Amazing Getaway

This place was jaw-droppingly amazing!!! I cannot stress enough how great the view of the ocean is. It's close to EVERYTHING including a convenience store for almost any need. Not to mention Senor Frogs being RIGHT ACROSS THE STREET. Now this condo is just right for a family or a girls/guys weekend. The pool is fantastic and the beach is well maintained. There is 24 hour security and they are very friendly. If there is something you need and can't get your own hands on it, they will be more than welcome to help you out. Now entertainment is just a hop, skip and a jump away from the condo. About a 5 minute walk in which case the natives will make you feel more than part of the culture selling little trinkets along your stroll. Once you get to the main part of the strip you are amongst the greatest nightclubs/bars Cancun has to offer and you don't have that far to get back to your residence. I would recommend any big family or a group of close friends stay in this condo.

What a view!

I would go here anytime again! Had a great time with friends and family in this unit. BREATHTAKING views, easy access to beach, pool and snack bar located right in front of you. Less crowd. Walking distance to ALL the needs/wants including restaurants, local shopping, amenities, mini grocery list , clubs etc.. Unit was maintained very clean, lots of space. We were a family of 12. Kids had fun time too. Kitchen could have been a bit bigger, and 2 out of 4 rooms could have had more closet space, but other than that no complaints. I would go there any day again to sip that morning coffee on the balcony during sunrise! That alone was worth it. Highly recommend it.

I stayed in this amazing condo with my friends (9 people), every one have a great time, the property is very well located and its arquitecture is very luxurios, but the price we paid was fair. The service we hired was EXCELLENT, I have nothing but to recommend this place.

Family Reunion

With 10 family members coming from three different countries this was a big event that required 5 star accommodations. The location is perfect, walking distance to shopping, restaurants and amenities. The condo itself is in the premiere condo complex in Cancun, everything is first class including the friendly service staff and security personnel. The ocean views from the condo are phenomenal and you really are right on the beach. Pool and pool bar are great with very reasonable prices, did not use the tennis court but it looked in good shape. I normally do not do reviews online but since we plan to go back again this year thought I should put in a good word to the owner, who really is an awesome guy. Cannot wait to get back to Cancun!

I so loved our condo it was great fully furnished and the view is absolutely beautilful we will be back next year 4 bedrooms 4 bathrooms everybody had they own privacy it was so clean and it looks better in person then the pics thats on the website its quite, its comfortable and its a home away from home i would definitely recommend anyone to stay here. WOW!! WHAT VIEWS! AMAZING VIEWS! FULL ACCESS TO EVERYTHING! POOL, ELEVATORS, SPA,

FULL ACCESS TO POOL AND ELEVATOR. NO RESTRICTION ISSUES WITH THIS UNIT. HOME IS PERFECT! LAST REVIEW WAS EXAGGERATED REVIEW FROM DISGRUNTLED GUESTS. My family had an amazing time! The views in this place are worth a million dollars alone! Nothing like it! We had made our reservations back in November of 2010. All the reviews were great! 5 star. And then before our trip date in end of April, we checked onto site again to look at the pictures. Needless to say, we saw the 1-Star Negative Review the owner received. We were a bit nervous and called him immediately to know what is the issue with Common Area access? Leon had been responsive from the beginning so the review posted April 20 began to worry us. Leon was open and transparent about it all. To start, he immediately provided us proof that the home had no restrictions, and all areas were accessible. The former guest arrived to the home during a heated Court Dispute between the owner and the Home Owners Administration. The guests ended up in the middle without Leon knowing about it until AFTER GUESTS CHECKED IN. He was blind-sided with a random act by H.O.A. When guests arrived, Leon was notified his guests were not allowed in the common areas. The home was in perfect condition, but guests had to use stairs that day. It was the punishment onto the owner through inconveniencing his paying Guests. Leon explained it was Easter weekend and he was helpless that weekend because all offices were closed. He could only speed up the process the following Monday. Leon offered the group a partial rebate and extra services as compensation, but they refused all offers. In result, THE OWNER REFUNDED 100% AND GAVE THEM $300 EXTRA DOLLARS AS A GIFT. Leon explained to us that, it was a bad act of timing and some spiteful actions from administration which the group of guests fell in the middle of. BEFORE MY FAMILY ARRIVED ON APRIL 26, LEON HAD ALREADY HAD SETTLED ALL ISSUES WITH MAINTENANCE ADMINISTRATION AND HAD PROVIDED MY WIFE AND I WRITTEN PROOF. Besides the owner, the manager Sandra was really great! She offered us a variety of services at really reasonable prices. She check on us several times and even made a short visit mid-week to make sure we were comfortable and had everything we need. This was a 5-Star stay and we are really glad that the other Twenty (20) 5-Start reviews all were 100% true!! Thank you Leon! Thank you Sandra. See you all next year in Summer 2012! We are coming back for sure!

No access to pool, elevator and common areas!!!

When I read the excellent reviews of this condo, I thought it would be the perfect place to spend Easter week with a group of 8 friends. I was in touch with the owner several times and he was helpful and quick to respond to emails. However, when the 8 of us got there and wanted to check in, the security people told us we could stay in the condo but with NO ACCESS TO THE POOL, ELEVATOR OR OTHER COMMON AREAS because the owner had not paid maintenance fees!!!!! It was definitely not what we signed up for and a terrible start to our vacation. We should have been informed of this beforehand, not upon arrival. It took us half a day to finally find another place in the same building, which had 3 rooms instead of 4-5. The owner was apologetic and reimbursed us that same day, plus 300 dollars for the misunderstanding. We ended up having a great time in the other property, but we did waste the first day of the vacation trying to sort this out. Be sure to ask about the use of common areas before signing your rental agreement!

Owner response:Unfortunately, of all guests in 3 years. Over 80 rentals, 20+ Positive Reviews, I have to admit to this confusion outcome with this guest. I, the owner, had a temporary dispute with my HOA Admin, and in retribution they had imposed last minute restrictions on my guests. Literally the day of check in! Although were immediately in mediation for a resolution, the group of guests that this applies to did not end up being introduced to the best condition. The security were instructed to not let my guests for that specific period of time use the common areas including elevator. I knew this was not reasonable-and that was the goal of the HOA. I could not let my guests bare the burden of this inconvenience. PLEASE NOTE: the actual home, interior, and all amenities that apply are and were in perfect condition. The guests simply wanted to be at pool full time and not use stairs. Which, as an owner, and a paying guest of other rentals, could completely understand the guest's position. Within 2 hour arriving and refusing home, the group received a 100% REFUND + $300 BONUS COMPLIMENTS OF THE OWNER as "gift" for group in terms of the inconvenience they faced. Hopefully they used it to treat themselves to a great meal! I apologized to guests offered them free credits along with other perks, but they refused. So, they received 100% refund PLUS extra Rebate Money. Although ultimately an inconvenience, scarcely you hear of a hotel, or owner who returns 110% Refund. An idea of how attentive I tried to be in light of situation. I assure all future guests that home is 100% available, clear of any issues and if you still for some reason feel a skepticism, I will then be happy to send you a proof of resolution from the board. I doubt it will be necessary. The other dozens and dozens of 5 start comments speak for themselves.

Perfect For Two Families

We had a total of 9 of us between the two families, and there was plenty of room for everyone. Richie was at the airport on time to pick us up, with cold beers and water, to get our vacation started off on the right foot. He had a wealth of information that he shared with us about the area, and was great about suggesting restaurants, booking tours, and getting us transportation when we needed it. He even arranged for us to watch Mexico play in the World Cup at a locals restaurant, and was there to make sure we were happy with everything. The condo location was perfect, nice and quiet at the condo, but a close walking distance to all the excitement Cancun has to offer. Some of the restaurants that were in walking distance, that we enjoyed, were El Mortero (Great Mexican food, with the best Mariachi band), Limoncello ( Very good wood fired pizzas, pasta, and seafood. Excellent food) and Puerto Modero ( Very nice Argentinian Steakhouse with a great atmosphere). All were high priced, but VERY good. The owner of the property was responsive while gathering information about the property, and pictures were a good representation of the property. The balcony was huge, and had a great view. The pool was kept up very nice, and the drinks and food were very good, and had reasonable prices. My wife used the spa for massages, and was pleased with the service. If you like to snorkel, do not go to Cancun without going to Dos Ojos Cenotes, near Tulum, where you can snorkel in a cave. This is a must for the family and one of the most amazing experience we have had on a family vacation. Also, we enjoyed Cozumel. If you want to take it easy on Cozumel, just ask the taxi to take you to Money Bar. Nice little beach, great food, and they rent snorkeling gear there as well. Again, Richie, thanks for making this such a great trip. It is one my family and my friends family will remember for many years to come!!

The condo was beautiful as promised and we had an excellent time. Richie and Linda absolutely made the trip. They took care of everything, went well above and beyond what could have reasonably been expected and took the worry out of the trip. I can't say enough great things about the two of them. My friends were very impressed and I was too.
