Lovely Place, well-appointed. close to public transportation, children's park, restaurants, and grocery stores, enjoyed walking in the neighborhood. Another big plus, parking; when our friends joined us there for 2 nights, they were so surprised they could find free on-street parking, after paying $40 for parking each night at their hotel. They regreted their hotel stay after discovering our comfort, and the way we could experience the city by staying in Noe Valley. Our host/owner provided a wonderful notebook, full of information which we referred to frequently. He also provided some food in the frig, a welcoming touch, and moved our arrival time up to accommodate our flight times. Would stay here again in a heartbeat...(wondering if we did leave our hearts in San Franciso!) We certainly have wonderful memories.

Our stay at Duncan House could not have been better. The condo was very clean and everything we needed for our stay was included. The condo is located very close to the J Church Muni and we were able to see the entire city very easily. The neighborhood is very quiet but close to many restaurants and shops. We especially liked that we weren't staying close to the tourist areas that could be louder and more crowded. My family felt very comfortable and we felt the area was very family friendly as well as safe. Deborah was covering for Ed (owner) and couldn't have been more helpful. We had milk, yogurt as well as cereal available until we were able to get more food supplies. I also used the washer/dryer in the garage and found everything to be clean and well organized. I would definitely stay here again and would highly recommend this to anyone visiting San Francisco.

Just returned from 6 delightful days in San Francisco. The accommodations were excellent, one couldn't ask for more. The apartment was sleek, clean, and comfortable. Good eating right up the street as well as in the main business areas of Noe Valley, easy access to the street car line, quiet and pleasant neighborhood. Staying here made us feel like locals and we'd love to return again someday!

i just stayed at the garden apt over this past wkend and the apt was great! ed, the owner, was there to greet me upon check-in and explain everything to me. the location was perfect for us to visit family in the mission district as well as to catch public transportation to anywhere in the beautiful city of san francisco! he even allowed us to park in his personal driveway, which is a very prized possession in san fran, on new years eve night to assist us in our long search for parking! all in all the apt was fully stocked, well taken care of, and beautifully furnished and decorated. thanks again ed!! oh yeah and the new garden is awesome and quite peaceful! great job ed!

My 3 friends and I stayed for 2 nights in the Duncan House and we had a great time !!! The house is ideally located (J line to downtown one block away), very cosy and comfortable, fully equiped with everything you need and Ed, the owner, is very kind and attentive to his tenants. Definitely a place to recommend for a stay in San Francisco, you won't be disappointed !

This is a fabulous apartment. It is not too big and not too small. It is clean and well maintained. The owner Ed is great about having everything as it should be, but if you need something, he will make sure it is taken care of. A well appointed and nicely decorated place. I can't wait to see the backyard next time I am out there.

We stayed at the Garden Apartment at Duncan House and we were very pleased. The owner was extremely helpful, he had everything organized for us at our arrival. Many tips and recommendations that we loved. The apartment was very clean, the rooms very comfortable and the kitchen had everything we needed. Public transportation is just a block away, a good thing since we didn't have a car. I would definitely recommend this property. Thank you Ed, we had a great time!

A truly lovely property

We stayed here over Thanksgiving while visiting our kids who live in Noe Valley. The apartment is lovely. Very nicely furnished and equipped--quality bedding, linens, decor, kitchen items, etc. I smiled every time I walked up the front steps because even the entry is so inviting. It was perfect for us, so much better than a hotel. We ate out almost every meal, but the skim milk and cereal left for us were a true bonus because we didn't have to rush out to breakfast (or we could have a little bedtime snack). Every thing about this property is wonderful. Thank you--we hope to come again! Note: the review entries won't let me change the "nickname" from "wedding guest" so I guess it will look like this property has hosted lots of wedding guests...

We just got home from an amazing stay at Duncan House. My husband and I traveled with our 2 young daughters and this was a fantastic location and space for our family. Ed was a gracious host full of advice on restaurants and secrets for parking. Would def. stay here again. p.s. GREAT breakfast places just blocks from the apt.

The apartment is beautiful and very well furnished with many amenities. We loved Noe Valley which is a great neighborhood. It's very easy to catch the BART line or a bus to go to Downtown SF. I really recommend this apartment for any people who want to stay in SF for a few days. Ed the owner is serious and very nice ! 2 words : PERFECT STAY !

My husband and two daughters spent a long weekend at this wonderful apartment. The sofa sleeper was very comfortable so that the four of us were all comfortable. It was beautifully decorated and had many more ameneties than we had expected or needed. Since there is only one bathroom that could be a problem for some groups. Noe Valley is a great area to stroll, shop and eat. The only drawback was finding a place to park our car at night. But that is San Francisco for you! We look forward to coming back and would certainly highly recommend this apartment .

Our stay at Duncan House could not have been better - the owner was super friendly and helpful and ensured that our week-long stay was comfortable from beginning to end. Everything you could possibly need was within walking distance of the apartment, from local shops to great cafes and restaurants. Access to city-wide transport was also very convenient. The one bug-bear about the property was the lack of parking for non-residents without local permits (only 2 hours allowed from Mon-Fri during office hours); this meant that we had to plan trips out of town or be available to move the car to another spot if we were hanging around, which was a bit of a pain.

Recommended for:Tourists without a car, romantic getaway, sightseeing.

Charming Apt. in favorite SF neighborhood

My wife and I stayed at this apartment in Noe Valley with our 2-year old son this past weekend. We found the apartment to be clean, well-furnished, and as advertised. The owner - Ed - was very friendly and checking in was a breeze. The apartment is well-suited for a family with a child who needs his/her own bedroom, as it is a true 2 bedroom with a full kitchen and living/eating area. It is located a block east of Church Street, which is one of the two main streets in Noe Valley, which is one of the nicest, most walkable neighborhoods in SF. We used to live 4 blocks away before we relocated to the Central Coast of California, and we will definitely consider renting this apartment again when we come back to SF.
