Who could ask for more? The spacious layout of this home can accommodate up to 10 adults. This rental is located upstairs, with a private entrance and is part of a two unit residence.
All booking rental rates are refundable if cancellation of booking is executed via email or US mail 30 days prior to time booked. If renter has to cancel within 30 days of booking date, we will try to fill the spot that is booked with other renters, if the property is not rented by other vacationer's, all funds are nonrefundable with exception of refundable deposit.

When I arrived at the gate to this beach community, my friends and I were greeted warmly by security staff. Upon entering the second story home, we were immediately drawn to the sweeping ocean views from the picture windows. The soothing sound of ocean waves lulled me into “vacation mode” immediately, and the spacious great room overlooking the Pacific Ocean made it easy for us to put our feet up and unwind in the lap of luxury.
The private beach directly below was the perfect setting for a relaxing day with friends and young cubs. The fire pit was a particular favorite in the evening for sharing laughs, yummy smores and beary scary stories. At the end of the day, it was nice to unwind in a more luxurious setting while still having the full beach experience from the comfort of the living room and large balcony. The expansive balcony provided the perfect setting for our barbeque dinner. There was also a large dining room table available for us to gather around while we enjoyed our meal and watched the sailboats on the horizon.
Adding to this impressive property was the size of the home: four well-appointed bedrooms and three bathrooms. There was certainly enough personal space to satisfy any bear’s dream vacation. This beach vacation was unforgettable and I look forward to visiting Capistrano Beach, CA again soon!

We rented both the top and bottom levels for a family reunion/wedding and were surprised by what we found upon arrival. The location and view were great, but the details that make a house a home were missing. The furnishings were minimal (empty) and uncomfortable, especially the more expensive, new downstairs level (no rugs, art, centerpieces, etc.). Kitchens were not properly stocked for large group cooking and there were not enough towels and bedding to accommodate everyone. All the couches were cheap, boxy and did not use the space well- these should really be sleeper sofas. Truly, upstairs sleeps 8 and downstairs sleeps 6 people (not 10 and 8). The outside of the house from the beach is sad with a big empty sand lot. Some TLC and higher quality touches would improve this place tremendously. Our family joked that we were camping in a house for the week! Unfortunately, this was a case of expectations not being met, much less exceeded.Recommended for: Families with teenagers, families with young children.
Owner response: Sorry the two units didn't live up to your standards. Unfortunately, I wish you could of told the whole story with writing this review. Yes it was NOT stocked for over 18 people because that's our capacity. I have never had any complaints from anyone about the shortage of stocked dinnerware, bedding, towels, etc. The beach is NOT SAD, look at the previous comments that tell the real truth as this is a private gated community whereas you get more privacy. People who want privacy want an emtpy sandy beach with a firepit, we don't have massive crowds at our beach nor do we have a municipal boardwalk in front our beach which can attract outside strangers while your family is there vacationing. Your review failed to mention that I came there the day you checked in to get you extra dinnerware, extra bedding, an inflatable bed, moved furniture around for you and brought you other items so as I could accomodate your big party. You also failed to mention that I had to move your dates around to accomodate your large party, you're welcome for that as well. You never called after the second day until the day you checked out and you told me you had a such a great time and thanked me graciously for accomodating your EXTRA needs. The upstairs has 4 bedrooms that accomodates 8 easily, there are two large couches that accomodates 2 persons which you knew prior to checking in. The lower is a 3 bedroom that sleeps 6, there is a large couch as well as a roll away bed in which it truly sleeps up to 8 individuals. The furniture was replaced last year on both levels, the owners spent over $20K on new furnishings, sorry it didn't live up to your standards. All of this information above is on the VRBO site, you were never mislead.

We stayed here for a week with adults and children. It was our most relaxing vacation. Wake up and fall asleep to the sound of waves crashing on the beach. One morning while eating breakfast, we even saw dolphins swimming in the ocean. The house is well maintained and was stocked with dishes, linens, etc. The property was clean and Toni was helpful. Easy to drive up to Laguna Beach or other are attractions. Grocery stores, pharmacies and other stores are a short drive away. There was no construction noise. You may hear trains or traffic, but you will definitely hear waves.Recommended for: Age 55+, pet owners, romantic getaway, families with young children, girls getaway.

This place is WONDERFUL! Location is great, the inside is very clean and nicely decorated. The only complaint is that the house next door is under MAJOR construction, so expect to wake up to drills and saws from construction workers at 7am and the noise lasts all day. Also, it is right next to a train, so expect to hear freight trains and passenger trains up until 12am. Other than that, everything was wonderful, the space, the fire pit, being right on the ocean, etc.Recommended for: Families with young children.

We had the opportunity to stay here recently and we had an amazing experience. The pictures are amazing but even better in person. The house was very clean and had everything we needed. There was plenty of space and a well stocked kitchen. The deck was HUGE and so nice. We loved just sitting out there and listening to the waves. The location is so nice and you are right on the beach - it is perfect! Would recommend to everyone! Tony was great to work with as well and made sure it was a great stay for us.Recommended for: Adventure seekers, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

Our family stayed at this wonderful home from 7/3 - 7/10. This home has million dollar views from kitchen, dining area, living room and as you walk down the hall from the bedrooms. Two bedrooms with king size beds are spacious, rooms with twins and queen are normal size, not small. Enjoy the fire pit that belongs to the house and is right in front. Parking spaces are large and will accommodate three large vehicles. Brand new kitchen appliances and stackable washer/dryer. I can't say enough good things about this home and plan to rent it again next summer.Recommended for: Adventure seekers, age 55+, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

About the owner: I have been asked many times is this the old Switzer Family Home? YES IT IS....So many vacationers in the past 20 years have been coming here, so many memories were made with friends and families. I respect the rich history of this property and I want to keep that tradition going with a newer stylish updated and upgraded property. For those of you who have visited this property in the past, it is still here for you to enjoy for many years to come. I have been the property manager for this home for the last 8 years and enjoy dealing with vacationers and making sure their time spent at this property is fun, relaxing, and mostly satisfying.
Why the Owner Chose Capistrano Beach:
The current owners purchased the home in 2011 looking for a gated oceanfront community. There is nothing like this strip in all of Orange County California, the closest comparable strip of road is Malibu California.
The Unique Benefits at this Villa:
Every morning the ocean looks stunning from the deck of the home. Occasionally, we will see Dolphins playfully jumping out of the water. The beach in front of the home is very sandy and friendly for swimmers and body surfers.
