  This place is a great deal. The title is not an exaggeration... the house is within steps of Ocean Park beach, which is beautiful! The kitchen was well stocked (and this was important because we cooked several nights) and there were plenty of towels provided. The bathroom and bedrooms were simple and very clean. Adam was very helpful in advising us on day trip itineraries, local eateries, etc. The house was only a 10 minute ride from San Juan so it was easy to go back and forth. If I return to Puerto Rico I will definitely stay here again.

  My a cappella group and I stayed int his amazing place for almost a whole week. The rooms were spacious and air conditioned, and had fans as well. We fit the entirely of 12 people super comfortable between the studio space and the loft. We were right on the beach, restaurants and shops were super accessible and everything was relaxed, easy and convenient. Adam even hooked us up with a few promotional gigs and we made our name known in Puerto Rico through his incredible kindness and connections. Adam is an AMAZING and considerate landlord and property owner who knows how to make a group feel at home. Everything was clean, kitchen fully stocked, comfortable beds and couches. We could not have asked for more. This was the best Spring Break I have ever had (coming from a college student that means a ton!) and I wish I could go back. Our group is deeply indebted to Adam and Atlantic Place for such a hospitable, convenient, easy and relaxing vacation. Thank you So much! Times a million!

  We originally supposed to go to a wedding, but the bride decided to cancel two weeks before the wedding, and all the hotel rooms were cancelled. Since we still had refrundable plane tickets, we decided that we would still make the trip to Puerto Rico and wanted to find something more economical than staying in a hotel. It is a very great price for the quality and location of the place, especially with a large group. The villa is located a few houses down from a nice beach with good ocean water. We knew exactly what we were getting ourselves into because the web site showed an accurate layout of the place. The kitchen contained an electric stove, full size refrigerator/freezer, cabinets, flatware, sink, and dining table. The living room contained a television, couch, and chair. There was both an inside shower and an outside shower. Each bedroom had an air conditioning unit. The apartment was clean, in great shape, and perfect for the vacation/beach environment. The neighborhood had a combination of both tourists and locals. The landlord came by the first day to make sure everything was good and was very helpful. Also, one of us left her earrings in the apartment and the landlord found them and sent them back to her the same day. I would definitely recommend this place to anyone going to San Juan and wanting to be near the beach.

  The descriptions and pictures shown on the website Aqua4upr website were accurate and as explained. The location is great its extremely close to the beach as indicated and there are plenty of restaurants, bars, and convenient stores nearby. The location is safe are there is plenty of parking on the side roads. We were a party of 10 (8 in the 3br 1b, and 2 in the 1br 1b) the price is extremely reasonable than what you would pay for at a hotel for the same amount of people. I would definitely recommend this place for those traveling to Puerto Rico and looking to be closer to the locals. A word of advice, trying to find the place may be a bit confusing as the place is located off of Mcleary which is also Ashford.

  When my husband and I come to PR we stay in a smaller guest house. This time we brought our four children ages 27-12, down for a week between Christmas and New Year's and needed a house. A quick fifteen minute cab ride from the airport to the property, and we were met by Adam at the property. He is very pleasant and made sure we had all our questions answered before he left. Everything that has been written about this place is100% accurate. The property is well maintained and clean. We quickly made ourselves at home. The house was a perfect size for us with enough room for everyone to spread out and be comfortable. The bus stops right around the corner to take you to Condado and Old San Juan, a large 24 hour supermarket (SuperMax) is a short walk away. You also catch the bus here to go to Plaza las Americas, a large shopping mall. Local eateries like Kasalta's (B,L,D), the Latin Cafe (on Calle Bano) and Mona's were our favorites. If you want to do the tourist thing, Condado is just another short walk. One block north is Calle Loiza where you can get a bus toward Isla Verde with a 24 hour Walgreen's and many other fast food places and fruit stands. To say the beach is close is an understatement. The neighborhood itself is fairly quiet. Since McCleary is a major road, you will hear traffic, but this is a small price to pay for such a terrific location. I have already recommended this location to my friends and coworkers, and our older kids are looking to get a group together to return, and the youngest wants to come back for two weeks next time! This prpoerty is centrally located and easily accessible. As for my husband and I, we would not hesitate to try one of the smaller apartments for just the two of us the next time around. Everyone in our family was pleased with this property

  We rented the entire villa for a few days for a 15 person get together in San Juan. If you're looking for a resort vacation, this is not for you. However, if you want to experience all that San Juan has to offer then this is the place for you. The beach is literally a few steps from the property and there really is no excuse not to go for a swim every morning or whenever you have some free time. There are many great local shops and restaurants within walking distance and old town is only a short drive away. There is on site parking for 2 cars and we had no problem finding spots for all 4 of our rental cars nearby. Adam was also great and very helpful answering questions and providing suggestions or tips. This place worked out great for us and helped contribute to a great San Juan vacation.

  I went to Puerto Rico for Memorial Weekend and Me and a Group of 18 stayed in Villa 6. Adam was the nicest host, he met up with us at the Villa and gave us all the tourist information that we may need while in PR! He was very helpful through out the planning process for me and the group. We LOVED our stay there the Villa was Clean and Beautiful literally 20 steps from the BEACH!! Will recommend to anyone going to PR to have a Great Time! Thanks Adam Everyone Had a BLAST!!!

  Hello,Mr.Adam pray all is well.The vacation sure was deserving and all went so well..We travel the Island and could not stop eating.We enjoyed the stay at your rental Vrbo 116600,at Atlantic Place..that is a great spot..gave an honest review to how happy we were there,so close to everthing..it was my brother from Buffalo who chose Ocean Park for he has been in the area and knew all the locations..we went to Museo de Ponce,Rincon,Aguadilla Crash Boat beach,Isla de Cabra,Old San Juan. I gained about 5 pounds..my wife said "No more Platanos" everytime she had seafood Platanos were there in some shape or form..Again Thank you very much for your attention and making it Happen.

  We had it made with all commodities around us and beach not crowded..Post office,Restaurant,Gas Station,everthing at walking distance and the beach just Great !! Almost everyday only small groups or none.The water just right..will be back again..the location safe and just steps from the water.Easy access to any part of San Juan..The Apartment 3 large rooms with AC.living room and kitchen with all amenities..parking for the rental car..all just worked out right..Thank you Mr.Adams for your attention,you where really helpful and courteous..we all enjoyed our vacation..

  Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, families with teenagers, pet owners, families with young children, girls getaway.

  We could see ants everywhere, from kitchen to bathroom. Air conditioners were old and loud, making it almost impossible to sleep with the AC one. The living room and kitchen did not have air conditioners at all and it was quite hot. No screens for windows so that we could not open the windows at night otherwise mosquitos would come in. Even so, some windows could not be closed completely and we had to light mosquito coils in each room. The hot water in the bathroom was basically trickling.

  Owner response: Puerto Rico has a rich and diverse Flora and Fauna. While our villas are cleaned and fumigated after each visit, insects such as mosquitoes, ants, lizards, frogs, etc… cannot be eliminated. They are part of the Caribbean beach experience. As for the heat, at AQUA4U we provide each bedroom with its own air conditioning system and fans in the common areas. The units are in good condition and replaced regularly.

Cancellation policy:

SECURITY DEPOSIT*: To secure reservation a security deposit is required. The security deposit must be received with signed Rental Agreement in order to secure reservations. Security deposits will be refunded within twenty-one (21) working days of departure if guest(s) have caused no damage or violated any policies. All security deposits will be returned to the address specified by the guest on this agreement or to credit card if paid by such means. CHECK-IN POLICY: Check-In time is 4 PM. Guest must coordinated check-in with management in advance. Management assumes no responsibility for being available after 9 pm. No refunds will be given for late arrivals or no show. CHECK-OUT PROCEDURE: Check-Out is at 10 AM. Guest(s) shall leave premises in neat condition, dishes washed, trash removed, and all furniture in its original location. Doors/windows must be shut and/or locked. If apartment must be re-keyed in the event that keys are lost, misplaced, or non-returned then Guest(s) will be responsible for cost incurred. If Guest does not check out by date and time as indicated in this agreement, Lessor reserves the right to keep safety deposit as well as charge addition rental fees. CANCELLATION POLICY: If reservation is canceled 60 days or more, prior to reservation start date, deposits will be returned, minus a $50.00 processing fee. If a booking is canceled less than 60 days prior to the reservation start date, the deposit is nonrefundable but may be rescheduled within 1 year according to availability. If booking is canceled 2 weeks or less, prior to arrival date, there are no refunds or reschedules. Lessor cannot refund monies due to circumstances beyond our control. LESSOR INDEMNIFICATION: It is expressly agreed by and between the parties that Lessor is exempted and held harmless from any and all liability, and any damage or injury to any person or property. GUEST hereby agrees to INDEMNIFY and hold LESSOR, AXYON Construction, Inc. and any related parties, harmless of any and all claims including those of third parties, arising out of, or in any way related to GUEST use of premises or the items of personal property therein. GUEST shall be solely responsible for any property damage, accident, injury, loss of money, jewelry, and other items of personal property. ELECTRICAL & WATER CONSUMPTION - The GUEST hereby agrees to the normal consumption of electricity, air conditioning, and water. Any excessive use, such as leaving air conditioning units on during extended periods of absence, will be charged a daily fee of $50.00 per apartment. ZERO TOLERANCE: Guest and the members of his party shall not use or permit to be brought into the properties of AXYON Construction, Inc any illegal controlled substances, firearms, or items hazardous to persons or property. NO PETS ALLOWED: Evidence of pets will result in partial or complete loss of security deposit. NO SMOKING: No smoking is permitted inside villas. Evidence of smoking will result in partial or complete loss of security deposit. NO EXTRA GUEST: GUEST agrees that the premises shall not be occupied by more than the number of people stated on the reservation. If the unit is occupied by more than the number of people stated, it will result in loss of security deposit and other fines if applicable. NO HOUSE PARTIES: House parties or any other activities that disturbs the peace and quiet of the neighborhood are strictly forbidden. GUEST agrees to observe quiet hours after 10:00 P.M. Any violation will result in immediate termination of this agreement. RIGHT TO ENTER PREMISES: Lessor reserves the right to enter premises at any time. COMMON AREAS: The common areas of AQUA4U are for the enjoyment of all guests. This includes the front and back porches, stairways, and outdoor shower areas. No personal items, trash, towels, or any other debris may be left in common areas. If GUEST fails to maintain common areas clean, LESSOR may remove trash and any personal items with a minimum cost of $75.00 per occurrence. FORCE MAJEUR: If LESSOR is unable to provide rental services due to force majeur, hurricane, sale of property or any occurrence outside of the control of the LESSOR, this agreement will be terminated. VIOLATING AGREEMENT: If any of the above noted conditions are violated, the LESSOR may terminate this Agreement and enter the premises. Upon notice of the termination of this Agreement, Guest shall vacate the premises immediately. In case of any legal dispute, the laws of Puerto Rico shall be in vigor.

100% refund if canceled at least 60 days before arrival date.
