We enjoyed staying at your condo very much. The location was perfect, we had a beautiful beach and no problem getting chairs on the beach anytime we wanted them. The pools were beautiful and so clean. The staff at the complex were outstanding and helpful and willing to answer any questions we came up with. We slept great in the king size bed and only managed to meet our housekeeper on the first day even though every day she had our place looking great when we would show up for a little lunch and shade around 1pm! The condo was well equipped with everything you would need while on vacation including a cooler for our snacks and beverages we'd take on our visits to the southern tip of the island every other day. Thank you so much for renting your place to us. We had a wonderful time and your Dive Master friend Jaimee was outstanding!!

We have stayed in a dozen vacation condos and Michael's is top quality; from the granite counter-tops to the individualized room air conditioners; the condition was almost perfect (a couple of lights were burned out) but the staff was most accommodating. The property is spotless, the pools heated, plenty of parking and Cozumel is all about relaxing in amazing weather. Perfect location too - it was great to wait until the cruise ships boarded each evening; then you've got the town to yourself. Otherwise the property was far enough out of town to be peaceful and quiet at all times. Thanks - We will be back!

Very nice 1 BR......kitchen very well stocked with all necessary utensils......shower had good strong water pressure.....because the unit had washer & dryer, we were able to travel light for the week.....LuLu visited daily to freshen up the room and Raul was available for any question......in addition to the condo being so nice, the overall property (grounds, pools, beaches, staff) was as nice as advertised.....hope to return to Cozumel soon and would love to find this unit available.....PS, beach towels provided....save the packing space and use theirs.

The house was as beautiful as we expected. The dish tv and wireless were a pleasant surprise as was the free call to the US. We tried our best to avoid the tourist trap stuff and kinda "go native". Went from small roadside cafe to another trying the margeritas, fish tacos, and snorkeling. The seafood here is just magnificent! We very much wanted to get away and slow down, and that is exactly what we found. Simply wonderful time. The staff at the house, and everywhere on the island surpassed all expectations. When we wish to return to Cozumel, we would surely stay here again. Downtown is too hectic. Wish we had brought DEET and been better prepared for the shocking experience of renting a car here ;-)

My husband and I stayed in Michael's condo from July 11th through July 21st. We had a wonderful time sitting on the balcony and hanging out at one of the two pools (when we were not diving or running into town grab a bit of local fare). The condo is fully stocked with everything we needed to cook us breakfast, lunch and dinner when we wanted. There is 2 large stores on the way out of town as you are headed to the condo. We rented a car since it is located 14 km. outside of town - this was a plus for us as we like be able to get away from the crowds. The bed is comfortable and my husband loved that he was able to watch the "Home Run Derby" thanks to the satelite TV. I appreciated the free calls back to the states to check on the kids and the house. Daisy serviced our room daily (with the exception of Sunday) and did a fantastic job keeping the condo tidy. The condo is exactly as described and we will definetly be back soon. Have a great time!

My husband and I found the condo to be in great shape. We loved sitting out on the porch and enjoying the view of the pool and beach every day. The pictures of the view are accurate! The beach was not crowded and there were more than enough chairs and palapas to go around. The kitchen was well stocked with the necessities. The cleaning crew did a great job each day. Michael answered all of our questions about our stay and gave us some great recommendations about getting a rental car. Javiar (the local contact) was very responsive when we had to contact him about a few small items. Our favorite restaurants on Cozumel were Kinta, La Cocoy, Kondesa, and Guidos. Each place offered fine dining and great drinks for a fraction of the price that you might pay in the US. The drinks at Kondesa were especially amazing. Be sure to carry your bug spray everywhere you go, the mosquitoes are very prevalent! Don't worry too much about around the condo and nearby beach because they sprayed the property to keep them down. Definitely recommend this condo!

From the time we landed in Cozumel, to the time we flew out, we couldn't ask for a better vacation. Michael's condo was one of the nicest places we have stayed at in our 5 years of using VRBO. The description and pictures of this place are only a fraction of the comfort and view we experienced on our trip. Mexico has received such bad press lately, we were a little worried about this trip, but after arriving in Cozumel, we quickly realized this place is as safe as it is beautiful. We will definitely be returning to Cozumel and to Michael's Casa again and again. The one thing that impressed me the most about Residencias Reef is how secure and clean the grounds are. From the building manager, security staff, and grounds workers, everyone went out of their way to make us feel comfortable and to be sure our vacation would be one we would remember for a life time. And they didn't disappoint. Thank you to Michael, Residencias Reef, and to all the great people in Cozumel Mexico for a wonderful 4th wedding anniversary. We'll see you again next May.

My husband and I thoroughly enjoyed our time at Michael's condo. It is even nicer than the photos indicate. The location is great and the property is very well landscaped and maintained. The views are perfect. The local people were all very friendly. Shopped at the Mega which is great, except don't expect to find fresh milk. Only evaporated or boxed milk is available. Renting a car is definitely recommended. We loved the Money Bar on Saturday night and they make a great breakfast too. Our favorite restaurant was Casa Mission in town. You would never know how lovely it is until you go inside...what a surprise, and food and service was excellent. We wish we could have stayed on for a few more days.

My daughter (17) and I just returned from your beautiful condo on the beach! This is our third trip to Cozumel and we've tried three different condos but we will not be shopping around anymore:) The location, facilities, and property were everything we could have wanted and more. The listing and pictures looked enticing, but we both felt it had the "wow" factor we've been looking for in a vacation rental in Cozumel. There was nothing missing we could have wanted from the high quality appliances (blender, washer/dryer, whirlpool, wifi, flat screen televisions) to the beautiful plants with the elevated table on the porch for dinner with a view of the sunsets! We even found Scrabble (a favorite competition) in the cabinet. Usually we've gone out to dinner most nights on vacation and we found we didn't want to leave so we had dinner at home. It really felt like a home away from home (but more relaxing and better views)! The beach and pool were very clean and well maintained. We never felt crowded or isolated during our stay. Everyone was very friendly but not loud or pushy. We can't wait to plan our return trip as soon as we get next year's school calendar! Thank you for sharing your beautiful home on the island.

We loved our stay at Michael's condo and at Paradise Reef. Cozumel is one of our favorite beach destinations and we love the Mexican hospitality. The condo was beautifully furnished and well located. Michael recommended that we dive with Jaime Mezo and we had the best consistent dive experience we've ever had. He picked us up at the pier and brought dive equipment with him so we never had to hassle with carrying it back to the condo. He was very flexible on dive days so we would schedule on a day-to-day basis. Plus, he was a great teacher and we felt very taken care of - we've never had such great service and lunch was provided on the boat every day. We ate wonderful meals both in the condo (The Mega supermarket is great) and out - favorite restaurant experiences: Money Bar just up the road (happy hour daily and music on the weekend), Kinta, Kondesa, El Moro, and La Choza.

High-end, well-maintained, superbly furnished condo whose owner is most helpful! I definitely recommend this property. My husband and I, who are in our 60s, spent an enjoyable week here. We have been coming to Cozumel since 1984. This property truly met our needs of providing a wonderful base from which to explore our favorite haunts. Thank you Michael.

My wife and I had a wonderful experience at this condo and would definitely recommend it to our friends. The condo is very modern with marble counter-tops, large bathroom, glass shower, strong air conditioning, and outdoor hot-tub on the balcony. The place is beautifully furnished and well maintained. The internet connection and free phone service was especially helpful with us because we were busy coordinating appointments with both US and Mexico phone numbers. The diving was exceptional, and Michael recommended a great dive master named Jaime who has been diving Cozumel for probably nearly 30 years. It was incredible. We rented a car, which I think is essential given the proximity of San Francisco Beach with the rest of town and restaurants - especially since it was only $27/day at Ace Rental Car. They worked out well for us, but Michael is full of great information and helpful tips. Thanks!!

The condo and the property were all that we expected and more. Lovely grounds, well maintained,2 wonderful pools, that had just been heated! The condo was lovely, great furnishings, impeccably maintained, cleaned every day. We had breakfast, lunch, and dinner on the balconey every day for two weeks! What a treat for us, to be eating outside! All the people we met were so friendly, mostly from the States and Canada. We invited two other couples over to watch the Super Bowl. .We played bridge under the pool palapa with new friends. We also enjoyed the beach immensely. Snorkeling was great right in front of the place. We enjoyed some of the beach bars, the hotel next door, offered a good meal. We enjoyed shopping in the BIG food markets. All in all we would love to come back!

We just returned home from 5 beautiful days in Cozumel in this beautiful condo! This property is beautifully decorated, and equipped with everything that you might need. We felt at home the minute we walked in the front door. The sunsets were to die for!! We found the rooftop to be perfect for some gorgeous pics. Very economical to rent a car, and I highly recommend that you do. This condo is about 9 miles from San Miguel. I liked the location because our ocean view was not obstructed by the 4 to 6 huge cruise ships that come in everyday. (except Sunday). We bought breakfast items and took advantage of the full kitchen each morning and ate out for lunch and dinner. The maid service was excellent and a very nice bonus! I highly recommend this property. We can't wait to come back! Hope you and Julie are having a great time in your little heaven! I saw the cake Carmen at Thrifty had for Julie's birthday when we were headed home! Hope she had a great day! Happy New Year! ~~The Banks family Nacogdoches, TX

My husband and I stayed here on the last leg of our honeymoon, and it was by far the greatest accommodation on our stay. The condo was beautifully furnished, well equipped, and a welcome change from a hotel. We went spearfishing with Leo (an excellent adventure on the island!) and brought home our catch which we cooked up in the fabulous kitchen. The best meal we had our whole trip! And several days we didn't leave the property but by boat for our dive trips, with operators picking us up at the pier. The beach was beautiful, with amazing sunsets, and the pools fabulous. And dishtv kept us entertained when the sun went down, while free wifi allowed us to stay in touch with the family! Our only complaint was a slight musty odor that we eventually got used to, and that we didn't stay here longer. We highly recommend this place to travelers who don't mind cooking/drinking for themselves. With daily maid service, that was the only real difference from staying in an all inclusive. I would take Residencias Reef over an all inclusive on the island ANY DAY. We will most certainly be back!

You know that moment when you walk into the place you're renting for the first time? When we walked into Michael's condo at Residencias Reef, we just walked from room to room and smiled. It was lovely and nicer than the photos even! Lovely, cool, quiet and modern. The property itself is immaculate, the two pools are extremely clean and nice and everyone working at Residencias Reef is helpful, professional and nice. As to the area, we snorkeled every day but one. The snorkeling is not great out in front of the property - probably our only disappointment,- but lots of great snorkeling both north and south of the property, including north of the Money Bar and at Punta Sur. Renting a car is definitely a must. Per Michael's suggestion, my husband did a "resort course" dive with Jaime Mezzo and then a "real" dive via boat the next day. The hightlight of the trip for my husband. Jaime is an exceptional teacher and person! We enjoyed meals at both Alberto's and the Money Bar for right-on-the-beach dining. We loved our wonderful anniversary dinner in San Miguel at Casa Mission. We preferred to avoid town, except a few trips to the Mega for groceries as eating simple meals in the condo was a great balance to the wonderful seafood meals we ate out. We always felt safe and the only times we got stressed were when we tried to find specific places in San Miguel. Beware of the one way streets and the crazy people on scooters! We brought our own snorkel equipment as it is nice to throw it in your car and have it available when you are out and about and see a "that looks like a good place to snorkel!" beach and reef. We truly felt like Michael's condo was our "home" for the week as we watched our favorite Showtime shows on TV as well as watched a DVD or two. We would definitely make this condo our home-away-from-home again should we return to Cozumel!

We returned from 2 weeks in Michael's condo on July 10. If you do not know the island, this condo complex is located on quiet San Francisco beach south of the town. It's a very attractive spot because you are away from all the cruise boat traffic in a low-rise building with great and easy beach and pool access. You have probably read that it has 2 pools that are never crowded. This condo, 8220, is located in Bldg 4 on the second floor, has plants offering privacy and a jetted tub on the balcony. Ceiling fans are in all the rooms and balcony. As you can tell from the photos, the floors are travertine, countertops are marble and appliances stainless steel. The washer and dryer in the unit are a great convenience, the maid service is daily and impeccable (we tipped her well) and the view is just fine across the mangroves to the pool with the sea beyond. The furnishings are in keeping with a sophisticated Mexican theme. It is very comfortable with all the sitting space any group or couple could want. The TV is a huge big screen with satellite which worked well for the World Cup. We used the free phone to the US and WiFi quite a lot as my wife was working in between fun activities, and we needed to coordinate a class we were taking as well as many dives. We stayed next door at Aura once and discovered Residencias Reef that way. We knew we wanted to stay there because of all the amenities mentioned as well as the dive pier located out front where we could be picked up every day for scuba excursions (cost for the pier use is $3 per day per person unless you are diving with Sand Dollar which we don't recommend). We ate breakfast in, lunches mainly on the dive boat, and dinners in town. We found it convenient to have a car in order to visit the Mega grocery store and nightly restaurants. Cozumel has so much better choices for eating out than just a few years ago. We love Kinta the best. Cozumel is like a home away from home for us. We go at least once a year, and usually twice. This was the first time we had stayed in Michael's condo, but not the last, as we sure hope it's available next time we plan a trip there, because we couldn't ask for anything more. Sincerely, Charlie and Susan

We spent a week at Michael's condo in Cozumel, and found it to be the perfect balance between a peaceful, secluded hideaway and an accessible jumping off point for activities around the island. The condo is wonderfully furnished - you'll feel like you are back in the states until you look out the back porch, which provides a great view of the pool, ocean and sunset. It is very comfortable and offers a very short (100 yard) walk to the beach. For scuba divers, snorklers and deep-sea fishers, the dock a couple hundred yards down the beach is where you will be picked up, which is convenient because you don't need to drive anywhere. The condo is located a short (less than 10 minutes) drive from town, and is also a short, scenic drive from the windward side of the island, which offers fantastic views. The staff at Residencias Reef is courteous and attentive. All in all, I highly recommend Michael's condo for anyone looking for a great time in Cozumel.

We are going home today and are sad to leave this wonderful property. The condo is more spacious and even nicer than the pictures indicate-we feel very at home here and will come back in the future. The property is impeciably clean and well maintained-in fact the past few days we have had monsoon type rains (the only downside to our week) and the staff here at Residencias Reef have been working diligently to maintain the overall experience and appearance of the resort. We appreciated all the nice amenitities that the resort and the condo offered and even more so the quietness compared to packed all inclusive resorts. Alot of days we had the pool(s) to ourselves or shared it with just a few others-no rush to get up in the am to save beach chairs here-which we loved. Very nice appliances and well stocked kitchen for what we needed, loved having a washer and dryer, beautiful bathroom, gorgeous view off the terrace which we used a ton, comfortable bed, very quiet at all times, and appreciated having a safe in our condo so we could store our passports, jewelry and extra $. The wireless internet was great so we could keep in touch with home. Many days we walked 200 yds. down the beach for lunch at either Carlos and Charlies or Paradise Beach. Albertos which is just a couple miles south was also very good- beach bar/restaurant with wonderful seafood and fish. The Money Bar which is about 4 miles north was also a great experience-beautiful beach bar/restaurant that had a band the night we were there-the shrimp were amazing. The day we went around the island we ate at Coconuts which was good and fun-they only take cash/no cc. We enjoyed a wonderful lobster/shrimp dinner at Pepe's one night-beautiful view from downtown and a very romantic setting. We also ate at LaMission and Guidos in town-enjoyed both very much. And of course we hit Margaritaville in town-good food and a neat atmosphere for a chain. The last day-when is was raining we did spa treatments at the Island Spa which is 2 resorts down in the Wyndam-good experience. We did get a rental car from Thrifty Rentals at the airport-we had reserved it through Expedia-that was awesome and necessary with the location of the RR-alot of the beach bars within walking distance close at 5 pm Overall a wonderful week-we thank the owners very much for sharing their condo with us-we will recommend it to our friends and family as well as hoping we can return soon.

The condo is very attractive with a pleasing décor in earth colors. It overlooks a mangrove, with the sea, beach and palms beyond, a lovely view. The balcony furniture is comfortable; we had breakfast there each morning. I’m afraid the couch in the living area has seen better days—it’s quite squishy. The bedroom and bath are spacious and my husband and I slept soundly each night (which is not always the case at home). The overall area was generally quiet and peaceful, which we liked. The kitchen is well-equipped, though we did not cook, just had yogurt and granola (from Zermatt’s, the bakery in town—excellent) and fruit, and made sandwiches for lunch. Check out the fresh bolillos in La Mega for a great sandwich roll. We were glad to see coffee filters provided in the condo. One caveat. Don’t try the Jacuzzi unless you’re content with cold water. We decided to use it one coolish evening, forgetting that the hot water tank is very small. It took about 45 minutes to fill the tub; the hot water ran out in about 5 minutes, we’d wait 5-10 minutes and turn it back on for warm, not hot water. We even eventually added some pans full of boiling water heated on the stove. The beach is perfect with lots of palm trees for shade, if you want it, but plenty of sun too. The shallow water is welcome to non-swimmers. Snorkeling we saw a few fish, nothing spectacular but still beautiful and relaxing. The jet skis from the neighboring beaches seemed to congregate right in front of the beach for this property and the constant buzzing got to be a little annoying. I guess that’s part of the beach experience, but an iPod helped. It would have been nice to have beach towels provided; we ended up buying one in town not wanting to use the condo’s bath towels. All in all, we’d return to this condo. Our previous 5 visits to Cozumel were at the Presidente, which is hard to beat. However, staying at a condo was a different experience, and gave us the freedom of meal preparation, plus the spaciousness of the habitation. This is a high-end, well-built residential facility with an excellent, helpful staff.
Owner response:We are happy to hear you enjoyed our condo and your stay, the GREAT news is we have DOUBLED the size of the water heater, so filling the wonderful jacuzzi on our patio with HOT water is no longer an issue! We hope to have you back again soon!

I was nervous booking a room sight unseen, but could not have been more pleasantly surprised than I was by 8220. It was spacious, immaculate, comfortable throughout. The staff was amazing and the location was perfect. The property is not down town so renting a car is best--but in my opinion its nice to have a quiet hide away at the end of the day. When you want the excitement of town its less than 10 minutes drive. The kitchen was also in great shape--so cooking in was a breeze.

This was our first trip to Cozumel and this property and we absolutely loved it. We stayed for 6 days for our honeymoon. The decor of the condo is beautiful (and I'm an interior designer with discriminating taste!) Lots of comforts from home-comfy sofa, fully functional A/C and ceiling fans, satellite TV, fully working kitchen (with blender, toaster, oven, filtered water), and large bathroom. We went to the grocery store and made our own lunch, breakfast, and margaritas each day. The maid service was impeccable-it was so nice we asked her to skip a couple of days of service since we didn't need it. There is handy tour book with info at the condo, with a local concierge that you can use for questions-but we never had a need to talk to him. My husband bought a 3 day/6 dives package for under $200 and they picked him up off the dock that is maybe 20 yards down the beach from the property. There were facilities next to the pool for rinsing all the equipment. Its an ideal location for divers. I highly recommend renting a car. We snorkeled at Punta Sur twice during our stay (just 10 miles south of the condo) and saw tropical fish, sharks, turtles, rays, and a baracuda. The ride into town takes about 15 minutes. The pool is very nice-never busy. The part of shore outside the condo was very rocky and not great for swimming or snorkeling...but you could walk 10-15 south and find any number of beach clubs if you wish. We are in our late 20s/early 30s and are high energy but low key with a love of outdoor adventures. This condo was perfect for our home base. We stayed at a luxury all inclusive in Playa Del Carmen for 3 days after our stay at Cozumel and we prefered the condo by leaps and bounds. We started planning our trip back before we even left Mexico!

How would I describe my Caribbean vacation? Bliss!! The weather was hot (July), but with several beautiful swimming pools, all within sight of the ocean, who could complain? The condo was absolutely gorgeous! Emaculately cleaned. We felt like we'd just walked into a 5 Star Penthouse Suite! The staff at The Residencias Reef were very courteous. The residence (owners) at The Residencias Reef were very courteous as well. The only down side is that the condo is a good distance from town. You'll need to take a cab (150 pesos - $12) or rent a car if you want to go shopping. Save a few bucks and get grocercies at the Mega on your way in from the Airport. Overall, it was a great time. We will definitely go back!!
Owner response:Glad you enjoyed your stay in Paradise, we hope to have you again, thank you!

We've been to Cozumel many times over the past 20 years but this was our first time to stay in a condo. We loved having the extra space and a kitchen. Before arriving in Cozumel, we had been at an eco-lodge in Tulum - going from no electricity to this beautiful condo helped us appreciate the fine amenities even more! You definitely need a rental car if you want to explore much of the island or spend any time in town. We hope to stay here again! Thanks!

We had a wonderful time at your GREAT condo and in Cozumel, as this was our first time there. The condo is exactly as described and better, nicer than our condo at home! Cold A/C (it was HOT outside),great kitchen, plush king bed, large TV, internet, etc., we loved sitting on the patio watching the sunsets. Great having the pier for dive pick ups on the property, they do charge $3 US pp, Sand Dollar Diving (next door at the Wyndham) is charging the fee, they told us no charge if we dove with them but they charge for other operators, no big deal. What a great value for a ocean front condo. We will be back for sure. Thank for sharing your place with us!

We stayed at your condo in Jan 09 for 10 days, we had a fabulous time to say the least! This condo is immaculate, you can tell the owners have went the extra mile to make it great! We dived with Jaime Mezo who was referred by the owners, great dive instructor with one on one service and attention to detail, highly recommended for advance divers. Anyway, you can not go wrong with this condo and property, the best we have stayed at in Cozumel!

We had a wonderful 8 nights in your beautiful condo. It is very new and has all the amenities:wireless, hot tub, great pools, fantastic kitchen, wide screen TV w/ satellite, comfy king bed and lots of room. I also like the peace and quiet, the privacy and the security present. The unit was very clean and free of bugs which is a plus in this climate. Having the dive boat pick us up at the dock was great too. I highly recommend this place and we will be back.

We had the pleasure of enjoying this condo during the week of 5/17-5/25/08 and felt it was very well represented on the website. The beach area was very quiet for our week which was perfect for realxing & reading although the sea was too rough for swimming & snokeling. There isn't anything to see for snorkeling right off the beach and you need to hire a boat to take you to the snorkeling spots. You also need to wear botties to enter the ocean from the beach due to the rocks at the sea edge. The kitchen is very well supplied and after a visit to the local market we enjoyed having all of our meals at the condo with the peace & quiet of the area. The couples massage at the Wyndham Spa next door is well worth the price & visit. The hotel also offers for a fee of $80/person/day the ability utilize their pool, restaurants,& beach toys which we didn't feel was worth it. Be ready for a time-share sales pitch there. Having morning coffee or evening cocktails on the roof of the condo is the perfect way to start or end a day with the beautiful ocean views. Taxis cost $13/one way to town so if you want the hustle/bustle of town, rent a car. This is the perfect location to relax, unwind, and enjoy the serenity of the island & ocean and the condo is very well appointed and clean. The grounds are well kept & the two pools are very clean and enjoyable. We would recommend it over a hotel or in-town location and would stay there again. The owners were very helpful with information & easy to work with.

Awesome! By far the best accommodations we've had in Cozumel. This condo has everything you could possibly need while on vacation. The convenience of the dock for dive pickups is great. The ocean was very dirty while we were here so the pools a very nice amenity. We will definitely be back.

This is a clean, secure, well-maintained, well-furnished condo with easy beach access as well as a beautiful view of the beach and the sunset. The accommodations are far better than anything you'll find in a hotel package in the same price range, there are beach clubs nearby, and you can get all the groceries, supplies, and restaurant meals you want in town, just 15 minutes away. We hope to get a chance to return sometime soon.

You will love this condo. With all the comforts of home, great location and woderful service, you can't loose. The snorkeling right off the beach of the complex is great. If you like to cook, the kitchen is marvelous. The furnishings and decor are quite lovely. The sunsets from the patio are unforgettable. And for a relaxing evening after a day in the sun, a movie is perfect. There is a great selection of DVDs and the Television is awesome. This condo really makes you feel at home in Cozumel. We didn't want to leave.
