This property is absolutely amazing, it has everything anyone could possibly want on a beach vacation. This was my 5th stay at Sunnybank and it was just as amazing as the first. The property has so much to offer, it is very well kept I am beginning to think of it as my home away from home. This was the first visit for my boyfriend and he couldn't believe that it was ours for the week. We spent the week with great friends enjoying drinks by the pool & jacuzzis. The most relaxing vacation I've ever been on.

Our week here at Sunnybank has been nothing short of absolutely memorable...we have been here since last Friday and are very sad that we have to leave tomorrow! We decided to come down to the OBX with our 2 English Labs to celebrate our 1 year wedding anniversary this year and after tons of research on which home to select to spend the week in, we are so grateful that we chose this gorgeous property. The home is truly magnificent and has everything you could possibly think to want for a memorable vacation. We have stayed further up the beach in the 4WD section in the past and much prefer Sunnybank's location which is far enough "away from it all" but still close enough to the shops in Corolla if you get cabin fever. The bedroom we are staying in allows for views both of the sound as well as the ocean - which is so very unique. The stunning kitchen MAKES you want to cook! There is a room dedicated to steaming seafood (which we did not do) which is enclosed with windows and also has granite countertops/bar stools – we got hard crabs from in town one evening & sat in there to eat while watching the sunset over the sound – we both commented that it was like eating in our own private waterfront restaurant! The property has everything you could want to spend a day at the beach as well – chairs, umbrellas, rafts, etc. – which is great considering you do not have to worry about stopping in town to rent those items for your week. We only wish it was a little warmer outside so that we could have spent more time on the beach. Our dogs did not mind the cooler temps however – to watch them chase seagulls in the surf all week was one of the highlights of our stay. The main living room is beautifully decorated (as is the entire property) and is very cozy to hang out in at night while watching movies or listening to the stereo – there are plenty of DVD's/VHS tapes here to keep you busy as well as a lot of fun board games. My husband particularly loved the flat screen tv which had satellite channels. We definitely want to make a return trip here very soon and bring some more members of our family. Thank you Karen & Mike for helping us to have what will surely go down as one of the most memorable, relaxing vacations of our life!

This was our 6th year returning to Sunnybank. We have never been disapponted. The mansion is always kept spotless & the staff could not be friendlier. I can't think of one amenity we were ever without. Even our dog Sammy gets spoiled with all the luxuaries. Just pack your smiles & enjoy!

Could'nt want for more from a vacation home. At every turn there was just everthing our friends family wanted or needed...Awesome home...Decor is over the top... Salt pool was wonderful...Beautiful views of the dunes and ocean! We even had a visit from a few wild horses ! A five star vacation for us ...Thank you!! We will be back next year for sure :{)

Best Beach Vacation ever!

Sunnybank is the most beautiful and well thought out beach house we have ever enjoyed. From the salt water pool to the steam showers, to the incredible billiard room...the adults had a beach playground well worth every penny. And the kids were happy too. There was a castle and battle ship, there were toys and boogie boards and ping pong tables...once we stocked up on groceries there was not need to leave...and if I had my way I would still be there. This is a fairy tale beach house for a once in a life time vacation. Thanks Karen and Mike...we had a blast!

We just returned home from one of our best ever vacations,this home was such a treat and so well taken care of. Between the wonderful salt water pool the wild horses and the beautiful ocean our stay was full of great moments. Our Favorite Place to Be Together!

Our family has spent 4 vacations at Sunnybank over the last 5 years, and we hope it will be a summer tradition for many years to come. We have 4 grown children and 2 grandkids, so with spouses/significant others, the compound is the perfect size! The additional master suite above the game room/bar is a great getaway for my husband and I, and the house offers abundant room for everyone! Everything is graciously decorated with all of the comforts of home. Views are beautiful. We spend one day during the week on an excursion away from Sunnybank, but would be just as happy to never leave it! The dune behind the house is amazing, and we love spending an evening on it for family photos. My whole family would agree that there is no place we'd rather be than here - it just doesn't get any better. Karen makes it even more enjoyable with so many personal touches/communications. We've been coming here once (if not twice) a year since 2005 and it just keeps getting better and better! I have a high stress job, and as soon as I hit the 4x4 beach, the stress melts away and I feel like I am home. We were here on "Doomsday, 5/21/2011" and I couldn't think of a better place to be if it all came to an end. But of course, it didn't and once again a great time was had by all. I couldn't recommend Sunnybank more! Until the next time....

Absolutely Wonderful

My husband and I are extremely busy and rarely have time for a vacation. Well, we definitely picked the perfect place for absolute relaxation. The house is beautiful and the drive on the beach was a real adventure. We brought our 2 dogs and I'm pretty sure they have been trying to tell me they are ready to go back. Sunnybank Off Season Treasure!

My husband & I love staying at Sunnybank in the early spring. We are avid "birders" & the migrants are passing along the sound side marshes behind the house in great numbers as well as the shore/ocean birds on the beach side. With the ocean too cold for swimming in March, we have the beach to walk nearly to ourselves. Driving along the beach further to the VA line & walking over to the State Park is amazing! We have the park to ourselves. The house is wonderful to return to after a day playing outside, comfortable, more in the kitchen than I have in my own kitchen. This is our 5th visit & we will be back again next year!

Great vacation at this beautiful mansion

Great vacation at this beautiful ocean front mansion. Our family had a really great time here. Everything was really clean and the amenities are great. We were able to enjoy the sunrise off the deck as well as the wild horses on the beach off the deck and from the hot tub. The private swimming pool was really nice for those days that we didn't wanna get sandy on the beach. Our vacation was perfect and we are looking forward for another trip next year. Thank you.

Karen, We leased your Sunnybank the week of Memorial Day. I talked with you on the phone during our stay. I wanted to thank you for the champagne and the use of your lovely home. We thoroughly enjoyed ourselves and your home has everything anyone could want while on vacation. We had brought allot of things with us but your home already had everything. We did not leave the home except one day to sight see, we enjoyed the sunrises, sunsets and all the wildlife. We live on a farm and when I heard the whip-o-will in the evenings I felt at home. We cooked breakfast inside, sandwiched for lunches and ate dinner every day out by the pool. It was a vacation to remember. I loved the beach at night it was as beaches should be just the beach. You have done an outstanding job on making the home a home but yet a vacation home where you can have a vacation worth remembering. I am envious of your rosemary it is lovely. What an incredible place to spend our family vacation! Our family spent a wonderful week at Sunnybank in October 09. We had a wonderful time from Aug 7 - 14 at Sunnybank. The weather was beautiful, and the house had everything you could possibly need to entertain the entire family. The 4x4 traffic on the beach was a little unexpected, but the house was our oasis. As someone else said previously, if I ever win the lottery, my first step will be to beg Karen to sell me this wonderful house.

We were on vacation at this property 6/5/09-6/12/09. The house was beautiful. The scenery was excellent. We had daily visitors by the horses too. The only thing was the traffic on the beach. Tour groups that came to see horses parked in the traveling lane.

We just recently came back from an incredible week at Sunnybank. In fact we already booked to go back next year. What a beautiful place-all the comforts of home and more. We actually brought more than we needed! The weather was great, it was sunny and warmer than home! It was pretty amazing to drive down the beach to the house like it was main street. The house has something for everyone to do, our week was very relaxing and much needed. The wild horses were in the yard daily-it was almost like being at home. (we have 10). We enjoyed the walks on the beach for seashells, the sunsets were beautiful and we had a surprise visitor in the pool area one afternoon, (a 5ft black snake)we just moved him to the neighbors yard! We just returned from our vacation at Sunnybank in mid-June. We loved it. We had a few quick showers but the weather was perfect most of the time. We had three families, one from Minnesota and two from Tennessee. Everyone loved the large, beautiful custom home on the beach. We thoroughly enjoyed the pools, the beach, the sunrises and sunsets, and the wild horses. The home had every amenity anyone could ask for. We all left saying "When can we do it again?"

Once again, we love coming back to Sunnybank during the off season. Hiking around the huge dune in the "backyard" couldn't be more fun & then canoeing on the sound side, bird watching as all the spring migrants were showing up was fantastic. Driving up the beach to the VA border is a great experience. Park your car & go through the gate to explore False Cape State Park! After all that activity, nothing better than watching the sun set from the upper decks & wait to see the lighthouse start blinking in Corolla. Beautiful!

As a family, there is no place we’d rather be than Sunnybank! It is the perfect getaway, with all the comforts of home. We spent another week enjoying this spacious home on the beach this past June. The best thing about this retreat on the beach is that in addition to providing lots of opportunity for great times together, it also has lots of cozy nooks, indoors and out, for quiet times alone. You will go home relaxed! Everyone in the family, regardless of age, will love spending time here (our 19-year-old son even offered to save money toward future vacations at Sunnybank). We look forward to returning each and every Summer!

If your thinking about staying at Sunnybank it doesn't matter if you have adults, teenagers, young children or a baby, Sunnybank can accommodate them all. It's the most extravagant, yet simplistic vacation you could hope for and will be one of the most memorable beach vacation you've ever had. From the quaint town of Corolla you get your necessities. Then you 4 wheel drive on the beach to get to Sunnybank, meanwhile enjoying the sites of the Wild Spanish Mustangs in a natural habitat. Once arriving at Sunnybank you take in the awing site that Sunnybank is in itself one huge estate for you and your family or traveling companions to enjoy. Even pets love Sunnybank it's courtyard is entirely gated, no reason to worry. The only thing there is to worry about is what your going to do first. All the comforts of home with the amenities of a quality hotel. If you can splurge have the pool heated, hire a cleaning service and stay two weeks. You won't regret it. Somebody recently asked me what I would do if I won the lottery. In reply, I said I would buy Sunnybank. From sunrise in bed to sunset in the new seafood bar - Sunnybank is paradise. It is so perfect, we sre renewing our wedding vows there this year!

The house, the pool, the beach, the slushy machine for frozen Pina Coladas, what else can you ask for?As I had told you, it was a tuff year for us and having the chance to do nothing but sit back and enjoy such a wonderful place was exactly what we needed. The natural beauty of the surroundings helps a lot and it seems that the wild horses live right next door to the Sunnybank because they visited us every morning. The new room for steaming the seafood is a great idea, we loved it. The house is great and nicely updated. I love the paintings on the walls; they give it a nice and exotic atmosphere. There is something to do for everyone, from little kids to the (sometimes) cranky adults. We will definitely be back as it’s very hard to get tired of this place. Before our week at Sunnybank even came to an end, we made a promise to each other that we would all return! We love the way Karen has been able to make this glorious house feel like home - it is truly perfect! Our entire family, ranging from 2 to over 82, had a wonderful time. From the kitchen to the ocean, Sunnybank has everything you need - just pack your clothing and some food into your 4WD and head to paradise! We enjoyed a week of gourmet meals, games, movies, swimming, surfing, grilling, romantic walks in the sand, and more - all at Sunnybank! Karen- Thank you for renting your amazing house to us for the week. We had a fantastic time. We were concerned about our first official vacation with my 8 month old son, but realized we had nothing to worry about after we had arrived. Sunnybank has everything! The closeness of the beach, the great pool and grill/pavilion area w/pool toys, the amazing kitchen (complete with everything from champagne flutes to a bread maker), the commercial steamer room, everything......The house was amazing! I don't think my husband and I had relaxed so much since our son was born!! Thanks for such a wonderful time. We will definitely be back next year!

Hi Karen, I can't believe our week is up already. We had a superb vacation and fell in love with your house. We spent alot of time at the beach and the pool. We have lots of photos of the ponies...they love coming to your yard! I enjoy cooking and your kitchen is a dream come true for me. The decor of your home is stunning. Did you have a professional decorator or do you just have great taste? The window treatments and bed sets are all so lovely. Everything is such high quality and you have anticipated everything that would be needed. It is usually such a pain to cook on vacation because all the tools you want/need are not there. We will send you photos we took when we get home and download the files. Thanks again for letting us have the opportunity to enjoy your home. It is a once in a lifetime event for us and we so appreciate it! Trudy PS The kids love to cook out with charcoal so we used the outdoor grill daily for hotdogs and hamburgers. What a great idea to build an outdoor kitchen area. The kids loved playing ping pong. Everyone loved the game room and shooting pool. The ceiling and ceiling fans in there were spectacular. I need to stop and get to bed . We will miss Sunnybank. It will always have a special place in our hearts!

Just got back from the best 2 weeks of our lives! There is no better vacation home to rent. The main house and guest house with the incredible Saloon/Billard room are amazing!!! Thank you so much for such an incredible experience! Your home is like no other. Not one detail left out. And the furnishings and decorations-wow! To be able to have such an amazing house plus be beachfront AND have our own private dune was so awesome. Our children LOVED having sun set parties on the dunes and jumping down the sand hills. It was like being on another planet. And again--the house--wow. Every night we had shrimp cocktails in the "restaurant." That's what our kids called your seafood steam room. What a cool addition that is. The commercial (restaurant quality!) steamer was so great and easy to use. And I tell you, no restaurant has views like you get there. Happy Hour everyday in paradise! And the Viking stove in the kitchen is a chef's dream come true! Our son Nathan says we are only allowed to go to your home from now on. He and our nieces and nephews were in "pirate" fantasy land the entire time. Your pirate ship and castle are a kids dream come true. To see the joy in their eyes! Every day was filled with walks, amazing horse sightings, fishing, beach time, pool time, ping pong tournaments, the list goes on and on!! Thank you so very much for having such an amazing place. I can't think of a better place to go on a family vacation and I can't think of a better home than Sunnybank to spend it in. Sunnybank is by far the most "Majestic" home that we have stayed in, and we have stayed at several in the area. The Location is great. We had the second largest dune in the country to ourselves for a whole week. The beach was even better. But what made it all fit very well together was the house. It has every think you can possibly want in a beach house but with a highly refined since of eligance and quality. I highly recommend it. p.s. - make sure you lower your tire pressure to 18 psi :-)

WOWZA!! My family and I stayed at Sunnybank for two weeks and invited our families down to visit with us....and everyone had a BLAST!! We celebrated our twin girls' FIRST birthdays with everyone present! This house is totally different from houses we've rented around the world - it's more like a compound - very private, totally equipped, and 100% self-sustaining...which is important if you're like my husband and I who are workaholics and need to REALLY take advantage of downtime and REALLY relearn how to relax!! (Dave Henderson, a master massage therapist certainly helped by coming to our house and spending a day giving us all rubdowns each week!!! We can HIGHLY recommend him!!!) Every age group was represented by our families during our two week stay and we all found a ton of things at the compound to keep us entertained....our dogs even motivated us to take long runs on the beach and sand dunes at sunrise each morning, and the vibrant sunsets and wild horses provided ample evening entertainment! Karen and Pauli are a full-service team - from answering questions in advance (like where exactly are the tvs and is there satellite?), to making sure the dates work for everyone...Even on-site they make sure to take care of every need (make sure to get the pool heated -no matter when you're there!!!).... And by the way, we're already booked for two weeks again next summer! Thanks Karen and Pauli!! We are really looking forward to the summer of 2007! The Andrade Family

Comment Text: Our family just returned from Sunnybank. Really, we are home physically but mentally we are still at Sunnybank! We had 2 wonderful weeks at this beautiful retreat. We wanted for nothing. The home was perfect for our family of 5. Two friends joined us and stayed in the guest house above the game room. This gave all of us privacy without being apart. The fully stocked kitchen was fabulous from the Viking stove to the granite countertops to the pantry. All of the rooms were tastefully decorated-warm, comfortable and very inviting! There is no expense spared in the furnishing or decorating of this beautiful home. The views from the ocean side to the sound side were absolutely breathtaking from sunrise to sunset! The horses would make their daily visit which was a real treat. I could go on but words can't begin to explain Sunnybank and what she did for our family. It was great!!! Talking with Karen and Pauli was a real treat-both very professional but very personal. Thanks to them we look forward to spending many more years at Sunnybank! One last comment-try the "Chef's on Call" from the Red Sky Cafe. WOW-what a great experience!!! I hope you have a chance to enjoy Sunybank and experience her greatness! Annetta Lawry

Our Stay in Sunnybank (8/19-8/26/05) was a wonderful experience for all! We were all nicely surprised with this rental property. There is something to do for all ages without leaving the area: beautiful pool for adults, little pool for toddlers, great game room and right outside a hot tub with a view of the ocean. The grilling station is very convenient if you don’t feel like drying out and going back to the house to cook. You don’t need to take anything with you because what is supplied is more than enough, except for food and vodka of course!The house is very pretty and well designed. There is just no word for this beauty; you have to see it to believe it. As I said in my thank you note to Karen, every time we come back from vacation we say: “It’s good to be home!” it wasn’t the case now. Sunnybank is the most beautifully appointed luxury home we have ever rented. From the moment we arrived, it was a constant flow of rich discoveries. From the smallest thing (like sharp knives in the kitchen) to the magnificent views from the myriad of terraces throughout the property, we were in constant awe. The salt water pool was one of the nicest surprises. Our skin didn't shrivel up and we were able to spend hours of relaxation sitting in the built in seating. The residual glow that we all have after returning home speaks volumes. My kids couldn't wait to develop their pictures to see if they captured the beauty of the place. We find ourselves enthusiastically sharing all our experiences with anyone who will listen. The architecture, along with the comfort and elegance of Sunnybank, make it an environment that was a joy to live in during our vacation. It actually elevated everyones spirits to wake up in such a luxurious home. From my 80 year old parents to my 29 year old daughter (who celebrated her birthday there), there was something to do. Your movie library was terrific too! Immaculate, fun, spacious, fully equipped and then some, are some of the features we enjoyed most about Sunnybank. We would recommend Sunnybank to the discerning traveller who values top quality from start to finish. It's a real winner!!! Enjoy.

I just got back from a week at Sunnybank and it was by far the most wonderful vacation I've ever spent. The house is magnificent. It has everything you could ever want and then some! THe decor was exquisite - every day I discovered something new and wonderful. I feel so lucky to have been a guest...it was an awesome week and it really sucks to be home.
