Myers, a gated community with beautiful landscaping, golf, tennis, fishing, boating, many lakes, clubhouse with restaurant and bar (currently being remodeled), new waterfront restaurant, riverfront picnic areas with gas and charcoal grills, great sunsets, gorgeous sandy beaches, Sanibel, Captiva, Ft. Myers Beach, many excellent area restaurants, shopping centers and outlet malls. This 1400+ sq. ft., 4th floor, fully furnished 3 Bedroom/2 Bath condo has recently been elegantly updated with beautiful new ceramic floors in entry and kitchen, all stainless steel kitchen appliances, granite countertops, raised vanity tops in both bathrooms . Master Suite, 3' x 5' walk-in shower in Master Bath, large walk-in closet in Master, 5 1/2" wood baseboard throughout, 5 1/4" crown moldings, new 42" LG LCD HD wall-mounted cable TV with Blu-Ray DVD, assorted Blu-Ray HD and regular DVD movies and 5 speaker surround sound Home Theatre Entertainment System in living room, cable TVs in Master King Bedroom and Queen Bedroom, both of which have direct access to lanai in addition to living room access. Condo association management company requires a rental application at least 30 days prior to anticipated arrival and assesses a $100 application fee to prospective renters. Rental tax (currently 11%) does not apply to longer term rentals of at least six(6) months and a day. Rental rate reductions are available for occupancy of at least three(3) months. Renter reimburses electric costs to owner during tenancy. Security/damage deposit of $1,000 plus first month's rent and $100 cleaning deposit are due upon booking rental reservation. Remaining rent balance is due 60 days prior to arrival or at time of making reservation, whichever is later. Alternate payment arrangements for rentals of three(3) months or longer may be established upon request. Electricity bills for first four months of tenancy or billing totaling $500, whichever is less, may be deducted from security deposit. Unused cleaning and security deposit amounts will be returned within 30 days of departure. We love the Ft. Myers area, the gulf, the Landings and our beautiful new (to us) condo.
