Year-round home on the north side of Cape Cod, with a striking view over the marshes and channels of upper Barnstable Harbor to the dunes of Sandy Neck and Cape Cod Bay. Emphasizing design, craftsmanship, light, comfort, and convenience, the house is perfect for summer relaxation and winter coziness. Interior just repainted and all new landscaping.

The living room, dining room, and kitchen form a "great room" with a cathedral ceiling lit from above by a ventialating cupola. A screened porch (called by a local resident "one of the great rooms on Cape Cod") shares the view and is a wonderful spot for a drink and a peaceful dinner after a day at the beach. Living room with fire place, sunroom, downstairs TV room, and deck provide additional inside and outside seating areas. Elevation, many windows, and a careful layout contribute to excellent cross ventilation and constant breezes in the summer; tight construction, a wood burning stove, a gas furnace with three heating zones, and storm windows provide comfort in cooler weather.

The house provides a perfect set-up for family groups, with flexibility in sleeping areas, a fully equipped kitchen, lots of indoor and outdoor games, and two full baths plus an outdoor shower. On a well-tread lot on a cul-de-sac, the house is peaceful -- but with its central location, it is an excellent base from which to explore the Cape. The house is close to beaches, boating, restaurants, and historic sites. Nearby Barnstable Village, founded in the Pilgrim era, is an embarkation point for fishing expeditions and whale watching curses. Cape Cod National Seashore is only a short drive away.

    • Beach View : The white sand dunes of Sandy Neck, across Barnstable Harbor, are clearly visible and make a lovely contrast to the expanse of trees, marsh grasses, sky, and blue water of the harbor and bay.
    • Water View : From the second (living) floor, there is a wonderful view of the upper reaches of Barnstable Harbor, including marshland and tidal estuaries. Beyond the dunes of Sandy Neck, you can see Cape Cod Bay in the distance. The enchantment of this view is its ever-changing nature, as the tides ebb and flows, and the colors of land and sea change with the shifting light, as well as with seasonal variations.

Year Purchased: 1990

Ben and I have recently retired to this house after years of many successful rentals. We plan to rent out the house on a more limited basis, during periods when we will be traveling. We are particularly interested in rentals for a week or longer. Because our time is flexible, we are not bound to the traditional Saturday to Saturday rental format, so please inquire as to your particular needs.

Why the Owner Chose Barnstable

Having spent summers in Barnstable as a child, I have always loved Cape Cod, and jumped at the opportunity to buy land and build a house in my home town.

The Unique Benefits of this House

The most wonderful part of this property is the peace and quiet here, inspired by the spectacular view of sky, forest, marshland, tidal estuaries, sand dunes and Cape Cod Bay. In addition, the interior design of the house is both elegant and restful-you will really feel as though you are on vacation here.

Very nicely decorated house, well equipped, bright and sunny rooms, we found everything we needed and felt very much like home. The house lies in a quiet neighborhood but is not far from shopping and restaurants. We would stay here again.

Lovely house in a lovely part of the Cape

We really loved this house. We had never been to the cape before, and couldn't figure out where all the "beach" properties were, or why they were so high-priced (it's because there really aren't very many, and the beaches are rather small and proprietary). So instead we chose this house because of the good price, knowing that all the beaches were within driving distance. Barnstable was a great central location for exploring the cape. This part of the woods was really lovely, and very high-class... all the properties in this immediate area were obviously very expensive. The house itself is as they say - an architectural gem. They did a great job with the remodeling. In particular, we spent many hours in the "tree house" - the screened-in upper level of the new addition. I didn't think I would like it as much as I did - but it was great for having cocktails at night; playing games; and just whiling away an afternoon reading. Never having a screened in porch before, I didn't realize what a nice thing it could be. Might have to go build our own now. :-) The patio in the back is also really nice if you want to be just outdoors. The owner was very reasonable and nice. They left a GREAT notebook with lots of notes on the house, where to go and what to do, etc., which we used extensively. The cleanup required afterward, although not like staying at a hotel where you can just pick up and leave, seemed reasonable for the area and in line with what other properties asked. Can't say that I loved having to wash linens and remake the beds, but - as I said - seemed like a lot of houses in this area did something like that. Just to clarify for other guests - the view of Sandy Neck is wayyy off in the distance, and by no means do you have an ocean view at all - but you can see over all of the marsh to Sandy Neck in the distance, which is nice. But to me, the view of Sandy Neck was just an okay part of this house and not particularly important. More important was the solitude (it was at the very end of a cul-de-sac, with no other houses between you and the marsh) and lack of proximity to other houses. You could kind of see other houses on the side of you through the woods, but that was it. We had complete privacy and quiet, and spent many hours listening to all the birds and critters in the woods. This house was great for two separate families - one of us had the upstairs master bedroom, and the other one had the whole downstairs to ourselves.

This home is magical - light, airy, well-appointed, comfortable, spacious - a vacationer's delight, with a view of the marshes, ocean and sandy neck beyond. It is conveniently located near activities, shopping, dining, beaches, and is private while being easy to find! Room for 8 with space to spare, it is perfect for families, couples, reunions, etc. We used it as home base while preparing for our daughter's wedding. Our Canadian guests were thrilled to stay with us, and every visitor was very impressed with the homes architecture and amenities. We'll be going back as soon as possible. LOVED IT!
