What a VIEW
This place is great! The location is very convenient just south of "town" but not far from anything. The unit is very comfortable and well appointed. If you need a beach chair, it's there. Umbrella, not a problem. Snorkel and mask, yep. I could not believe the view. Every afternoon we watched sea turtles right below the window. In the morning we saw tropical fish swimming in the water from the living room window. This was my favorite trip to the Big Island. Highly recommended !!

Owner response: Sorry to say we discontinued the snorkel gear due to three times we have ended up with 10 left flippers and everything else missing. We suggest you purchase a set at Costco or rent inexpensive at Snorkel Bobs.

The location was easy to find and good undercover parking. When we entered the condo, we were greeted by a terrible smell. We thought perhaps it just needed airing and opened the lovely double set of Lanai doors. The view was spectacular, however the smell especially in the second bedroom did not dissipate and smelled like a very stinky litter box. Carpet on carpet in the room and it made us wonder what was underneath. It was so strong we had to keep the fans going all day and night just to be able to sleep. If it had been a hotel room we would have been gone in an instant. The other problem was the public beach access beside us was a meeting spot for the local drinking crowd until about 11:00 each night swearing and very noisy. Although older for sure that was not the problem but that smell was horrible and we would not consider staying there again

Overall, we had a fantastic holiday in Hawaii. The unbelievably beautiful lanai was where we lived when we were in the condo. We never sat in the living room or dining room - we sat on the lanai, we ate on the lanai. We slept in the bedrooms. Pool area was good, building was well kept - the manager was very nice and we saw him around a lot so I would say he is attentive to his job. We did not mind the locals hanging out below the lanai - any noise they made was drowned out by the roaring of the ocean - which was wonderful! They could not see us unless we looked over at them. In fact, it was interesting to have them there - they are avid surfers, fun to watch, and they left when it got dark. Lovely, new looking washer and dryer in kitchen. Worked great - we could have brought half the clothes we did. We did not need air conditioning as we kept all the windows wide open to enjoy the ocean noise and the good breeze. With air conditioning, you would have to close the windows and big glass doors - no way! Lots of good things to say - Don was very easy to deal with and very pleasant. Check in was easy for us. The bedrooms/bathrooms were where we were disappointed - the carpeting was very old and It could have been a lot cleaner, but the beds were comfortable and the sheets were clean. Carpeting would be hard to keep in this setting, so I imagine Don will replace it with tile when the time comes. The cleaner is not doing a fantastic job, but we looked at the unit, decided it was a good option, and we spent a couple of hours cleaning the first morning we were there. The pantry was stocked with cleaning products, so really, it was not such a big deal. Then we could relax and enjoy the rest of our stay. Overall, I would recommend others to stay here. The shortcomings I have mentioned were compensated for by the reasonable price. Don's advice was good and we would add that we enjoyed eating at Quinn's restaurant and Bubba Gump's, we loved the luau at the King Kamehameha Hotel. The circle tour of the big Island was also worth doing.

At the bottom of every check in sheet in large letters it says "IF THERE IS ANYTHING NOT TO YOUR SATISFACTION ON CHECK IN OR DURING YOUR STAY PLEASE CONTACT ME ASAP DON 858-337-9396 I am a clean-nik. I wish you would have called me I would have the maid service back at the unit asap. Right now I am in the process of getting rid of the carpet in the two bedrooms and having a tile floor put down. Carpet is a challenge because The Big Island has an active volcano that is constantly putting ash into the air, locals call it vog. Kona is right in the wind pattern of the volcano.

We rented the unit during what was obviously MAINTENANCE WEEK but the owner failed to disclose to us all the work that would be going on during our stay. I never would have rented this place knowing what was going to happen. The owner is involved with the HOA of this building so fully aware of what was going to transpire. POOL: 2 weeks prior to our arrival (and after we had paid 100% of the condo fee for the week), we received a matter of fact e-mail from the owner saying the pool is closed due to maintenance so you can use the pool in the condo next door and it is nicer. IT WAS NOT NICER. CEILING FAN: We knew the condo did not have A/C but we expect working ceiling fans. The one in the back bedroom rotated but at a rate that did not produce any air. WE HAD TO GO BUY A $26 FAN FROM WALMART. PESTICIDE SPRAYING: the day after we arrived a notice appeared in the elevator saying that all units were going to be sprayed on Monday. AND THE STRAW THAT BROKE THE CAMEL'S BACK: Two days after we arrived another notice appeared in the elevator that the parking lot which is located under the building was going to be repaved starting on Monday. The workers were asked to be there all week from 8:00 a.m. to 6:00 p.m. The solution for us was to park our car at the condo next door. That inconvenience paled to what happened after the workers arrived to start doing their job. Jackhammering, large roller to flatten cement, large vehicles with back up beepers, the entire building shaking. THE SITUATION WAS NOW UNBEARABLE. We complained to the owner that he should have disclosed all of this to us and his solution at 8:11 p.m. on Monday night? Vacate his unit. We moved to the condo next door by 10:00 a.m. on Tuesday. Anyone considering renting this unit after the atrocious way we were treated should also be aware of another situation which will not be disclosed. Under the lanai there is a public park attended by locals starting at 7:00 a.m. to 7:30 p.m. So if you want to sit on the lanai to enjoy the view bear in mind you may be subjected to constant noise from the public below. On 2 occasions, a transient came in the middle of the night and emptied the trash can on the ground to sort for bottles and cans. The owner will respond to this review saying we broke things, stole things and left the condo in a mess beyond the normal. ALL LIES, NOT SURPRIZINGLY FROM SOMEONE THAT WITHHELD IMPORTANT INFORMATION FROM THE START!

Owner response: How do you respond about a person that you evicted from your unit after two days of insane phone calls and emails? Broken dishes? Over 30 items stolen from the unit ? I received a 320.00 cleaning bill from maid service , and plenty of photos documenting the damage. The maid service had to go shopping to replace all of the items that were broken and stolen. It's heartbreaking from my end to see my property treated this way. Why would someone come on vacation to Hawaii and act this way? An example is they stole both toilet brush sets out of the bathrooms. Really ??? Souvenirs of Hawaii ??? Its like the rock band The Who visited, went crazy, and then could write how much they hated my condo. Demands that they should stay for free. Things didn't work, and as soon as I was sending someone to check all of a sudden they worked? No pool,yes there is ? No parking, yes there is assigned and guest.Each room has a working ceiling fan and extras if needed. One horror story in six years and hopefully my last. All the reviews written here are by guests, I have zero control of good or bad as evidenced in this review. I am thankful for all of the nice reviews and will keep a positive outlook and appreciate everyone who has visited and had a great time. We advertise here on VRBO and its sister company Homeaway. Context: We had a fantastic vacation in Hawaii, and stayed 16 days, and on three islands. The Big Island was our second accommodation, and we stayed at this property for seven days. Administration: No problems with the booking and the owner was polite. Location: Very well located on the island. Short drive to great snorkeling. Short drive to usable beach. note 1: The building is right beside a surfing access point for local population. Nothing wrong with that, but all day, ten feet below the Largest Lanai in Kona sit from ten to fifteen people on an asphalt walkway resting, eating, chatting, using the city port-a-potty, and generally living. Nothing wrong with the folks, but I was uncomfortable with the proximity. note 2: Fantastic star gazing at night, and beautiful sunsets. Building: Dated, but clean. Elevator has a special code which can be tricky for the kids. Parking lot under building felt unsafe due to the ever present local crowd close by, but we never had any problems. View from pool area was great, lots of little crabs, and several turtles showed up. Kids liked this pool best of all of them. Interior: Appliances were fine, but the place was dated. Kitchen was very cramped. Pull-out couch was very uncomfortable. An unmarked step of 4" up or down at each end of the narrow hallway had at least one kid in tears every day. Washer and dryer were in the living room, but the Dryer exhausted into the living room. With no air conditioning, this condo gets very warm - even with the sea right outside because there is very little air flow through the unit. The sun also hits the bedrooms in the afternoon and evenings so it gets pretty warm. On the bright side, portable fans provided in the apartment which you can move around as desired for comfort. Overall: I felt like I was a student again with the furnishings and surroundings. Not quite what I had in mind for the family vacation, but the price is right, the location is good, and the island is beautiful. Would I recommend this place to others? That would depend on what they are looking for. There is nothing bad about the place, but you need to be prepared for the minor annoyances.

Owner response: As an owner you want everyone who visits to be comfortable. My unit is not the Hilton so I get the dated comment once in awhile. All of the furnishings are brand new. Sorry there is no granite kitchen(yet), there is a gorgeous ocean view and the unit is very comfortable as pointed out by the majority of the reviews. Our building is completely remodeled from top to bottom. The last time I got the dated commented I recieved several emails from past guests saying what are they talking about. I have several guest that not only return ,they book an entire month and hate leaving ( my story too and it's my place) You can stay down the street at the Sheraton for 260.00 a night you can have a view of a few bushes. Or check into the Hilton at 500.00 per night where the ocean is about 4 football fields away. I have done both. Yes we are a bargain, where can you stay right on top of the ocean at these prices ? You go to sleep with the roar of the ocean, you wake up and drink coffee to the roar of the ocean. Sofa beds are sofa beds. When I meet one, I pull the mattress off and put it on the floor. I don't expect them to be grand, a great thing for the kids though. I camp a lot so very similar. The beach comment ties right to the parking comment. You are in Hawaii, there are Hawaiian people that live in Hawaii. Hawaiians using the beach to surf and have fun should be a treasure that doesn't occur where you may live. I have heard comments from people that they are scary. This is their home, you are the visitor. The nicest and friendliest people I have ever met are in Kona, they may look different but they are the people that will actually stop and help you if you need it. I have spent the past 15 years traveling the islands extensively and haven't even come close to anything that wasn't safe. Kona is my favorite city and the slice of Hawaii that still exists outside of remoteness of places like Molokai or Lanai.

Yes, the view is definitely to be raved about, turtles always there in the beautiful waters, surfers out front, very relaxing. Found the unit very comfortable and the furnishings good, don't understand why people would even bother to mention that they are slightly out-dated. It is not in the middle of down-town Kona so you definitely need a car though there is a small mart across the road. Don's hints were excellent and our 2 children did the night dive with the manta rays. Had a ball. Would not hesitate to recommend anyone to stay here.

We loved this rental property. We found it to be a great location for most of the things we did while in Kona and a mid-point for the things we did more outside of Kona. The view was great. I loved watching the surfers and would love to visit there in the winter when surfing is much better. The pictures posted on the website were accurate. The owner was very helpful with ideas of things to do and places to eat. Very easy to work with during the rental process. We enjoyed the manta ray night swim (thanks for recommending this to us), the snorkeling at Capt. Cook Monument was the best we did in Hawaii, Jack's Dive Locker for scuba lessons (great group of guides), and if you make it over to the Hilo side and the lava is flowing into the ocean I'd definitely recommend the lava boat tour with seelava.com (Capt. Shane). Thanks for helping me celebrate my birthday in Hawaii!!

We spend four night in the condo and it was awesome. What a beautiful location and felt very comfortable there. The place is great, the pool area is really nice and the view.....I can't so anymore. The condo is well equipped with everything one needs. Don was great and gave us a lot of good tips for the island. We had a wonderful time on Kona and would book again in a heartbeat. While I agree with others regarding it being a bit dated, it was certainlly clean and comfortable....no complaints. Internet worked very well. It has no A/C but one simply needs to open the sliding doors and feel the ocean breeze...Beautiful. Thanks Don.......hopefully our paths will cross again. Dave
