The Carriage House Townhouse offers visitors and families clean comfortable accommodations, exceptionally well located in the heart of Washington DC. This self contained, 2 story unit is a renovated and updated horse and buggy storage house, at least some 80 years ago. Today, the unit features 2 bedrooms on the second floor, and a living room with gas fireplace, and kitchenette (Microwave, stove/oven, refrigerator, coffee maker) and dining area on the first floor. There is also an additional 1/2 bath and small sized laundry.

The main bedroom is furnished with a queen-sized bed. The second bedroom includes a bunk system with double sized bed below a twin-sized bunk. The home can accommodate up to 5 guests, a mix of adults and children to be comfortable. The home is within walking distance of the East side of the National Mall, near the US Capitol, Library of Congress, and Air and Space Museum. The Metro (Washington's Subway) is 4 blocks from the house, the Capitol South station for the Blue/Orange lines that has stops right at the Smithsonian Castle, Holocaust Museum, Natural History and American History Museums.
A THREE NIGHT MINIMUM STAY IS REQUIRED.

                                Great place to stay. Loved the location, the privacy of having an upstairs and a downstairs, and the low key approach to comfort. The shower is small and rather tight, but was fine for us.The front porch and courtyard are beautiful. Was not able to find a way to have the ceiling fan in the bedroom work without the light being on, thus could not use the fan at night. This would be a good thing to fix. We will definitely return. It is a great find. Thanks

                                My husband and I are from the DC area but currently live overseas. This place allowed us to entertain friends while the kids slept. Cozy, enough room for our family of five. The owner left us an apple juice and a yogurt, which were used the first day! Great parks and playground nearby for the kids. Very comfortable for all, particularly as our kids were still getting over jet lag. Stairs were fine for my 2 and 4 year old.

                                Recommended for: Families with young children, tourists without a car.

                                We stayed for 5 nights with 2 kids aged 10 & 12 – it was great to have our own clean, separate, self-sufficient space and not have to worry about disturbing other guests/owners with ‘family noise’. We were met by Diane, the owner, and everything explained to us but there’s also a welcome book with helpful, detailed instructions. We arrived early evening and she had provided us with supplies for breakfast the next day which was really thoughtful and much appreciated. Great location – walking distance from metro & restaurants. Safe neighbourhood and absolutely fine to walk home from dinner – plenty of others doing the same thing. There’s a park & playground directly across the road and lots of families/dogs and friendly people en-route to metro/restaurants. We only had to bother the owners once (/twice - see last para) and their son was very helpful (supplying bandaids for blisters from walking!) One minor issue was the shower which was fine for myself & the kids but not so much for my husband – the head needs replacing to provide more pressure/coverage. You do need to be aware that there are steep stairs from the road and the circular stair to the second floor can be tight with a suitcase. Although this didn’t bother us - it may not be suitable for more elderly people. One final outstanding act of kindness – we reached Ronald Reagan airport and realised I'd left behind some very important small items. I rang Diane and asked her to check if they were there before I was going to get a taxi back to pick them up. She found the items and then offered to drop them at the airport on her way to work rather than me trying to get back through rush-hour traffic. This made what would have been a stressful event, not-so and was incredibly generous of her. Needless to say she received a huge Christmas hug when she arrived!

                                We stayed at the 2 BR carriage house townhouse prior to thanksgiving. The location was excellent, and we loved that we had our own space at a reasonable price. There were 2 bedrooms, and our 1 year old slept fine in one of the bedrooms. It was also great to have a kitchen and living space. The only issues we had with the townhouse was the only shower upstairs. The showerhead is pretty terrible and would be a relatively easy fix as I don't think the issue was water pressure. If the shower wasn't an issue I'd likely give the place 4 stars, but staying for 4 days and 3 nights it became an issue. Otherwise, really enjoyed our stay and would stay there again.

                                This was perfect for our family (3 boys ages 11, 14, 16). Often families dont look for b n bs - but this one is very private (no worries about wrestling boys....) and nice. The walk to the metro was quick - a large selection of dinners options within walking distance - and beautiful and safe neighborhood. I would recommend this place to anyone. We also stayed here during a hot spell (upper 90s) and we did not have any issues with the bedrooms being hot as stated in a previous review.

                                For a family of 5 sometimes finding hotel accomodations can be daunting and expensive. This year we decided to look into a rental home for more space since our 3 kids are all teenagers now and need room. This house was perfect! It was clean..big plus! The decor has been updated some since the pictures were taken that appear on VRBO and I like the new decor! I love the exposed brick and the brick floors downstairs and the wood floors upstairs...beautiful! And I loved the spiral staircase! The courtyard was beautiful but we didn't get a chance to enjoy our coffee out there due to drizzly weather almost our whole trip. The free Wi-Fi was a big unexpected plus and aided in planning our day trips tremendously with the help of the internet! The air conditioning upstairs is a little warmer than downstairs but if you leave the doors to the bedrooms open it was a non-issue and we visited on a 100 degree day and were perfectly comfortable. Check in was a little rough as the owner had to be away during the time of our check in and passed the task to the house boy who wasn't quite ready for us. I called the owner and once the houseboy was made aware we had arrived he provided us with our key and our parking pass. We did not see the owners the rest of the time we were there but that is ok with us, we are not true "bed and breakfasters". The only real "issue" I had with the house was the water pressure in the shower needs alittle help, very low water pressure but they provided plenty of towels and supplies. Also that there was no TV in the master bedrooom...but that is a personal preference, not everybody likes a tv in their bedroom. All in all it was a great house and a great stay. 15-20 minute walk to the National Mall, 10 minute walk to Nationals Stadium, less than a 10 minute walk to Eastern Market and lots of restaurants and shopping in between. Felt very safe walking with my kids. Even stopped to watch a little kids baseball game in Folgers Park. I would recommend this house to anyone looking to get out of a hotel room but maybe not looking for a traditional bed and breakfast. Very good for sightseers and people who like walking and anyone looking to watch some Nationals games without having to worry about driving and parking! We will definitely stay again!

                                The Coach House was a great option for a family and close to attractions and public transportation. Charming atmosphere and friendly owners. Helpful with questions and offering ideas of restaurants, travel, etc. We'd definitely go back!

                                The location of this property is very safe and excellent for using the Metro. South Capitol station within easy walking distance and area seemed safe at night. Very pleasant area with park over the road. The property is within walking distance to the Capitol and Library of Congress. Owners met us when we arrived, finding us some food as we arrived very late at night after a long international flight; much appreciated. However we did not see them again throughout our 3 night stay. The property was clean though less spacious than indicated by the photos. Some additional furniture has been added which makes rooms somewhat cluttered. Microwave and toaster not working but otherwise kitchen was satisfactory. Small convenience store within walking distance was good. Upstairs bathroom was not pictured on vrbo site and was small and quite basic. Air conditioning had recently been installed in the property and whilst it was very effective downstairs, it was completely ineffective upstairs. Upstairs windows were blocked open by insect screens to allow for some ventilation in summer but the weather was very warm and humid. Unable to remove these screens. Ceiling fan in front bedroom was good but no fan in back bedroom. As the property is 1 1/2 blocks from the Southeastern Expressway, with the windows open it was traffic noise was an issue especially in the front bedroom. Morning commuter traffic started around 5:30 am. The spiral staircase to upstairs bedrooms is very narrow and tight - taking suitcases up is challenging - not suitable for elderly people. Also, there are steep stairs to gain access to property from street level. Again, this may cause problems for older travellers. I would not recommend this property in summer though it would probably be acceptable in winter with the windows shut.

                                Recommended for: Girls getaway, tourists without a car, sightseeing.

                                The Coach House was a fantastic place to stay for a family of 4. The location was perfect for sightseeing. We stayed during our Spring Break in March of 2010 and really enjoyed the weather. The home is very comfortable and there is plenty of room for a family of 4. I would recommend this home and stay again when visiting the D.C. area.

                                We stayed here in April 2008 with our 2 children, ages 9 & 11. It was a perfect spot for walking to The Mall (Capitol and Library of Congress just blocks away), catching the Metro to the Zoo, and enjoying Garfield Park just across the street. The neighborhood is beautiful, and having a kitchen + washer/dryer came in handy. We'd stay here again in a heartbeat.
