Le Stalle - A beautiful old hill-top apartment with pool and sunset views
Podere Patrignone is a beautiful old 15th Century estate ('podere') which has been lovingly and tastefully restored. Patrignone is set on top of it's own hill reached by a long, winding private road that ends at Patrignone. It is set in 150 acres of forest, olives and vines, with uninterrupted 360 degree views over the Tuscan hills and valley below.
It's the perfect setting for peaceful walks, sunbathing, cycling and exploring. It has a lovely pool with one of the best vistas in Tuscany. Wake up to the mists rising through the trees and the beautiful views of surrounding vineyards, or catch an amazing sunset over the towers of San Gimignano and the snow-capped Apennines on the horizon.
It is divided into five self-contained apartments and the Villa, all beautifully furnished in a traditional style. The main Villa can be rented as a whole (7 en-suite doubles) or you may rent individual rooms for short stays on a B&B basis.
The apartment detailed, Le Stalle, has a covered entrance that leads to a very light spacious kitchen/dining/sitting area with a large arched window. The ceilings are beamed with cypress and chestnut and the floors are paved with terracotta. It has two magnificent bedrooms with double beds (King size, one can be made up as a twin), walk-in wardrobes, and bathrooms en suite. One bedroom also has a daybed suitable for a child as well as a large sculpted arched window, giving the room a feeling of peacefulness and space. It is very cool in the summer and has its own outdoor sitting area. As with all our similar apartments, you have your own private patio dining area for al fresco dining, with stunning views over the Tuscan valleys below, or you are free to use the large Terracotta Terrace. The pool with its amazing panoramic views is a short walk away (but far enough away so that you will never be disturbed).

Location
Patrignone is right in the middle of Chianti, at the epicentre of Tuscany's cultural treasures, just 10 minutes from the beautiful hill-top town of Castellina in Chianti, with its full compliment of restaurants, cafés and shops (and a small supermarket). Siena is just 35 minutes away, and Florence 40 minutes in the other direction, San Gimignano is 30 mins away, with Volterra the next village along. You really couldn't pick a more central location. There's no doubt that you'll need a car to get the most of Chianti's nooks and crannies, but if you feel like venturing further afield, within a 1.5-hour drive you'll find white sandy beaches, typically beautiful seaside resorts, dozens of hot springs, and the majesty of the snow-covered Apennines, clearly visible from Patrignone's terracotta terrace. And if you're into cycling, tennis, golf, ballooning or fishing, these activities and more can easily be organised. Just let us know what your interests are, and we'll give you some options.
Dinner at Patrignone
A four-course evening meal can be prepared and served, either in the Frantoio Dining Room or out on the Terracotta Terrace, weather permitting, for 40€/head including wine. Please make your requirements known at least 7 days prior to arrival, though ad-hoc arrangements can be made later, and we will always try to accommodate your wishes, if we can.
The Terracotta Terrace, pool & Koi pond
There is a large terracotta terrace with breathtaking sunset views across the valley towards the sparkling towers of San Gimignano the snowy peaks of Abetone. Guests often have their sunset drinks here, or take their evening meals here under the stars. The natural stone-tiled pool area is a tactful 50 metres from the house, and offers amazing sunset vistas, as well as the opportunity to watch the cheeky swallows having an evening dip in the pool. There are plenty of deck-chairs and sun-loungers, as well as umbrellas, the natural shade produced by trees surrounding the pool, and a shower. NB There is no pool supervision, so NO children under the age of 14 may use the pool unsupervised. The Koi pond is a peaceful landscaped area made up of a stone built circular pond, with a seating area. It is very quiet and is shaded by large trees. It is NOT a safe area for young children to roam unsupervised.

If you are looking for an authentic Tuscan Villa, this is your place. My husband and I and our good friends stayed here the first week of June 2012. We stayed in La Stalle (much larger than it appears in it's pictures). The villa has everything you will need for your stay. We were greated with a home made loaf of bread and bowl of fruit. Lovely! Although there were many guests during our stay, we found it very quiet and relaxing here. I am not sure how to best describe the scenery. The best I can come up with is FANTASTIC! Our hosts Simon and Verity were very welcoming. Their recommendations (towns to visit, restaurants to eat at and places to shop) were spot on. Whenever we had questions both Simon and Verity were there to answer them. Verity and Pam cooked a fabulous and authentic Tuscan dinner for all the guests. Take advantage of this if you are visiting. I would and will recommend this spot to anyone who is planning a visit to Tuscany . It is very central and day trips to larger centers, such as Florence and Siena are easy from here.Recommended for: Sightseeing, people with disabilities, adventure seekers, romantic getaway, age 55+.

A Fairytale Tuscan Wedding... Where to begin? We first visited Podere Patrignone (PP) the summer of 2009 as a last minute booking prior to a week or so wedding venue hunting around Tuscany... After a week or so wedding venue hunting around Tuscany, we realised the place that we really wanted was... our first resting spot, the unassuming, beautiful Podere Patrignone. It was the winning combination of the most stunning location and views, the freedom to ‘make it as you want it’ and informal - yet brilliant – hospitality from the hosts Simon and Verity. No stuffy “this is how you must do things”, we gelled and it worked. We were supported through the whole build up with frequent reminders (and even project plans!) of things to complete via email, phone and skype meaning any stress regarding long-distance planning was (virtually) all removed. Simon and Verity ensured all the pre-requisite registrations and paper-work were in good shape, welcome support given the crazy run-up including ash-clouds and bride-to-be chickenpox outbreaks which otherwise could have caused calamity. We hired the Villa for the week, which worked out perfectly as it gave us several days to finalise all those last minute details and socialise with guests as they arrived. Wedding Day minus 4: The soon-to-be ‘happy couple’ arrive in Pisa and slowly meander towards PP stopping off for a lovely lunch and robust red on the way. Well, it is the middle of Chianti... Settled in nicely with Simon and Verity confirming the military process ahead. Wedding Day minus 3: Mums and Dads, Brothers and Sisters, over-enthusiastic friends arriving. Great excitement at the driveway down to the villa. A lovely relaxed supper of meats, cheeses and cakes on the fabulous terrace. Oh, and a few bottles of red. Wedding Day minus 2: Getting a little antsy now. A morning trip to Siena to submit final registration etc at the ‘Palazzo Pubblico’ in Piazza del Campo with Simon, followed by a high-pressure trip to the flower market – which met all our needs. The enormity of it all now full appreciated! Fortunately nerves abated with a long family lunch at a restaurant recommended by S&V, which happened to sell some nice local red... “An authentic, rustic, Tuscan experience. Highly recommended.” I'm sorry it's taken me this long to write this review! My wife and I stayed at Podere Patrignone for three relaxing nights in Tuscany back in September, on the third leg of a two-week trip through Italy. We knew that based on the communication we'd had with Simon (owner) and how detail oriented he was, that our stay there was going to be fantastic - and it was! Upon arrival we were warmly greeted by Simon, his lovely wife Verity and their two playful dogs. Simon gave us a tour of the property and made sure that we were settled. The rooms were very comfortable, nicely sized and rustic, just what we had hoped for. People don't come to Patrignone to be pampered and waited on, they come here for an authentic, Tuscan experience. The property is absolutely beautiful, sitting atop a hill providing beautiful panoramic views of Castellina's vineyards and olive groves. We felt that this was an ideally positioned location to stay, in terms of proximity to everything we intended to do during our visit. That being said, I would also recommend having a vehicle for ease of "exploring" the area. All in all we had an amazing trip and wouldn't have to think twice about coming back. I highly recommend Podere Patrignone to anyone looking for a truly authentic Tuscan experience. Also, it's a working olive farm and Simon's olive oil is AMAZING - I wish we'd had more room in our luggage to take more than we did! Thank you Simon and Verity for making our trip to Tuscany one that we will never forget. You run a great business and should feel very proud of the work you do!Did you find this review helpful? We stayed at Patrignone for a week on our Honeymoon and it was just fantastic. The owners Simon and Vi were so welcoming and did everything to ensure we had the perfect week. It's a relaxing romantic hideaway, with a great location for getting out and about in Tuscany. Great wine, food and olive oil! The dogs Max and Lola are very cute too. Travelling in the heart of Winter, as a through traveller on to other bits of Europe, I have to say i was not only seduced by the accommodation and location all things Tuscan, I was bowled over by the warmth of my hosts. I had heard about Patrignone and Simon and V through friends in the UK and took up the suggestion of visiting. It was worth it to be in receipt of some fantastic authentic Tuscan dishes alone - one of which - a heart warming bean and sage pasta affair that i have been striving to emulate ever since! What also was a winner for me is how Patrignone was a great place to sit and stop, relax and be quiet away fro the hustle and bustle - peaceful and alluring even in the chills of Winter, I imagine the joys of summer to only enhance it. This is authentic Tuscany away from the guide books and in to a place i can only but recommend. I will be back Simon and thanks again! What also was a winner for me is how Patrignone is set in enormous grounds with plenty of room to explore or simply lounge on a sun terrace that is bigger than my house...and it did not matter that what time of day it was - peaceful and alluring even in the chills of Winter, I imagine the joys of summer to only enhance it. The location offers sweeping Tuscan hillside views including the towers of San Gimignano, and on clear days you can even see the Apennines. There are magnificent local restaurants (be sure to visit La Toppa in San Donato) and inspiring walks (not just those on the extensive estate). Within 45 minutes one can drive to Florence and enjoy the Uffizi or visit Sienna and its famous Campo.Set in acres of old olive groves and woodland the historic farmhouse has wonderful character and charm. We stayed in Le Stalle which is a lovely 2 bedroom self-catering apartment with its own little terrace. The apartment is spacious, bright and has lovely old furniture to suit the character of the house. Whatever we did, whether it was relaxing by the pool, or taking an early evening drink on the terrace, the feeling of tranquillity at Patrignone is everywhere. Add to that the welcoming, knowledgeable and relaxing hosts of Carla, Verity and Simon and the whole package is perfect. Cancellation policy:
Booking Terms and Conditions Here is a list of our T's and C's. If anything is unclear, please let us know and we'll clarify immediately. You need to pay us a 50% deposit when you make your reservation. The balance is due 90 days before the beginning of your stay. If you are booking less than 90 days in advance, full payment is required when you book. We cannot hold a property or update our availability calendars until payment has been received. If you do not pay us within 72 hours, or confirm to us that payment is on its way, we will release the space to other parties without further warning. It sounds harsh, but if you are serious about booking with us, then this is not likely to be a problem. If you are having any difficulties, just get in touch and we'll help as much as we can. As soon as we have received your deposit we are committed to providing you with the stay you are expecting, and hopefully much more besides. We will never cancel or move your booking (unless something disastrous or unforeseen happens beyond our control, though this has never happened in 25 years of business). If you need to change your booking at any time, talk to us. If we can help, we will. Usually, if we have the space available and you'd like to move your booking, we'll be happy to give you a hand, just as long as you have given us lots of time to re-let the space you are vacating. There are two provisos: first, we are not obliged to move your booking, so if we say no, then the answer is no, and secondly, you will pay us a €30 admin charge for each change to cover our time. Or, you buy us a bottle of Ceparello. We can usually only move bookings if you give us at least 90 days notice, more for the Villa, so that we can fill your space. You are required to read the document "Your Stay at Patrignone" which will be sent to you before you arrive. The same information can be found in your apartment. It contains important information for the safety of you and your family, with special reference to the swimming pool and Patrignone's function as a working farm. We strongly recommend that you take out comprehensive holiday travel, health and cancellation insurance at the earliest possible time. On your arrival date you should arrive between the hours of 4pm and 6pm local time, unless by prior arrangement. All guests should depart by 11am on the departure date. Booking fees include all hot water, electricity, weekly bed linen and towel change, and final cleaning on departure. The prices we charge you are inclusive all all taxes at the time you book but we can't be held responsible for additional taxes cooked up by the powers-that-be after you've booked. In these cases we'll let you know what these additional costs are as soon as we can. An additional charge will be made for central heating and firewood in colder months, if required. See Prices for details. Any money paid by direct bank transfer or Paypal must include all transfer and receiving charges from the sending and receiving banks. All apartments are thoroughly cleaned in between bookings. However, please leave your accommodation neat and tidy on departure with all kitchen-ware thoroughly washed and all rubbish disposed of at local recycling points. A final cleaning charge will be charged should this not be the case: €60 for a 1-bed apt, €100 for a 2-bed apt, €300 for the Villa. Because the large number of precious items and antique furniture used to make Patrignone look great, a security deposit is usually payable on all big bookings, equivalent to 25% of the total accommodation cost. So we're talking about weddings parties, large groups taking more than on unit, celebrations and so on. Deductions may be made for any damage, breakages, losses, additional cleaning or outstanding bills, and you will be notified by email in the unlikely event that any deductions have been made. We usually use Paypal for security deposits because it is quick and easy for you to pay, and for us to issue a refund. You will not be charged any Paypal fees. Cancellation terms: if you cancel 60 days or more before you are due to arrive, 50% of the total booking cost (excluding any bank or transaction charges and a €30 admin charge) will be refundable. If you cancel after this, the entire booking cost is forfeit. Deposits are not refundable or transferable. If you would like more information on this policy, and why it exists, drop us a line. Although these are the specific terms, we always try and help those who book with us and can't then come for one reason or another. If you find you need to cancel, let us know straight away. As long as we successfully rent out your space, and you can come and stay with us some time that season or the next, you'll be able to use your deposit against that future booking (minus €30 admin fee). Booking changes: you can increase the length of your booking at any time as long as we have space for you and it doesn't cause us any calendar problems. If you want to reduce the length of your booking before 90 days prior to arrival, you can usually do so, but you will lose the deposit paid for the nights you no longer need. Your final instalment will be reduced in line with the new total cost of your booking. However, if your reduced booking leaves us with gaps in our booking calendar which we cannot then fill because of adjacent bookings, we have the right to (regretfully) say no to your request for a change in your booking. Late payments: we will give you as much time as you need to make your payments, within reason. If for some reason you are having difficulties, then please let us know and we promise to give you the necessary time. If you are late making a payment, we will send you several reminders, but if you ignore these, then we will send you a final reminder. If you fail to make your payment at this point, your booking will be cancelled, and any deposits paid will be forfeit. Although we hope never to have to use it, we reserve the right to substitute your booked accommodation with alternative accommodation at Patrignone of equal value or better in the case of unforseen circumstances. If you fail to provide your full details at check-in for the State Police anti-terrorism and anti-crime database (name, address, DOB, passport/identity card, etc for all guests) then you will not be allowed to stay here. Sorry. It's the law. I'll send you a form to complete prior to arrival to make this statutory information-gathering exercise easier. There are specific conditions for large groups, celebrations, parties and weddings. First, an additional hire fee may be charged for using communal spaces at Podere Patrignone, such as the Frantoio, Dining Room, Terracotta Terrace, and other spaces. Second, those renting these spaces are charged with leaving them in the very same condition they found them, removing all decorations and litter, replacing all furniture in its original position, returning plates, glasses and cutlery to the apartment or villa it came from, and tidying the facilities, and so on. If you don't think you are up to this task, you should ask up front if you can pay for additional cleaning, which we will provide if we can. Finally, please pay for all breakages with a smile and good grace. Accidents will happen. Bad behaviour: if you're the kid of person thinks it's OK to treat others poorly, don't come to Patrignone. We don't tolerate rude behaviour towards us, our staff, or our guests. Any such behaviour can result in your booking here being cancelled immediately and without compensation. Similarly, turn up in the dead of night without warning us first, or turn up a day late without contacting us just because it suited you plans better, and you'll find your booking with us no longer exists. To summarise: be a human being, treat us all the same way, and we'll all get along famously.

About the owner: Simon Zimbler - owner and on-site manager. 'I live and work on our family’s olive oil Agriturismo in deepest Chianti with my partner Verity and our three children. We moved to Italy in 2007 to take over the business my Italian mother founded over 25 years ago. I'm a keen cook, I love wine, and I have an extensive knowledge of the restaurants and wineries throughout Tuscany. For 7 months of the year my main job is to help and advise our guests and to make sure they make the most of their time in Tuscany. My mother moved to the UK when she was 14, but always vowed to move back to her native country at some point. She started looking for a suitable 'project' in Tuscany in the early 80's, and finally settled on Patrignone on 1985. And who wouldn't! We're on top of our own hill so we have the most amazing views as far as the Apennines. So it's very peaceful and quiet here, and yet we are perfectly situated, just 45 mins from Florence, 35 mins from Siena and surrounded by beautiful hill-top Tuscan towns.
