We are just finishing an unbelievable stay. Top floor (6th) which means nobody is peering into your room. We saw sea turtles from our balcony multiple times each day, everyday. Nice sized pool - no slides, but clean and never crowded (3 ft - 7 ft deep). The door to the room has a code to get in, which means you don't have to bring a key with you on your excursions (except to the pool, which requires your room key). So many food choices right across the street: Thai, Tex-mex, seafood, sushi, Hawaiian, coffee, cinnamon rolls, sports bar, local hangouts, etc... The major resorts in Makena are a 5 minute drive south if you wish to step-up your dining experience, but the food right here has been excellent. Grocery store, organic grocery store, beer & liquor - all right across the street. The kitchen has plenty of pots, pans, dishes, bowls, silverware, glassware. Automatic ice machine and blender. Roof top deck is fantastic and has 4 large, clean grills to use. The breezes (25 mph!) EVERY afternoon are just amazing. The bedroom facing the ocean will hear crashing waves all night, and the 5am sprinkler system (not too bad, this is the 6th floor), and the bedroom facing the street will hear tons of birds at about the same time. The Royal Mauian is nestled right between two of the most beautiful (and uncrowded) beaches I've ever experienced. Snorkel right here - lots of coral, fish and turtles. The sand is almost as soft as baby powder. There are spots of natural shade on the beach, too. When we come back to Maui, this is our spot.Recommended for: Sightseeing, girls getaway, families with young children, romantic getaway, age 55+, families with teenagers.

The Sweetest Spot! A view to dream of...most mornings a leisurely walk along the beach & then snorkeling ( I even went to a yoga class right next door one morning.) ; many afternoons, we watched the turtles come & feast on the algea growing on the offshore coral..trying to time it right to snorkel along side them! The evening sunset capture from the lanai right between the palms or from the wonderful rooftop deck. A perfect distance to explore other parts of the island, or just walk across the street to shop or grab a bite to eat! If you are a light sleeper you can hear the elevator door beep & the afternnon trade winds can be quite strongRecommended for: Sightseeing, tourists without a car, girls getaway, families with young children, romantic getaway, age 55+, families with teenagers.

As I write this we are staying in the condo. There is a cool breeze that flows completely through the place and the constant soothing sound of crashing surf: delightful! The condo is clean, bright and cheerfully decorated. We feel totally at home here. The view of the ocean and being only steps to the beach is amazing, and the grounds of the building are green and impeccably kept. This unit has only one neighbor and the bedroom walls have only a hallway on the other side. Very quiet and peaceful. If you are a light sleeper you will love it here with, the exception of some enthusiatic birds that greet the sunrise daily. Bring earplugs so you can fall back asleep (my husband heard nothing)! This is as close to perfection as you can get. Only steps to several restaurants and grocery stores a short distance away. We will stay here again on our next visit to Maui. When we opened the door to this condo we were blown away by the incredible view of the Pacific.We found this unit to be both clean and comfortable. We were lulled to sleep each night by the sound of the waves crashing on the rocks below.The rooftop garden was great with it's grills and outdoor kitchen.We were a little worried when we read the negative reviews but the owners reassured us of their change in Mgmt. I went to a open house on the 3rd floor and the view was not as nice. I would recommend this unit to anyone.Recommended for: Sightseeing, tourists without a car, people with disabilities, girls getaway, families with young children, adventure seekers, romantic getaway, age 55+, families with teenagers.

My family just returned from our stay at this beautiful condo.When we entered the condo we were blown away by the Incredible view from this top floor unit. The condo was clean and comfortable. We were lulled to sleep at night by the sound of the surf crashing onto the rocks below. The roof top deck was awesome as well as the heated pool.We were taken aback when we had read the negative comments but the owners reassured us of their change in mgmt. This unit in my opinion is the best location in the entire Bldg. I would recommend this unit to any one looking for a great condo at a fair price.Recommended for: Sightseeing, people with disabilities, families with young children, adventure seekers, romantic getaway, age 55+, families with teenagers.

The property is situated between two amazing beaches, and the roof top bbq area is great. Couldn't of asked for a better location. This unit needs some TLC and a really good clean. We too had to clean before using the bathroom and the kitchen. Overall our vacation was great but we were a little disappointed in the state of this unit.Recommended for: Families with young children, age 55+, families with teenagers.

Great location and view but condo is very, very dirty, drapes filthy, counter tops in need of replacing. upon arrival fridge took us two hours to clean so we could use it. Did not clean the stove so we did not use it. So not sure what they are charging to cleaning fee for when you rent this unit. Would recommend this condo development to friends and family just not this unit.Owner response: We have replaced cleaning crew and conpensated these renters for their trouble. I am surprised that after a great reduction in rate they would still insist on writing a negative review. We now have a monthly inspection, since we as owners are not on island.
