You will find over 2100 square feet of thoughtfully decorated space painted in vibrant Mediterranean colors featuring large comfortable beds (one king and two queens), three full bathrooms, model home furniture and great many decorative accessories. Kitchen is equipped with cookware and bakeware (microwave proof and traditional), all the small appliances--electric coffee maker, can and jar openers, blenders and mixers - , and a multitude of dishes, cutlery and prep tools. Large new outdoor barbeque. High speed internet access available. A very quiet neighborhood with no small children or teenagers around.
A great many new restaurants have sprung up in this rapidly developing part of the Coachella Valley. Why not try the La Palma restaurant on the premises of the country club near the Monroe St entrance.
Enjoy golf, swimming, tennis, biking and other outdoor activities on the location and horseback riding nearby. There is an active group of about 15 tennis players at Indian Palms that meets several times a week, regularly on Tuesday and Saturday mornings in season. Why the Owner Chose Indian Palms
After 20 years of pleasant experience as timeshare owners in the valley area we decided it is time to venture into owning a house. Several extensive prospecting trips helped us decide on the Royal Vista development at Indian Palms Country Club in Indio south of I-10. Indio is about half an hour east from Palm Springs via I-10 and two hours east of Los Angeles airport. In the seven years we have had the property Indio's population has expanded from less than 50,000 to over 80,000.
We purchased early enough to have a choice of the best south facing lot in the development in the spring of 2002. We bought into the largest model which has an excellent floor plan (we hate long hallways and this plan has none), high ceilings, arched doorways and three well designed bathrooms. We had unique bluish floor tile installed in all the public areas and bathrooms, had the rooms painted in bright Mediterranian colors and furnished the house in model home style.
Another unique feature of the development is complete yard care front and back of whatever we wanted to plant besides or instead of the developer's choices. So we filled the yard with rose bushes and fruit trees that have been well cared for ever since.
Indian Palms Country Club is about to expand its clubhouse and other public facilities in the near future to include a larger hotel and shopping. You could not be better situated.
The Unique Benefits at this House
The dry winter climate is everybody's dream, the valley offers magnificent entertainment with its festivals, theaters, concerts and casinos,and luxury shopping offered by El Paseo could not be better. Personally, we enjoy playing mixed doubles tennis with a group of some 15-20 players that meet several times a week. Many other residents have their hearts set in golf which is available to residents and visitors alike at reasonable daily rates.

Home was not very clean. Landlord obviously does not use a cleaning service and apparently relies on tenants to clean the house. When I noted to to the landlord my findings of the dirty floor and sinks and presence of ants, the opinion stated to me was that my standards were way off the average and that the home had been inspected a couple days before and it was acceptable to them. When I signed the contract there were no set cleaning fees and it was stated in an email that an amount would be taken from the deposit if you didn't clean the home. Not mentioned was that a fee would be charged for not washing the bedding and towels and making the beds. (Not an easy task when the checkout time is 9 am.) There is no information posted in the home for emergency/contact numbers, garbage service day, cleaning responsibilities, or use of neighborhood amenities, etc.
Owner response: Every now and then you run into a renter who expects motel services on a property rented on the basis of landlord tenant act, who does not review the relevant information on the website of the property and in the written lease. If there is not adequate preparation on the part of the renter, disappointments are bound to occur. For example, how can you possibly expect rationally not to have to launder linen and make beds included in your cleaning process (if you chooose to do it yourself to avoid charges) and yet expect the next renter to accept such a house? Most of our elderly renters are delighted to have the opportunity to save money by doing some cleaning themselves and specifically request it. In fact, the most common way they represent themselves is "very clean retirees, just the two of us". We do our best to help them keep their costs down and offer them the opportunity. We do employ a cleaning service when needed.

House is spacious. Yard is very quiet and comfortable with good view. Place was clean. Furniture a little dated but serviceable. Needed a few things such as patio loungers, a vacuum, dishes that could be microwaved, repair of screen doors, repair of window coverings. Old refrigerator was finally replaced during our stay but we were not reimbursed for spoiled food. Wouldn't take much to make it top notch but that's up to the owner.
Owner response:He is correct except for the omissions. He requested in advance that we buy an outdoor barbecue grill. He would contribute $100 towards it. It cost $250. He "forgot" about his contribution and we had to charge his deposit. As well, we bought over $100 worth of small things, like storagage containers and additional dishes for him that he requested, among many other things, upon his arrival. Did not think we should buy a dish drying rack given that the place had a dishwasher. He wavered back and forth as to whether the refrigerator was working or not. The back patio is now well equipped with his plastic lounge chairs and the four existing teak chairs and a teak table. He was quite helpful in fixing the screens that often got out of the track. None of the furniture is more than eight years old except for one antique end table and an antique writing table. But you cannot please everybody.
Recommended for:Age 55+.

Firstly, the property owners are very available and helpful - which makes for a fantastic stay from the start. Secondly, they did an amazing job modernizing their home decor - which makes for a pleasing aesthetic, and keeping it comfortable and clean. The bedrooms are adorable and all appliances are fairly new, thus work quite well. We want to continue to rent this house every year!
Owner response:Delighted to learn that our seven year old house still appears like new. All the flooring, painting and appliances, except the new refrigerator and barbecue grill, are original. The rose garden is at its best after a cooler than normal winter and the view is still to die for. The main secret must be in the designer furniture, wall art and other decorator touches of the interior of the house. And it has been a pleasure to rent to visitors who respect the unique characteristics of the property.
