What sets Villas de Ventana de Sabino apart from other properties in Tucson is the beautiful landscaping with an abundance of trees, flowering shrubs such as bougainvillea and oleander and meandering paths through a grassy abundance of vegetation. Although there is rarely any frost, the leaves fall from the trees in the early winter adding the charm of Fall without the frostiness. Pear trees provide a vast display of white blossoms in January. This is truly one of the most beautiful places in Tucson. Step outside an find yourself in the midst of the Catalina Mountain Foothills.

Breath-taking vistas abound from the resort-like grounds in this beautifully appointed 2 Bedroom, 2 Bath townhouse in the popular Villas de Ventana de Sabino. Located within walking distance of the entrance to Sabino Canyon Recreational Area, this cozy home with wood burning fireplace is an end unit townhouse bathed in sunny seclusion and surrounded by high desert views. The master bedroom boasts a large walk-in closet and three-quarter bath. Luxurious linens are provided in each of the bedrooms and baths. You will appreciate the covered parking, clubhouse, tennis courts, patio/porches with northern and southern exposures and story-and-a-half ceilings with skylights.

Drive times: downtown, 25 minutes; central Tucson & Encanto Center, 10 minutes; Canyon Ranch, Sabino Canyon, suburban shopping 5 minutes. This individually owned private property is managed by a licensed real estate broker in Arizona.
The property was built in 1986 when energy efficiency and preserving the natural habitat was first being considered. That's why it is such a beautiful area. The townhouses are in clusters around a central fountain. This unit 5316 E. Paseo de la Terraza, Tucson, AZ 85750 is in the same cluster as #144103. The interior and exterior has been painted in the past year. The unit is in very good condition, clean and well cared for. The covered parking is placed around each cluster. The front door of this unit faces the South. All front doors face a courtyard with fountain or other frontages. The view is North, East, and South. There is both a recreational pool and a larger pool w. a ramada, 3 gas grills, 2 charcoal grills and seating for forty on site. Fitness equipment varies in age, some new. There is a book exchange library in the fitness room. There are some activities pot luck, card playing, etc. during the winter season. Over eighty percent of the units are owner occupied with about sixty percent owned as second homes. Only a very few are vacation rentals or year round rentals.

The internet service is in the master bedroom and is cable. There is a covered attached patio/porch on the front and a larger one on the back. There is a full bath off the main walkway near the guest bedroom and a 3/4 bath off the master. A skylight lights them in the day with natural light, very pretty. Since I live in the complex, I can make certain your needs are met when you stay in this lovely home that I nicknames "the bird's nest" because of all the birdwatching opportunities there are from the porches and the wonderful original art (watercolors of birds) hanging on the walls.
