The best location on the island. Less than a one minute walk to the beach (~ 100 yards). Always great beach. Sandy and wide. A short two minute walk to the beach club complex. Corner of Rock Beauty and Tarpon Boulevard.
There are eight (8) bedrooms. Wi-Fi & Apple TV included.
LAYOUT OF THE HOUSE: As you enter, you immediately sense the size of the house. Spacious and airy. The kitchen / dining / great room constitute the central axis.
On the left side of the house are three bedrooms: the first bedroom is a queen. The second bedroom has two twin beds. These two bedrooms open to a central hall. These bedrooms are also connected by a bath suite.
The connection room has two lavatories. Off this room is another room with the commode and the shower. With this design, one guest can be taking a shower in full privacy, while another guest uses the lavatory.
The last bedroom on this LEFT side is a master. King with private bath.
The RIGHT side of the house is a mirror image of the left side, except that a laundry area is located in the central hallway.
All bathrooms have cultured marble counter tops and ceramic tile floors. The mirrors are huge: 4' x 8'. One of the master suites has a Kohler steam shower. All bedrooms have ample closet space. The corner bedrooms have flat screen LCD’s. Luggage holders and comfy chairs round out the bedroom décor.
There are two bedrooms upstairs. One has a queen, tv, love seat and walk in closet. The other bedroom is perfect for kids: two sets of twin BUNK beds, a 50” flat screen TV, ample play space, toys, etc. There is a full hall bath for both of these two bedrooms. This area also has its own HVAC system. This room is heavily insulated. Quiet. ZZzzzzz
THE KITCHEN: The spacious kitchen has just about everything you could wish for. A professional range with gas burners and a very large griddle (14' x 24'). The oven is large with a see-through door. Two Sub Zero refrigerator / freezers with ice makers, two very quiet dishwashers, two microwaves, warming drawer, two disposals, two sinks and a Scotsman ice maker to supplement the ice makers in the refrigerators. Plenty of china, cutlery and cooking/mixing/serving pieces.
The counter area lay-out allows three chefs to be using the kitchen at the same time. Really. Plenty of space. Usual appliances: blender, toaster, coffee maker(s), and a hot strip for other plug-in's. One of the neat things about the kitchen is the lighting.
Three types of lighting: under counter, over cabinet and task specific. This way, you can pick your mood.
The dining room naturally flows from the kitchen area. As you can see in the photos, there is a large elevated bar. We chose wrought iron furniture with clear glass tops for the dining experience. The Pergo floors invite you to take off your shoes and stay a while.
As we continue in this area, the great room is next. It is a natural fit. Two love seats, two leather La-Z-Boy recliners and a generous sofa with coffee table form the 'U' shape for TV watching. We have a 73' DLP TV that gives great views from just about any angle. In fact, there is not a place in the entire central axis without a view of the screen. You can even sit at the table and enjoy your favorite game or movie.
Even though the house is large, there is also a warm feeling that comes from being able to separate from others in your own personal space. The house is very quiet.
Underneath the house is the game room. 9' pool table, ping pong table, foosball table, card table. With its black and white tile, neon signs, stereo, TV's, wet bar, it is the perfect get-away room.
The house has 5 HVAC systems for comfort. The three bedrooms on the left side have a system. Same for the bedrooms on the right. Kitchen / dining / great room has another. Upstairs area has another. And the last one is in the game room. This way, you can pick your comfort level. Bring your own grill. You can pick one up @ Wal-Mart for $30. This way it is new and ready for your use.
The large screen porch is always a favorite. Folks tend to congregate on the screen porch. A cup of coffee or a glass of wine, your favorite book, and in a few moments those “things” from your inland life will be melting away, as the sights and sounds of Fripp embrace you. The hammock is a treat.
The owner is attentive to both the condition of the house and the overall experience of the guest.
Comments: Amenity cards are available for purchase at extra cost. Guest is required to perform a few housekeeping assists: pick up and take out the trash, load/start the dishwashers. Cleanliness is important. Golf cars are available for $175 or $275 per week.
The house is located at the best beach access on Fripp. Even at high tide, there is always plenty of sandy beach to enjoy. I've listed a few competing properties. All are in great condition. However, we think you’ll agree that you get more for your money if you stay at Invincible.

About Fripp. Fripp Island is NOT Myrtle Beach or Hilton Head. There are NO traffic jams. No neon. Pizza and ice cream available at the Beach Club Cafe. It is affordable, quality, coastal living. Only about a dozen street lights on the entire island. When the sun goes down, it is DARK. Fripp is a nature preserve. Deer come out at dusk. There are no crowds at Fripp. Family friendly. Four 60+ siblings and their spouses enjoyed a tremendous week of relaxation, adventure and conversation in a fabulous get-away. Each couple could enjoy complete private bath and quiet in their separate corner bedrooms. (There were eight more who did not get to come.) The property was just as it had been described. "Invincible" is a great name for this property. It was clean and well maintained. The owner answered all our questions to help with our planning and entry. A Sunday night storm was intense, but did not prevent a quiet sleep. The local residents said the storm brought in some of the best shells on the beach they had seen in a long time. This is a great location, only four hours and a few minutes from south Charlotte. Three couples with children plus their a couple sets of grandparents could be comfortable here. The lighthouse which is a few miles away is the only lighthouse in South Carolina open to be climbed. Beauford is thirty minutes away with all the restaurants and big box stores you may desire. We chose to bring groceries for most of our meals and found the kitchen more than adequate with two refrigerators, two dish washers, and shelves full of dinnerware. Those of our group who didn't get to come missed a great week of walking on the beach (it was chilly and windy a few of the days being the last week of February), exploring local history, playing games, reading books, and catching up on old times.Recommended for: Adventure seekers, age 55+, families with teenagers, families with young children, girls getaway.

My family stayed at this property during the first week of August. There were 9 adults and 5 children,and the house was large enough to accommodate our entire group. We never felt cramped and the bunk room was huge so the children had a seperate area to play. The bedrooms were all good sized and the kitchen was well equipped and large enough for many to be in at once. The location was perfect. It is mid-island and close to everything. The beach was also very close. We really enjoyed the golf carts, and the screened porch was wonderful. The house was very clean, well organized and maintained, and the owners were very kind and easy to work with. We would love to stay here again.Recommended for: Age 55+, families with teenagers, families with young children, girls getaway.

What a great time we had at Fripp. Our family of 10 had more than enough room in this wonderful house. The great thing was that the grandchildren could go upstairs to play and watch a program on a big screen while the adults could enjoy the main level. It was all very clean and comfortable. The walk to the beach was so short we didn't need to take a cart. I would recommend that you do your grocery shopping on the way in, if possible, because it is quite a hike back to Beaufort to the grocery store and you don't want to miss your time at Fripp. Thanks, Tom, for opening your home and being such a great landlord. Our stay at Fripp could not have been more perfect! We loved the home we stayed in and all decided we needed to make this a yearly trip. Our group included 9 adults and 5 children under 5 years. One of the things we liked most about the house was the 6 bedrooms on the main level. All the bedrooms were large with plenty of room for a pack and play in each. The kitchen was well equiped and although we did not do much cooking because of wedding events, we could have. The owner of the house was so helpful and quick to get back with us if we had a question.Recommended for: Adventure seekers, age 55+, tourists without a car, families with teenagers, families with young children, sightseeing.

We were so happy to return to Invincible again this year! Our group continues to be thankful for such a great open gathering space with the large tv! Also, plenty of room to eat and play board games. We love the two refrigerators and two dishwashers. The weather was beautiful and the short walk to the beach was so convenient. We also walked along the marsh boardwalk. The owner is great to work with and we hope to return again.Recommended for: Families with teenagers, families with young children, girls getaway.

I rented this house for all my bridesmaids to stay at for my wedding in Beaufort. It was such a beautiful house and it was very accomodating for a large group! Great spacious house right near the beach, and it had a huge back porch and a gameroom. Definitely recommend it and the owners are so nice and easy to deal with!Recommended for: Adventure seekers, tourists without a car, families with teenagers, families with young children, girls getaway.

This is our third time saying it this great home! As a matter of fact, we have already booked for next year. If your extended family needs a place to have a retreat, this is the home for you. Very spacious! It is great having two of refrigerators and dishwashers in the very large kitchen.Recommended for: Families with teenagers, families with young children.

The reason we return to this property is because it is GREAT. It is huge. It is also close to everything important: beach club, ocean, tennis. The house is very comfortable. We've considered other properties...but after we view them...there is NO comparison. This house "Invincible" is indeed...special. We WILL be back.Recommended for: Tourists without a car, families with teenagers, families with young children, girls getaway.

This was a return trip for us. Both times we have loved our stay. The house is roomy enough to accommodate us (11 adults and 12 children) comfortably. We love the kitchen and game room and the large great room. When it was warm, the porch and tower stayed occupied. Riding around in the golf cart and seeing the deer and going to the park and beach kept the children entertained. This trip was cold and wet, but we still enjoyed our stay. We were still comfortable in this lovely location.Recommended for: Age 55+, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

Invincible is the place to stay for your Fripp Island vacation. The location was awesome - a very short walk to the beach and to the boardwalk - which was great place to see a beautiful sun set. The house itself was absolutely wonderful. "This is a great house" - were words spoken numerous times during our vacation. There is a two of everything in the kitchen and everything you need to make your meals. The open floor plan allowed everyone to be together to eat, play games and watch tv. You can conveniently go to each of the bedrooms on the main floor or go outside and sit in the rockers to read or even relax in the hammock. The upstairs bunk room was a hit with the kids - so much space. The game room was also fun. We would stay here again - great place, great price and great owner!Recommended for: Tourists without a car, families with teenagers, families with young children, girls getaway.
