"Above it All" is a fabulous 6 Bedroom beach house that can sleep up to 20 people, located only 1 house back from being Gulf Front. It takes less than 30 seconds to reach the beach via a private beach access. The incredible unobstructed gulf views from this property are just amazing and will have you mesmerized. There is also a private swimming pool that can be heated at a small nominal charge. Above it All is located on the South side of 30-A,(no roads to cross) in Seagrove Beach, only about 2 miles East of Seaside.
This property is top of the line quality everywhere: stainless steel appliances and cherry kitchen cabinets make up a wonderful inviting kitchen. We have provided a large dining table with seating up to 14 people and additional seating can be served on the outside decks too. There are 2 large covered decks that provide a great place to enjoy the views and beach sounds.
There is a separate apartment on the first floor that has 2 bedrooms (both have King size beds),2 bathrooms, den with a Queen Sleeper sofa, dining area, full kitchen and laundry room. Main house has 4 more bedrooms, 3 which have King Size beds and the 4th one has 2 sets of Pyramid bunk beds (Twin bed on top and Full size bed on bottom)and 3 bathrooms. You will love the large open living area where the kitchen and den areas have amazing gulf views and a romantic fireplace. There is a Queen Sleeper sofa in this den too.
Every bedroom has a High Definition LCD Television with 40" Flat Screen Tv's provided in both den areas. BUT, you will most likely be spending most of your time enjoying the incredible Gulf Views "Above it All" when you use the Roof top/deck. You can also overlook the Gulf Front Lawn next door and use it for playing soccer, volleyball, laying out, having a picnic or just enjoy this grassy landscaped lawn which is sand free! Kids will love this play area!

This property is located only 1 house back from being Gulf Front. The location is great. The views are incredible. Located next door to a gorgeous Gulf Front Lawn, "Above it All" enjoys the use of this large grassy area to play games, relax, read a book or just have a nice picnic.

Multi-Family Fall Break Beach Trip

We recently enjoyed a 7 day stay at "Above It All". This property allowed our group of three families (6 adults and 9 children ranging in age from 7-16) to spend time together in main living area -- the kitchen table was big enough for us all to eat together -- and with the seperate living area in the guest house we were able to split up if we wanted. Four adults were housed in the guest house, the 9 children (4 in the bunk room 3 in one king bed and 2 in the other king bed) were all on the second floor of the house with the remaining two adults in the 3rd floor bedroom. The house is stocked with everything you need for the beach, beach chairs, toys and floats, no need to bring a thing! The kids played at the beach then enjoyed the grass area to play soccer, football and flashlight tag and swimming in the pool. The adults enjoyed sunset dinners on the roof, late night swims in the heated pool and relaxing. We had an issue with one of the dishwashers but one call to the property owner and it was quickly resolved. We would choose this property again for our multi-family vacations

We picked the pearly white grass for our wedding on May 29th at first sight. We rented both above it all and triple crown for 4 nights and had both our wedding rehearsal and wedding on the property. The houses were perfect for our 50 guest with each family having their own floor and privacy. The grass was a perfect location for our outdoor wedding and our guests couldn't have been more pleased. We enjoyed the beach just steps away and spent many nights in our two pools. The night of our wedding ended with everyone jumping into the pool. Some nearby places I would recommend are seaside square, bud and allys restaurant, cafe 30A, crush (half price sushi and wine from 4-6) and flip flops grille right across the street. We had a minor toilet problem and the owner was there in 10 minutes to get it fixed. The property was well maintained and clean. Our families are still talking about how beautiful the houses and location were. My northeast family plans on returning sometime soon. I would recommend these houses to everyone and think it is the best wedding location! I couldnt have asked for a better location for our special day! For anyone who hasnt seen the beaches of 30A it is a must see. My northern family couldnt get over the sandy beaches, emerald water and how warm the water was. So definitely put 30A on your vacation bucket list!

We loved our stay at Above It All. The close proximity to the beach was perfect for our house full of kids, as was the pool and the grassy area next door. The stairs were a definite work out on the calves, but the house was just great. It was close enough to Seaside for the older teenage kids to ride their bikes into town so everyone enjoyed themselves! The rooftop patio was great for sunsets and the Great Southern Cafe and Bud and Alley's in Seaside were lots of fun for the adults.

Thanks for allowing my family ( all 17 of us!) stay in your wonderful home! We loved the beautiful view from the great room and the "giant" kitchen table which was perfect for accomodating such a large group at mealtime. The layout of this home was great for a group with small children. We took the rooms on the lower level which allowed the toddlers the much needed quiet time during the day as well as making bedtime a lot easier because the little ones did not hear all the noise from the family in other areas of the house! Both the upstairs and lower level kitchens were well equipped especially for such a large group! We loved the pool and it will be very hard to ever go back to sharing a pool with "strangers" in a condo. It is so nice to be able to leave your belongings around the pool and not worry about them and to always know you have a lounge chair by the pool when you want one! The house was very clean and well maintained and the beds were very comfortable. My personal suggestion is I would like to have more hooks in the bathrooms for towels etc. It would also be nice to have some sort of hooks or clothes line around the pool area or under the porch to hang wet towels and swimsuits etc... other than that, I have no complaints! It was great to have 2 washers and 2 dryers! It made things very convienent especially since I was staying on the first floor. We also loved all the parking! It was so nice to easily park 6 cars on the property without having to move a vehicle to let another vehicle out of the driveway when someone wanted to go somewhere. We have not decided what we are doing next summer, but returning to Seagrove is definitely a strong possibility and returning to your house is our most likely choice! We couldn't ask for a better place to stay!

Above It All was exactly what the title says--our experience was "Above It All". The House was beautiful and well maintained just like the photos on the web! Thirteen of our family members ranging in age from 8 months to 60 enjoyed the house for a week and all were comfortable, it could have accomodated several more people. We were impressed with all that was available there from pool floats to the furnishings in the house. Everyone was able to sit at the table at once to enjoy family dinners together! We would highly recommend it to anyone considering a visit to the Florida coast!

Bi-annual Family Beach Trip

Our family visited the beach house in June '11 and had some positive and negative feelings about our stay. On the positive side, the easy beach access was wonderful and the open lot was a fabulous space for the kids to run and play. The adults even enjoyed our morning bootcamp workouts on the lawn and our evening baggo games. I also want to commend the owners for answering questions and being quick to fix the couple of housekeeping issues we had. The house was very nice with a spacious kitchen and balcony offering beautiful views of the ocean. The negatives included the pool and the kids' bunk area. For a family of 16, the pool was very small. The paint was peeling off the wall around the pool, weeds had grown up around the pool fence, two of the lounge chairs had broken straps, and it was just not very aesthetically pleasing. The children's bunk area states that it sleeps (6), which it does, but the room is very small for 6 children to keep their belongings, and the bunk beds are quite wobbly. The only other negative is the stairs - there are so many which makes it difficult for carrying luggage and groceries up to the top floor. The online site should mention the stairs for guests with knee and/or back issues. Overall, I would recommend this house for parties of 12 or less so that everyone would have more space especially in the pool.

Where to start... I booked this location sight unseen (only relying on the posted photos) for my wedding. I was not disappointed. In fact, my expectations were exceeded. This place is the perfect location for a family reunion or small wedding. It is beautiful. It is right on the beach. There's plenty of room. It is tastefully decorated. I would recommend it to anyone. Furthermore, Karen, at Pearly White Properties, is wonderful to work with. Responsive, informative, friendly. I enjoyed working with her to set everything up. My guests were happy. I was happy. We had a wonderful time together over the weekend, and my fiance' and I had the perfect wedding on the beach surrounded by everyone we loved (and they were all smiling because they'd slept on a comfortable bed : ) You won't be disappointed.

The property was very nice, it was clean and very close to the ocean. The biggest disappointment was the 40ft staircase which went from the parking lot to the second floor. We had several young children and a handycap adult, the stairs were very intimidating and resulted in a lot of unnecessary stress. Our visit was in June so the temperatures were in the 90's, during day and early evening we had a very difficult time keeping the temperature in the house before 80'. The owner came to the house several time attempting to fix the unit with little to no success. Other than the dealing with the stairs and cooling we loved the house. It had plenty of room and accommodated our family of 18 very comfortably. The pool was very convenient and the adjoining grass yard was a great place for the kids to run. I would have to say the stairs would deter us from returning to this property, but we did love the area and would definitely go back for another vacation in the hear future..
