Located at the entrance of Paynes Creek (Tugaloo channel marker T28/PC1) in a deep-water cove, a gorgeous view of Hartwell Lake awaits you in this 3 bedroom, 3 bath, 2-level, 3000 square foot, newly renovated, waterfront home.
All 3 bedrooms, sunroom, dining area, 37" HDTV and the fully-stocked kitchen are located on the top floor, featuring a pillow-top king-sized bed in the master bedroom, pillow-top queen bed in one guest bedroom and a queen bed/twin bed in the other guest bedroom, with a queen-sized air mattress available. The Sunroom contains a queen-sized sleeper sofa and the dining table overlooks an awesome view of the lake. The two back bedrooms also have a spectacular view of the lake, both with attached decks including bbq grill, deck speakers, table/chairs and a two-person hammock.
In the basement, there is a ping-pong table, darts, TV area, sofa, queen futon sleeper, twin futon chair, washer/dryer, full bathroom and a large wet bar with 6 stools. A fully private outdoor shower, with massaging jets is on the back patio.
From the back door, there is only 35 yards of gentle slope to the water with 178 feet of lake frontage. There's a sandy beach for kids with a deep, low-traffic cove perfect for fishing, swimming and relaxing. A single-slip/lighted covered dock, attached swim ladder and room for sun bathing, with refrigerator, chairs/table and FM radio provide hours of relaxation. There's also a 2-person kayak, floats/rafts/noodles/tubes/life jackets available for use and if you bring your own boat, Rock Springs boat launch is approximately 2 miles away for easy boat access. A Yamaha XLT800 Wave Runner is also available for rent and Harbor Light marina is also only 8 miles away, which will rent pontoon boats.

The house is located at 771 Chateau Estates, Lavonia, GA 30553 and is located only 8 miles from I-85/Exit #177, providing a convenient lake location with easy highway access. Shopping is only 35 minutes to Tanger Outlet mall, an hour to the north Georgia waterfalls and the Tugaloo State Park is nearby.
