  We have booked this villa for the past 4 years. Having stayed in other villas prior to the last 4 years; we were so completely satisfied with the cleanliness,immediate response to problems from the management company and Lynne's positive, friendly manner, there was no hesitation to re-book. We love the privacy, large side yard, large heated pool and the entire villa. When friends and family come to visit, they always remark about how nice it is. We like the location, and often take the FL turnpike, to avoid route 4. We purchased a transponder and find it so simple to use and find the small extra expense worth avoiding huge amounts of traffic, The availability of shopping, restaurants, and close by theme parks is another asset. Lynne and John are constantly updating and replacing items as needed. It is such a pleasure to work with all parties concerned with this villa, that we hope to be returning for many more years.

  Recommended for: Sightseeing, age 55+, families with teenagers, families with young children.

  This is my family's second visit to Ashley Manor, and in 7 years of renting villas, only the first one that we have ever rented more than once. This speaks to the quality and location of this villa. The villa is everything that you are told you are getting, and a little more. Lynne is always just an email away, and the management company was very quick to resolve any issues, (minor in nature.) The location is very private with a huge side and back yard. Grocery, take out and 192 are just a hop, skip & a jump away. We try to avoid using I-4, and found that the scenic routes were usually quicker. We are a family of 6, and it is nice that the outside dining area allows for us all to sit together to eat. The separate hot tub is a blessing, and the pool is large and kept at a very nice temperature. Renting Ashley Manor is never disappointing! The games room is very well done, but sorry to say, we didn't get a chance to enjoy it - we were too busy enjoying the beautiful outdoors :)

  Location is great - just off of I4 which gets you to the beaches and the parks quickly. We truly enjoyed our stay here - comfort, practicality, and fun were the keywords. Lots of space, a fun game room, and the pool was well used by our kids. A great bonus is that this villa had lots and lots of towels and beach towels - which really helped since we had forgotten our own. Also, the baby extras are handy (high chair, stroller, portacrib.) All in all a place well worth staying - and Lynne and John are very caring for their guests! Highly recommended for a couple of families with kids! Excellent rating. +++++++++++++++++++++++++

  We had a wonderful time…. The house is in a great location…close to the freeway and the theme parks….didn’t take long to get there…nice to have a Publix very close. If it was up to my son, he would have stayed at your home all day and went swimming instead. The house worked out great….spent a lot of time out on the lanai. Linda Page was awesome….had a lot of great food and was very interesting to talk to. Will be recommending the house to other family members that go to Orlando on a regular basis. Thank you for your help and prompt response to emails…..it has been a pleasure to work with you.

  As my grandson would say “Awesome”. A great way for a family to vacation. We live in Sarasota, but our children live in New Hampshire. We will be back. Couldn’t ask for a better place to stay

Lots of space, a fun game room, and the pool was well used by our kids. Mornings until 10, the sun was not on the pool, so lots of play time without having to worry about sunscreen. A great bonus is that this villa had lots and lots of towels and beach towels - which really helped since we had forgotten our own. Also, the baby extras are handy (high chair, stroller, portacrib.) There's even a small playground at the neighboring subdivision - we didn't try it out, but it is visible. All in all a place well worth staying - and Lynne and John are very caring for their guests!   Thank you so much for our lovely villa, we have had a great time *REALLY great things:* The internet access was invaluable. Phone use was invaluable (although I did not make any international calls, but could have if I had needed to, it was a great comfort) The pool towels were brilliant, lots of them and big. We used them continuously. Washer and dryer were brilliant! Wish I could ship them home! The fans in the garage were brilliant...we used them at night in the bedrooms. The books in the Disney room were great, Amy loved them! The games in the cupboard in the living room were great too. Your communication too were faultless...all of the pre arrival information, advice and communications were superb, and your concern when it all started to go wrong was very much appreciated. The villa is thoughtfully equipped which makes looking after it and living in it so much easier and more pleasureable!

Cancellation policy:

Please ensure you read and understand the following Terms and Conditions regarding your rental accommodation. If you have any queries, then please do not hesitate to contact us. Throughout these conditions, ‘we’ or ‘our’ refers to the owners. The following clauses are the contractual terms & conditions relating to the booking of accommodation between Lynne and John Temple, hereinafter called “Owners” and “The Client” Correspondence Will be sent to the first named person at the address specified on the Booking Form. Booking This booking form confirms your acceptance of the terms and conditions set out below and shall be binding on all persons stated on the booking form. Each booking will be confirmed by the owner, as soon as possible after receiving the booking form and deposit of 20%, and only on receipt of this confirmation by you will the booking be treated as confirmed. Once the owners have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed. The remaining balance of the agreed rental cost must be paid ten weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking. In these circumstances your reservation deposit will be forfeited Age The villa will not be rented to a person under the age of 18. Persons/children under the age of eighteen must be accompanied by a parent or responsible adult. No large single sex parties accepted. Parties to the Booking Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid. Security Deposit The sending of the booking form confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit. The security deposit will be fully refundable after your departure from the property, within 30 days of the end of your holiday, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents, fines for rubbish disposal/bins, or excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit. Rental Charges are inclusive of electricity, gas, water, cable TV, telephone calls and Sales and Resort Tax (payable to the State of Florida at 12% on all rentals) and the weekly rate is for the villa not per person. Liability The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool is entirely at the user’s own risk. The owners or management company cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the management company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater or hot tub cannot reach optimum temperature due to adverse cold weather conditions the owners or the management company cannot accept liability. Swimming Pool (heat not included) Neither the owners, nor our agents, accept liability for any injury howsoever caused as a result of using the swimming pool. The pool has depth markers for your information and does have a deep end. It is required that children using the pool are supervised at ALL times. Computer A computer is provided for you. It is configured so that you can access the internet but not save material. Illegal or inappropriate items or programmes must not be downloaded. Software must not be installed or deleted. If you have any problems with the computer please notify management immediately. Although every effort is made to provide this facility for guests, we cannot guarantee the availability. Any guest found causing willful damage will have the repair cost deleted from the security deposit. Responsibilities All persons stated on the booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors and windows, and ensuring the security alarm is activated whenever the property is unoccupied. Failure to set the alarm when leaving the property at any time will make the guests liable for any losses. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest’s responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation. For the health and comfort of our children and future guests, smoking is not permitted in the villa. Pets. Well- trained pets are welcome to stay in the villa with their owners subject to the following conditions.  All pets to have a current vaccination certificates and rabies tags, and to be free of all external and internal parasites  Owners must bring pet bedding and toys unless purchasing Pampered Pet Package  Pets are not allowed on furniture or beds  Owners must bring their own pet bowls. Villa crockery must not be used for pets  Pets must be on a leash in public areas  Owners must clean up after their pets Cancellation In the event that you cancel your booking, for whatever reason, the following charges will apply: - Cancellation Notice----------Amount Payable More than 10 weeks--------------Full deposit 8- 10 weeks---------------------60% of total cost Less than 8 weeks---------------Full cost In the event that the outstanding balance has not been paid by the prescribed time (ten weeks prior to departure), we reserve the right to cancel the Booking in which event the deposit will be forfeit. Unavoidable Changes The Owners reserve the right, in any circumstances, to cancel the booking and in this event, the Owners will return all sums (but without interest or compensation) or (at the option of the client and subject to availability) the Owners will offer alternative accommodation of a comparable standard. Force Majeure As with any other holiday, there maybe circumstances completely beyond our control and contemplation, in which the property might not be available for your booking. Examples of these circumstances include (but are not limited to) destruction of or severe damage to the property. Such circumstances are referred to Force Majeure. In the event of Force Majeure the owners will do their best to make alternative arrangements for you where possible. If they cannot, or if the alternative arrangements are not acceptable to you, then they will refund all monies paid. This will be the full extent of the owner’s liability to you in such circumstances, and they shall not be responsible for any other costs connected with any such cancellation, howsoever arising. Arrivals and Departures The villa will be available for occupancy from 4pm on the date of arrival and must be vacated by 11 am on the day of departure. Code of Conduct The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of villa communities. Please do not use the swimming pool, play loud music or engage in any activity which may cause inconvenience to your neighbours after 10.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of villa communities or damage to any property, we the owners or our management company reserve the right to terminate your rental agreement immediately and forthwith. We owners our management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action. Please note that it is against Florida law to feed any wildlife. Safety and Security The Owners and their representatives reserve the right to enter the premises at any time. Documentation All passports, visas and health certificate requirements are the client’s responsibility. We accept no responsibility for any delay or expense incurred through any irregularity in such documents. Brochure Descriptions All brochure descriptions are made in good faith and every care is taken to ensure their accuracy, but no liability will be accepted in the event of any error. Contract This contract is governed by and shall be interpreted in accordance with English Law and the parties hereto shall submit to the jurisdiction of the English Courts
