Our family of four stayed in this apartment for 3 weeks in July 2011. It was perfect for us in every respect: absolutely the best location in Manhattan, enough space for all of us, very well equipped. The small backyard was great for morning coffees and evening snacks and even provided some colorful wildlife: Cardinal bird couple was nesting there during our stay. Livia, the owner, was great, too: always helpful, friendly and very flexible. Highly recommended to all who want to have a peaceful and quiet, yet central place to stay in NYC.

I stayed here last month with my 21 year-old son, 25 year-old daughter, and 30 year-old god daughter during Spring Break. We wanted to stay close to everything but in a neighborhood away from the throngs of familes on vacation in mid-March. One child wanted to complete a photo assignment, another shoe shop and the other just wanted to museum hop the entire time. The location met everyone's needs, especially mine; pasta and wine. Livia, the owner, was perfect in every way, helpful with arrangements and accommodated our varied arrival schedule from San Antonio and London. The apartment was great in that we all had our own space, tons of towels (!), we could invite friends over and felt totally relaxed in her former home. What I really liked and appreciated immensely was that Livia was trusting and open as we negotiated dates and rates unlike some on VRBO. The apartment is perfect but Livia's personable style and manner is what makes this place exceptional. I'll return with girlfriends next time. Susie Flores Mother of Many San Antonio, Texas

I stayed in Livia's apartment for a month with my husband and my 18 year old daughter. We were joined for a week by a school friend of my daughter, and for couple of days only by another school friend. The apartment accommodated us all comfortably. The up stairs living area is light and spacious - if a guest is using the sofa bed you won't fall over them when you get up in the morning. The main bedroom is also large. The 2nd bedroom provided my daughter with the privacy and space that she needed but it is smaller (as would be expected). The kitchen has all the basic equipment. Working space is limited but I did cook most days - there are very good take out options which we also used. The apartment is very quiet and in a quiet and lovely street. We loved the Upper West Side, and the proximity to Central Park (one block away). The Natural History Museum is within easy walking distance as is the Lincoln Center but it is a rather longer walk and we used the subway. It is an easy walk across the Park to the major museums on the Upper East Side, and the subway will take you anywhere very easily. Livia was very helpful and friendly and there to meet us when we arrived quite late in the evening on an international flight from Australia.

Location, Location this apartment had it all! Very close to anything we wanted or needed. We found it extremely easy to get to the subway too, only a few blocks away. There were 5 of us that came in for the NYC Marathon & we all had plenty of room to move around in the apartment. The NYC Marathon was truly amazing........the city was great......the people throughout the course was like no other marathon we have done! Many thanks to Livia for making our first trip to NYC perfect. For the week, staying in the apartment made us feel like real New Yorkers!!

We really enjoyed our stay at the apartment. It is in a wonderful location - so close to great restaurants, shops, cafes and Central Park is just a block away. Subway station also very close by - about three blocks. We felt safe walking in the neighborhood, even late at night. Patio is perfect for morning coffee or evening cocktail - it is very private and nicely landscaped.

This apartment was perfect for me and my two friends who stayed with me during my week visit to New York. The location was perfect, in walking distance to several subway lines, Central Park and good restaurants and markets. The apartment offered us our privacy and also nice areas to hang out in. We loved the garden/patio in the back and had breakfast there every morning. It was always refreshing to return back to the tranquility of the apartment after spending the day visiting different parts of Manhattan. The apartment is well furnished, with lots of pillows, linens, and kitchenware. Livia was very helpful, and a pleasure to visit with. I would definitely stay there again.

We had a wonderful time in NYC and the apartment was very convenient to all of the places our grandson wanted to see. It was great to be within a block or two from the Natural History Museum because we could return to the apartment to rest. And a subway stop was also within walking distance. Livia was very helpful and friendly which made the stay even better.
Owner response:I always try my best to make my guest feel welcomed. I have a guideline book that I update from time to time with suggestions on favorites restaurants/stores , neighbough stories and if they need more advise they can call me. All the time when a guest lives I supervise the cleaning and check if everything is fine in the apt to accommodate the next guest, I also try to always let the guest in my selves. In case I can't be there I have my supervisor that lives around the corner that is very reliable .

Sixty in the city!! Three friends(of 40 years)celebrated our 60th birthdays in New York. We loved the apartment, it was quite spacious by New York standards. The patio was an added bonus where we enjoyed our coffee each morning. Livia's neighborhood restaurant suggestions were excellent. The location was perfect, only one block from the park, close to the subway and very safe. The apartment was spotlessly clean, there were plenty of towels and hot water We will return!!!

I've stayed at many places found on VRBO and this apartment is by far the best. It's shockingly ROOMY and in a fantastic location on the UWS. I've stayed there twice now, once with a group of girlfriends, and once with my extended family, including my 6 year-old daughter. The rooms are LARGE (the pictures don't lie), the kitchen is well- stocked, there is a ton of closet space, lots of room to stretch your legs, and TWO bathrooms. Most importantly, it's quiet, easy, and the back garden is absolutely delightful. The neighborhood is leafy, the subway super-close (a block and a half), and the owner Livia is very helpful and accommodating. I plan to go back again and again!

Stayed here with 3 women friends for 5 days. Loved the location. The neighborhood has everything: restaurants, bakeries, grocery stores, drugstore right around the corner, cleaners and liquor store. We used the city bus and subway and they were so convenient. We could also just walk to the corner and hail a cab on Columbus. The location was quiet and both the apartment and the neighborhood felt safe and secure. The little park with community garden in the next block over was a nice place to sit. The private patio with the apartment was lovely - we ate breakfast at the table every morning and enjoyed the birds singing and the sunshine. We never ran out of hot water even when all four of us showered, one right after the other, each morning. It was nice to have access to a washer/dryer even though the basement was a bit scary. The futon at the end of the diningroom was comfortable and since there were bars on the windows and the backyard is surrounded by a high wall, I felt safe leaving the windows up for fresh air at night. The apartment had everything we needed for our stay and I would definitely stay there again and will recommend it to friends.

My wife, two sons and I spent a week in Manhattan on our spring break. This apartment was perfect for us. You can't beat the location (blocks to Natural History Museum, 1/2 block to Central Park...). Although we didn't spend a lot of time in the apartment, it was great to come home to a small kitchen and a couple of rooms to stretch out in before bed. If you are looking for an upscale apartment with a lot of high end amenities, this isn't a good choice. If, however, you are looking for a nice, affordable alternative to a hotel room, in an unbeatable location, this will fit the bill.

Great location, near bustling Broadway, Central Park, museums, and lots of restaurants. Considering this unit is in a 90 year old brownstone, I was amazed how modern the accommodations were. Things are a bit funky, but that is expected in New York. Being off the street, rear ground floor, having 2-levels, makes it quiet, yet bright. Livia, the owner, was quite helpful and easy to deal with. A great choice for 3 people.

This apartment was perfect for us! My husband and I took the lower level (where it was quiet at night) and the two teenagers took over the upper floor, slept on the futon and had the television to themselves. We used the smaller second bedroom for storing our luggage. The garden area was lovely, but we were always on the go so didn’t take advantage of the table and chairs that beckoned. The small kitchen served our needs – we did cereal and fruit in the morning and there was even a small dishwasher to clean the few dishes we used. The subway stations were close by and Livia had several tourist books on NYC available that were helpful. Her neighborhood restaurant recommendations were great. Livia is around if you need her and you feel you have a new friend when you meet her!If you’re going to visit the Empire State building at night, we found a wonderful French bistro within blocks of the building ~~ Serge ~~ located at 165 Madison Ave. – phone 212-679-8977. Their website is: brasseriecafecreme(dot)com It was wonderful to visit NYC and not have to stay in a small, crowded hotel room!

We (two couples) stayed in this apartment for one week in July 2008. Everything worked - air conditioning, kitchen, bathrooms, & shower. Although there is a second, small bedroom with a twin bed in the lower level, we slept on a futon in an extension of the dining room on the main floor. It was a fairly comfortable bed but not private. The location is convenient to Central Park, the subway, some good restaurants and a grocery store. We enjoyed having breakfast every morning in the garden back of the apartment. It was a comfortable, homelike atmosphere and Livia, the apartment owner, was very helpful. I wouldn't hesitate to stay here again.

Our family of 4 stayed in this appartment the first week of May 2008. The appartment is small but practical en tastfully decorated. The small garden has a few hours of sun in the morning and is ideal for enjoying breakfast. Location is good: near the 86th Street and Central Park West subwaystation , the 86th Street bus and, further to the West side the Broadway and 86th subway station. Nice and quiet neighbourhood of tree-lined streets and classical (browstone)houses. Enough shops for groceries and fresh fruit available on the corners of the Streets and Columbus Avenue. I would like to recommend this affordable appartment.

We also really enjoyed our stay, although it was for only four nights. We were in NY because our son's high school band played at Carnegie Hall and a few other locations and it was very nice to return to the apartment in the evening after a busy day of concerts and sight seeing. The neighborhood is quiet and yet very close to restaurants and grocery stores and small boutiques. It's also less than a block to central park where my eleven year old enjoyed playing on park equipment. Both the metropolitan museum of art and the natural history museum are within a mile walk. And the apartment was more than enough room for five people because in addition to the two bedrooms there is a full sized futon in a space off of the dining area.

We very much enjoyed our time in this apartment. We were there for a month for work and found it to be very cozy and convenient. The apartment is on two levels, with the bedrooms downstairs. The one bedroom is nice and big, with a king-sized bed. The other bedroom is really small, with only a twin size bed. We didn't use that room, it might be a bit crowded down there depending on how many people you are going with. There is a bathroom within the large bedroom, funky but pretty useful in the night! There is also access to the basement from there, where the laundry facilities are. The upstairs has a decent kitchen, a nice little dining area and a good media system (TV, DVD, Internet). Nice warm bathroom. Also a great patio area! We weren't able to use it ourselves, since it was February, but we would look longingly at it a lot. The apartment is on a street of brownstones, very cool. There is a CVS pharmacy on the corner, and easy access to lots of restaurants. Central Park is only a block away, which I thought was fantastic! The subway is also only a couple of blocks away. The owner lives upstairs and is very helpful and easy to get in touch with. We really had a great time there. It's not fancy, but it has a cool funky New York feel to it.
