Description
Le Roucal Bas provides an excellent home-from-home experience in which to enjoy all that this wonderful area of France has to offer. Its comfortable and well equipped interior is complimented by its spacious grounds with private pool, just 3 miles from Sarlat.
Originally a farmhouse on the nearby Chateau Roucal estate it now provides holiday accommodation for up to 10 people with 4 large bedrooms, 3 bathrooms and very generous living areas.
The Wisteria-clad golden stone facade has a south-facing aspect from which three sets of french doors lead onto the sunny garden and pool area. The large pool has paved terraces for sunbathing, there is a paved terrace adjacent to the BBQ and another dining area shaded by the Linden trees on the front lawn.There is table tennis, garden swings, badminton and a sand pit for the children to enjoy. Private parking for up to 4 cars.
Living Area: Large sitting room with comfortable seating arranged around a large stone fireplace and french doors leading to the front lawn and the pool area.There is a TV with satellite channels, a DVD player and hi-fi music system. The second large sitting/dining room has a large oak table with seating for 10 people as well as comfortable seating arranged around a games/coffee table. There is a selection of books and games for adults and children.
Kitchen: The fully fitted kitchen is well equipped with everything you will need to make your stay enjoyable. There is a large fridge-freezer, dishwasher, full size cooker, microwave, coffee maker, toaster etc. The dining table seats 10.
There is a separate laundry room with washing machine, drying and ironing facilities.
Bedrooms: The 4 large bedrooms are located on the first floor. The master suite with large double (160cm)and seating area overlooking the pool benefits from its own en-suite bathroom. Bedroom 2 is another double room overlooking the pool, with an en-suite shower room. There are two further large bedrooms each with a double bed and a single bed. All bedrooms are comfortably furnished with wardrobe and storage facilities and the beds are made up with crisp linen on your arrival.
Bathrooms: The bathrooms are on the first floor adjacent to the bedrooms. The family bathroom has a bath/shower, wash basin and toilet. The master en-suite bathroom has a bath, separate shower, wash basin and toilet. The second en-suit has a large shower unit, wash basin and wc. A hairdryer is supplied for your convenience, and all bathrooms are supplied with towels (bath and hand)and floor mats. There is an independent wc with wash basin on the ground floor.
There is a pool-side changing room with a shower and wash basin.
Garden/Outside: The large garden, laid out in lawns with flowering shrubs and shade-providing trees, is contained within 4 hectares of wooded landscape, ideal for walking, bird watching and outdoor games. The independent Laundry room with washer, drying and ironing facilities, and the shower/changing room are adjacent to the pool. The secluded, west-facing patio has a gas barbeque, dining table and chairs and a table tennis table, with all equipment provided.

Swimming pool: The large rectangular pool is 11m x 5m with roman steps at the shallow end for easy access and is 1.8m deep at the deep end. It is for the exclusive use of the guests at Le Roucal Bas and is totally private. It is completely enclosed by a regulation security fence for the safety of small children. The large paved patio has parasols and furniture for sunbathing and relaxing.
Local Surroundings: Situated in the heart of the Perigord Noir, the area has a wealth of pre-history in the many hand-painted caves ( at Lascaux and Les Eyzies), Medieval towns well worth a visit ( Domme, La Roque Gageac, Beynac), lots of chateaux and gardens to explore, all nestling in the beautiful countryside through which the Dordogne river gently meanders.
Sarlat, it’s capital (just 5km from the property) is the jewel in the crown with it’s medieval centre, architectural heritage, famous Saturday market and the unique atmosphere provided by it’s street theatre in Summer.
The Dordogne river with small sandy beaches and canoe hire, swimming and fishing is a 10 minute drive away.
In the immediate vicinity there are opportunities for walking, hiking, horse riding, cycling, golf, canoeing, and lots more!
Facilities: Bed linen and towels (as well as pool towels), included in the price, are changed weekly.

Travel Information:
By air : Sarlat is just an hours drive from Bergerac airport. Bordeaux, Toulouse, Limoges & Rodez airports are a two hour drive away. All major car hire companies operate from these airports and Europcar / Rentacar have offices in Sarlat.
By rail : Sarlat is connected to Bordeaux and Bergerac by a direct rail link and to Paris and Toulouse via Souillac ( half an hours drive).
By road : From Paris, Limoges and Toulouse, leave the A20 motorway at exit 55 and proceed to Sarlat.
From Bordeaux take the A89 motorway to exit 16 ( Perigueux Est ) and proceed to Sarlat via Les Eyzies.
From Bergerac follow the signs for Sarlat.
