A wonderful experience, being in Rome for Easter. We arrived on Saturday and Niccolo met us, helped us park the car and bring our luggage up to the apartment. He made certain we had everything we needed before turning over the keys to us. Our family consisted of 4 adults and a 6 year old boy. There was more than enough room in the apartment and it was extremely comfortable. Large TV screen with many channels and shows in English and Italian. A washing machine and even a computer were available to us. In addition to getting us settled, Niccolo put us in touch with his good friend Simone and we scheduled several tours. Simone is a wonderful and extremely knowledgable guide and so personable that he helped make our stay even more memorable. There are restaurants, markets and bakeries all within a couple of blocks of the apartment and also the ability to stay in and cook meals in the full kitchen. We brought some canned goods with us but discovered no can opener and did not know where to purchase one. No problem, Niccolo brought us one. I believe that is far and above his duty as a landlord. We would highly recommend Niccolo and this apartment (he has other apartments as well) as a great place to stay while visiting Rome.

Excellent Rome apartment with lots of charm, space and comfort

This apartment is truly a wonderful find in Rome, so much nicer than staying in a hotel (even though it is situated above the Hotel Medici). Ideal for families with its L-shape setup. On one end, there are two adjoining nicely lit rooms perfect for 2 adults and 2 kids with a dedicated bathroom. The closet space was great, you never felt like you were tripping over your suitcases. On the opposite end, there is also a 2nd bathroom and huge bedroom with ample closet space which leads out onto the spacious terrace. Amidst the flowers and plants, there is a nice stone bench where on many nights we sat eating gelato and snacks with the kids under the starry Roman sky. So nice to leave the door open between the terrace and the living room and feel the breeze ventilate the entire apartment without hearing all the traffic noise below. The furnishings are up to date, comfortable and clean, and the kitchen is well-stocked. We enjoyed the wonderful WIFI. For our 1-week stay, it was such a convenience to have a washing machine and a terrace to dry clothes. We really liked the Via Flavia location, a 5-minute walk from Repubblica Metro on the main subway line and 10-min walk to Termini train station. We also walked from Piazza Navonna / Pantheon to the apartment in 30-40 mins. There are so many restaurants (highly recommend Ristorante Da Giovanni for down-to-earth cooking and the more upscale La Pentolaccia) and little shops nearby, and most importantly a wonderful gelato shop called Gelataria I Caruso right around the corner (turn left out of the hotel, and immediate left on Via Collina). Do check out the memorable Santa Maria degli Angeli designed by Michaelangelo, within 5 mins walk. After a full day of sightseeing, it was such a luxury to take the elevator up to the apartment. I have to say that our experience was made all the better by Niccolo’s attentiveness. Even before our trip, Niccola was so responsive to our many emails and provided helpful advice about getting from the airport to the apartment. On the first day he met us promptly outside the apartment and was patient in showing where everything was and offered good recommendations about the nearby restaurants. He even came by 2 days later to check on whether we found everything ok. All in all, we would gladly stay here again on a repeat visit to Rome!

Niccolo' was absolutely charming, the apartment is gigantic and has every thing you could need, and it is on a quiet street with minimal noise. The Ikea furnishings make for a sleek modern feel, but the apartment also has historic features that are beautiful and unique, like a porcelain fireplace. Even though it was January we enjoyed the terrace in the morning sun, and the apartment is full of light in the day. Be sure to visit the cheese shop and spice store around the corner in Via Collina.

We stayed 3 nights and were greeted by Niccola. The apartment was perfect within walking distance major attractions and termini. The apartment was large with 2 wings joined by a common area and outdoor terrace where morning coffee and afternoon wine could be enjoyed. An computer for ones use was convenient. The apartment could be reached by a lift. There were many great resturants across and down the street, as well as fesh market on the street. The was well appointed and gave a feeling of old world charm. It was a most delightful stay and would recommend this apartment to anyone.

This property was incredible, as was the owner, Niccolo. This spacious apartment was the perfect size for our family of 4 (3 bedrooms, 2 baths- one with a shower and the other a tub). The kitchen was well equipped. The dining area was large, easily seating 6 people. The AC worked perfectly during our stay, a welcome treat each day during a HOT August week in Rome. The property is conveniently located close to the Termini, the Coloseum and many other Rome attractions. Other features included a computer with WiFi service (great for our teenagers), a flat-screen TV with cable and elevator access. This property was very clean and modern, as shown in the pictures. We also quite enjoyed our morning coffee and our evening glass of wine on the outdoor terrace. Why would anyone stay in a cramped hotel room- for the same price (or less) you get a home! We would most definitely stay here again, and would highly recommend this apartment to family and friends. Niccolo was extremely helpful, friendly and a great communicator. He also arranged our transportation to and from the airport. Thanks Niccolo!

My family of 5 (adults) stayed at this Rome apartment for 5 nights in August 2011 and we all agree that it was the perfect choice. Right from the start Niccolo was quick and responsive to all of our questions and requests. When we reached the apartment we were truly blown away by the size and location - we couldn't believe that we had scored such a lovely place at such a reasonable price. Unfortunately, we did not get to meet Niccolo personally but he appointed Romeo to take care of our arrival and needs. Also, another big thankyou to Niccolo who recommended Simone as our tour guide at the Vatican - we all had a wonderful experience and felt truly blessed to have had such a nice, warm, knowledgeable guide for this memorable tour. 2 thumbs up for this place and Niccolo & friends - you're the greatest!! Easter 2011 - Loved our stay at Flavia Rooftop Apartment

My wife and I spent 6 weeks in Italy in April/May 2011.Our party consisted of us, our two teenage kids (18 and 17) as well as my wife's parents. Rome was our first stop in Italy and we stayed at Niccolo's apartment for 7 nights. We loved our stay at this apartment. It was a convenient walk to Termini and Piazza della Repubblica where there is another Metro station. We love walking, and from the apartment we walked to places such as the Spanish Steps, Trevi Fountain and Vittorio Emmanuele Monument. Although these walks might be 20 minutes or more, they are reasonably flat and the seniors in our group had no problem. There is also the #40 bus which will take you back to within a 5 or 10 minutes walk of the apartment from most of the major tourist attractions. Definitely get the Roma Pass which give you public transport as well as allowing you to bypass the long lines at places such as the Colisseum. In Via Flavia (the street the apartment is in) there are a couple of restaurants (we liked the 'Sorriso' just across the street-good value and nice people) and also a number of shops selling bread, fruit, meats etc. It is a fairly quiet neighborhood compared to some areas that have huge numbers of tourists, and these shops with their mainly local clientele gave us a nice introduction to the Italian lifestyle. Just walking around the streets you'd see locals walking their dogs, chatting with the shopkeepers etc. You will find a few tourists in this area but as I say it is mainly locals, which we thought was nice. Food and drink was also cheaper in this area than in the more touristy districts. There is a large supermarket (Conad) about a 10 minute walk due south in the direction of Termini. Would only be a 5 minute cab ride if you didn't want to walk with bags of groceries. As other reviews have said, the apartment was spacious and comfortable and we appreciated the WiFi network and the PC. Having the little terrace was great, and we were also able to use the clothes-lines on the rooftop of the building, one storey up. We took up Niccolo's suggestion for Carlo to pick us up from the airport. Carlo has a nice Mercedes van and at 90 Euro for 6 people and all our baggage we thought it was good value-door to door service. He is very knowledgeable about his city and can give good advice about things to see apart from the well-known highlights. We booked Carlo to pick us up a few weeks later after a side-trip to Egypt. We would highly recommend this apartment.

My husband and I and our 3 adult children stayed a week in the Flavia Rooftop apartment. It was spacious, comfortable and very clean. The pictures do not do it justice. We were able to walk to most of the sights, the apartment was centrally located. Good restaurants and grocery stores were very close to the apartment. Close to Termini and the Republica Metro stops. I would highly recommend this apartment to anyone interested. Do not hesitate to book this apartment!

We all loved this apartment! Rome was our final destination on a 6 week European tour and children voted this to be their favourite apartment of all. I had been nervous using a site such as VRBO for the first time.....sending money to someone I didn't know etc.... Well I can assure you that Niccolo was a perfect gentleman. His intructions to the apartment were clear. He met us at the appointed time, helped with our luggage and explained the apartment amenities clearly. We found it more spacious than expected. There was plenty of room for our family of 5 and our luggage. Our teenagers appreciated the effort Niccolo went to in making sure they each had their own bed to sleep in. Two teenagers had a queen sized bed each, with the third on a comfortable single bed. The free wi-fi was well-used by the tech savvy teenagers and there was also a computer for our use too. We appreciated the CNN news channel in English - while we were in Rome our home state experienced severe flooding so it was important for us to be able to keep abreast of the news. We loved the location. We only used the subway once - when going to Vatican City. otherwise everywhere was within walking distance. Trevi Fountain about 20 minutes away and 30 minutes to Palatine Hill. We really enjoyed the local eateries and shops. We definitely recommend La Lampada just around the corner from the Via Flavia (turning right when leaving the hotel) - great antipasto and delicious wines. The owner pulls out the fancy Reidel glasses when you order a nice bottle for 16-18 euros. The fruit man down the road to the right very friendly. And the deli with the meat section (to the right as you leave hotel) was fabulous. very friendly staff there and delicious takeaways to take home and heat up. Thank you, Niccolo, for keeping this spacious apartment so well priced. We will certainly recommend it to family or friends travelling to Rome.

We loved our stay in Rome.This is a great apartment very large ,comfortable and clean. It has very large bedrooms , and was very quiet.The photos on your website are very accurate ,although the spaciousness is more than expected. We would have loved to spend more time here and next time we will come in the warmer months to take better advantage of the private terrace. The heating was perfect for the colder weather. It was great having a computer to use , the kitchen worked well as did the laundry /washing machine .Probably only minor issue is there is no kettle . Very small problem though ,everything else for cooking was was provided .Having 2 bathrooms was fantastic too. I would not hestiate to recommend this lovely apartment to everyone.We enjoyed all the food shops in the street , fruit and vege, deli and restaurants,we would recommend eating at La Locanda Bacco (turn right when you leave the hotel entrance, just about 100 metres , it was cosy with good selection of food and wine and friendly staff.It was very easy to get around Rome and walking distance to most sights. ps, Niccolo, Thank you for letting us stay in your great Apartment Niccolo. I am sorry we didnt get to see you to say good bye, but it was a pleasure meeting you. Rome is a great place and your apartment just made it that much better.Oh and I couldn't find the guest book to write in .Regards Roberta Walker

My family and I (3 children ages 18, 16 and10) had 5 nights in Rome and absolutely loved the apartment and Niccolo is truly a wonderful host. The pictures of the apartment do not do it justice. It is much larger than we expected and extremely quiet. The neighbourhood is so beautiful and Niccolo was more than helpful with everything we needed. Everything is a stones throw away from the apartment with a gelato shop just around the corner that was absolutely to die for. The restaurant directly across the road from the hotel is fantastic and very reasonable. There is a market in the next block which became our local the fresh bread is a must. Carlo met us at the airport which was wonderful, he is so friendly and accommodating with a great knowledge of the city as well. Niccolo we thank you so much for such a wonderful stay and we will definately be back to stay no questions asked

The title is not an exaggeration at all, the space was great there was A/C the accessibility to all of the major sights was a huge plus. The kitchen and washing machine were great, I'm trying so hard to find a single thing that wasn't in order and I cannot, The balcony was stunning and the restaurant right across the street was very nice too. Oh and I can't forget how nice Niccolo was, he was awesome in answering all of our questions. I really cannot recommend this place more highly it was everything a person wanting to get a taste of rome could ask for.

This was an amazing apartment that had been thoughtfully renovated with an eye to traveler's comfort. The beds were very comfortable, each room had it's own air-conditioning unit, the kitchen was small but well fitted out and perfect for our needs, and the combination lounge/dining room were light, lovely, and comfortable. Plus the terrace is great! There was a sense of privacy, the noise was kept to a minimum (depending which bedroom you were in there was a little street noise), and the neighborhood was excellent. Try the gelato shop around the corner to the left as you leave the hotel - amazing! Shops for food are within a block or two, a bancomat across the street, and it's an easy walk to Termini Train station. We all (husband, 14-year-old daughter, my sister & her husband) LOVED this apartment.

Great location and wonderful villa!

We spent 3 enjoyable nights this June 2010 at Villa Flavia. And would have liked to have stayed longer. Niccolo our host was wonderful. He met us, helped us get oriented to the Villa and also helped us arrange pick up at the airport by his friend Carlos with his comfortable van for 90 Euro. It was so worth it. Carlos was wonderful. We had door to door service and a great introduction to Rome on the way. The location is perfect in the northern part of Rome. Away from the touristy areas but with shops so close, the bus around the corner and our favorite restaurant right across the street from the Hotel Medici entrance (the one on the left). We ate dinner their twice, the food was great and the owner and his staff made us feel like family. We walked to the main Termini to grocery shop (lower level by the Via Marsala entrance) and got our train tickets to Florence and our Roma passes at a little news stand there. A good street map is necessary for wandering in Rome. We used Rick Steves and the free ones in the lobby of the buildings hotel. We also walked to the Trevi Fountain one evening and felt very safe. We also walked to the Galleria Borghese very easily. Having the Roma Pass enabled us to get on and off public transportation with ease, so we used the bus to get to the Colosseo and the Vatican. We didn't always get on the right bus but we eventually got to where we were going. Having the computer was great for the 12 year old in our group to play games on. And we used the wi-fi with our own computer. The kitchen was fine for our breakfast and evening cocktail hour. We did get pizza to go from one of the little grocery stores/deli down the street, to the right. Just heated it in the oven and enjoyed while we sat on the lovely terrace, sipping our wine and drinking our beers listening to the sounds of the neighborhood. We would definitely recommend this villa and would love to come back. Ciao!

This was our first experience with VRBO, and we couldn't have been more pleased with this apartment. The neighborhood is charming and quiet, the apartment's comfortable, and we had everything we needed. We also appreciated the location, which is only a short walk to Termini. We highly recommend this apartment for your visit to Rome.

My spouse, brother, sister-in-law and I stayed for 1 week. First let me thank Niccolo who was the perfect host. He is Mister Everything. From helping with bags to the room, to giving a detailed introduction to the apartment and the neighborhood. The rooms have obviously been recently decorated. Beds were comfortable, everything was spotless. We had our own computer for the Wi-Fi but the apartment also has a computer . The area is walking distance to the Trevi Fountain and the Spanish Steps. We also walked to the Forum without much difficulty. The Roma 3 day Pass was an excellent buy as it includes all Rome transportation and 2 free museums for 25 euros. Even took the subway to the Vactican. Niccola convinced us that the both buses and metro are very easy. The apartment is in the same building and on the top floor of the Medici Hotel. The front desk staff is also helpful. They arranged for two of us to leave by taxi to the airport. It was a very early departure. The cost was 50 euros for the 45 minute drive. Sounds high but we had already checked the rate and this was very reasonable. For groceries there is a couple of local stores a couple of blocks away. Exit right (Via Flavia) when leaving the hotel. The first one is a bit larger and has about everything you would need. Unfortunately the staff is not very accommodating or friendly. We preferred the smaller fruit and vegetable place a little further down. Not as much selection but well priced and the owner is very friendly and helpful. For restaurants we would recommend Restaurante Da Giovanni on Via Antonio Salandra. Great food. Near the Trevi Fountain we stopped for spaghetti at L'Archetto. Their specialty is spaghetti. So many choices it was hard to decide. Lots of locals there and we noticed that they ordered spaghetti samplers. The spaghetti arrives on a plate divided into 3 parts. Wish we had noticed earlier. For a special night out that is a little pricier you cannot go wrong with Ristorante La Pentolaccia on Via Flavia and Via XX Settembre. Also there is a great little bakery called Strabbioni. Turn right on Flavia, then a quick left. It is on the right. Went there a number of times for great paninies, baked goods and cappaccino. Friendly staff. My brother stayed a couple of extra days in Rome. He asked Niccolo if there was anything available. He had to juggle a bit but was able to put them in a 1 bedroom. They loved it. Thanks again.

Great for a Family

Flavia rooftop was an excellent place for our 7 night stay in Rome. We had 4 adults and 3 kids and the apartment was roomy even with all 7 of us. The biggest benefits of the apartment are the 3 full bedrooms, the computer, the terrace, and the newly renovated bathrooms. It was very peaceful. Our kids may have caused some noise, but we did not hear from anyone else. Maybe it is the old thick walls? The location is excellent. It is a 10 minute stroll to the subway (Metro), which whisked us around the city. Termini train station is a 15 minute walk at most. Also there is a full service supermarket called Conad, 4 blocks away. (Goito/Gaeta) Termini has a 24-hour supermarket that is always busy, but works in a pinch. The kitchen is small, but OK, and having a washing machine was esential for us. I asked Niccolo about transportation from the airport and he put me in touch with Carlo. (Note Carlo and Niccolo both speak excellent english.) I emailed Carlo, who responded immediately. Carlo picked us up in his full size van and drove us to the apartment for 90 Euro. I'm not sure what the price of two taxi's would have been, but having someone waiting for us and helping with bags and introducing us to Italy was well worth every euro after a long trip. I highly recommend this apartment for a family.

We are just finishing a 3 week stay in Flavia rooftop: Amazing, perfect and flawless are all words that describe our incredible time here. The apartment is large, clean and very comfortable. The balcony is lovely and Niccolo is the best. We have had all of the comforts of home and much more being in this incredible city. I highly recommend Flavia Rooftop- the location is perfect and there is nothing I would change about the apartment.

We stayed at Flavia Rooftop 2 after our 10 day cruise. We thought we had a wonderful Eastern Med.cruise until we arrived to the apartment. It was so much more than we expected. Although our stay was only 4 nights, it was the icing on the cake for an amazing family trip. We had 4 adults and 2 teenagers with us and always had enough room to rest and enjoy. My wife and I had not had a real vacation in many years so we decided to visit Italy (our first time) this year. We took another couple with us and stayed at Niccolo’s apartment, Via Flavia Roof Top #2, for four nights in September 2009. What a gem! With two bedrooms, two full bathrooms, a fold out couch, full kitchen, computer/wi-fi access and television we were in heaven. The neighborhood was perfectly located for access to the train station and major tourist attractions. It was quiet and cozy. We dined within very short walking distance three times and had access to quick breakfast pastries and great espresso coffee daily. While Niccolo was out of town, his brother and another assistant, Romeo, were quite helpful in settling us in. We hope to return next year with our two sons, and highly recommend this spot to anyone looking to make the most of their stay in Rome.

My wife and I, our 14 year old son and 11 year old daughter stayed in this beautiful apartment in mid-August 2009. To echo a previous comment it was close enough but not too close to Termini station, which really helped when taking buses back to the apartment, because all we had to do was look for one that was going to Stazione Termini and jump on it and we knew we were heading “home”. We often got off a few stops prior to Termini and saved ourselves even more steps, but if we were going to the Trevi Fountain / Spanish Steps area we could just walk all the way there from this apartment. However, there are also other metro stops closer to the apartment than Termini which was also very nice.The interior is incredibly spacious (2 full bathrooms!) with sleeping areas are all over the apartment. Our children were old enough to be in one end and we were in the other end, giving us all the privacy that we wanted. We stayed in VERY hot weather and the two air conditioners were awesome. We brought a few laptops on our trip and the wireless worked great, but there’s also a PC in the apartment and Niccolo was able to supply us with a headset to use that made using Skype that much easier (2 cents/minute to call home!) As for the neighborhood, right down the street is a store that sells pizza, cheese, bread, salami, wine, soft drinks, etc…it was great for purchasing lunch or a snack to bring back to the apartment. Also within a block or two were coffee bars for breakfast or lunch (eat in or take away) and an awesome gelato bar right around the side of the building. Finally, there were plenty of dinner restaurants right in the neighborhood, and to keep with a family vacation tradition, we ate across the street from the apartment on our last night in Rome and ended up having a great meal behind the bamboo at Henry Cow. We whole-heartedly recommend this apartment, it is a big part of our family’s “experience of a lifetime” that we had on our 2009 European vacation.

We stayed at the wonderful Rome apartment for 5 nights in July 08. My parents as well as my husband and two sons were very well accomodated. It was spacious and very clean and Niccolo was a great help in our first stay in Rome. The neighborhood was very quiet but had restaurants and shops for our every need. It was easy to get to public transportation to access all the historical sights. It was very nice to have a computer for our usuage. I highly recommend this place to friends and family. Thanks Niccolo, we has a great time in Rome! The apartment was very nice, clean and comfortable and a lot larger than we expected. It was also very helpful to have a computer available for guests use. It was very handy in determining how to get around the city, and helping us to determine what we wanted to do. Location was fantastic, just a 10 minute walk to the train/bus terminal and lot of other sites around Rome. Niccolo was very helpful and nice, as were the hotel staff below the apartment. Would definitely look forward to staying there again whenever we get another chance to visit Rome!

We are just wrapping up a 4 night stay at Flavia Rooftop, taking advantage of the computer here for the last time. It is a very nice apartment; spacious and quiet, with a full kitchen and a washing machine. We can recommend La Locanda Bacco down the street for excellent food and a good wine list.

We spent five nights at Flavia Rooftop 2 with our three children. The apartment was great. It is large, well kept and has wonderful old world charm. It was nice to have a computer with internet access. The neighborhood is very good. Plenty of places to eat and it is within walking distance to most of the sights. It is easily accessable to the subway and to Termini (without being too close to Termini). We felt very safe in the apartment and in the neighborhood. We were out until nearly midnight several times. Finally, Niccolo the owner is very good to work with. He provided useful advice and was genuinely concerned that we enjoy our stay. His family owns several apartments in the building and they take pride in it. When we return to Rome, this will be our first choice.

We stayed in the apartment March 7th -12th 2009. The apartment if absolutely perfect! It has all the comforts of home. Your home away from home. Situated in a wonderful, safe location. Most everything is within walking distance. Literally, the butcher, fresh cheese, vegetables, herbs, deli, cafe, restaurants, and buses are a block away. A Harley Davidson rental is two blocks away. the metro 5-10 minute walk. It is a 10 minute walk from the Termini. You can walk to major sites too! Niccolo is very helpful and is available by a phone call or an email.

What a perfect vacation spot. A beautiful location for sightseeing. The neighborhood has wonderful restaurants and grocery shopping. The pictures of the apartment don't do it justice-from the open terrace to the immaculate conditions. Would return again.

A great apartment in a residential area, close to the center and well comunicated with more than 6 buses lines (coliseo, Vaticano....) and 10 min walking to piazza Spagna. Very quiet and clean , full equiped and perfect with children. A marvellous ice crem hand made shop when you go out turning on the left and nice food shops (cheese, pasta, food to take away...) at the same street. A marvellous sunny terrace during the day and perfect to take a cup of wine at the evening. I hope to return soon¡¡

We have just returned from spending 6 nights in Rome. The apartment was fantastic. There was plenty of room in the apartment for the four of us - four adults - parents and two grown daughters. Convenient location to all Rome sites and mass transportation and the neighborhood was also excellent. This is my second experience using VRBO - the first was to rent a London apartment in 2006 - and both of my vacations were more enjoyable because I used VRBO. We just returned from our holiday in Italy and the highight of our trip was our time spent in Rome. From the moment we arrived, Niccolo was a gracious & welcoming host. The apartment is an absolute delight! Meticulously clean, very comfortable with wonderful amemties including aircon, satellite TV, computer and the amazing terrace. The apartment is in a wonderful neighborhood that is safe, convenient and charming. Nearby shops & restaurants were great and the location above the Medici hotel added extra benefits - especially for making restaurant reservations. We are looking forward to our next trip to Rome and staying at Flavia Rooftop.

My wife, three young children and I have just spent five wonderful days in Rome finishing a beautiful trip through Italy. Niccolo's apartment was an absolute pleasure and made for a quiet, restful, clean and very friendly place for downtime, conversation, reading, computer work, cooking in, eating, and getting much needed sleep. The rooms were spacious, the beds very comfortable, the floors, walls and bathrooms very clean and in excellent condition. There was a generous room that could be used as a study or third bedroom. The large terrace adjoining the master bedroom and dining area with potted plants was a real plus, and provided a nice view, a peaceful space and a non-touristy ambiance. In addition to two bathrooms with bidets, a shower, bathtub, washing machine, dishwasher, microwave, full kitchen, refrigerator, freezer and a new desktop computer, there was wi-fi access for laptops, and a new large screen color television. Also provided was cookware, dishware, and utensils, an ample dining table accommodating six people and air conditioning. The apartment's location was perfect, on a quiet street with ample good restaurants and groceries, a great coffee bar across the street, and several key bus stops. It was a ten to fifteen minute walk from many highlights in Rome and we felt very safe strolling with the kids at night. The apartment has belonged to Niccolo's family for many years and occupies the fourth floor above a lovely hotel which is quiet with a friendly desk staff always helpful in giving directions, arranging transportation to the airport. A nicely prepared book welcoming guests to the apartment and providing recommendations for sightseeing, meals and shopping was another plus. Niccolo was kind, his English was excellent, and he gave full instructions in the use of the appliances. Some of his previous guests have lived in the apartment for two to three years at a time. We would definitely stay there again.

The flat is very comfortable and really pleasant especially with its sunny terrace - the layout is easy, the furniture clean and new,and Niccolo, the landlord was very helpful and attentive to our requests. I can think of no drawback to this place and we spent about eight nights there, along with two friends. Also, it is in a lovely old palazzo with beautiful details, the first three floors are a hotel but it is very quiet. The address is perfect for the nearby very good restaurants and grocery stores, and is within a comfortable walking distance to the major sights of Rome, and to Termini railway station. I would definitely stay there again!

The apartment was very nice and in a perfect location. Niccolo was nice and easy to work with. The apartment is comfortable, spacious, and the hotel staff below are very nice. We enjoyed having the option of cooking or going out to eat and somewhere to rest comfortably between sight-seeing or during rain. The terrace is also very pleasant in good weather. The train station is a 5-10 minute, easy walk away and all of the city is accessible from this location. We had a wonderful time!

We were very happy to find this apartment to stay in during the Christmas holidays. We were the first ones to use it after it had been renovated. It is an easy walk from termini train station. We took the train from the airport and again to Florence and Pisa. Niccolo was very easy to work with. We loved the ristorante "Il Sorriso" which is right across the stret. We will stay here again!

Flavia Rooftop 2 for us was a great place to stay. We chose to take the train from the airport and walk to the apartment which is an easy walk with only one rolling suitcase each - maybe 10- 15 minutes. We were anxious to see Rome so the walk stretched our legs in fresh air after a long flight and train ride The street is a quiet one with four restaurants to choose from after sight seeing all day. It is a neighborhood and not "touristy". Down the street is a florist, meat market and other businesses. We were an hour late arriving, but Romeo(loved the name for the first person to meet in Rome)greeted us with the keys and answered our questions. The apartment is very spacious. What we appreciated the most was access to the computer to keep in touch with family! Getting use to the Italian keyboard was a challenge! In the morning I opened the window and was greeted by a neighbor who waved then told her husband to come and wave. What a beautiful welcoming after our first night's rest. I was pleased with the beds. The apartment is as nice as the pictures. The weather was too cold to take advantage of attractive terrace - which is a rare to find.Each day we took a different route walking and saw different parts of Rome. We felt that we didn't see tourist Rome, but we experienced Rome with this apartment as our base. When we got ready to leave, Niccolo was very accomadating concerning leaving the suitcases to go to breakfast. I will be delighted to talk with anyone comcerning this apartment or tips concerning Rome. Betty
