  We really enjoyed our stay at this condo. It is very nice and big. The view is great night or day. It is in a great location, it doesn't matter where you go in the area you're only 5-10 minutes away. The pier is nice for fishing. The pool area is very nice and there is a guard there from the time it opens until it closes. The only downside if you want to call it a downside is that it does not have a tremendous amount of cookware and kitchen items, just the basics. But who goes on vacation to cook and clean. i wwould definitely reccomend it to anyone looking for a reasonable and very nice place to stay.

  My family had a wonderful time while staying in this condo. The view is fantastic from the 5th floor balcony. Because of the setting of this condo, the balcony has some shade on it all day long---which is great for someone who doesn't like to sit in the sun. We had 5 adults and 3 children, with plenty of space for everyone to have their own rooms with privacy. And you can't beat having a two pools, a baby pool, the lazy river, and a waterslide! Every age group, from 18 mos. to 64 yrs enjoyed that waterslide!!! With the "real" beach access just a 5 minute drive away, we find this the perfect place for a family vacation!

  This is a great resort and unit for kids! The water slide and lazy river were a HUGE hit. While there was no lifeguard on duty, there was a security guard to ensure that rules were followed in the pool area. The unit is spacious and nicely but modestly decorated so you don't have to worry about decor accidentally getting broken.

  We had a great time. Purrrfect view. Extremely clean and elegant condo with plenty of room. Fully functional kitchen and dining room. We grilled on the outside grill, too. Our family did not want to leave! (I would check on status of various remote control devices. Some seemed out of battery juice, I think.)

  Owner response: Thanks for comments. Its great to relax on the beach and have a grill for fresh seafood. Remotes batteries have now been replaced and extra batteries are available in the unit for future use.

  This condo was absolutely gorgeous! All of the rooms were decorated beautifully and it was a very comfortable home away from home. We had a wonderful time during our extended weekend and wished we could stay longer. The kids loved the waterslide and the adults loved the lazy river! We can't wait to go back next year!

  I have used VRBO for the past 7+ years for literally EVERY vacation my family takes. This is the first time I have been disappointed! RENTERS BEWARE of this condo! Upon arrival to the condo I noticed the blinds in both the master bedroom and great room were broken and immediately emailed the owner so that I would not be charged for these. She responded to that email. I emailed regarding the list below and have never received a response. Regarding our stay: there were no sheets for the pull out sofa bed; there were not enough towels to accommodate 8 guests; there were not enough utensils in the kitchen for each guest to eat at the same time; the cookware very extremely limited, I felt like I was back in college; the toilets did not flush and, in fact, was broken; the ice maker made a horrible loud noise during the night which disturbed everyone's sleep; there was a lawn chair on the balcony that was broken but was not removed. One of my guests sat in the chair and immediately fell to the tile floor hitting her head. The front legs were snapped in the middle. The website gives you the impression that two parking passes are included in the rental of the condo, we had to purchase these and the rate was more than the owner has listed on the website. The televisions in this unit are terrible as all of the power buttons have been removed, and use of these is not easy because the remotes are taped together and do not always work. There is only 1 DVD player in the unit, but if you have VHS tapes, then maybe you can watch a movie! The "stereo system" is a CD player that does not work.

  It was decorated very poorly. There were items that were broken, the condo was not cleaned very well, and items like placemats & bedspreads were very dirty. I spent more time cleaning and waiting on things to be fixed than I did enjoying my vacation. I was very unsatisfied and I would not rent from here again.

  We really enjoyed this unit. The kids loved the slide as we enjoyed the balcony overlooking them. The only thing missing was beach front. Otherwise we loved it and would definitely rent this unit again.

  My family of nine thoroughly enjoyed the stay at your condo. The condo was very spacious and accommodating to the whole family. The pool and lazy river was kid friendly and also relaxing for the adults. My only suggestion for the condo would be to add an extra bed in the LARGE master suite. If all goes well we hope to revisit this condo again next summer. Thanks for not allowing pets or smoking in the condo. I would recommend this unit to friends and family because the owner is very considerate and responsive to his renters. The unit was also clean and very well equipped.

Cancellation policy:

Rental agreement-Rental Rules-Contract Mail any rent balance due 30 days prior to check in to: Patterson Family LTD Partnership PO Box 3013 Franklin, KY 42135-3013 There is a 3% processing fee for use of PayPal, Debit or Credit cards after the initial $250 payment. There is not a 3% fee for use of card for the initial payment. 1. CHECK-IN TIME ISAFTER 3 P.M. CST AND CHECK-OUT IS 10 A.M. CST. 2. This is a non-smoking unit. 3. Pets are not permitted in rental units under any conditions. 4. We will not rent to students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required for all rentals this must be received upon making the reservation. The credit card information automatically converts to a security/damage deposit upon arrival. The deposit is applied toward rent and the credit card information is held on file as the deposit. No additional charges will be made to the card provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash shoot, and soiled dishes are placed in the dishwasher and cleaned. d. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged g. NO early check-in or late check-out. h. Parking passes should be destroyed upon departure. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by the Complex. 6. PAYMENT- An advance payment equal to 100% of the rental rate is required 30 days prior to check in date. Please make payments in the form of traveler's checks, bank money orders, cashiers checks, personal checks payable to Patterson Family Ltd Partnership. We also accept Visa, Master card, and Discover. 7. CANCELLATIONS- Sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $75.00cancellation charge. Cancellations or changes that result in a shortened stay,that are made within 31-60 days of the arrival date, forfeit the full damage/reservation deposit and incur a $75.00 cancellation charge. Cancellations with 30 days or less notice, forfeit the full damage/reservation deposit plus incur a $75.00 cancellation charge and are charged the 1st days full rental price. Early departure does not warrant any refund of the rent. Any cancellation request or change in the reservation that results in a shortened stay request, must be made in writing via email. Phone calls for cancellation or shortened stays will not be accepted. 8. CANCELLATIONS FORMONTHLY RENT: Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (120) days prior to check-in. Cancellations that are made more than sixty (120) days prior to the arrival date will incur a$75.00 cancellation charge. Cancellations or changes that result in a shortened stay, that are made within 61-120 days of the arrival date, forfeit the full damage/reservation deposit and incur a $75.00 cancellation charge. Cancellations with 60 days or less notice, forfeit the full damage/reservation deposit plus incur a $75.00 cancellation charge and are charged the first 7days full rental price. Early departure does not warrant any refund of the rent. Any cancellation request or changein the reservation that results in a shortened stay request, must be made in writing via email. Phone calls for cancellation or shortened stays will not be accepted. 9. MAXIMUMOCCUPANCY- The maximum number of guest per condominium is limited to six (6)persons in 1 Bedroom, eight (8) persons in 2 Bedroom, and eight (8) in 3Bedroom units at Phoenix 9, Phoenix 10, Phoenix on the Bay 2, and San Carlos. Ten (10) persons in 3 bedroom and 4 bedroom at Phoenix West. Eleven (11) persons in 3 bedroom at Turquoise Place. 10. Longer minimum stays may be required during certain times of the year. If a rental is taken for less than three (3) days, the guest will be charged the three night rate. 11. INCLUSIVE FEES- Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 12. NO DAILY MAID SERVICE- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units, and towels are not provided at the pools. A starter supply of toilet paper, paper towels, soap and trash bags will be provided. Dishwasher detergent, dish washing liquid, clothes detergent are not provided. Since only a starter supply of toilet paper, paper towels, soap and trash bags are supplied, and no detergents are supplied I suggest you bring an adequate supply for the length of your stay. 13. RATE CHANGES- Rates are subject to change without notice, but once you have locked in your rate with the security deposit/reservation fee, your quoted rate is not subject to change. 14. FALSIFIED RESERVATION-Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and rental money, and the party will not be permitted to check-in. 15. WRITTEN EXCEPTIONS- Any exception to the above mentioned must be approved in writing in advance. 16. PARKING PASS-Phoenix condo's ,(2 for two and three bedroom units, and 3 for four bedroom units)can be obtained from the front desk at the time of check in (there is an additional$15 per car charge at Phoenix Condo's independent of your length of stay, the parking fee is not included in your rent). At the San Carlos the parking passes will be in your unit. Up to 2 passes are included in your rent (the rental management company does not allow extra/more than 2 passes per unit). Upon arrival complete the parking pass with your unit name and dates and place it in your car. If you only use one parking pass leave the unused pass on the kitchen table upon check out. At Shores of Panama you are allow up to two parking passes per reservation. The parking pass charge is included in your rent. You will obtain your parking passes at the front desk upon check in. At Turquoise Place 2 two parking passes can be obtained from the front desk at the time of check in. There is no additional charge for the parking passes. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renters expense. 17. HURRICANE OR STORM POLICY-No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A 'mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Services orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning"area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted: and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 18. Credit card payments: Your card will show payment made to Patterson Family LTD Partnership 19. The 1st Payment confirms the reservation. No confirmation can be made until payment is made. Please read the rental invoice for accuracy of dates and accommodations. Any errors must be directed to this email address within 7 days of original booking. 20. You will receive an email with detailed check-in and check-out instructions including information about obtaining keys and parking approximately 7 days prior to your check-in date.
