Conveniently located in the gated community of Playacar, literally 15 minutes walk from the ferry terminal to Cozumel and Starbucks in downtown Playa Del Carmen, this townhouse sits in a 16 residence complex that backs onto the Aviary in Playacar.

This 2 + 1 bedroom link foundation townhouse shares an oversized pool with the other 15 units in the complex. Your parking space is directly outside the front door.

Inside, all finishes have been upgraded, from the fitted wardrobes and cupboards throughout to the tiled floors and Venetian plastered walls, a great feature if you suffer from allergies in this humid climate.

The kitchen is for entertaining and like the rest of the house has been upgraded with granite countertops, hardwood cupboards and fully equipped right down to stainless steel appliances.

The den closes off with a pullout double bed and with a full ground floor bathroom you can easily create a third bedroom. You can sit in the family room and browse the internet with high speed wireless (there is a $60 subscription charge currently but I have Telmex internet starting November 1, the router is hooked up but you will need to bring a notebook).

Both bedrooms have en suite bathrooms with showers. The master bedroom has a Jacuzzi tub and separate shower and walk-in closet. Additionally, the master has a king size bed and the second bedroom has two bunk beds in it, easily sleeping 4 kids (I have 4 kids there for 3-4 weeks annually). This bedroom also has an en suite bathroom.

The property is managed by a property manager who can take care of everything from car rental to making sure you have a cell phone for your stay if you need one.

I'm a headhunter with my own business and this has become a home from home for my family, we spent 5 weeks in the house in the summer of 2011. I can pretty much guarantee that this is my retirement location if my kids stop being so expensive :)

Why the Owner Chose Playacar

It's safe,quiet and accessible to everything. I rent a car so we can travel the Mayan Riviera easily. Also, we're walking distance to Playa, right around the corner from the Aviary.

The Unique Benefits of this Condo

I have 4 kids, aged 13, 12, 10 and 7 and we spend about 7 weeks a year here in total. We use the property manager to keep the property functioning well and that includes all maintenance as well as cleaning while we are there. The house backs onto an aviary so it is unlike the Myamar properties on the main road, it's actually quiet in the morning :)There are generally a few kids around and my kids always reconnect with old friends as well as make new friends it seems. We've been going there for 4 years +

We've been coming to Playa for over 10 years and this condo was just perfect for us. It's definitely set up well for families or groups. It's professionally decorated, with many of the comforts of home (a dishwasher!) that other rentals just do not have. The owner is very accomodating, and the property manager is extremely helpful and speaks English perfectly. The location just can't be beat, with the quietness and security of being in Playacar, but you can walk to the beach or 5th Ave. It's our first choice for a place to stay next time we come.

I have stayed here twice now, with a two year gap between stays. Both times have been very comfortable. The property and amenities are clean, well appointed, and well cared for. There is plenty of room, a beautiful shared yard, which still offers a good sense of privacy. The yard and pool are well maintained. The unit is located close to town and beaches, both only a 10-15 minute walk, with plenty of taxis available if required. The area is safe and well lit at night. I will returning soon, and certainly will use this accommodation again.

A Kid Free Getaway!

This property location permitted us easy access to shopping, restaurants and other Playa del Carmen main-street activities, all while avoiding the traffic congestion and noise associated with such. The property is located on a secure compound and is a very short, scenic walk (5 min.) from the main Street in Playa. It not only offered all of what was advertised, but so much more. We'll be back with our kids next time.

Just got back from a one week stay with a few friends. The condo was sweet...close to the beach, shops, bars and clubs. The neighbourhood has a good mix of families and young people looking for a vibrant nightlife. Its a great place to get away from the everyday and for a very reasonable price as well. I'd recommend this condo to couples, families or friends looking for an awesome getaway spot.

I rented this condo for the first 17 days of December for my husband and 3 children. Initially I was worried about renting a condo off of the internet as I have never done something like that before but I was more than pleased with the condo and will be renting it again on my next visit. The facilities in the condo and its complex were clean, top notch and exactly as shown in the pictures, there was plenty of room for all 5 of us. My husband and sons golfed at a near by golf course several times. My daughter and I were able to walk to near by shops, we were able to shop, get our hair and nails done along with a very pleasant massage. The beach was about a 10 minute walk and became very lively at night, there were also many restaurants within walking distance or a $5 cab ride. My children are aged 9,14,17, I was pleased that there were unique activities available for all of them. We did a few day trips, the condo is very central to get to many different places.

Frankly everyone promises luxury but stepping into this unit surpassed all of my expectations. I have taken my family (2 adults and 4 kids) many times to Mexico, Dominican and Jamaica have often rented out properties rather than going with boring hotel accommodations - while I've generally always been pleased - this trip's accommodation simply blew away all of our other vacations and then some. The location is just amazing - a few minutes walk to the beach and very close to town for shopping and night life (a few minutes by taxi or rental car) - the finishes inside were at the height of luxury and I have been to Mexico 15+ times over the past 6 years and have seen many places that are described as luxurious but turn out to be just acceptable. In this price range - it just can't be beat. We will absolutely be returning again and have referred several friends to book with the owner after listening to us rave about it and seeing the pictures.
