You cannot rent this apartment without a credit card, and we must be able to verify who you are. One bedroom apartment- about 540 sq. ft. total-- or 50 square meters. It is not our intent to offend anyone by saying what we don't want. Sorry to list the negative, but we have been "burned" as owners.
Also, please don't book your dates until you are sure. If you are having surgery and don't know if you will be able to make the trip, or some other reason, wait till you're sure.

Current bookings: Jan 1- March 1, March 1-31, April 1 to June 9, June 11 to July 11,& July 15- Aug. 31 2012, & Sept. 7-18, and Sept. 30 to Oct. 15. This is current as of Feb. 1, 2012.
Note: There is an 800 euro minimum. You cannot rent this apartment for ANY amount of nights for less than 800 euros.
There are NO exceptions. Please don't ask. We most likely will not rent to you for one week until the last minute.

STRONGLY!!!!! prefer 2, 3 or 4 week bookings. There is no way to rent this apartment for less than 800 euros (plus 60 for cleaning).
We will probably NOT rent it for just one week-- even at 800 euros--- as least not far in advance-- maybe last minute.

This is a self-catering apartment. That means it is NOT hosted. You must be self-sufficient. You can not depend on the owners to solve your every problem or whim. We have to rent to people who look after themselves, and who know how to solve their own problems.
If you're very "needy", this place won't work for you. We love "go with the flow" kind of people-- especially if they are also clean and tidy. LOL
There are just two flights of stairs. NO ELEVATOR (LIFT). You must be able to walk up the marble stairs.
So sorry to say that we have had recent problems with guests leaving the place like a pigsty. This is NOT acceptable.
When you rent it, you must pick up things, and keep it tidy. When you leave, you should only leave a dish or two, a glass or two (not a sink full of dirty dishes), and you must keep up with the laundry-- so that there are just the last used sheets and towels to clean (you are not to leave 4 loads of laundry to wash!). And you must keep up with the garbage, which is picked up 5 days a week, rather than piling up several bags. And it is simply not kosher to leave used prophylactics under the bed (Ugh!). And please try hard not to break lamps, or spill drinks on the Mac computer wireless keyboard. (Yes, that's what has been going on there!! Shocking, isn't it. We want it to stop, and so does our cleaning person.)
A fee of 50 extra euros will be added to your credit card if you cannot or will not leave the apartment in decent order.

If you want to be right next to the beach on Promenade des Anglais, this is NOT the place for you.
Please look for other places much nearer to the beach.

for Nice are 81-82F (20C) for July and August.

3 min. walk (2 blocks) to Old Port harbor restaurants, ships, and antique stores.
One bedroom apartment, spacious living room, open kitchen. Works best for single or a couple sleeping in the same bed. Not suitable for two singles. We prefer a single or a couple-- other owners in the building are locals and keep a quiet, clean place. They are very proud of their location and their building. They are wonderful neighbors-- low-key, and low profile.
Note: You should bring slippers to walk on the beautiful marble and tile floors :-)

The possibilities of things to do on the French Riviera are endless.
Europeans tend to go there to swim and eat. Others tend to go there
to sight-see and eat :-) Walking, hiking and antiquing are wonderful,
and a part of everyday life in Nice. Spend the day in Monte Carlo,
Villefranche-sur-Mer, or Antibes. Travel 30 minutes to Italy for lunch,
or just to have a gelato :-) (Tho Finocchio's in Vieux Nice is super!!)
Ventimiglia and San Remo are close by. It's wonderful in Nice. Go see.

Why the Owner Chose Nice
Location. Location. Location (+ the lovely balcony on the street side).
Accessibility: Airport: 10-15 minutes. 2 French windows overlooking the street. No car rental needed during your stay. Nice is the Queen of the French Riviera, surrounded by glamour, but a vibrant, working city itself. It used to be part of Italy, and you feel that. Even now, you can go to Italy for lunch on the train and back--- it's that close. The train station, Riquier, is about 8 blocks away, and you catch the bus that goes all over the Riviera two blocks away at the Port, and for just one Euro, you go to Monte Carlo or Villefranche-sur-Mer, etc.
The Unique Benefits at this Apartment
This apartment is NOT particularly near the beach. You can find other apartments MUCH, MUCH closer to the beach-- and you should do so if you are a beach person heading to Nice for a beach vacation. But, if instead, you are not that into the beach scene, and you are visiting to explore the town, frequent the incredible restaurants and shop at the hundreds of boutiques and shops, then this is your place. The neighborhood, the Old Port area, is a virtual beehive of activity. As one taxi driver described it: "It's humanity in a village." However, it's all quiet at night, so you can sleep :-)
Owner's Map of Nice
Ray Ruiz rents out his vacation apartments in Nice and Fort Lauderdale, Florida, and runs a bed and breakfast in New Orleans. You can google him if you like :-) He retired from AT&T in San Francisco. His photography and feature articles have been widely published -- in many publications. Now, Ray is involved mostly in property management, travel and real estate.
Ray has studied art at the New Orleans Academy of Fine Arts, concentrating in drawing and painting, as well as in San Miguel de Allende, Mexico. He has had several one-man art shows.
A New Orleanian of French and Spanish heritage, Ray studied at the University of New Orleans, and the Alliance Francaise, Sorbonne on the Left Bank (la rive gauche) in Paris, where Cafe Flore and Cafe Deux Magots were his daily haunts. He graduated with a B.A. in Philosophy and English from Louisiana State University in 1970, and earned his M.S. degree in Psychology from Golden Gate University in San Francisco in 1987.
During his two-plus decades in San Francisco years, he managed his own downtown Art Gallery, directed college recruiting and management hiring for AT&T for the 13 Western states for 22 years, and ran a popular guest house in San Francisco's colorful Castro District, as well as an art gallery Downtown near the Museum (SFMOMA) and Yerba Buena & Moscone Convention Center.
Since his return to New Orleans, besides painting and taking photographs, Ray has been managing his popular bed and breakfast, La Dauphine, Residence des Artistes. He enjoys living a laid-back, Bohemian lifestyle with Dr. Kim Pedersen, a research molecular biologist, who has moved to New Orleans from Denmark to live with Ray. Ray also manages and rents out their apartments in Nice on the French Riviera, and Fort Lauderdale, FL.

I agree with everything written in the first comment. My wife and I stayed in Ray's apartment for three weeks in August. We had an absolutely fantastic vacation. The apartment is in a perfect location in a wonderful 'real Nice' neighbourhood. It's the perfect place to escape tourist crowds, yet is accessible to all of the 'must see' locations.

I’ve been a full and part-time resident of Nice for years, living and working there. As a Nice “insider”, I’d have to say that out of all the places I’ve lived in, the Port is the most colorful neighborhood and Ray’s is my home away from home. From bakeries and greengrocers to specialty food shops and wine merchants, good restaurants, cafes where you mingle with the locals, and the sea just down the street with its cozy harbor and gorgeous views, it’s all there. Charming, spacious, personal,"très sympa!"... You don’t get that too often with "holiday rental” places on the Cote d’Azur. At Ray’s, you can “play house” and just enjoy feeling like a Nice resident. From the Port, it’s an easy bus ride to Villefranche, Eze, Monaco, and a short train ride to Italy. All in a little day trip!Stella, Montreal, Canada
