Welcome to Casa delle Rondini, part of the 16th century farmstead San Giovanni, located in the middle of the Chianti vineyards of the beautiful and renowned Villa D'Arceno estate. Recently refurbished and fully air conditioned, Casa delle Rondini offers you peace and tranquility amongst some of Chianti's finest scenery 20 kilometers east of Siena.
Bright and spacious with 130 sq metres of living accommodation over two floors, Casa delle Rondini was reconstructed fourteen years ago with locally sourced materials combining the authentic chestnut beams, cotto ceilings and floors and travertine finishes of a typical Tuscan farmhouse with modern and stylish convenience.
The present owners have completely refurbished the house over the last two years with beautiful and comfortable furniture, linens and soft furnishings
A large ground floor living area with dining for six, a comfortable sitting area and a fully equipped kitchen with all appliances.
An internal staircase leads to two big double bedrooms. One bedroom has a queen size bed and the other a king size (convertible to two singles). Both bedrooms are double aspect and have wonderful far reaching views over the vines, olive trees, woodlands and surrounding countryside to Monte Amiata to the south, to Siena to the west and north to San Gusme.
A third bedroom can accommodate one extra adult guest or two small children sharing a bed or with a bed and a crib.
An ensuite shower room to the master bedroom is lined in traditional travetine with fully fitted walk in shower, wc/bidet wash basin, heated towel radiators and heated travetine floor. A separate shower room is also fully lined with travetine with shower enclosure,wash basin, heated towel radiator, wc and bidet.
The original farmhouse external staircase leads off the outside dining terrace giving easy access to the first floor from outside.
A very private and secure south and west facing top garden is accessed direct from the living area and leads through flower beds to a terrace at the end of the garden which has fabulous sunset views of Siena. Guests love their sundowners on the terrace.
From the upper garden there are steps down through the lower garden to the pool area. There is a gate at the top of the steps to prevent unsupervised access to the pool and for those who prefer, there is a gravel path without steps leading to the pool from the front of the house.
The dining terrace protected by a covered pergola and with its travertine dining table and elegant wrought iron chairs is the perfect place for long lazy lunches or romantic dinners. There are sun loungers and sun umbrellas ready to use.
The pool (18m x 4m) is set among olive trees, vines and scented herbs with stunning views to Siena. It is cleaned daily. The pool is lit at night and is open from 15th May to 30th September. It is shared by the 6 other houses in the condominium but with most other owners only using their houses occasionally, it is never busy.
Tenuta Villa D'Arceno is an important and historic privately owned estate. There are over 1000 hectares of vineyards, olive groves and woodlands which are home to deer, wild boar, porcupines and any number of birds, especially swallows (rondini) which will keep you amused in the early evening as they skim the pools. The American winery, Kendall Jackson, produces excellent quality wines from the estate which you can sample and buy in the estate enoteca.
The estate is on the southern edge of the Chianti Classico area and many famous wine towns, villages and fattoria are within easy driving distance - Greve, Radda, Castellina, Bossi, Felsina to name a few. Fifteen minutes drive away is the market town of Castelnuovo Berardenga with a choice of supermarkets, local shops, restaurants and other local services. The charming villages of San Gusme, Villa a Sesta and Montebenichi are all within a ten minute drive and have good restaurants . The Unesco world heritage site of the fabulous 'crete senese' is twenty minutes away.
Good, fast roads take you easily to Siena with its famous Campo (30 minutes), Arezzo and Monteriggioni (45 minutes) and Montepulciano, San Gimigniano, Montalcino, Cortona (one hour) and countless other fascinating, romantic and beautiful towns. In ninety minutes you can be in the center of that jewel of the Renaissance, Florence, and not much longer will get you to Pisa, Lucca, Orvieto and even a day out on the Tuscan coast.
The nearest airports are Perugia (one hour), Florence (one and a half hours) and Pisa (two hours).

Thank you so much for making available this fabulous home for our trip! It was everything we had hoped for in a vacation rental. It was clean, comfortable, very attractive and full of nice amenities, like the wifi and computer. The pictures do not do justice to this lovely home and its winery surroundings. The location is perfect for day trips in the surrounding regions. Don't miss Chivita near Orvieto! What a lovely surprise! Barbara, the house manager was very helpful with suggestions of area restaurants, wineries and sites. At the restaurants in the nearby towns of Castenuovo Berardenga and San Gusme, the food was very good, the ambiance comfortable and welcoming and very appealing after touring all day long! Barbara's tip about drinking the local wine at a restaurant was very helpful. She suggested if the house wine is good, then stay for the meal. Otherwise leave because then the food would not be good. We never found any bad wine and happily ate way too much! We would highly recommend this house to all of our friends. We look forward to another stay next year!Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, girls getaway.

My 3 friends and I stayed at this beautiful villa for a week and loved it. The photos on the website did not do it justice. Lovely home on a beautiful wine estate. Modern kitchen, wi-fi, attractively decorated rooms, large open space on the first floor and 2 large bedrooms and a smaller bedroom with 2 lovely bathrooms upstairs. Like home, only better. Beautiful views. Close to charming town of San Gusme and even closer to Castelnuovo Bernardanga where we shopped for our groceries. Owner and property manager were very helpful and answered all our questions about the house and the surrounding area. Driving was challenging, but we went to the Sunday flea market in Arezzo, to Sienna to see this beautiful city, to the Hill Towns of Radda, Greve and San Gimignano. Chef Matisse cooked our first dinner in the villa - a real treat. Lovely restaurant in San Gusme (Porta de la Chianti) where we ate twice. Fun wine tasting on the Arceno estate where the villa is located. Another good wine tasting at Ricasoli Wineries not too far away. We would not hesitate to recommend this property.Recommended for: Sightseeing, tourists without a car, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

My husband and I stayed at Casa delle Rondini for 4 nights in late October, and absolutely loved our time there. The amenities and comforts were outstanding, the property was very clean and well-maintained, and the landscape surrounding the house was breathtaking. The location was perfect for us...with a short drive in any direction, we could visit countless interesting towns and villages. A cell phone in the house gave us instant access to the caretaker, should we need assistance with anything. I would definitely recommend this property.Recommended for: Sightseeing, age 55+, families with teenagers, romantic getaway, girls getaway.

Hubby and I thoroughly enjoyed our stay at Casa Rondini. The house was very comfortable and stylishly furnished with a fully functioning kitchen. We especially enjoyed the quality bedding, the travertine stone tile bathrooms, the Villeroy and Boch china, and the good selection of CDs, DVDs and books for an evening's entertainment. The pool was the cleanest I have seen and, although not heated, was wonderfully refreshing after a day's sight seeing around the area. We especially enjoyed the ability to return and have afternoon tea in the garden followed by 'sundowners' before dinner. A BBQ and outdoor eating area on the patio completed the picture. The views from the bedrooms are quintessentially 'Tuscan' - the house being located in a small development in a working vineyard estate. Rolling hills, cypress trees and vines. Wonderfully quiet in the evenings. The village of Castellnuevo Baradenga is about 10 minutes drive away with two small grocery stores, a bakery and alimentari (which sells very good honey). Sienna is approx 30 mins away. We only stayed for a week and moved on to a couple of hotels for our second week in Italy. I wish we had stayed for two weeks in Rondini - it was so relaxing and comfortable. Highly recommended.Recommended for: Sightseeing, age 55+, romantic getaway.

My family and I had the pleasure of staying at Casa delle Rondini back in October, 2010, and I can honestly say we couldn't have had a better time. The farmhouse was just like in our dreams...gorgeous elegant home (in and out) set amidst the breathtaking Tuscan countryside of olive trees and vineyards. The nearby hill towns were very charming and perfect to kick back and enjoy a nice glass of wine and Tuscan fare. Upon arrival at Casa delle Rondini, we immediately felt right at home. The attention to detail in the home was unbelievable! The house was stocked full with everything we could ever possibly need during our stay - we even got a welcome basket filled with wine, cheese, pasta, sauce, etc. Susan and Catherine were so kind and very accommodating. We brought our 14 month old son on the trip, and we arrived to find he had his own adorable crib, linens, highchair, etc. He had a blast and the home was suitable for a toddler. If I had a criticism, it would be that the pictures on the website do NOT do this home justice AT ALL. Every room in the home had breathtaking views of the countryside, and the decor is so warm and inviting. The weather was a little cool, so we were able to make nice fires every night in the fireplace, and had plenty of wood (thank you Catherine!!) All in all, I would recommend Casa delle Rondini to anyone. It is definitely a hidden gem in the heart of Tuscany. We are already talking about planning a second trip!!!Recommended for: Sightseeing, families with teenagers, romantic getaway, families with young children.

Casa delle Rondinin was everything we expected and more. We loved the views, the garden, the pool. The silence at night was deafening. The house itself was extremely comfortable, thoughtfully furnished, nice materials and furniture. We were all very impressed with your attention to detail regarding every aspect of liveing there - eating and drinking, both inside and outside, seating in the garden, using the pool. Towels and linen were first class too. The computer and internet service very useful and convenient. We were lucky with the weather and did not have to use the air conditioning except for one night, but it worked just right. About the owner: Susan and Steven live in London and are both still working full time as lawyers. They have two married children and two grandchildren. All the family enjoys the time they can spend in Casa delle Rondini and Susan and Steven can't wait to be able to spend much more time there when they retire.
Why the Owner Chose San Gusme:
Like a lot of Brits before them, Susan and Steven have had a love affair with Tuscany for nearly twenty years. They were married in Siena and spent some of their happiest holidays on the Villa Arceno wine estate in the middle of the wonderful Chianti country side. When the opportunity came for them to buy there it was just too good a chance to miss. This will be their full time home eventually but in the meantime they wanted others to enjoy what they have enjoyed over the years.
