Broom Cottage is a traditional granite detached cottage set in a desirable location in the heart of Braemar; a picturesque village in the Cairngorm National Park and Scottish Highlands.

The cottage overlooks the Highland Games Park and has beautiful views of the surrounding hills. All local amenities are within a 2-minute walk. The cottage is ideally positioned enabling easy access for skiing, snowboarding, walking, golf, fishing, mountain biking and other outdoor activities.

The cottage has oil central heating, a wood burning stove and a coal fire. The cottage has been sympathetically upgraded and benefits from modern facilities whilst retaining all the traditional features and charm of a 120-year-old building.

The ground floor accommodation comprises of a front porch, fully fitted modern kitchen with fridge freezer, microwave, dishwasher, electric oven, hob and CD/Radio player. The utility room contains washer, dryer and other clothes drying facilities. Adjacent to the kitchen there is a large dining room with a wood burning stove and dining table that can comfortably seat 6. The spacious lounge has 2 large comfy sofas and IKEA-style POANG armchair, large coffee table which is ideal for playing board games, TV with Sky, DVD / Video / Hi-Fi, and a coal fire.

A shower room with power shower and a bedroom with large bunk beds are also situated on the ground floor.

The upper floor has 2 spacious double bedrooms and a smaller bedroom with a single bed with pullout lower bed. A full size wooden cot is available for a baby / toddler. There is also an additional bathroom with an electric shower.

Highchair, stair gates and fireguards are installed and other children's facilities may be available on request. There are a selection of board games, books and CD's available. Storage space for skis, boots, bikes and outdoor wear is also available.

The garden is approximately one acre and is fully enclosed. The rear garden looks onto the mature woodland of the Invercauld Estate of which there is access via a gate to the rear of the property. A covered seating area to the rear is a pleasant place to sit and enjoy the wildlife of the resident red squirrels, rabbits and birds. The front garden has a large lawn and summer house with conservatory furniture, where the sunset and beautiful views of the surrounding mountains, forests and highland games park can be enjoyed. Garden table, chairs and barbecue are available. There is also private parking for several cars.

Smoking and pets are not allowed in the cottage.
