2700 square foot home with open floor plan; vaulted ceilings, and lots of windows to open view to garden and oak-studded hills. Very large flagstone patio with dining for 12, hot tub, small pond and gazebo which provides a beautiful garden setting for entertaining and relaxation.

Home is conveniently located near downtown Napa (including Copia, Oxbow Market, and riverfront) but just minutes to vineyards and wineries.

This vacation rental is one of a limited number of legal short-term vacation rental properties in Napa County. There are no legal vacation rental homes for stays less than 30 days outside of the City of Napa, including Yountville, St. Helena and Calistoga, and the unincorporated area of the County except except those connected to a resort. Even in the City of Napa a vacation rental must have a business license from the City and pay transit occupancy taxes. The City Council wants to stop illegal rentals so please be sure to rent a property that is properly licensed.

Amenities	Air Conditioning Washer Dryer Linens Provided: All sheets are 400 count, all cotton and hotel quality towels. Off Street Parking: Ample parking on proeprty Parking for RV/Boat/Trailer: Due to the circular drive there is room for RV parking. Wood Fireplace: Ample firewood for warm floor to ceiling fireplace.
Beds	Queen Bed (4): All four beds have pillow top mattresses. Convertible Bed: I also have a futon in an open area as well as a window seat with four inch foam mattress that sleeps two. Finally, there is a den with a large sofa bed.
Entertainment	Cable/Satellite TV: TV has ALL available channels. Two of the tvs are HD. DVD VCR CD Player Stereo System Private Hot Tub: Large comfortable hot tub -- overlooks backyard and hills with oak trees beyond.
Kitchen	Full Kitchen: Comfortable efficient kitchen that is open to areas surrounding kitchen so cook(s) can visit with guests while preparing meal. Cooking Utensils Provided Refrigerator Dishwasher Microwave Ice Maker
Outdoor Features	Gas/Electric BBQ Grill Deck/Patio: Very large flagstone patio with seating for 12. Gazebo: Gazebo at top of property provides views over backyard and across Napa Valley beyond oak-studded hillside.
View/Location	Mountain View: From several rooms ridges you can ridge at other side of Napa Valley.
Communications	Computer Broadband Internet WiFi (Wireless Internet)
Suitability	No Pets Allowed Smoking Not Allowed: Absolutely no smoking of any kind inside this home!
