Deluxe suite situated in Via Flavia, 300 meters from via Veneto and 800 from the Spanish Steps. The suite is situated on the fourth floor of an elegant 'Liberty style' building with lift (made by Piacentini). The safetiest place you can stay, 24h controlled.

The rooftop has been recently renovated, with luxury materials and wooden floor; it is composed of a dining corner, a completely furnished kitchen, queen bed, double sofa bed, a studio corner, a bath with shower and a lovely private terrace with a barbecue, a table and chairs.

In the apartment you have for free a satellite television, a computer (Mac or Windows on request) with fast internet access, a wi-fi area, air conditioned and an independent heating system.

To go to the apartment, you enter a superior three stars Hotel so it is like staying in a deluxe suite at half price.

            My husband and I spent the last week in April in this delightful penthouse studio apartment. The apartment is exactly as the photos and listing description specify. The owner, Stefano, is charming, friendly, and helpful and obviously wants to make his guests' stay a pleasant one. The apartment was clean with tasteful furnishings, including interesting art prints on the wall. The bed is large and comfortable, bathroom with shower is nice, and even includes a clothes washer/dryer. (We did not need to use the washing machine, but it looks brand new and I imagine it works great.) The kitchen is furnished with the necessary equipment, utensils and dishes for cooking meals. We both like to cook, and except for an occasional meal out, we mainly cooked our own food. There is a charming terrace with table and chairs and plants, including a beautiful yellow rose bush that was in bloom.We spent time on the terrace every day, especially enjoying it in the early evening with a glass of wine after a day of walking about Rome. There is also a little niche office where you can connect to wifi with your computer. This apartment is in a location that makes it easy to walk to almost all of the famous Rome attractions. Plentiful shops and good restaurants of all sorts are nearby. This was our 4th trip Rome, and this apartment made it our favorite visit! We re-visited all the usual sites, but our favorite day was our last when we finally made a visit to the nearby beautiful basilica Santa Maria degli Angeli e dei Martiri and to the Cornaro Chapel, Santa Maria della Vittoria to see Bernini's sculptures. We LOVED our Rome visit and recommend this apartment highly and would readily return. Thank you, Stefano!!

            My husband and I booked this apartment for our 30th anniversary trip to Rome. We were not disappointed. Immaculately outfitted and decorated, with a charming terrrace large enough for a table and chairs, drying the laundry and lounging around. The street was wonderful with access to wonderful shops to buy wine, cheese, gelato, groceries, fruit and vegetable and a wide range of restaurants on our doorstep. It was very quiet on the street but one street away from a main street with buses and 10 minutes walk to the train station. We enjoyed our visit and would return in a second.

            The apartment was a very beautiful place to stay, and felt much bigger than the pictures showed. The bed was very comfortable, the patio was fairly private with a nice amount of greens, and flowers to give you a break from the busy streets of Rome. It is very conveniently located, 10 min to the Termini (The major train station, where you can catch the subway to all the major tourist areas) and 5 min from the Borghese Villa grounds) There are a bunch of nice little shops to get groceries, fresh produce, fresh cheese, gelato, and not to far away a big chain grocery store (Conad). Unfortunately for us however we were only able to stay in the apartment pictured 1 rather than the 4 booked nights since the owner Stefano made a rare scheduling mistake with our bookings. He went well out of his way to amend the situation, which we were grateful for. Pros: * Clean * Comfy Bed (foam mattress) * Quiet area in safe building with elevator * Included a nice hairdryer, and towels. * Large shower, with good hot water, and reasonable water pressure. * Wonderful location Cons: * Internet was a bit flakey * Washer Dryer was a single unit, without english instructions (led to adventure in washing cloths) * When the toilet was flushed, the tank had no cover, so as it filled it would splash and “rain” (clean water) all around the bathroom. * No espresso maker in the kitchen, just a drip coffee maker.

            This small apartment is located in a quiet and charming part of Rome, away from the 'madding crowds. It is a 10-minute walk from Piazza del Quirinale, one of the grandest squares in Rome. Via Flavia, 96, forms part of the Sallustiana neighbourhood, which dates from ancient times and has all the amenities one would expect from an upscale Roman neighbourhood--enjoyable restaurants, an outstanding cheese shop, a marvelous meat/deli shop, delicious gelato around the corner, and a wonderful pastry shop/cafe metres away, which is open from 7 a.m. to 7 p.m. Most mornings I bought a delicious cream-filled croissant for one euro and took it back to my terrace to enjoy with a cup of tea. Of course, most people would get an espresso or cappuccino from this same shop and enjoy! There are many shortcuts for walking from the Quirinale to other points of interest, but one needs to figure out how to do this. I recommend the "Fifty Walks in Rome" guide that is in the apartment on the small bookshelf near the bed. Look at the cards, decide where you'll walk that day and set off. on your next adventure! There are many insider tips in the itineraries on each card, such as the shortcut down the stairs at the west end of Piazza del Quirinale that leads to Trevi Fountain and to the via del Corso. The Giardino and Galleria Borghese are close by and offer a lovely wooded oasis away from the hustle and bustle of central Rome. I went running in the gardens and it was lovely--no cars or speeding vespas to worry about!. There ia a Despar supermarket on via Toscano off via Boncompagni in the direction of the gardens. The best aspect of the apartment has to be the terrace, handsomely appointed with a wooden table, benches and chairs and an overflow of greenery. Roses were still in bloom when I was there in late-September 2012. The washing machine/dryer is new but lacks instructions or labeling in English, which would be useful. There is no dishwasher or oven, but the gas stove works well. Stephano, the genial owner, made my stay comfortable and even purchased a teapot for my use. Be sure to check out the Galleria Esedra arcade on nearby via Orlando, 75, with another great pasticerria, called Dagnino, and an excellent home accessories shop run by the same firm. It is across from the St. Regis Rome, a five-star hotel worth a splurge on afternoon tea or evening cocktails. In summary, this is a well-appointed apartment with a stunning terrace in a quiet, upscale part of Rome.

            stefano was helpful and easy. the apartment, especially the terrace, was wonderful. it was so hot in Rome that the Air Conditioning was a real help too. we were able to cook delicious meals, and it was very quiet at night.

            We stayed here in June of 2012 and we had a wonderful experience. Stefano is great and the space is really comfortable. The terrace was my favorite spot, it was nice to relax there after a day of sight seeing. We also loved how many nice places to eat there were nearby. We'd stay there again!!!

            The apartment was exactly as described. The location was perfect: we were able to walk everywhere and there were great cafes, food stores and restaurants very close by. Thank you Stefano for a wonderful stay. We would definitely like to stay there again if we ever visit Roma again.

            We totally enjoyed our stay at the Flavia Penthouse…the longer we stayed, the more we appreciated the location for touring Rome and the proximity to restaurants, shopping, and groceries. We walked everywhere and didn't have to eat out every night due to the great stores nearby. We plan to return and would definitely recommend this apartment!

            Good location in a quiet neighborhood, situated on the top floor of a hotel with a great private terrace. Approximately 20min walk from Stazione Termini and Spanish Stairs. All you need for a great stay in Rome. The bed was excellent and comfortable to revive for a new day in the city!

            We spent a week in Flavia Rooftop in January 2012. It's an awesome place in a walking distance to the centre of Rome and a local market place (Piazza Alessandria). Location is perfect if you are looking for a quiet place in a distance from crowds, yet not far from places of interest. There are a couple of supermarkets, a vinery “Marchetti” and a greengrocery place nearby. It’s definitely worth inquiring their working time schedule upon arrival, as there is no a standard one.
