In addition to the 3 queen beds, there are 2 motel type 'foldaway' beds, 2 inflatable mattresses, a camping mattress and a full length couch, all with linens.
The property can accommodate up to 10 people using the temporary bedding.
There are no shared rentals; if you rent as a 1 bed/1 bath or a 2 bed/2 bath, the remaining bedrooms and bathrooms will be vacant during your stay.
Every rental includes freshly ground coffee, cream, milk, OJ, cereal, bread, butter, water, soda and Lone Star beer!! We are happy to shop for you prior to arrival. Light catering is also available - please inquire.

Wow, I can't say enough about how wonderful it was to stay in this home! A group of 6 of us were there for Austin City Limits Fest in 10/2012. First off, Gareth rocks -- wonderfully responsive, helpful, and bent over backwards to make it a warm welcome. (See others' comments about food/drinks he leaves for you). Second, the location is convenient and walking distance to yoga (10 minute walk to Yoga Yoga studio, which I recommend because they have a yoga style for everyone), convenience store, Thai market/restaurant, breakfast/coffee and cupcakes... also easy bike ride to S. Congress food trucks and Home Slice Pizza (yum). The bus stop to downtown is literally a skip from the house and if you are going to ride the bus and will be there at least a few days, the weekly bus pass is a great option. Gareth provided us with three free bikes for the whole week - after I asked where we could rent them - and we rode everywhere, which was a blast. Zilker Park, the venue for ACL, was about 2 miles downhill (fun on bikes) from the house. I'm sorry we could not take him up on the offer to give us a tour of Austin on one of the days we were there. I helped host a bachelorette party with 10 girls during a weekend and found this gem in Austin. The location was perfect for cheap cab rides to downtown, walking tours of the beautiful homes in the neighborhood, and a quick jaunt down to the food trucks for dinner. It rained almost the entire time but we had a blast hanging out in the cool weather on the patio. There was plenty of everything to make the weekend fun and memorable. I completely recommend this house again, if you can find a free spot on the reservation calendar, because it is definitely one of the best kept secrets of Austin.Recommended for: Tourists without a car, sightseeing, families with teenagers, romantic getaway, people with disabilities, age 55+, families with young children, girls getaway.

A group of 8 of us stayed at this property for SXSW. The location is excellent - within walking distance of great food and music options. The neighborhood is beautiful, and the house features a backyard patio perfect for groups. Gareth was great in arranging everything - I highly recommend this excellent deal!Recommended for: Tourists without a car, sightseeing, families with teenagers, adventure seekers, girls getaway.

My self-interest tells me not to write this, since the property is a gem that may not be available when I wish after more folks discover it. The owner (Gareth) deserves accolades for his efforts, however, so here goes: We flew all the children and grandchildren into Austin for a gathering. Our youngest daughter and her husband opened Lenoir, a fine dining restaurant in the neighborhood and won't be traveling anytime soon, so we all came to them. The house was only six blocks from the restaurant in a great neighborhood with a playground for the toddlers a half-block away. We had six adults, a college junior, a two year-old, and a six month-old in residence, and often had our Austin couple's one year-old with us. The loft apartment was perfect for the couple with the babes; they were self-contained with a well-supplied kitchen and when the kids were active at odd hours the rest of us were undisturbed. The house was well suited for visiting and we spent lots of time on the covered outside patio's comfortable sofa and chairs. We walked to shopping and the restaurants and food carts on Mary, South 1st and South Congress Streets. The library on Mary was less than two blocks and had a great separate section for kids with computers and stuffed animals. The toddlers loved the walk along 5th to the library and the chickens and turkey that greeted them at a fenced yard. Back to the property, though...what truly set this house apart from every other property I've rented on VRBO is the attention to detail of Gareth and the obvious insight into what people who are in a city temporarily will need. What we need is what we have at home, and in most rentals we just have to go out and buy it. Sure, he tells you about the Lone Star beer and the staples he provides to get you started. That alone sets him apart from other owners, but that's not the half of it. There were many other food items, condiments and spices that saved us from purchases. There were paper plates and towels, toilet tissue, soap products, health products and remedies, and a spare propane cylinder for the grill. Some were undoubtedly left by previous renters just as we left useful items. The point is that we felt we were in a home like the one we'd left to visit Austin, and we think others before us had the same attitude whether or not they'd put it in writing like I have here. That feeling was created by Gareth. Rent from this man and reward his thoughtfulness; you will not be sorryRecommended for: Tourists without a car, sightseeing, pet owners, families with teenagers, romantic getaway, age 55+, families with young children, girls getaway.

We stayed here during our two week family Christmas trip to N.M. Ian was prompt and helpful with all of his communication with me. Everything went very smoothly. We came in at night, but Ian's instructions got us to the condo without difficulty. We were happy to see the six pack of Lone Star beer in the refrigerator as well as breakfast foods, milk, muffins and candy bars! No pretentious frills, just great comfort! The sort of place where you can actually relax on the sofa and put your feet up. Ian had local papers on the table so we could plan our events for the following day. There were several good restaurants within a very short distance to the condo. The beds were quite comfortable with more than enough linens and blankets. Plenty of hot water for the shower. We were also traveling with our white labrador and there weren't any ridiculous, non-refundable pet fees. We are responsible pet owners and Winston was welcomed at Ian's condo and was quite comfortable there too. We felt safe and secure in the neighborhood too. I think if you're traveling with your family, or a girls getaway this is your property. Might not be for a romantic getaway for two, but I highly recommend this property for your next vacation or business trip to Austin!Recommended for: Tourists without a car, sightseeing, pet owners, families with teenagers, age 55+, families with young children, girls getaway.

After weeding through all of the rentals and in Austin, I came across this one and I'm glad I did! This house had the perfect amount of space to accommodate 9 ladies for a Girls Weekend. I also picked it because the location was great. It's close to Barton Springs and Downtown is a short drive away. The attention to detail made the house memorable. The fridge was stocked full of water, sodas, and items to make breakfast (which we did!). There were chilled pint glasses and shot glasses in the freezer! With 9 people, our sleeping arrangement worked out like this: 2 person/bed, 2 people on the rollaway beds (which are actually really comfortable), and 1 person on the couch. It might be a little confusing for some people to get to since the entrance is on the back-side of the home, but the owner sends out the exact directions. All of us had a great time in the home! I would definitely consider renting this place in the future. The property manager, Gareth, was very helpful - I didn't even have to call him, just emails.Recommended for: Sightseeing, pet owners, families with teenagers, age 55+, families with young children, girls getaway.

I invited my family to Austin for my daughters wedding. The house was just right for comfort and conducive to great visits as opposed to a hotel lobby. The owner was great to work with and it was very easy to make all the arrangements. The easy access to town by car or bus and the nice coffee shops, stores, and resturants within walking distance were helpful. I will definately consider using this property again when I have friends or family coming to town.Recommended for: Tourists without a car, sightseeing, families with teenagers, romantic getaway, age 55+.

"The place was cozy and very clean. We had a great time with the provided BBQ grill and disco ball. The owner was awesome and was able to accommodate everything that we needed. The house was filled with all necessary essentials and more. I would definitely come back to stay here whenever visiting Austin and would recommend others to do the same. Stayed over a weekend while hanging out in Austin. Tidy little duplex with a nice back porch to hang out on, enjoying the provided beverages and unwinding from the drive into town. Within walking distance of good food and drink on South Lamar...a little further to get to the hot spots on South Congress. Next to a few little parks with playgrounds for the kids. Comfortable and well maintained, with a spacious common area on the ground floor. Provided a great place to hang out with friends. Will definitely be back.Did you find this review helpful? This place and the owner were fantastic. There is a comfortable covered porch area to enjoy the outdoors. We were able to sleep 6 people downstairs and 2 upstairs. It is very close to downtown and Barton Springs. The refrigerator was well stocked with breakfast items. The owner was very nice and accommodating. Absolutely the best value for the money.
