We loved the location, it was close and convenient to all the shopping, restaurants, and PARKS. My family and I enjoyed our week we were 5 people and the townhouse was bigger than us. very clean and comfortable the clubhouse worker front desk people were friendly willing to help you the most my kid enjoy was the lazy river and the pool open until 11:00PM. The owner Karin and Michel were helpful. We would highly recommend this resort and unit and plan to come back and stay again ourselves next year.

We just returned from a week long stay at Regal Palms. We had a fabulous time. Everything about the resort as well as the townhome was exactly as it was portrayed in the pictures.We are just a family of 4 so there was a lot of room to spread out which was great when my sons started getting on each others (then ours) nerves! We would highly recommend this townhouse in particular since it is so close to the pool area. We seen many people who had to drive . We talked to lots of people who come to this resort every year for their vacation so it is obvious that it is fabulous! I wish there were chairs outdoors to relax on while at the townhouse. Also, it would have been nice to maybe have a few board games, books and family dvds to watch in case the weather did not cooperate outside (this was not the case while we were there- beautiful everyday). Our whole family enjoyed this townhome & would really like to come back again next year if we are able!

We stayed for six weeks and had a very enjoyable time. The accommadations were outstanding. We spent a lot of time at Disney which was only 15-20 minutes away, depending on traffic. The pool is only a two blocks away from the townhouse. All the grandchildren enjoyed pool and water slide. We hope to return in the near future.

We truly enjoyed our stay at your Regal Palms townhome. We found it clean, well equipped and roomy (5 adults, 2 teens, 2 kids) The kids loved the pool and slide and the teens soaked in the hot tub until it closed each night.

A "relaxing" Disney Vacation IS possible!

We were so delighted with the accomodations at your townhouse! We had the best, most relaxing, vacation in Disney World (yes, I said "relaxing" and "Disney World" in the same sentence!) The townhouse was very spacious ~ plenty of room for 4 adults and 2 kids. We even had an extra bedroom! It was very clean when we arrived. We reported a running toilet and a few burned-out light bulbs on Friday morning, and the maintenance person at Regal Palms was there by noon. The staff at Regal Palms was great, and the pool was a big hit with the kids (ages 10 and 8). I think we swam every night! Plus, we had PERFECT weather all week - mid to high 80s - which was a real treat coming from Maryland in November! We also got a real kick out of the Thursday Night "Dive-in" movie on the jumbo screen! My parents, who are in their late 60s, enjoyed walking to the shopping center for lunch, and even scheduled a massage one day while my husband and I took the kids to the Disney parks. Having a WiFi connection in the townhouse was also very helpful. We are already starting to think about our next trip to Disney and would love to stay at Regal Palms again!

We enjoyed lots of room, the pool area was great which included a waterslide, a poolside restaurant and a pool bar. This was great for the kids after a day at Disney. What a way for them to wind down. Close to Disney and restaurants and shopping. It was an excellent experience. We would highly recommend this to any family visiting Disney and not wanting to pay the exuberant prices there for a small boring room. We would have liked the convenience of a vaccum cleaner during our stay More towels would have been nice great place, great vacation spot

great townhouse. thanks for everything. unit was ready early so we were able to check in as soon as we got there. there was enough space for 5 kids and 5 adults. close to everything and the pool was the center of attraction for the kids. the front desk was very helpful with directions. thanks once again.

This was the best vacation I have ever taken by far. The owners were very friendly, easy to communicate with and very helpful in setting this up. The condo was wonderful, clean and well equipped. The resort was very clean, the people at the resort were so helpful (especially in getting me hooked up with a reliable auto mechanic) and the pool was unbelievable. My children didn't even care about Disney...they just wanted to swim. Everything about this condo was "as stated". We so much appreciate the owners letting us stay there and hope that we will be able to possibly utilize this property again in the future. I just can't tell you how wonderful it was. The description of vacation home was as described however the resort has changed a little. There is no longer a bbq area. This really wasn't a problem but would have loved to have grilled at the house. A couple of outside patio chairs would have been a plus as well so if booking throw in a couple of foldable lawn chairs so you can enjoy the front or back patio. The resort is beautiful and all staff very pleasant. Jesse at the bar was great. All correspondance with Karin and Michael was exceptional. Every question answered and within a timely manner. I would absolutley recommend this property.

Loved the Regal Palms Townhouse. The pool area was very nice even on the cool days with the heated water. The house was clean and we enjoyed ourselves during our stay. Regal Palms is very close to everything you need for a great stay, and very easy to get to the Disney World Parks

We had a great time staying in this townhouse. The interior is spacious, clean, well-kept, artfully decorated, and plush. We went during the cold snap but we still had tons of fun inside playing games and watching movies as a family. The pool is amazing! It blows other pools out of the water! There's a huge slide, lazy river, and hot tub. And they're heated. So even in cold tempatures we were still able to enjoy a swim. Dining and shopping is within walking distance as well as orange groves. Great location near the disney parks and also near the state parks.

Our family of 3 stayed for 10 days in August and had a wonderful time. Another family member joined us for 4 days and it was great to have the separate master with ensuite. The place is much bigger than we needed which was great because people could spread out and relax in their own way after long days at Disney - so much better than coming back to one cramped hotel room. Communication was excellent and immediate whenever we had a question before or during our stay; we appreciated this personal touch. We were very comfortable in the unit and enjoyed having all of the conveniences of home - especially internet so we could talk to Grandparents on Skype. The pool was wonderful and we were glad that we had booked a few extra days so we could spend time relaxing and playing at the resort. When I saw the slide online, I didn't think it looked very exciting but in reality, it was a huge attraction for both young and old. Thanks. We will recommend.

The unit we stayed in was nice and spacious. The only problem was that the beds were to hard and blankets not comfortable at all. They really need to invest in sheets and blankets. I did not even want to sleep under them. No major problems except with a DVD player and maintance responded to that as well as a blown out bulb really very quickly. THe pool area was lots of fun, people there very nice and helpful it did get a bit crowded over the weekend. My kids had a great time! I would consider staying there again. Denise

Our linens are provided by a service and we have little control over the linens provided. We have found them to be plenty comfortable during our stays, although they are not Egyptian cotton. You are always free to bring you own sheets for that at home comfortable feel. Hope you will stay with us again!

Three Week Stay

We just returned to Vermont after our three week stay at this great townhouse in Regal Palms. We had a wonderful time during our vacation and enjoyed having this spotless, spacious house as our base. Davenport is centrally located to Tampa and Orlando. There are many golf courses within a 30 mile radius, ranging from the very reasonable executive course, Polo Park, to some of the top courses in Florida. Our personal favorite was Green Valley in Clermont. Our only disappointment was that by the time we returned from an afternoon of golf, the pool complex was closed. (they close at dusk at this time of year) It would have been fun to relax in the warm water of the pools in the early evening. Karin was wonderful to deal with and I highly recommend this "Home Away"! We are already thinking about going back next year.

We stayed over New Years 2009. The house was great. Any problems we did run into were quickly taken care of by the management company. My family enjoyed using the resorts pools and we are looking to book more time at this same townhouse. It was a great location from the main resort pool.

We just returned from our Xmas vacation. We had a great time staying in this place. The owners were quite responsive and formal in the booking and confirmation process. The townhouse is very well maintained and clean. The location is great if you are planning to visit any of the parks.

This was a great resort for the price. The condo was nice and clean. Regal Palms has a beautiful pool area with a waterslide and lazy river, especially nice for kids. The owners of the property were great to deal with, very friendly and helpful with the booking process. I think this is the perfect resort for families and would recommend renting this property.

A great family rental

Our group included my family (2 adults, 2 children), my brother's family (2 adults, 2 children), and our parents. It was plenty of room for all 10 of us. So much nicer to be together in one house, rather than in separate hotel rooms! The property is exactly as pictured: clean, functional, roomy. The property's maintenance crew was quick to deal with a couple of issues we reported. And the owners were wonderful about providing their cell number, as well as plenty of info on theme parks and answering all of our questions. The pool area was great - our whole family enjoyed it! And there are plenty of stores within a few miles (Publix, Target, Walmart, many restaurants). The distance to parks is farther than we're accustomed to, but the family all agreed that the increased amenities (a kitchen, lots of room to spread out) made it worth the extra drive. We would definitely recommend the property to friends and would stay here again when traveling with a large group!

10-Day Family Vacation to Orlando & Tampa Area

My family (3 members - 1 child), and my brother's family (4 members - 2 children) really enjoyed our vacation at the Regal Palms Resort located in Davenport, FL. Our 4 BR, 3 1/2 bath townhouse was very lovely, spacious & quite accommodating for the 7 of us. We spent time at all of the Orlando theme parks, Downtown Disney and also made our way to Tampa to enjoy Busch Gardens. Our townhouse was situated very close to the spectacular resort pool, restaurant & bar, which every one of us enjoyed to the fullest. What a plus! Travel to both the Orlando theme parks (approx. 15-25 minutes) & Tampa theme park (approx. 60-70 minutes) was very acceptable, and in a convertible, was actually quite enjoyable to and from. The resort staff were very gracious & lots of fun. The Homeowner's rental price was outstanding for what the facility offered. They homeowner's also made themselves available to us via cell phone, should we have any issues. We would definitely return in the future, and have recommended the vacation resort & particular property to all of our family & friends! we were very happy staying in this villa. the description in the web was very accurate. the property was very tidy, we had no complaints. we were so comfortable in our stay. We bought some things at Publix at our arrival so we ate there. If I had to return to Orlando, I will stay here no doubt.

Regal Palms

We just returned from our week stay at Regal Palms. The townhouse was very clean and comfortable. There were 7 of us total and we had plenty of space! We were able to give my daughter and husband the king bedroom upstairs and our 3 grandchildren the other 2 upstairs bedrooms which was more than enough space for them. My husband and I were very comfortable with our own bath and queen bedroom downstairs. It was a lot less expensive than we would have paid for 2 rooms in a hotel and we would not have had all the amenities or space the townhouse provided. We loved the location, it was close and convenient to all the shopping, restaurants, and PARKS. We were running so much in fact, our grandchildren ages 5, 9 and 13 finally requested we stay at our place more so they could play in the resort pool. It was so much fun for them even though we had just been to Blizzard Beach. The 5 year old loved the slide because he could go down it all by himself. The owners were very helpful and informative. They were always quick to answer emails and phone calls so we felt they would never leave us hanging if we had a problem. We found the resort staff helpful as well. They were always professonal and friendly with any questions we had for them any time of the day or night. We would highly recommend this resort and unit and plan to come back and stay again ourselves as soon as possible..

Fabulous time

Our family stayed at the townhouse with another family during August 2008. Our party included 4 adults & three elementary school age children. The accommodations are very comfortable - good beds and lots of space. The pool was so much fun! There is a grocery right around the corner. We traded "date nights" with our friends. They went to the Indian restaurant near the Publix grocery & really enjoyed it. We traveled further for our date night but really enjoyed eating at Le Coq Au Vin (in Orlando) & then we had fun walking around Celebration. And each of the couples had a good size bedroom. There are TVs in every bedroom which was nice for some downtime for the kids & adults as well (watching the Olympics!). We went to Sea World - it takes about 30 minutes from the townhouse. Our friends went to Magic Kingdom which is closer. Each family had lots of fun at these parks. We will definitely stay at this home again. The only reason I didn't give it a 5 is because we have stayed at more plush places - but they cost twice as much!!!! The owner is great to work with. She made sure everything was OK & asked for feedback.

Our family was very happy at Regal Palms. The condo was very clean and spacious. Everyone loved the pool. The water slide and lazy river were great! It was perfect downtime from going to all of the parks. The condo is very convenient to Disney. Stores and restaurants are really close as well.

Everything advertised about the unit was completely accurate. We had 6 adults and 2 kids and it wasn't too crowded. The owners are fantastic about communicating with the renters. The resort itself is pretty nice. My kids loved the pools. The pools close at dusk (8:00 when we were there). As to distance to Disney, it took us around 15 minutes to get to the actual parking lot in the Disney parks each day, and there was little or no traffic. This is a great deal to stay close to Disney in a spacious unit. We would definitely look to rent it again when we come back!

This is my second time at Regal Palms and once again I had a blast. The house we stayed in was clean, very well maintained and was much better than staying in a hotel and was actually alot cheaper than a hotel. The pool area is fantastic and one of the very very few in the Orlando area with a lazy river. Between the lazy river and waterslide, we didn't need much more! The unit is also located very close to the pool area which was great so you could go back and forth all day long which was convenient when you have kids along.

Vacation at Regal Palms

We had a great time during our stay at this property in Regal Palms, near Disney, in Orlando area. The unit was great for my family - my elderly in-laws had the ground floor master BR, and the rest of us enjoyed the upstairs. The unit was equipped with basic cookware and nice dishes. The swimming pool area was just as great as it looked in the photos, although I must warn you that it can be very crowded both in and outside the pool. We had trouble finding lounge chairs and a group of Spring Break college students tossed my towel off a chair and told my mother-in-law that they were taking it over and she couldn't reserve it for me while I was in the pool. Another day we had a similar problem with finding chairs. The fitness center was crowded too, one of the two treadmills was out of order, which meant that you had to wait if you wanted to work out. In general it's a great place, but the community facilities aren't adequate to accommodate the large number of users. Another downside was that the only wireless access was outside the pool area where it was hard to find a seat and even harder to see your screen. There were only 2 electrical outlets. One day there was a thunderstorm and it was not pleasant to read emails outside. An attendant told me that the 'office' space was only available by an hourly rate. I think they should do something to resolve the wireless internet problem, and expand the fitness center and perhaps build another pool area. I realize that would cost a bit of money but considering they charge each unit $10/day to use the facilities, they should do something to solve those problems. Having said all that, we would definitely go back because everyone in the family loved the pool and the townhouse was spacious & pleasant. It was convenient having the Publix supermarket so closeby as well. Our unit was very nice and we had good communication with the owners. It was also close enough to the pool. We did talk to other guests who said their units were not in such good shape.

We have no control over the college student issue but we do require all of our renters to be 25 or older (except for children of renters). We do our best to see to it that our unit is maintained to the highest standards and appeciate honest feedback!

Hi Karin - Just writing some comments to let you know how much we enjoyed staying at your townhouse the last week of February 2008. My wife and kids could not get over how much room there was in the unit. We didn't even utilize one of the bedrooms and 2 of the bathrooms that were available. I can't believe that we originally considered staying in a cramped hotel room for those 5 days. You definitely made it an easy choice for us. The price was very comparable and it was much more quiet and comfortable. We spent time at the resort water park on the warm days and hit the Disney World parks on the cooler days. The water park was not crowded at all. The information you sent us on all 4 Disney parks was extremely helpful. Thank you so much for taking the time to inform us of all your tips and experiences about the parks. It came in real handy and we ended up visiting all 4. Overall, our experience at your townhouse at Regal Palms and Disney World was outstanding. Our family had a very wonderful and memorable stay. It definitely exceeded our expectations and we wouldn't hesitate to do it again.

We really enjoyed your townhome, it is so spacious and a very short walk to the pool. We all enjoyed having our own bedrooms w/ a t.v. and bathrooms galore and a washer and dryer. It was very convenient to have all the linens supplied and towels available at the pool all the conveniences of a hotel with a restaurant, mini store, fitness center, game room and a concierge staff waiting to help. Having a grocery around the corner and easy access to all major roads was a great convenience as well. The pool/lazy river/water slides, hot tubs, steam room and sauna were awesome!
