From the time you step out of your car you will not want or need to leave this vacation destination. Upon entering your 2 bedroom, 3 bath condo with additional bunk room and sofa sleeper you will feel the relaxing tropical atmosphere.
You will find a 50 inch flat panel plasma screen TV and floor to ceiling windows with a breath taking view of the aqua blue waters of the gulf, and overlooks the beautiful 20,000 square foot tropical gardens and lagoon pool area. The patio features a 6 foot tile patio table and 6 relaxing chairs. The bedrooms each have a flat panel TV, comfortable tropical decor with a King size bed in the master and Queen in the second bedroom, and each have their own full bath. From this 17th floor unit both bedrooms have beautiful views of the gulf of Mexico, and the sunset. The bunk room includes sleeping area for two and a 3/4 bath with stand up shower. We ahd a great time on our trip on Memorial Day week-end. The condo was everything they claimed it would be. The weather was great. the only issue was the elevator service, but considering the crowd, the wait was not that bad. Besides the view from the 17th floor was worth the wait. It is a placre I would definitely consider staying at againRecommended for: Age 55+, people with disabilities, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

The check in process was easy..although shores of panama employees were never notified about our stay...the owners said they didn't know where the reserved spot was in the parking garage...the parking garage is terribly unorganized and tight..on to the room..about 1/3 of the bulbs in the condo were burned out..the granite counter top was broken in a couple spots..the wireless Internet promised never worked no matter how many times I spoke to the owner..the floors at time of check in we're sandy and made the bottoms of our feet black after just a few barefoot steps..and the beds..Fred flintstone himeself would complain of back pain after a night on any bed in the condo...the furniture was all very sandy...and best of all the owner double book the condo...we still found a way to make our stay fun..the condo is big for what it's worth..and if you want to use an elevator at about noon..you'll be waiting for a good 20 minutes..the pool is great..the hot tubs are too small...needless to say..I'll be staying at Grand Panama next yearOwner response: We are very sorry the Condo did not meet your expectations. As the owners of 18 condo's on the Gulf Coast Condo's it is our goal to make the stay for all our guest fun, relaxing, and enjoyable. This condo recently had new tile floors installed and is now 100% tile. Our cleaning company cleans all tile prior to each guests visit. The beds and mattress are about 4 years old. We do not recommend that adults sleep on the bunk beds or sofa sleepers. These should be reserved for children and teens.

The guy that rented me the condo was very nice and came through on his promise to me. The beds are fine to sleep in. Every one in my group enjoyed the rest they got. the carpet does need to me changed, which the owner is planning on doing and the kitchen table needs replacing. In all, it was a nice place to stay inRecommended for: Families with young children.

This condo couldn't have bee more perfect!!! There was PLENTY of room for us!! The balcony had a fabulous view and the property workers couldn't have been nicer. For our next beach trip, I will most DEFINITELY be contacting Kelly again!!!Recommended for: Romantic getaway, families with young children, girls getaway.

The condo was ok. Kitchen table was broken. Kitchen counter top was broken and the carpet was gross. All of the beds' mattresses were awful and need replaced. The master bed was like sleeping on a smashed pile of rags with a lump in the middle. The bunk mattresses were so bad the kids slept on the floor. Nice condo, love the pool and the beach. Beds were awful!! Master bedroom, 2nd bedroom and bunk room all need new mattresses. The kids ended up sleeping on the floor.Owner response: All the mattresses in the unit are about 2 years old except the sofa sleeper mattress and it was replaced about 30 days ago.

We really enjoyed our stay at the condo.. The only real problem were the elevators, and we had been aware this from other reviews. They could really use several more elevators...Recommended for: Families with young children, girls getaway.

The room was a perfect size and we enjoyed the flexibility of the bunk bed alcove. The view was wonderful. The resort was great and the pool was a perfect option when we were tired of the beach. I also loved the kids activities. However, the room itself is dated. The carpets are worn and the couch was torn in the middle between the two back cushions and stuffing was coming out. The wifi was spotty. The TV in the living room did not work at all - no power to the cable box. The bedroom tv's were just basic stations when we finally found the remotes. We had also been told that we could charge lunch back to our room and that was not true.Owner response: We are sincerely sorry for any inconveniences caused by these issues. The owner has had the Sofa repaired, the wi-fi has been modified, and the TV replaced with 60 inch Flat Panel with expanded cable and movie channels. The bedroom TV's have been replaced with modern Flat panel TV's with expanded cable and movie channels. The facility is a cashless facility. When guest check in you are required to put your credit card information on file. All purchases made in the facility are then charged to your card on file.

This place definitely did not hold up to our expectations. With all the good reviews, we were expecting a great place, but we were highly mistaken. The couch had a huge rip in it and the stuffing inside was coming out. One of the chairs had been broken and had obviously been attempted to be glued back together, noting the large crack in the chair leg and the gorilla glue in the pantry. The cable was not working the entire week we were there, and even after calling in a request to get it fixed, it was not taken care of until the day before we left. The wi-fi is very weak in the living area, and you must be in one of the bedrooms to get good service. The "bunk room" is not really a room, but what probably used to be a laundry room. Our people who slept there had to buy a curtain and curtain rod just to have a little privacy. The beds are some of the most uncomfortable ones I have EVER slept on, and I don't think any of us ever got a good night's rest. The second bedroom claims to have a queen bed, but it is actually a full. The elevators are VERY slow, and the first day we were there they broke down, forcing us to walk to the 17th floor. The parking lot is horrendous, and is not even wide enough for two cars around the corners, so you have to wait or back up to get around people. It literally took us 5 minutes just to get in or out of the lot. This place is definitely not worth what we paid for it, and we were highly disappointed. The only thing that drew us to this condo was the pool, which really was beautiful. Staying at one of the most expensive resorts in town I expected to get what we paid for. This particular condo has seen better days. Upon arrival several things in the condo were broken. The condo owner sent a handy man out the next day to fix what he could. We were without tv and cabel most of our stay because someone had broken a piece off into the cabel port and it took several days to get that worked out. The sofa has a large rip in it. The carpet is old and stained. The dinning room table was not used because one of the chairs has simply been glued back together and the table itself is very wobbly. We were appreciative for what was fixed and the speed that it was fixed, but for the state of the place made me feel like we didn't get our money's worth. My husband and I stayed in the bunk room. It fit two full sized adults fine and the added bathroom is nice and spacious. Be warned if adults are staying in the bunk area there is no door. We went to the store and spent a couple of dollars and bought a tention rod and made a cutain out of a sheet we brought and made a privacey area. It wasn't ideal, but it did the trick. Also beware, the pillows are old, flat, and cheap. I'd recommend bringing your own. The old spring mattresses were not totally comfy either. The resort itself is very crowded in June. As previously stated by other reviewers, the wait for the elevators is very long. Being on the 17th floor and the assigned parking is on the 7th level of the parking deck getting in and out of the condo felt like it took at least 20 minutes each time between waiting for the elevator and trying to get out of 7 levels of tightly packed parking. The elevators themselves were in poor asthetic shape. They have obviously been in use for a while and maintained rarely. Most of the buttons do not light up, the display to let you know what floor you are on does not work properly, and as previously mentioned the wait is crazy long. The pool is pretty, but again very crowded in June. We had to get down pool side early in the morning because, despite the added lawn chairs, there are no where near enough chairs to accomodate the volume of people. We were made to wear wrist bands to access the pool. They expect you to wear them the entire time you are there because if you loose them they want $10 to replace them. We simply stretched our bands till they came off so we could go in public without looking like the wrist band club. The staff was friendly and accomodatingDid you find this review helpful? Rental agreement-Rental Rules-Contract Mail any rent balance due 30 days prior to check in to: Patterson Family LTD Partnership PO Box 3013 Franklin, KY 42135-3013 There is a 3% processing fee for use of PayPal, Debit or Credit cards after the initial $250 payment. There is not a 3% fee for use of card for the initial payment. 1. CHECK-IN TIME ISAFTER 3 P.M. CST AND CHECK-OUT IS 10 A.M. CST. 2. This is a non-smoking unit. 3. Pets are not permitted in rental units under any conditions. 4. We will not rent to students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required for all rentals this must be received upon making the reservation. The credit card information automatically converts to a security/damage deposit upon arrival. The deposit is applied toward rent and the credit card information is held on file as the deposit. No additional charges will be made to the card provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash shoot, and soiled dishes are placed in the dishwasher and cleaned. d. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged g. NO early check-in or late check-out. h. Parking passes should be destroyed upon departure. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by the Complex. 6. PAYMENT- An advance payment equal to 100% of the rental rate is required 30 days prior to check in date. Please make payments in the form of traveler's checks, bank money orders, cashiers checks, personal checks payable to Patterson Family Ltd Partnership. We also accept Visa, Master card, and Discover. 7. CANCELLATIONS- Sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $75.00cancellation charge. Cancellations or changes that result in a shortened stay,that are made within 31-60 days of the arrival date, forfeit the full damage/reservation deposit and incur a $75.00 cancellation charge. Cancellations with 30 days or less notice, forfeit the full damage/reservation deposit plus incur a $75.00 cancellation charge and are charged the 1st days full rental price. Early departure does not warrant any refund of the rent. Any cancellation request or change in the reservation that results in a shortened stay request, must be made in writing via email. Phone calls for cancellation or shortened stays will not be accepted. 8. CANCELLATIONS FORMONTHLY RENT: Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (120) days prior to check-in. Cancellations that are made more than sixty (120) days prior to the arrival date will incur a$75.00 cancellation charge. Cancellations or changes that result in a shortened stay, that are made within 61-120 days of the arrival date, forfeit the full damage/reservation deposit and incur a $75.00 cancellation charge. Cancellations with 60 days or less notice, forfeit the full damage/reservation deposit plus incur a $75.00 cancellation charge and are charged the first 7days full rental price. Early departure does not warrant any refund of the rent. Any cancellation request or changein the reservation that results in a shortened stay request, must be made in writing via email. Phone calls for cancellation or shortened stays will not be accepted. 9. MAXIMUMOCCUPANCY- The maximum number of guest per condominium is limited to six (6)persons in 1 Bedroom, eight (8) persons in 2 Bedroom, and eight (8) in 3Bedroom units at Phoenix 9, Phoenix 10, Phoenix on the Bay 2, and San Carlos. Ten (10) persons in 3 bedroom and 4 bedroom at Phoenix West. Eleven (11) persons in 3 bedroom at Turquoise Place. 10. Longer minimum stays may be required during certain times of the year. If a rental is taken for less than three (3) days, the guest will be charged the three night rate. 11. INCLUSIVE FEES- Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 12. NO DAILY MAID SERVICE- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units, and towels are not provided at the pools. A starter supply of toilet paper, paper towels, soap and trash bags will be provided. Dishwasher detergent, dish washing liquid, clothes detergent are not provided. Since only a starter supply of toilet paper, paper towels, soap and trash bags are supplied, and no detergents are supplied I suggest you bring an adequate supply for the length of your stay. 13. RATE CHANGES- Rates are subject to change without notice, but once you have locked in your rate with the security deposit/reservation fee, your quoted rate is not subject to change. 14. FALSIFIED RESERVATION-Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and rental money, and the party will not be permitted to check-in. 15. WRITTEN EXCEPTIONS- Any exception to the above mentioned must be approved in writing in advance. 16. PARKING PASS-Phoenix condo's ,(2 for two and three bedroom units, and 3 for four bedroom units)can be obtained from the front desk at the time of check in (there is an additional$15 per car charge at Phoenix Condo's independent of your length of stay, the parking fee is not included in your rent). At the San Carlos the parking passes will be in your unit. Up to 2 passes are included in your rent (the rental management company does not allow extra/more than 2 passes per unit). Upon arrival complete the parking pass with your unit name and dates and place it in your car. If you only use one parking pass leave the unused pass on the kitchen table upon check out. At Shores of Panama you are allow up to two parking passes per reservation. The parking pass charge is included in your rent. You will obtain your parking passes at the front desk upon check in. At Turquoise Place 2 two parking passes can be obtained from the front desk at the time of check in. There is no additional charge for the parking passes. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renters expense. 17. HURRICANE OR STORM POLICY-No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A 'mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Services orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning"area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted: and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 18. Credit card payments: Your card will show payment made to Patterson Family LTD Partnership 19. The 1st Payment confirms the reservation. No confirmation can be made until payment is made. Please read the rental invoice for accuracy of dates and accommodations. Any errors must be directed to this email address within 7 days of original booking. 20. You will receive an email with detailed check-in and check-out instructions including information about obtaining keys and parking approximately 7 days prior to your check-in date.
