The apartment was exactly as described. The location was perfect: we were able to walk everywhere and there were great cafes, food stores and restaurants very close by. Thank you Stefano for a wonderful stay. We would definitely like to stay there again if we ever visit Roma again.

We totally enjoyed our stay at the Flavia Penthouse…the longer we stayed, the more we appreciated the location for touring Rome and the proximity to restaurants, shopping, and groceries. We walked everywhere and didn't have to eat out every night due to the great stores nearby. We plan to return and would definitely recommend this apartment!

Good location in a quiet neighborhood, situated on the top floor of a hotel with a great private terrace. Approximately 20min walk from Stazione Termini and Spanish Stairs. All you need for a great stay in Rome. The bed was excellent and comfortable to revive for a new day in the city!

We are a 55 yr-old couple on a Gap Year in Europe and stayed at this warm, cozy apartment for 4 weeks (Jan 19 -- Feb 16, 2012). Stefano was a delightful landlord and always had us laughing. We spent a lot of time in the apt since Rome was unusually cold and snowy and when we ventured out, we were always glad to be coming back to our pied-à-terre. There is lots of natural light and it is wonderful to be able to go out on the terrace to check the weather and hang our laundry. There is a brand new washer, refrigerator, TV and American coffee pot and hair dryer and the Internet is solid. We loved all the restaurants in the neighborhood, especially Trattoria Cadorna around the corner, Henry Cow across the street and La Pentolaccia down Via Flavia. There are dozens of busses that stop on Via Piave and Via XX September and the Termini is a quick walk so it was easy to get anywhere in the city. We are runners training for a marathon and the Villa Borghese was a quick run away. We would definitely stay here again. Thank you Stefano!

We spent a week in Flavia Rooftop in January 2012. It's an awesome place in a walking distance to the centre of Rome and a local market place (Piazza Alessandria). Location is perfect if you are looking for a quiet place in a distance from crowds, yet not far from places of interest. There are a couple of supermarkets, a vinery “Marchetti” and a greengrocery place nearby. It’s definitely worth inquiring their working time schedule upon arrival, as there is no a standard one.

Our stay was everything we expected and more. The location is a little out of the busy touristy section and surrounded by mostly government and embassy buildings. Consequently there wasn't a lot of late night noise or traffic to contend with though all the sights of Rome are pretty accessible by foot or the Metro (15 minute walk). There are plenty of restaurants and cafes around, an excellent cheese shop around the corner and a good grocery store 15 minutes away. As stated in the ad, this is a studio apartment so space is at a bit of premium but it is efficiently laid out and worked well to easily house three adults for a week. Stefano is extremely accommodating and an excellent host. He was very welcoming even when we showed up early looking to store our luggage while he was busy cleaning the apartment. Around when we needed him but never obtrusive, he certainly went a long way to making us feel as if we had a real home in Rome.

We just returned from an 8-night stay at this perfect penthouse retreat for our honeymoon. Stefano was fantastic help....everything as advertised and exceeded our expectations. Very professional, and we even happened onto a CD in the apt from his days as a concert pianist! The location on Via Flavio / Embassy District was a perfect location for us. Just far enough away from the center to have a quieter, less touristy location, yet close enough to walk to/from Termini (10-15min with luggage was doable), metro lines, and basically all of the main sights. We walked to Borghese museum and park easily, central Rome, and even Vatican, though latter was probably 1.5+ miles. (though we took Metro to Vatican a few days to save time). The Via Flavio street was perfect...just one street off of a main artery, but very quiet. Within a few hundred feet are many excellent restaurants, a gourmet cheese shop, fresh produce market, gourmet wine shop, general stores, gelato, and many excellent cafes for morning expresso, etc. Yet, the feel is very uncrowded. The apt itself was perfect on the 4th floor of a 3-star hotel....and hotel staff would assist with recommendations as needed; nice to have as backup. Patio and outdoor table were great for enjoying the fresh air and small meals. There was even a charcoal grill, but we didn't have time to use it. (butcher shop down the street also!) Internet (wireless) was fast and worked flawlessly the entire trip. We hope to return someday, and would heartily recommend this location to our friends whenever they visit Roma. Thanks Stefano!!

I just came back from a wonderful week at VRBO# 167408. This studio is sunny, clean, and convenient to Via Veneto. The neighborhood is safe, friendly, and restaurants and food stores are reasonable. The terrace is beautiful and very nice for eating, or just sipping a glass of vino. The owner is honest, helpful and reliable. I highly recommend this beautiful studio apartment! 9/16/11

My wife and I stayed in the apartment this past March, 2011, and were very pleased. It's located on a quiet street and on a private, top floor of a lovely hotel. It has a large terrace and access to a roof garden. Lots of quaint restaurants in the neighborhood. We walked to the train station (about 15 minutes) and took a bus to all of the attractions. Stefano stopped by at the start and conclusion of our visit and was very helpful. We'd definitely stay there on our next visit. Much better and less expensive than a hotel.

Lovely apartment in perfect location. We were able to walk to any Rome spots, also easy to metro and train station. Photos accurately show the apartment, terrace allows for open with privateness .It was nice to have a computer, a phone was offered, but we did not use. Definitely recommend this apartment!

Stefano, I wanted to let you know how much we enjoyed our stay at your apartment. When I booked it, I thought it was going to be too far away from all the attractions. To my delight we were able to walk everywhere. 10-15 minutes to Trevi, another 15 minutes to the Vatican whlie enjoying all the sites along the way. Returning to the quite neighborhood was a releif from all the noise of the city. The cafe a few doors down was our primary spot for coffee every morning and Maria who worked there was very accommodating. We ate dinner every night at the restaurant around the corner thanks to your suggestion. I think the name was Cordona. The best lasagna I have ever had in my entire life. There is also a spice shop across from the gelatto place where I found the owner to be one of the most interesting people and just so helpful. I think he enjoyed speaking his english. We had a spectacular time in Rome it was made even better with our wonder accommodations. Our kids loved it. We felt safe. Stefano and the staff at Hotel Medici were all so helpful. Laura at the restaurant across the street was such a delight we returned there for a late night snack every evening. We will certainly return.

Stefano was a great help to our first adventure in Rome. Generously, he gave us a bigger unit to stay in. It was so nice to feel like we were actually coming home to a home after sight-seeing all day. Everything you might need is located within walking distance with beautiful fountains to look at on the way. We will absolutely contact Stefano if we are ever in Rome again!

Thank you Stefano and Manuela! You and your flat were the cherry and cream on top of our delectable Roman holiday! We spent 10 glorious days in Rome and this apartment was a delight. Advantageously located within walking distance from the Termini train station and the Spanish Steps, we never once had to take public transport to reach all the attractions. Stefano is a warm and thoughtful host and his girlfriend Manuela made us feel most welcomed. The apartment was an oasis to return to every afternoon when we came back for a siesta. No matter how hot the day was, the apartment's thick walls and the plant-filled terrace kept the room cool. Having a hotel under us was an added benefit - we always felt safe and secure knowing that help was at home if ever we needed it - though thank god we never did. The area is very quiet with an excellent delicatessen - their takeout dishes are on par with quality restaurants while two green grocers provided us with mouthwatering local fruits. Instead of shopping at the chained supermarkets we would suggest getting acquainted with the elderly gentleman across the street who runs a household goods store that reminds me of the kind I grew up with - tiny but with practically anything one needs for the home. My husband and I stayed in this lovely apartment for 5 nights in June 2008. I would definately recommend it. We were very comfortable and both Stefano and his brother were really kind. We stayed in this wonderful apartment for six days in May/June 2008. It was very comfortable, clean and our stay was very pleasant. The enclosed terrace was a lovely area in which to eat out side. Being within walking distance of most of the major attractions was a bonus and it was only a ten minute walk from Roma Termini. Stefano made us feel very welcome in Rome.

My husband and I stayed in this lovely apartment for our 3-day visit to Rome and it was just perfect! The location is extremely quiet and in a charming neighborhood with restaurants and other necessities within very close walking distance. The apartment is extremely well maintained and has all the comforts of home...we could not have been more pleased with the location (because it was so quiet and residential) and it was extremely safe because you walk through the lobby of a hotel to get to the apartment (on the top floor of the building). Stefano was a very gracious and accommodating host and if we return to Rome, we will DEFINITELY choose to stay here again!

For the past 4 years we have spent at least two months a year in Rome and always stay in this apartment. It is very comfortable, the location is great, and the neighborhood is quiet. The apartment is very spacious and has a beautiful terrace where we have breakfast every morning.
