My brotherand I stayed in this lovely apartment for one week. It is clean and very well maintained, close to restaurants and grocery stores. It is also close to Termini station which is very convenient. We walked all over Rome and came back to a wonderful terrace where we often ate and relaxed. Niccolò is a very nice man, very helpfull and attentive. I had previously stayed in the same building, in Stefano's flat. It is also a great place. The building is very secure and quiet. If I return to Rome, it will always be in this place because I feel right at home here. I highly recommend this property. We'd highly recommend this apartment. Niccolo was great to deal with both before we arrived and while we were there and the place was spotless and very well set up for guests. It's nice that it's a bit out of the busier/more touristy areas and kind of quiet. There are also quite a few good nearby grocery shops for those who want to take advantage of the kitchen and have a bite on the apartment's spacious terrace. We wouldn't hesitate to book this again.

With the hustle, sights and people in Rome, staying at the apartment provided us with great relaxation and the comforts that we are so thankful for. The apartment is spacious, located on a very nice, quiet street, in a great location featuring amenities that made our stay fantastic. We grew quite accustomed to our surroundings, especially since we had many shops in such close proximity for our provisions. Everyone we encountered from the neighborhood are all such nice people and I believe that this makes any vacationers stay feel more a part of Italy and its rich culture. The apartment is in walking distance of many sights, so you can walk around the city and have your fill of the “must see” in Rome without feeling rushed or tired. Termini Station is also very close and walking to and from it with luggage is accomplished without much difficulty. Having a washing machine was a huge “plus” as we took advantage of it and I believe this truly helps vacationers, as you will be able to limit the amount of clothing you have to pack. The rooftop terrace was such a pleasure and perfect for enjoying our morning espressos and evening wine. I also want to mention that there is an ATM just across the apartment, so if you have a balance to pay, you will not have to worry about carrying much cash with you as you can easily withdraw what you need. Niccolo was always helpful and so was Romeo who was very kind. I don’t think our stay in Rome would have been as delightful if we stayed in any other place. We stayed in Flavia Rooftop apartment for 4 weeks (November/December) and it was a very pleasant experience. Even thought we couldn't take a full advantage of a magnificent rooftop terrace outside, it was roomy and comfortable. My son was happy to find a piano there. Niccolo was very nice, helpful and quick in accommodating our needs, and we have some with our family members arriving and going all of the time. The location was great too. Highly recommended. We enjoyed our stay in this great neighborhood, away from the most intensely touristy areas, but convenient to everything by walking and public transportation. We had good weather and used the outdoor patio every day. The computer and internet connection were a big plus, but there was no telephone (even though the listing says there is one). We were disappointed that we were given only one bath towel and one hand towel per person for a weeklong stay, and the bidet was unusable. Instructions in using the washing machine would have been helpful. The listing says there is a "dryer" but it is a drying rack. It just seems that with such a great place it would be worthwhile not to skimp on the details!

We stayed here for three weeks in June, 2010 and it was great! Niccolo, a delightful young man, was very attentive to our needs and even stored one of our suitcases when we went away for a week. The neighborhood is delightful, we loved shopping at the produce store, the rosticceria, and especially, the gelateria. Our long stay permitted these two seniors to visit one or two sites a day without being rushed. We had bus passes for the month, a bargain at 30 Euro each. We cooked in a lot, but also enjoyed the numerous close by restaurants (yes to La Pentolaccia, skip Cantina Cantarini, unfriendly folks). Be sure and eat in tavola caldas too. The best features: the terrace, the washing machine, air conditioning, the complete kitchen and the internet connection. Thing we would have changed: the hard mattress. The high speed internet connection was most welcome, not only to stay in touch with friends and family and to answer all those questions that arise in the course of the day, but also to visit the ATAC web site for our bus routing for the day. We loved sitting on the terrace and watching the swifts flycatching over the city as dusk fell and the bats took over. A cat visited us often on the terrace and even came inside, good or bad depending on your POV on cats. Finally, being on the top floor of a hotel gave us a real sense of security. We highly recommend this flat!

Our stay was outstanding. Anyone considering a trip to Rome should highly consider this as a place to stay. With our own kitchen, we were able to pick up groceries at the local markets and cook some meals at "home". The terrace was a lovely place to have morning coffee or an evening glass of wine. Niccolo (the owner) was extremely helpful and went above and beyond the call of duty to make sure our stay was comfortable and our needs were met. The location was perfect - only a few blocks from the metro which gave us access to everything. There were so many wonderful restaurants near the area as well as sights to see. If you are considering Rome, you must consider this instead of a hotel - much more comfortable and private. There is no question we will be back, and when we come back, this is the place we will stay! Thank you Niccolo for an outstanding visit to Rome.

This is a wonderful apartment in a great location: restaurants, food and wine shops, close to public transportation, and within walking distance of many Rome sites. The clean, quiet, and well-furnished apartment is so comfortable. The weather was too chilly in the morning and evening for us to enjoy the terrace but it was quite handy for drying laundry. It was also nice to have the security of the Medici Hotel downstairs. Niccolo was very responsive to any needs we had. (We didn't have many.) We hope to return here again and again.

My wife and I stayed in this lovely apartment for an entire month. During this time we toured all the sites of central Rome, all within walking distance. If our feet became too tired, we took bus, tram, or subway as well. It was always a pleasure to arrive back to a quiet rooftop apartment with a nice balcony and a comfortable bed (queen size) each evening. The kitchen is very complete and functional for large or small meals. There are many grocery stores and other food/wine/cheese shops nearby as well as excellent restaurants. Niccolo, the owner, is a conscientious, kind and helpful owner. We would highly recommend this apartment for any traveler who is looking for comfort, affordability, and location, whether you are staying for a night, a week or a month.

We stayed at the Flavia Rooftop Apartment over the Christmas and New Year Holiday and we found the apartment just fine for our needs it had evrything we needed and was quite comfortable and quiet and with the washer it allowed us to pack less which was big plus, the location was alos very good short walk to train station the only thing I found that surprised me was its advertised with a "dryer" I assumed electric clothes dryer but in fact it was a drying rack which turned out be fine and we managed great and its certainly not a deal breaker for us and would surley rent that apartment again.Niccolo's suggestion of the la Pentalaccia Restaurant was excellent we ate there twice and its only short walk down from the apartment.Been home 2 weeks and missing Rome already!!

We stayed at the Flavia Rooftop 1 apartment for 2 1/2 weeks in November/December 2009. This was our third apartment rental in Rome. The Flavia Rooftop 1 was the best apartment yet by far. We really enjoyed our stay and felt right at home. The apartment is very well appointed, large, and clean. The kitchen is great - we even cooked Thanksgiving Dinner! The bathroom has an excellent shower - large with plenty of hot water. The queen bed is firm but comfortable. And the terrace is very nice and well kept. We liked the location best of all - in a quiet neighborhood near a bus stop and Stazione Termini for easy transportation. There are several very nice restaurants nearby - La Pentolaccia (our favorite) and Il Sorriso plus several other local shops. The supermarket is only a 10 minute walk from the apartment. Niccolo was a great host who took very good care of us. He arranged for us to leave our luggage at the apartment before checking in since we arrived on an early morning flight. And he took care of several minor questions that we had. He was very attentive to our needs. We will definitely stay at Flavia Rooftop 1 on our next visit to Roma. It is a great place to stay at a reasonable price.

When I saw this apartment online, I knew instantly that this is where I wanted to stay and I had very high expectations for the apartment. I can honestly say 100% that my expectations were met. My boyfriend and I stayed for four nights in early April and had a fantastic stay. Initial contact with the owner through email and the website, worked out well. He was very responsive to my questions and was also very helpful. Upon arrival, he showed us around and how things worked in the apartment which was great for us so we didn't have any surprises. And, he had a booklet of helpful info - where to go to get this or that, which cafe has good coffee, where to go for good food, etc. Another huge benefit for us was that it had Internet, and I very much enjoyed sitting on the terrace and relaxing. It was perfect. We enjoyed the location too - close enough to things, but not in the center of the tourist attractions (i.e. the Colessum, etc.) We ate at a few restaurants near the apartment and enjoyed Henry Cow across the street, though there are several others nearby that were good as well.

We spend 6 days in Rome and enjoyed every second of stay. Apartment was nice, very clean and cozy, the location is excellent. It is nothing better than to feel you are home so far from your own hose. You will never get anything like that at the hotel room. Just try it by yourself and you will love it as much as we do.

My husband and I spent five wonderful nights here in November of 2008. What a wonderful find. We are bridge teachers on land and cruise ships. We disembarked our ship quite early and had such a lovely drive into Rome. Although we arrived too early, the apartment was ready for us. It is in a wonderful part of the city, quiet, and yet close to everything, with great transportation. The shops for cheese, fress meat and produce can't be beat. There are also some very acceptable restaurants within easy walking. The terrace is the best, even in November we had a lovely lunch, all purched from the local merchants. If you stay here, you will feel very special. As some one else said, the mattress is hard, but overall the apartment is a dream. Regards, Shannon

This apartment is conveniently situated in Rome, a short distance from the train station. It has a comfortable bed, nice TV, computer, wifi, lovely terrace with plants. Oh and it has a piano, too! We were there in the winter. After staying in other cold apartments in Italy, it was nice to be situated in a place that was warm when you needed it. Having a bathtub was wonderful! The hot water (from an on-demand boiler) is sometimes only lukewarm, esp. if you try to run too much hot water at once; you have to tweak it just right, but with practice, you can have a nice bath. The owner, Niccolo, is gracious and willing to quickly smooth out any problems that will come your way. If your stay is like ours, you will enjoy yourselves.

Me and my boyfriend stayed in the apartments for 5 days and it was wonderful! The owner is very nice and kind and was very welcoming. The apartment is in a good location, very safe area and 10-15 minutes walk from Piazza Spagna, Trevi Fountain etc... The kitchen is very functional and has eveything you'll need and more, there is a large bed , 24 hours suply of hot water and the most important thing- a beautiful balcony we enjoyed for having coffee and breakfast. We truly recommend this flat, it made our trip even better. We will surely come back when will revisit Rome.

My friend and I recently spent 3 nights at this property and were very pleased with it. The apt. was nicely furnished, spotlessly clean, and everything was in working order. Due to rainy weather we were not able to use the outdoor terrace as much as we would have liked, but it is a definite plus. Via Flavia is right in the middle of things but there is not a lot of traffic and it is very quiet at night. There are good restaurants everywhere and grocery shopping is close by. It is quite a walk to some of the major sights, such as the Colosseum, but doable. If you're not in the mood for exercise there is a metro station in easy walking distance and we found the system cheap and easy to negotiate.

We enjoyed our four-week stay in this apartment very much and felt very much at home. There are good food shops within two blocks of the apartment, so we were able to cook at home each night. The nighttime traffic on Via Flavia was light and the soundproofing good, so we had quiet nights. We found the mattress too firm for our tastes, but were able to adjust to it. The landlord is very nice and speaks very good English. He handled all of our needs with grace and charm. We loved the large balcony of the apartment and also enjoyed access to the rooftop patio. We enjoyed the TV, with extensive English language programming, and good internet access. The efficient air conditioning was a bonus.

The apartment is lovely and the terrace exquisite. The location is very good, and the small, quiet street (via Flavia) has many restaurants and food shops. The owner is extremely pleasant and helpful. Apartment has a computer with free Internet, as well as fresh linens and cleaning every week. Can't imagine that there is a better place to stay in Rome for this price.

Flavia Rooftop 1 is a beautiful apartment which includes a marvelous balcony filled with flowers and warm breezes. We found the apartment to be the perfect place to relax and enjoy our visit to Rome. It is perfectly located near shopping for delicious foods and wines. The bus stop is a mere block away. You can travel anywhere in the city! We highly reccommend this special bright and cheerful apartment to all wishing to have a a wonderful vacation and home away from home in Rome.

We are currently staying in the apartment and a "favorite" part of our trip to Rome is returning "home" each night. There are local neighborhood meat, cheese, vegetable and even spice shops that have made it possible for us to cook at home each night. And there are also good restaurants nearby. We cannot imagine returning to a hotel room after walking and touring each day. We feel at home.

Flavia Rooftop 1 is a beautiful little apartment filled with light and comfort in a nice neighborhood. This was our first trip to Rome and we found the charming owner extremely helpful and generous. We were delighted with the outdoor terrace filled with flowering plants even in November! The location is good for walking anywhere. And at last we found our "dream" Italian restaurant just around the corner! We definately would love to stay here again when in Rome!

as an expat originally from rome i need from time to time an accomodation when i come back there. i've already stayed twice in this apartment and hopefully i'll come again. having a certain experience in travelling and knowing well my town i can say that the place is very good.it perfectly accomodates a couple and even a third person. equipment and furniture are high level and comfortable. kitchen and bathroom are wide and clean. heating and airco. there is also a very spacious terrace.cable tv, hi fi, internet with pc and even skype are provided.location is ideal, at walking distance from main train station (termini), but in a good neighborhood! so transfer to and fro airport is easy. same for public transports. via veneto, villa borghese are close, as the historical center. shops, cafés and restaurants in the surrounding streets.price is very convenient, so must go !!!

I have been in Rome many times, but my best memories are from when I was staying in this apartment. I simply fell in love with it : decorated with taste, perfect Internet connection, quiet, very clean and ... a wonderful owner, always helpful and around to give advice. I would go back anytime!
