Shutters by the Sea is one of the nicest and most sought after rental homes in Seagrove Beach. We are perfectly located, decorated, and maintained, and over half our guests make a reservation for next year as soon as they leave. Please check the availability calendar, and then give us a call. We just wanted to let you know that we LOVED our vacation at Shutters. It was just perfect. We went from pool to beach to pool back to beach! Location was really nice and we had perfect weather. The atmosphere at Shutters could not be better. It is charming as well as comfortable. The decor is wonderfully tasteful - you don't miss a beat. Every thing you needed for cooking grilling and relaxing was provided. One can see the personal pride and love you have for your special place. Enjoyed meeting your family through your pictures. Thank you again for sharing your gem of a beach house. We will recommend it to friends as well as make a swift return as soon as we get the dates squared away. Everyone was giddily and only too sad to leave.

Enjoy a relaxing, sun filled vacation at "Shutters by the Sea." Our beautiful, four plus bedroom house is located just one half mile from the charming town of Seaside Florida.
"Shutters" boasts all the style and architectural detail of a Seaside home, for about half the price.
The main house has three bedrooms plus a third floor tower room with futon. The Guest House is a very spacious, yet private residence with bed and bathroom, living room and morning kitchen. In all, you’ll enjoy over 3300 square feet of interior living space and 2200 square feet of wrap-around porches and patios. All beautifully landscaped with indigenous plantings, swaying palm trees, and your very own 20 foot x 20 foot private heated pool. Best of all, you’re just 100 yards from the sugary white beaches, and turquoise blue waters of the Gulf of Mexico.
Start your day with a cup of coffee on the tower balcony over-looking the ocean. Then head out on the 18 mile bike trail just across the street, or walk the beach to Seaside, bringing back delicious muffins for the entire family. They’ll tumble out of bed with smiles on their faces from their spacious and beautifully decorated bedrooms, each with its own full bath. Every bedroom opens out to one of the many exterior porches.
The grandparents, or another couple, will love their private guesthouse with side stairway entrance to the pool deck and wraparound walkway to the main house. This separate house is designed in soothing shades of sage green and off-white and includes a TV/VCR in the living room, wet-bar, microwave, refrigerator, and coffee pot
in the morning kitchen.
The large master suite in the main house is a Pottery Barn-inspired design in periwinkle blue and white, and includes an armoire with TV, and a large bath with spa tub for two, and separate shower. French doors lead you out to your own porch with ocean view and Adirondack chairs.
Just down the hall, past the linen and laundry room, is another second floor master suite - a charming mix of wicker and distressed white wood against kiwi green walls. This includes a large bath and shower and again, French doors leading to the wrap-around porch. The first floor bedroom includes two twin beds, a full bath, French doors to the porch, and connects to the wide-open Tuscan yellow main living area.
Enjoy cooking in the gourmet kitchen, with generous breakfast island and an antique pine dining table that seats up to ten. This home was once featured in a house walk and you’ll see it in the decorating details of the inviting and comfortable living room, charming furnishings, and artwork. Outside on the deck, you and the kids will enjoy the private pool which, unlike many of the community pools in the area, is heated to a comfortable 85 degrees in the spring and fall.
Complete your day with a family dinner inside or poolside, cooked up on the gourmet outdoor gas grill. Afterwards, you can head to the tower room with full futon-sofa, TV/VCR, wet bar and refrigerator, and a separate game table for puzzles or fun activities.
Or step out on the third floor tower balcony to enjoy the sunset and gentle sea breezes over-looking the Gulf of Mexico.
Later the whole family may want to bike ride over to Seaside for a twice-weekly concert and some ice cream. "Shutters by the Sea" has such a relaxing atmosphere
The only decision you’ll have to make is whether to spend the day at the beach, or pool, or golf course, or shopping, or bicycling, or hiking, or just taking a nap!

Why the Owner Chose Seagrove Highlands
We came down looking to buy a private (non rental) second home, but as soon as we saw Shutters we knew it was the one. It had a perfect layout, a great pool and deck area, and was so close to the beach. The only problem was it was twice as much as we were planning on spending. Then I had the idea of buying this home as a rental property. We've never looked back. One of the best decisions of our lives as we have provided so many memories for our family and countless others.

Beverly & Michael Mason have been coming to the Seaside/30-A area since 1994. In 2002 we bought “Shutters by the Sea” and began our beach house rental business. But before we were owners, we were renters just like you. Over the years we’ve stayed in a few nice rental homes, and some pretty bad ones. Houses where all the furniture is threadbare, the wood floors are completely worn, none of the flatware matches, and there’s not enough cookware to make a full meal. WE CAN’T STAND THAT! From day one we vowed to always keep Shutters in top shape, and thoroughly cleaned after each rental . Today, a full 30% of each rental goes toward maintenance, cleaning and annual upgrades. That’s one of the reason our business has been so successful with almost half our guests returning each year.

We are fresh from our terrific family vacation at Shutters By The Sea and are ready to go back! What a relaxing, cheery and inviting house to stay in! It was perfect for our needs as a family of 8! From the easy going mornings where we enjoyed a cup of coffee on the porch swing or a pleasant walk on the beach up to Modica Market in Seaside for a cuppa joe (with a splash of sweet, laid back southern charm tossed in!) to the late mornings and afternoons on the beach we loved it all! With the recent heat wave, the Shutters' pool was the perfect respite from the heat of the day on the beach and in the very warm waters of the Gulf. From the time that we booked this trip last winter to the last day of our stay, we could really sense the genuine hospitality of the Mason Family. Their painstaking care and upkeep of this lovely home is evident throughout. We brought our bikes, so it was wonderful to be able to ride in to Seaside for a little rubber necking at all the great architecture, a little bit of shopping, a concert on the green or cone of shave ice (highly recommend the lime and coconut combination!). Publix is close by and there were so many great restaurants to choose from. But...nothing beats a cold cocktail on the beach or in Shutter's Tower Room Deck to watch another beautiful sunset over the Gulf. This is truly a special home in a superb location for our needs. It's always great (and a relief) when you find a great place to spend your vacation...you'll just know it from the moment you turn the key at Shutters and walk in the door. We will be back again!

What a wonderful time we had at Shutters by the Sea! This was our first visit to Seaside, and we adored the area! It is a quick walk from Shutters to the town..we did it everyday! The home itself is beautiful as well as functional. We went with 2 other couples and their babies...we all had plenty of room and privacy if needed. It was great to be able to sit by the private pool while the babes were sleeping.Then, when they awoke it was a hop,skip and jump to the beach! We had such a great time, and hope to plan another visit soon! Thank you Mason Family!(Plus, the owners are a pleasure to work with...they are so friendly and communicated with us often).

Dear Mason Family,We had such a wonderful vacation at Shutters by the Sea. The beautiful home was a palace for the children and a fabulous place to relax for the adults. The upper floor became the arts and crafts and watercolor studio for Tia Julie, and for our boys it was the TV room. My husband had burgers on the grill and a Patsy Cline CD playin’ and I agreed when he said “It doesn’t get much better than this!” We had a fantastic time – Thanks for sharing your home.
