Couldn't have had a better trip. This was our second time in Costa Rica in three months and this was by far better than I had planned. Ivan hooked us up with his water taxi from Jaco and we pulled up on the beach right in front of his house. The location is key right next to the tiny town of Montezuma. Everything is mere paces away. The house itself was huge and so cozy with three master bedrooms and three master baths. I will definitely recommend this to everyone I know and return next year..

MONTEZUMA, AN UNFORGETTABLE TROPICAL EXPERIENCE

My family, (my wife, mother-in-law, and 2 beautiful children), spent 3 weeks at Casa Rutter. This is the second time staying in this remarkable beachfront home. Our family of 5 was very comfortable in this spacious rental. The home is situated on Montezuma's main beach, central to everything the town has to offer. You feel quite secure with the police station adjacent to the property. It was common to see the police patrolling the beach and Ivan's property. The house is very unique with barn-like doors that can be opened to let the ocean breezes flow freely through the house. Hammocks are strung on the spacious front porch that has a wooden table which seats 8-10 people, lending to entertain friends. A gas grill on the deck offers a chance to test your culinary abilities with fresh fish and lobsters the owner offers on certain occasions. The owner and his wife stop by now and then to check to see that their guests needs are fulfilled. Maid service comes every few days to clean the entire house and change out linens and towels. The kitchen has everything you need to cook in if you want to budget your travels. A satellite TV is available, but rarely sees any action. WiFi is available for your internet needs. It bears to mention that some "unfortunate" misrepresentation of this property has occurred through fraudulent websites on the internet. Be sure to communicate with Ivan or his business manager, Javier. This is the second time my family has stayed at this home and if lucky, many more stays will follow. I HIGHLY recommend this property for experiences that will last a lifetime. THANKS to Ivan and Francesca, and the ZumaTours staff. Ivan's House

The house is very good. The service is superb. The house is right on the beach, and at the edge of this bustling little town. The furnishings are of very good quality, and the house opens up wide to the sights of the landscape, beach and ocean. The kitchen is well-equipped. One of the bedrooms is air-conditioned. The house is comfortable and inviting. But the owner, an Italian of long Costa Rican residence makes the experience truly wonderful. He is warm, friendly, intelligent, and stands ready to fix any problem or make anything you wish happen. But he's not in your way if privacy is your desire. He brought us fresh lobster he had just caught. He brought us fresh snapper just out of the water. He provided us his home coffee grinder when we asked about that. We had a problem with a car rental, after we had already left his house, and he rescued us on that. I'd rent his house even if it were a shack, and not the nice home it is. His support staff excellence reflects well on him. Bravo!

My 2 younger kids and I stayed at Ivan's house and it was wonderful. It had all the accomodations needed and the beach was right there. Ivan was very helpful and his tour company "Zuma Tours" handled all of our excursions. They all took really good care of us and we are looking forward to coming back again.

Ivans house was an amazing place to stay in Montezuma!!!!! The location is perfect! Ivan was an amazing host!!!! My father, brother, uncle, aunt, and family friend stayed here for my wedding!!! My family absolutely loved the location, right on the beach, next to restaurants, and right in paradise. We all had an amazing experience for my friends and family it was home base for us, and a place where we all came together and had a blast! Montezuma was an amazing place to get married. We also had an awesome experience while we were there with the full moon and the humogous waves!!!! Hope you were able to repair the fence to your house Ivan! We stayed at Ivan's house from the 15th till almost the end of July 2012. It was simply a wonderful experience : the owners (Ivan and Francesca) were so friendly, generous, always available and helpful with anything we might need; the seafront view was gorgeous; the house unbelievably comfortable, nicely located at few meters from the center of the village. Our kids and our two little chihuahuas enjoyed themselves and my wife, our friends and I too, of course. I would strongly suggest anyone to consider a vacation here, even for a few days.

Ivan's house truly made me and my new husband feel like we were in paradise! There is nothing quite as amazing as being able to step out of the backyard and instantly be on a beautiful tropical beach, and just walk around the corner and be in town. I was very pleasantly surprised by how centrally located Ivan's house was, yet still far away enough to be peaceful and serene. When we arrived the fridge was stocked with beer and fresh-caught fish. Ivan came by to check on us and make sure we were having a great time, and helped us set up a tour with Zuma tours to Isla Tortuga; it was great. The kitchen has everything you need to bring home a nice bag of groceries from Super Montezuma and cook yourself a nice meal, and enjoy a fresh cup of coffee. At the same time it is close enough to town to walk over and eat anywhere you want if you feel like it (I personally recommend Sano Banano! yum!) For those concerned about safety and security, everything in the house locks up and there is a safe box to keep all your valuables in. On top of that, Ivan's house is right next to the police station. You are in good hands here. What really made our stay here perfect was the adorable little kitty that came and kept us company during our stay. My husband and I have two cats, who we were missing very much, and when we saw this little guy in our yard our first day we were excited. He hung out with us most of our stay! So if you are a cat lover, look out for the little grey and white kitty -- he is so sweet and will provide plenty of cuddles and play time, as long as he is not hungry ;)

We haven't even left yet and already wish we could stay longer. Montezuma is a great little town. Everything is close to ivans house. Ivan is a wonderful host. My wife and I came on our honeymoon. The house was way too big for us. 3 bedrooms and 3 baths. Very equipped kitchen. Ivan recommend two awesome restaurants and caught us dinner the other two nights. We even showed up to cold beer in the trudge. Thank you Ivan. Ciao

We were 2 couples who rented this charming house right on the beach. It felt very spacious and would fit 3 couples very comfortably. It's the perfect location as you are both steps from the beach and steps from town. Ivan , the owner, is so gracious, he brought us fresh fish a couple of times and also he personally took us out on a tour of snorkeling, Tortuga island and fishing..it was quite an experience. We all loved everything about our vacation and were so pleased with choosing Ivan's house...you will love it!

MISSING IVAN'S HOUSE!

Well I’ve been home for a little over a week now and I am really going through withdrawals. There was nothing greater than being able to step out your back door right onto a beach, or go around the corner to the town of Montezuma! The house was very well equipped and comfortable. Ivan was great, very hospitable and a pleasure to rent from. He brought us fish one night and we grilled them and had a great dinner on the patio. Our family also enjoyed the Zuma Tour to Tortuga Island that Ivan helped us set up. The Zuma Tour staff was so kind and went out of their way for my two year old daughter, thank you!! I am so happy we stayed at Ivan’s house, thank you so much for making our vacation one to remember! We send you and your family our best! Cheers! Misty, Fred & Ady

GREAT STAY AT IVAN"S HOUSE

we have stayed many places in Caribbean all very nice but Ivan himself and family are without a doubt the best host we ever had ...Checking in on us making sure all is well giving us fresh fish treated our adult children great ...great zumba tour to Tortuga snorkeling etc. letting us know where the fresh organic market was. let us hop on back of pick-up to get to next town when he was going. the house is great indoor /outdoor feel totally the way we would want in this town. also told us of good restaurants even though we cooked on grill a lot. we enjoyed zip line in area. it was great time relaxing in hammocks with great view of ocean. thanks so much Ivan you made our trip one we will never forget Nate loved trying to spear fish. We stayed at Ivans house for a week+ in January. We had the greatest time. The house is right on the beach and your right around the corner for the main street. Ivan was the best guest house host anyone could ever ask for. He really made our stay special. He caught delightful fish for us to eat and did anything and everything to make sure we had a fantastic time in Montezuma and at his house. We are so happy we stayed at Ivans he made our vacation a truly special one.

Excellent Stay at Ivan's House

We had an excellent stay of 4 nights at Ivan's House in early January, 2012. The house and grounds are very well maintained and comfortable. Upon our arrival from Jaco by boat, Ivan greeted us on the beach and led us on a tour of his property. Ivan is very hospitable and always looked after us. A minor issue that we ran into was taken care of in very short order, e.g., replacement toaster. We planned on trying the locat restaurants but the house was so comfortable that we had dinner on the patio every night and enjoyed the sound of the waves. Ivan's connection to Zuma Tours proved to be a great advantage when we wanted to book tours in the area. The location is great being right on the beach and conveniently located to the town and local walks. There was a bit of noise one night on the beach but it was not a problem. We plan on another stay in the future.

An absolute AMAZING place to stay!!

Our family of three and another family of two stayed at Ivan's last December (been meaning to post this for a while!!) and we had a phenomenal time. The house is Wonderful!! It's very open and being right on the beach the ocean breezes came through regularly. It was an IDEAL location especially having two small children (both 3) in tow. We were able to swim right in front of the house, walk to the waterfalls, and town. Everything is conveniently located around Ivan's house. Montezuma is a awesome, small, hip town. Ivan himself is WONDERFUL. He brought us fresh tuna and even prepared it for us. A truly gracious host with a wonderful family. We definitely would have LOVED to stay longer. We definitely would recommend this place for anyone wanting a spectacular, relaxing, authentic vacation and it's great for kids too!!

Great Host/Best stay anywhere

First time renting a house, hope our next experience will be as rewarding as this experience. You see "town" from the backyard lawn area and when you will walk thru the gate, you are on the beach. As we walked thru the house on the very first day, it was hard not too "pinch" ourselves to have found this. We cooked breakfast, most of our mid day meals in our wonderful kitchen and dinner four out of seven days stay. Refrig and gas stove top, (no oven, who needs an oven here)....Yes, there is a hostel close by, this was "refreshing" to see, instead of being next to "high rises"....Everything is within 5 minutes walk from house. Our host....he was very warm, friendly and generous in all aspects of how he took care of us with suggestions on what to do, where to go for activities, eating or shopping. If you want to go somewhere to relax and have the option to do "activities", which there is alot to do if you want to (we zip line one day, snorkel another), I would recommend this property (and Zuma Tours) to anyone who wants to feel at home away from home. Great Montezuma Beach House!

My family of 5 stayed at Ivan's House for four days in August 2011 and loved it. When we first arrived, we knew we made the right choice. The home was a perfect size for us all (adults stayed in air conditioned upstairs room, while boys stayed in 2 downstairs bedrooms, each with a bathroom attached). The home is a funky, unique oasis just a one minute walk from the center of Montezuma. We never actually cooked because Montezuma has many great restaurants to choose from, but we did eat breakfast at home and enjoyed having a full kitchen for that meal. I had the best nap of my life, swaying in the hammock on the covered lanai, listening to the sounds of the jungle on one side of the house and the ocean waves on the other. Ivan, the owner, was absolutely fantastic and took great care to ensure all our needs were met. If you go and don't mind a challenging hike, absolutely don't miss the Montezuma waterfalls. The trail starts just about 1/8 mile from Ivan's House. Also, the Zuma Tour trip to Tortuga Island was great fun. We also used Zuma to hire a driver/guide to take us to neighboring beaches at Malpais/Santa Theresa. Those were great too, but I'm glad we chose to stay in Montezuma. Great pick for adventure seekers!

I wish that I had sufficient time to write a full review of everything that we enjoyed about staying at Ivan’s beach house, but alas due to time constraints, I will have to keep it short (which just goes to show how many things there are to boast about). Firstly, the location of the house could not be better. You are a stone’s throw from not only the water but also the town, and thus all of the amenities that come with that (restaurants, grocery store, tourist shops, tour guides, trails to waterfalls and breathtaking mountain views, etc). Literally a 1 minute walk to anything you may need. Secondly, the house is beautiful. The layout makes it a true beach bungalow, and the four of us had more than enough space. All of the windows and door shutters open wide so you can let in the natural light in the day and the kitchen has all of the conveniences you may need if you choose to cook during your stay (we cooked nearly every meal in house ---even grilled fresh lobsters! Yum! ---so they already have everything). The bedrooms and bathrooms are comfortable, and while there is no central AC, the fans in the downstairs bedrooms were always sufficient, and the upstairs unit kept the loft bedroom cool. Comfort was never a problem. The housekeeper is a lovely lady that even did our laundry (since we arrived from previous travels with wet/dirty clothes). Thirdly, the folks that work for Zuma Tours are awesome and really go out of their way for Ivan’s guests. We got special rates for our activities, and our snorkeling guide even got live lobsters for us from fishermen at an unbelievable price when we went on the Isla Tortuga excursion (highly recommend it!!). Ivan will personally make sure you have a great experience while staying at his beach house, and he cares to maintain that reputation. We highly recommend staying here. Pura vida! Fantastic Place for a Real Vacation

I went to Montezuma with my family during Eastern. Ivan's House is more beautiful in person. The house is very comfortable, with a full kitchen and cable TV. But what made our vacation memorable was the warm and personal attention we received from Ivan and his wife, from information to organizing tours for us, and who can forget those wonderful lobsters that he brought one afternoon along with the recipe for the perfect pasta with a creamy lobster sauce! We can wait to go back.

Ivan's house is owned by a delightful Italian ex-pat. It is precisely 12 steps from the hammock to the beach. Ivan also owns the local tour company. We stayed at this well-equipped house for 2 weeks and Ivan even brought us fresh fish and lobster. Maid service was every other day. However, if you need to have ultramodern conveniences please be aware that this house is for those with a sense of adventure. It perfectly reflects the funky vibe of this town which is at the end of the road at the end of the earth. Airconditioning upstairs, 3 bath/3 bed/5 min walk to town/centrally located yet quiet... My 2 college aged kids/wife/myself had plenty of room. Can't wait to do it again. Perfection!

Beautiful wonderful and a great beach scene. You can just relax or have an active vacation it would depend on your choice. Walk to falls and beaches, snorkeling, fishing, night life, beach time, EVERYTHING What I like must was Ivan coming to check on us and and help. Great value for the price.

Our family had originally booked five nights at Ivan's House, but we loved it so much we stayed for an extra night! Ivan's House is a dream paradise! I look at our pictures and still have a hard time realizing that it was all real! Ivan and Franchesca were amazing hosts! They helped us set up all of our tours through Zuma Tours, which were all amazing! We highly recommend the snorkeling tour! The house was exceptional, the view was breathtaking. We are already planning our next trip!
