Laundry, two additional bedrooms and full bath complete the upstairs level. The top floor is the crow's nest, a great place to escape, with views of the Gulf, golf course, and a magnificent display of stars at night.
Conveniently located near one of three pools and tennis court and just a short walk to the PRIVATE BEACH (3/10 mi.) or take advantage of the FREE SHUTTLE service provided during summer.

Why the Owner Chose Kiva Dunes
My grandma's family had built a beach house in Orange Beach in the '40s. When Ivan damaged it (after surviving Camille and Frederick) it was sold and demolished. We decided to invest in our home in Kiva Dunes so we may continue to create new memories. Our children are the 5th generation to enjoy Gulf Shores and we know you will love it too.
The Unique Benefits at this House
There are so many options available in Gulf Shores. If you feel like doing nothing, the beach is so beautiful and relaxing. There are activities, attractions, shopping, water sports, dining, live music--you name it, Gulf Shores has it all. The Fort Morgan area is quiet and away from the crowds. Kiva Dunes beach is private and the resort is very family-oriented.

We enjoy outdoor activities such as golf, tennis, walking. Our two children keep us busy. Brad is a Freshman in college and Katherine is in 3rd grade. We love living outside Atlanta and being only 6 hours from our "Great Escape".

My family has stayed at this particular property 3 times and we will definitely return again. Beautiful, spacious, comfortable and clean. Easy access to beach and very convenient to large, well-maintained pool and tennis courts. Lots of nice extras -- comfortable seating, big screen TV, extra space for kids to spread out. Close to area restaurants but also great kitchen/dining area for when you dine-in. Fantastic golf course if you play golf. A great home away from home! Looking forward to next visit!!

This property was in need of general maintanance such as ladder, broken lights, rotted outside storage box and broken lights outside. The inside should have been cleaner. Could not use the downstairs gameroom/bedroom because we turned on the refrigerator and it smelled like something had died in it. The worst problem was when a huge roach fell from the ceiling on me! Thank goodness it was not the baby it fell on. And by the way, no one mentioned that the POOL in the clubhouse was HEATED and that my grandkids could have been swimming for the four days. No, we want stay in any of these properties again.
Owner response:I feel terrible that this renter did not enjoy her stay in my home. It's disappointing to me that she chose to voice her complaints on my listing rather than report them to the ON-SITE management team. Had they been notified, they could have and would have attended to these issues immediately. I feel it's important to mention that I contract with a pest control service and I take pride in my home and truly care about my renters satisfaction. Please read the other reviews before making your decision.

My family and I truly loved our stay and the home was not only beautiful, but provided our extended family with plenty of space and all the luxuries of home. The community is very family friendly and when we had an issue with the house not cooling down, the maintenance team was at the house within 10 minutes. Can't wait to go back next year!

My family has vacationed at this property for several years in a row and are always excited to go back! The house is great! It has a nice family room for everyone to hang out and play games, but also has separate living areas if you want quiet time away from the kids. The community of Kiva Dunes is so nice, and everyone is very friendly. You gotta love that Southern hospitality! We love having the option of going to the pool or the beach. Make sure to use the shuttle service for the beach...they pick you up right at your door and drop you at the boardwalk. It's awesome! Our kids favorite restaurants are Lulu's and the Hangout. They both are full of activites for the kids. I love just hanging out at the beach and shopping at the outlet mall. My husband love the Kiva Dunes golf course. All in all, Gulf Shores has something for everyone in my family. I would definitely recommend this property.

Lulu's and The Hangout both have long waits but there is plenty to do while you wait and they usually have live music. Renters are entitled to a 10% discount on golf. I had just returned from a one-year tour in afghanistan. I was looking for a place to take my family on vacation - some place different than our previous travels. The house is spacious, comfortable and complete with all the essentials, especialyy if you're traveling with kids. Just a short walk or ride to the beach access area or pool. In fact, we returned home to atlanta for one week and went back the following week. Great value for the price.

We have spent four different weeks here and absolutely love it! We have done everything from a family week to a high school/college spring break week to an adults only week with wonderful memories each time. Its a big house with lots of room completely updated. Feels like the luxury life without the expense! Walk to the beach, golf and restaurants. We have seen dolphins swim right in front of us every time...been lots of places too and never have had that happen. Cannot say enough about this beautiful great escape :)
