best appointed kitchen on the beach. You won't be disappointed. It is definitely a true home away from home and much more. It was a joy to stay here. I am sure you will love this place as much as our entire family has. For any of you that are reading this review, I could go on and on about this condo, but I must say something about the beach. We love NSB, it is what draws us to this place year after year. The town is so tranquil. The no drive beach is so beautiful and safe. What's not to love. The restaurants are moderately priced so a family can definitely take advantage of eating out and not blow the budget. You won't be disappointed. You can get to all the amusement parks in Orlando and not feel exhausted by staying at the parks. One day at the park of your choice and the rest of the time at the beach. Nothing could be more perfect. You can also hit the Kennedy Space Center for a shuttle or rocket launch. What a sight if you have not witnessed a launch then check out the launch schedule on the KSC site and plan your vacation around one. If you need excitement there are always the attractions in Daytona Beach but you get to come back to NSB for tranquility. My family enjoys jet skiing in the Halifax River in Daytona. Today we rode the jet skis along with tons of dolphins. They stayed right by our sides. What a sight. Everywhere you looked there were dolphins. There was also the spotting of manatees at lunch in the river behind JB's Fish Camp. So you don't need to go to SeaWorld to see them, there right here in NSB. You can also walk the beach at night in search of the turtles coming onshore to lay there eggs, what a sight. My husband also saw a Florida panther one night on the beach, now that was a strange sight. I am a sheller and I prefer NSB to the famed Sanibel. It seems all the shells in Sanibel are broken but I have found some real beauties in NSB. From starfish so sea urchins my collection just grows and grows. Thank you NSB. Will we return? The description of this condo is modest! It was beyond our expectations. We have been coming to NSB for over a decade and have stayed at many a condo and this is by far the best condo on the beach. The owners have thought of your every comfort and convenience, we felt so pampered. The place is large and spacious. The furniture is sooooo comfortable. The kitchen is no doubt the best appointed kitchen on the beach. You won't be disappointed. It is definitely a true home away from home and much more. It was a joy to stay here. I am sure you will love this place as much as our entire family has. For any of you that are reading this review, I could go on and on about this condo, but I must say something about the beach. We love NSB, it is what draws us to this place year after year. The town is so tranquil. The no drive beach is so beautiful and safe. What's not to love. The restaurants are moderately priced so a family can definitely take advantage of eating out and not blow the budget. You won't be disappointed. You can get to all the amusement parks in Orlando and not feel exhausted by staying at the parks. One day at the park of your choice and the rest of the time at the beach. Nothing could be more perfect. You can also hit the Kennedy Space Center for a shuttle or rocket launch. What a sight if you have not witnessed a launch then check out the launch schedule on the KSC site and plan your vacation around one. If you need excitement there are always the attractions in Daytona Beach but you get to come back to NSB for tranquility. My family enjoys jet skiing in the Halifax River in Daytona. Today we rode the jet skis along with tons of dolphins. They stayed right by our sides. What a sight. Everywhere you looked there were dolphins. There was also the spotting of manatees at lunch in the river behind JB's Fish Camp. So you don't need to go to SeaWorld to see them, there right here in NSB. You can also walk the beach at night in search of the turtles coming onshore to lay there eggs, what a sight. The pictures don't do this property justice. The home is beautifully decorated and very well maintained. The location was a quick and easy drive to the local grocery stores and restaurants. The beach area was very clean and uncrowded. And it was a lovely surprise to see the owner had numerous beach towels, a beach umbrella, boogie boards, tennis rackets and balls, etc. in the hall closet. Wish we would have known before we began our travel! We could have saved some room in our suitcase and left the beach gear at home! Overall this rental exceeded our expectations and is by far the best experience we have ever had in vacation rental property. Hope to make this an annual trip. Thanks so much for the wonderful memories!
