Wow! Great Kitchen that was stocked with all sorts of great cookware, Great Living Room with furniture that invited you to relax and enjoy the company and the views! Great House! The place was fantastic! It felt like home. Pictures don’t do it justice. Quiet and comforting, it could be an artist’s retreat! We had a great time and did our best to try and clean it up before we left, thank you for acknowledging that! I will definitely recommend you and your place to others! The other rental properties you have listed also look fantastic. Thank you again; you know how to host a house!

"Sandy Toes" (and Robin, the owner) saved our vacation. After a pretty ugly housing snafu upon arrival on the Cape, I contacted Robin and was immediately invited to stay at "Sandy Toes". With half of our party of seven having just arrived from London and the other half from California, we were anxious to have a place to settle in and start our long-awaited family "reunion". "Sandy Toes" is a gorgeous, one-of-a-kind property. I loved the dark wooden beams and the views of the ocean from the Great Room and kitchen/dining area. We cooked every single evening in the fabulously-appointed kitchen. My 13-year-old nephew absolutely reveled at being able to sleep "in the attic" (the loft). The beds are so comfortable that my 3-year-old and I both miss sleeping in them! The house is a short walk from a beautiful beach--great for kids. The Cape Cod Canal trail is about a 5-minute drive away and it's a great place to run. Walk out onto the deck at night for some amazing star-gazing. I actually SAW the Milky Way. Robin, the owner, is friendly, professional and a joy to work with. Thank you for saving our vacation! We will be back for sure!

Sandy Toes excelled all our expectations- House was lovely- Immaculate with wonderful views from almost every room. This was truly a "family vacation" with our children and grandchildren. We had great "day trips" to Plymouth, Boston and Martha's Vineyard and lots of time just relaxing on one of the patios or on the beach. The Grandkids loved the smoors cookout on the patio under the stars watching the Moon on the Ocean!!! The owner was exceptional and stayed in daily contact for any needs or problems that might have arisen- There were none! We will definitely make a return visit to "Sandy Toes". Mark & Joan

The airconditioning was out for part of our stay in August and the owner was not immediately responsive to fixing the airconditioning! It was only after we arrived that the owner notified us of the strange 'aggressive' neighbor. There is no direct beach access from the house and every time we walked past the neighrbor's house on the way to the beach a somewhat aggressive dog barked at our small children. The floors were dirty when we arrived and even though we did what the owner asked upon check out (putting bedding in wash and reasonably cleaning) she sent us a cleaning bill over $200. If you stay here, expect to have hidden costs when you check out.
Owner response:"We did have a very nice vacation, thanks!" said their email. But when we asked these 5 young couples to contribute a mere $40 per couple toward cleaning, they retaliated with this bad review (and never did pay anything toward the $350 I paid for cleaning up their mess.) AIR CONDITIONING: 5 AC units in home, only one blowing room-temp air.. told them on arrival, had service already lined up, the 4 other units working fine. Repair man arrived Tues, found no problem, just the shrub needed trimming back. FLOOR: We have newly installed wide pine floors with a food-grade dark tung oil finish, suspect they picked up finish which takes awhile to cure... may have been mistaken as "not clean" but ARE clean. (FYI walking into this lovely home, you'd never know that Jan 20, 2011 the house suffered $80,000 of pipe-break damage, but now has new walls, new windows, new wide pine floors, new bathrooms, new mattresses, new RL linens, new everything. Now it is even more gorgeous and comfortable than before. HIDDEN FEES? Nope, agreement reads: "Cleaning is charged at $50/hour, and can be minimized or even waived by leaving the home in great condition."They did not. Most guests do not get charged anything for cleaning because they leave the house "as it was found" (that is, clean.) As found means "as found." NEIGHBORS: vacationers need to know how to avoid irritating year-round neighbors, so we give a heads-up starting with the very first email. DOG: a dog in the neighborhood barked at you? I am sorry. BEACH ACCESS: our explainers say clearly "The house sits on a high bluff on the ocean...To get down to the beach, walk 6 houses down the hill to the beach entrance." NON-RESPONSIVE? We rushed them crock pots, (which they left dirty) extra kitchen towels, a new microwave, extra trash runs to keep their garbage and beverage bottles under control, we arranged for cribs and set them up. We even let them add a 5th couple - their reservation request said they'd be 3-4 couples, and welcomed all 10+4 of them. THEIR REVIEW: Saddens me to think we worked so hard to make things great for them, and got this inaccurate, unappreciative review.

(from an email sent after check out) "Robin: We wanted take a few minutes to let you know what a wonderful time our family had during our stay. The word "charming" is how we would best describe Sandy Toes. From the moment we walked in and started to explore the wonderful rooms we immediately felt comfortable and at home. The decks are incredible... spending our mornings drinking our coffee and our afternoons at the bar-b-q cooking our lunch, the kitchen deck is beautiful and relaxing. The oceanfront deck offers spectacular views that honestly took our breath away. We feel very fortunate to have booked Sandy Toes during the week of 4th of July. We particularly enjoyed the beach bonfires on the 3rd and the incredible fireworks display put on by the homeowners association. We were very fortunate that we had great weather during our stay and would walk the beach and dip our feet in the water to cool off. The only downside was (for us) the water was just too cold to swim in. We want to thank you for your kindness and allowing our family to spend our vacation in your beautiful home." (an email sent after check out) "Dear Robin, We had a wonderful week! Thank you so much for letting me and Kevin and the children borrow your lovely home. We absolutely loved the house – from its style and relaxed feel to its convenience to all of Cape Cod and proximity to the beautiful beach. My first thought, and my last upon departure, was, “Here is a piece of heaven…” We took a day to travel to Provincetown, another to see Plymouth, spent some time traveling up and down the scenic byway, and found a lovely old bookstore (where I picked up a(nother) copy of Walden, then stopped in Concord on the way home to see Thoreau’s “experiment in simplicity” – ah!!). We got great seafood meals in so many restaurants as well as enjoyed quiet naps and books in the window seat in Sandy Toes. Your bookshelves were wonderful. What better house than one that faces the ocean, has shelves and shelves of books, and music floating through it?? It was an epic vacation that not one of us will ever forget. The boys convinced us to let them sleep in the loft (a boys’ DREAM!). We are always open to last-minute kinds of trips, so if you ever have weeks, let me know, whatever season, we would love to explore that end of the world a little more. I must say that we’ve never been welcomed by homeowners more than you."

Somewhere between a Swiss Family Robinson and Ralph Lauren lies Sandy Toes. What a perfect, delightful and charming place this is. Perfect for our extending family and extending tummies over Thanksgiving. We loved playing games, chatting and even doing yoga on the big room with warm fire. The turkey BBQ on uber-grill outside. We even fit in a Polar bear evening swim. This is a very special place. Style and extra-ordinary warmth and comfort. Thank you.

My extended family recently returned from our Sandy Toes vacation. The home was absolutely lovely and inviting. It felt like home...I wish it was! The view was out of this world. You are treated to one of the best views I have ever seen from windows and decks, the sparkling ocean as far as the eye can see! We felt obligated to take day trips down the coast, but we always missed our home away from home when we did. The beach was beautiful. It was never too crowded and the water was actually quite warm. My nephew found starfish and sand dollars in the tide. We were accompanied by our young rescue pup who was a happy camper. She was able to take leashed walks through the woods as well as lie with us on the beach. In the early hours, when the beach was empty, we allowed her to run through the surf off-leash. I could go on and on...the kitchen was huge and well stocked. My brother-in-law loved the convection oven. The grill was amazing and the washer dryer was described by my son as space-age. My only warning is that the home might not be a good choice for someone who has difficulty with stairs. It has many floors. Stair climbing is a must. The beach requires a short walk as well. My 77 year old mother required a lift to the beach and back again since the hill is quite a work out. I would return to this amazing house with the incredible view! Thank you for sharing this spot!

From a recent email: "I wanted to tell you how much we enjoyed our week at your lovely Sandy Toes home. It truly was one of our best vacations. The weather was perfect and the house was absolutely charming. I felt as if I knew you because everything you had in the house felt so comfortable and familiar. I recognized your books and even found one on Isabella Stewart Gardener museum that I have ordered. Your cookbooks were great fun to browse through. And the furniture you have chosen to live with just fit the house so well. The windows in the house were my favorite feature and I spent much time watching how the lighting came through. We walked througout the woods and that was just such a peaceful thing And that special area in your yard where the little greehouse and the tool shed are, was just exquisite and I took many photos for my art work. I could go on forever, but of course you already know how lovely it is....I envy you being able to go there as you please. I could easily imagine how you could do good work in that bottom floor room. "WOW ... There is so much to say. "Sandy Toes" was like entering your own personal home ... nothing like a Hotel/Motel... The view spectacular ... My long walks on the beach...We found a great fish market & purchased lots of things to grill ... also visited restaurants in the area ... one week was too little and time passed much too quickly for us to leave "Sandy Toes". "We loved the house. Great kitchen, comfy beds, beautiful sunrises, awesome sunsets. We all enjoyed making coffee on the bluff and the best bonfire and marshmallow roasts. Awesome. "What a marvellous vacation! This is the first time we have been anywhere as comfortable as home. The house is so comfortable and expansive that we could all be comfortable no matter what activities were going on. We love the way you have decorated and designed your home. It is warm and welcoming and gives us great ideas for what we might like in a home as retirees (in the future!) You have thought of everything so well that it was an absolute pleasure to be here. In fact, we never went out to eat while we were here. It was too easy and inviting to use your grills and sit around your wonderful table sharing time with each other. We will be back (soon) perhaps in the fall or spring.

"Oh where to start? Thank you for preparing the house so nicely for our arrival. Everything was perfect, right down to the lighting. this house is unlike any other rental on the Cape. In fact -- stop renting it! Except to us! We loved everything, but to list a few: --The best view on the Cape --Eating lobster on the bluff --Outdoor showers --The beautiful flowers and trees --Waking up to a view of the ocean Thank you, thank you, thank you!"
