The location is perfect (in the heart of Capitol Hill's best street) for someone on an extended business trip and/or vacation who prefers a different environment vs. a hotel room, and who will treat our home as your own during the short-term stay. The house is located on a Historic St. which is quiet, safe, and within walking distance (blocks) to the famous Eastern Market, Capitol, Supreme Court, Library of Congress, Senate, etc. Also within walking distance are shops, restaurants, grocery stores, two Metro stops, jazz clubs, coffee houses, dry cleaners, Shakespeare Theatre, and the famous National Mall where you can visit the Smithsonian museums for free which include the National Gallery of Art, Museum of Natural History, Air and Space museum, etc.
For those unfamiliar with the term carriage house, let me explain: At the turn of the century, most large Victorian homes had a separate small house in the back of the main house to store the carriages as well as horses. Today, as homes were modernized and renovated, the small houses were converted into living dwellings with a private alley entrance not unlike many apartments in Paris, London, (European cities). There are approximately five carriage houses located behind the main houses on our street. The cobblestone alley is well lit, very wide, short, and of course, very safe.
Our street is one of the safest streets in DC as well as the widest and most beautiful. The house is air conditioned, has hardwood floors on the second floor where the living room, entertainment room, master bedroom and bathroom as well as washer/dryer are located. Ceramic tile is on the first floor with a well stocked kitchen, separate dining room, and powder room. Other amenities include DVD Player, two TV's, Stereo, hair dryer, clocks, as well as linens and towels, etc.
Booking rates are as follows: (1) $100/night if rented for three weeks[Dec; Jan; Feb]; (2) $150 for 4 or more nights; and (3) $175 for three nights. Only bookings for three nights or longer will be considered. A cleaning fee of $80 is added to the total rental. Discounts are negotiable for longer stays or in the off season. Wireless High Speed internet connections is available for the additional cost of $5/day. The down payment is due upon booking. The balance as well as security deposit is due at or before check-in which is 2 PM. Check out time is 10 AM. Note: If checking-in or checking-out outside posted times an additional fee may apply. References required as well as an Application Reservation must be signed which includes the aforementioned terms.

Why the Owner Chose Capitol Hill
The property was purchased for the owners use and enjoyment. The Carriage House is the owners pied-à-terre and is being made avaliable for occasional use by renters through VRBO. One of the oldest operating farmers markets going back a centry. Week ends brings Flea markets and entertainment, food and shoping.
Closes place for public parking in off street lot. Behind Citibank at 6th street and Pennsylvania.

This rental was absolutely perfect as a home base for exploring DC. We were there for the marathon, so it was great to be able to cook in the extremely well appointed kitchen. You're super close to eastern market and the subway and not far from all DC attractions. We would stay here again in a heartbeat. It's a great, safe neighborhood and a very nice carriage house. The only tough part was parking during the week so I would suggest exploring your options there beforehand (you can park on the street on weekends). I highly recommend this place and ken was great in communicating and helping us out while we were there. Five stars!!!

This property was perfect for our Thanksgivingish visit: quiet, very clean, interesting/safe/charming neighborhood, close to everything we needed and very affordable! Eastern Market is just a few blocks away, we had a few tasty pizzas from Matchbox pizza but generally cooked at home after hectic days of exploring D.C.. This trip we roamed Rock Creek Park, Capitol Mall, visited the National Christmas tree and Occupy D.C. Owner was helpful and instructions for visitors were clearly displayed. We hope to stay here again when visiting our daughter & son-in-law. Also highly recommend a trip to Baltimore to the American Visionary Art Museum.

Ideally located behind The Capitol, clost to the subway and Eastern Market as well as tree lined streets in a beautiful residential area. We were met by the owners and provided with lots of helpful suggestions for enjoying our week in Washington. The apartment was not only extremely clean, comfortable and well equipped but also charming. We were able to easily walk the National Mall, dipping in and out of the Smithsonian museums and visiting all the monuments. We avoided shopping complexes and were able to eat locally or stock up at the local market and corner shops daily. We have had no hestiation recommending this lovely apartment to our friends already. Don't miss the Newseum or the new Martin Luther King Memorial.

We had a lovely four-day stay at this spacious, well appointed and convenient carriage house. The owner was extremely helpful in acquainting us with the area. This two story unit is in a quiet residential neighborhood, a few blocks from stores and restaurants. A short and easy walk to the Capitol and the National Art Galleries.

This is a great place to stay if you are sightseeing near the Capitol or just want to spend time together in an apartment setting. You feel safe in this neighborhood because there are several police patrolling because of the Capitol, Supreme Court, etc. Having a car is a little difficult because of the parking limitations, but getting a taxi is not possible without a walk to the Metro station which is too far to walk in the cold. Weekend parking is not a problem and after the first day you learn how to get around the two hour parking limitation during the day. If you are a first time visitor to Washington DC, I recommend you take the tour bus around the city. One of the stops is the Capitol and is within walking distance of the carriage house. It is a great way to get around to all the sightseeing places and easy to get back to the house. The carriage house is clean and nice and has all the comforts of home. Ken, the owner, is very helpful about telling you places to eat, etc. He has put together a book with great information for tourist and is very willing to answer any questions or help out to make your visit pleasant. The Eastern Market is only a few blocks away and within walking distance. There are great dining places and the market has a great selection of groceries. Downstairs is the kitchen, half bath, and eating area. Upstairs is the family room, bedroom, and full bath. As we all know, heat rises and if you are warm downstairs it is too hot upstairs. This really is not much of a problem though because we mostly stayed upstairs after making dinner. The heater works really well so remember to turn the heat down if you are planning on spending most of your time upstairs. I would not recommend staying here if you are handicapped and/or cannot climb stairs because the living area and bedroom are upstairs and the stairs are very narrow and steep. Thank you Ken for welcoming us to your carriage house and for letting us stay. We had a wonderful time in DC. It is a great city and so many things to see and do.

We stayed at the carriage house over Thanksgiving. We chose it primarily for the fantastic location, but it was perfect in every other way as well. Very comfortable, plenty of room. As others have said, the pictures are very accurate. We needed to cook some dishes to take for a Thanksgiving meal and the kitchen was well stocked with all of the cooking utensils that we needed. We come to DC fairly often to visit our daughter, and have tried various types of accommodations and this has been by far our favorite.

Location location location ! The carriage house is so conveniently located for visiting Congress, Supreme Court, and the museums and monuments on the Mall. We were able to walk to so many places. It's also not far from a metro line, for those get out of town trips, and it's on the same metro line you would take to get from Reagan airport. There are also many nearby restaurants to choose from and a couple of corner markets to help you stock the kitchen. Our stay from October 20-25 2011 was great. We found the house to be cosy, comfortable, and very clean. Ken was there for check in, to explain anything and to answer any questions .He's got a notebook with additional tips and restaurant/shop recommendations, and also has a kitchen stocked with spices that can be used by us tenants should you choose to cook in. Everything on the website was accurately described. My friend from Melbourne, Australia was as happy with our stay as I was. I would definitely stay here again on any visits to D.C, and I'd recommend this to adults or families with older children Irene

My husband and I spent a week in this comfortable home. Ken was a very attentive landlord and meet us at the home when we arrived. The listing description and pictures were very accurate. The property was clean and well maintained. The neighborhood is charming, filled with bakeries, deli shops, restaurants, and of course the wonderful Eastern Market just 2 blocks away. The Market on the weekend is a must see. The produce, art, pottery and jewelry were all a treat. With all of the wonderful dining options I did not cook, but we did do lots of take out to enjoy at home after a busy day of sightseeing. The metro was so convenient to access, just 4 safe blocks away. It is such a delightful difference to live within a neighborhood as opposed to a hotel while vacationing. It took less than a day to feel completely relaxed and at home within our space. We even attended a neighborhood church on Sunday. I would recommend the carriage house apt. to our friends and would stay there again while visiting DC.

We stayed at this property for 3 nights while visiting DC. Conveniently located to Eastern Market Metro and easily within walking distance of the mall. Shops and restaurants abound. Ken provides resources for finding all of these treasures. He greets you with a smile and tells you the best eats around. And of course -- he was correct. The 2 level is nicely appointed; lots of share stuff; kitchen has all one would need in terms of cooking utensils/appliances. Every amenity has been thought of --- right down to 2 umbrellas hanging on the coat rack. What a lifesaver!!! Oh --- the fold out couch/bed was very comfortable!!!

Super clean...and the owners have thought of every detail! Ken was pleasant and quick to reply to all questions from day 1 of our planning process. Having a bathroom on each floor was great! We cooked almost all nights as we were tired of eating out, but there are lots of restaurants close by & the metro stop is only about 4 blocks away. We never needed a car. There are steps going upstairs to the living room and bedrooms but the kitchen, dining room and 1 bath are on the 1st floor. We just left our big suitcase downstairs and it worked out well. Be sure to get good directions if you are driving as you need to find the alley in between the row houses and then go to the end on the right. The price was great and we MUCH preferred being here to being in a hotel for 5 nights.
