Exterior Building Enhancement Project
The Association of Owners of the Waikiki Banyan has begun an exterior enhancement project including concrete restoration, re-sealing of windows, lanai maintenance, and painting of the exterior of the building. Most work will be restricted to Monday through Friday from 8:00 a.m. to 5:00 p.m. and is scheduled to be completed by the end of December 2013. Public areas will typically be accessable with some exceptions.
There will be some periods of noise associated with the exterior concrete repair; all other work will create minimal noise and inconvenience. For safety and security, it is important that guests keep windows and lanai doors closed while work is being done. Small 60 square foot lanai (balcony) may not be accessible and sealed from exterior during your stay if your stack is being worked on. Lanai furniture will be removed at times as well for surface inspections and repairs.
We have no control of or actual knowledge of the dates that renovation work will occur and work may be delayed past the expected completion date. Upon guest request, we will refund 15% off of the room rental rate for dates actually effected by lanai restrictions and/or significant noise. Please only book this suite if you are willing to accept these conditions as no further refunds, unit changes, or cancellations will be available due to the renovation.
Aloha Michael,
Thank You! You certainly have the best condos here in Waikiki. They are in a perfect location, spacious, clean and comfortable.
What a view! We have enjoyed our time outside looking at the ocean. This is our second visit to your Waikiki Banyan condos and we will be back. Thanks again. Mahalo.

Michael,
My wife and I had a wonderful 30 day stay in your Waikiki Banyan condo. The views were magnificent both day and night, and the location could not have been better.
We had no need for a car, with so many eateries, shopping,
the beach, and a beautiful park within easy walking distance. The bus stop at the corner took care of our travel needs.
We have visited five of the Hawaiian Islands and we enjoyed this location the most by far.

Hi Michael,
We had a very pleasant stay at your 29th floor condo. Nice view of the ocean and mountain. It is comfortable and close to everything plus a free parking space! We have been going to Hawaii almost every year since 1982 staying at different hotels and condos and we find your unit at the Banyan has the best value around. We will definitely stay there again when we visit Oahu.

This condo is one of the better values in Waikiki. Aside from the ideal location and ocean view, the unit is comfortable, well maintained and well managed. It was the first time that I have rented directly from an owner and the experience was flawless. I particularly liked the electronic coded entry system, which saved me the bother of carrying a key or entry card. The two entry doors to the bathroom and the separate vanity area are convenient if you have two adults sharing the unit and I found that the memory foam topper on the bed makes it as comfortable as the pillow top mattress that I have at home. The tennis courts were closed during my stay, but the public courts are only a couple of blocks away. In fact, everything is within easy walking distance. I highly recommend this property.Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

Two blocks+ to ocean, absolutely great location. Close so surfing, walking distance to almost everything. Parking was very easy, unit very clean and well-maintained. Appliances new and nice coffee pot. Coin operated washer and dryer just down the hall. View from ocean is if you are looking left out NW facing lani. Road noise is typically bad in waikiki, but this unit was much better than most. Disappointing was that tennis courts had been closed for two months and no date in sight for opening, there was no information about that from Banyan web site. Because I heard about work being done on the Banyan before booking I looked on their website, and even read over the owner's meeting minutes. The pool was also closed, but that was unscheduled and reopened our last day. Owner was good to work with, even when my mom accidently trashed the email with the door code! He was very helpful on the phone with our mistake. (I do wish we had notification about the tennis courts being closed, we brought 6 rackets to hawaii and expected to play each night.) Other than the tennis courts, my only complaint is the beds. A really bad mattress with a 3inch foam pad on the top. My husband ended sleeping on the floor using the crummy spring mattress from the sofa bed. I would recomend the Banyan.Recommended for: Sightseeing, tourists without a car, age 55+.
Owner response: Thanks for the review. We regret the tennis court was shut down. The Homeowner's Association is redoing the exterior including necessary balcony railing replacement of the west side of Tower II and for safety reasons shut down the tennis court. They've completed the exterior of the east side of Tower II and then will be working on the exteriors of Tower I. Since their progress depends on weather and extent of repairs necessary (only uncovered when contractor inspects on scaffolds the entire face of a building), we don't know when they will be working on a particular area. As our guest stated this is a temporary issue. No one previously told us bed is not comfortable . We have a high quality contour foam pad on queen sized bed and will examine the bed for adequate comfort. In one condo a guest asked us to install plywood boards under bed mattress for the duration of her stay as her husband had a bad back, which we removed afterwards. If this mattress needs replacement, we'll replace it. Mahalo.

Thanks Michael for a great stay at your condo on the 29th floor at the Banyan. The room was as represented in the write up and had great views of the ocean. Wi Fi was fast and really useful for sending pictures and emails home. The kitchen was well used by our family of 4 , provided everything needed for our meals, and the full size fridge was welcome. When an appliance broke down you were right on it and it was replaced that very same day; excellent service! We made use of both the bed and pull out couch, as well as the inflatable twin we asked for. We also really appreciated having our own beach chairs and boogie board to use. Surf boards and other beachy items we borrowed from the office downstairs, which was nice to have available for our kids. We also made use of the BBQs located on the 6th floor pool deck. It may have been a bit of a pain having to dig up quarters to use them, but we really liked having the option for our dinners that we ate in. Alll in all a great holiday and we were very pleased! Thanks again!Recommended for: Sightseeing, tourists without a car, age 55+, families with teenagers, families with young children, girls getaway.

My wife two children and I stayed here for two weeks from July 29th, 2012 until august 10th. We chose this property for the views of the ocean, proximity to Waikiki beach, and on price. Needless to say we were not disappointed in any respect. Our younger children loved sleeping on the pullout sofa, while we found the dividing doors closing off the bedroom very nice for privacy and watching tv late in the evening. Michael was very helpful with anything we needed, and helped us greatly when we ran into a bit of car trouble (thanks again Michael). Overall you cannot go wrong with this condo, especially when comparing it to neighbouring hotels that charge an arm and a leg for a view like this condo has. Loved the place, we will definitely return!! Everything else was in perfect condition - and owner thought of things we would never have (e.g. the wine opener, wine glasses, extra towels, etc.). The views, size of rooms, comfort level, location to the laundry room, free parking, etc. (I could just go on and on) was absolutely great! We have told everyone we know, both on the island and off - that they need to check out this condo.Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

Hi Michael, We enjoyed our week vacation at your 29th floor condo at the Waikiki Banyan. Your condo was clean, well appointed, and the queen-size bed was more comfortable than your own. It is close to everything we enjoy about Waikiki and our daily walks around Diamond Head. We have been to Waikiki several times and found your condo to be a great value, we wish we had known of it sooner. We look forward to returning in the years to come. We will highly recommend your condo to our friends and relatives. Thank you. Waikiki Banyan Condo on 29th Floor of Tower 1. This unit was everything we expected and more. The unit was very clean and had everything we needed. The floor was nice tile and everything was decorated nicely to fit the Hawaiian style. We had a lot of room and never felt cramped but there was only 2 of us. This unit would work well for larger groups as well. The floor to ceiling windows make the view that much better. The view allows you to watch the surfers in the ocean first thing in the morning with your coffee and watch the beautiful skyline over the canal as well. We have already recommended this condo to our parents and a couple of friends ... as long as they don't book it when we want to go. We will definitely rent this condo again for our next trip. Michael and Camille were great to work with and always very helpful. Mahalo and Happy New Year!Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

Hi Michael, Thank you for the use of your wonderful condo. Our vacation was second to none. The new kitchen is beautiful and makes the living space bigger, and more functional. The free wifi was a godsend for communicating with family at home. The lanai was wonderful for coffee and lunches and beach watching. The sunsets were spectacular as were the rainbows. The condo was exceptionally clean and functional. The bed was comfortable and there was an abundance of towels. Having the laundry room so close was a blessing for our extended stay. The location was fantastic, as we loved to walk and explore our surroundings. We did rent a car & were pleased with the security & parking availability. The area was noticeably clean & safe, we walked around at night not concerned about safety. Ammenities such as stores, transportation, restaurants, and tours very close and the condo is known by all tour companies, so no confusion getting picked up. Used the pool area a few times and it was clean and fun. The little store was very handy for a couple of the things we forgot, and to grab a bottle of water or the like when you are heading out for the day. Mahalo again, Michael we enjoyed ourselves to the max, and hopefully to return soon...Bobbie & BrianRecommended for: Sightseeing, adventure seekers, tourists without a car, romantic getaway.

Owner info
Year Purchased: 2008
About the owner: I have an MBA from UCLA in international finance and for three years was employed by Credit Suisse, Los Angeles. Subsequently, I was employed by Twentieth Century Fox Film Studios as Assistant to the Controller. I've been in all facets of the real estate business thirty years. I've been married for 25 years and have two college age sons. My wife is from Calgary, Canada, and is a registered nurse and works in cardiac rehab. She also has a Master's in Health Education from Loma Linda University. I particularly enjoy snorkeling and swimming, which I do daily. I don't particularly like driving when on vacation, so the Waikiki Banyan, being one block from the beach, and two blocks from great snorkeling with restaurants and shopping everywhere is ideal. I hold a Hawaii Broker-Salesperson Real Estate License with Faith Naluai LLC
Why the Owner Chose Waikiki Banyan:
We bought this unit for the view. In 1962, as a ten year old, I stayed at the Princess Kaluani Hotel on the 12th floor (I believe) and was astounded at the incredible ocean view from the hotel room. Nearly half a century later, we bought this unit because of its incredible 29th floor ocean views as well as its views of the mountains, canal and golf course. My wife is from Calgary, Canada. We've lived in Colorado. We like the fact that the unit faces northwest, so there is no morning sun waking us up and this condo does not get the hot southern sun during the day. On most afternoons and early evenings the Trade Winds blow, so we don't have to use the air conditioner.
We bought a unit at the Waikiki Banyan because it is only one block to the beach and two blocks to a huge park, Kapiolani Park, in southern Waikiki (close to open green space). We enjoy snorkeling and there is a large fish preserve across the street from the park with a beautiful reef and all types of tropical fish. The Banyan is a resort property with incredible amenities.
The Unique Benefits at this Condo:
The condo's extensive upgrading has made it much more comfortable and attractive. The tiled bathroom, shower, kitchen, and living room give it a spacious, clean feel. By removing the center aisle kitchen counter, the condo has become much more spacious.
You can take a 35 minute walk to the Lighthouse at the point on Diamond Head. The walk is along the ocean boardwalk, the Gold Coast, a quaint residential neighborhood, and up Diamond Head, bordering a scenic road. The view is spectacular. You can see great beaches with surfers below you. There are pathways down to the beautiful beaches. You can go snorkeling either in the fish preserve by the zoo and the park or on the reef to the north of the Royal Hawaiian Hotel. It is an incredible, relaxing experience. The great advantage of the Waikiki Banyan is that it is two blocks from a huge undeveloped lush green park area.
