As a regular visitor to florida for our yearly vacation, we have stayed in numerous villas around the area, but have to say this villa was one of the best we stayed in, and will be back again The home was spotless throughout and we found it was well equipped with everything we needed, the beds were very comfortable,after a long day out at the parks. The free internet access was handy for communicationg with back home(so bring your laptop) The games room was a godsend when we had a relaxing day at home The pool was fantastic, one of the best we had, and the pool heating was excellent, and kept the temperature perfect. The hot tub, was super for easing those aching bones after a long day, and very relaxing. The location was perfect. It was minutes away from the Publix food store and WalMart. It's close to all the highways and about twenty minutes to Disney. The owner was more than accomidating which made chosing this property easy and an even easier choice to return. The property was fantastic

We stayed at this property for Easter, 2012. It was great! Everything looks exactly like the pictures on the website. The kids LOVED the Disney themed rooms with their own TVs. They also loved the game room. However, the BEST part was having our own pool and spa after a long day at the parks. We returned from the parks by 3 PM each day, swam, and went to bed early to be ready for the next day (never stayed up late enough to try to see the fireworks). The home had all the amenities we needed, and we were especially happy to find two bedrails in the home for the kids' rooms. There were also a few board games in the kids' closets. My daughter also appreciated the nice Tinkerbell night-light. We saved a lot of money cooking at the home every day. The home is close to Publix and Walmart. There are also many restaurants nearby. We paid for pool heat, and the temperature of the pool and spa were great. Jeremy answered all questions ahead of time, and was great to work with. It was a great family vacation. The kids looked forward to picking oranges each day. The 15-20 minute drive to Disney was worth it to have so much space and your own private pool and spa. The only recommendation I have is for the management company to have a dropbox for dropping off the check-in form. We had to leave Disney early to get there before they closed. When we first arrived, it was very nice having the keys in the lockbox, because our plane was delayed and we got there later than we planned. I would also recommend bringing your own garbage bags and a few dryer sheets. Overall, it was a perfect family vacation.

Owner response:We are so happy you enjoyed your stay with us and look forward to many more vacations "together" I would like to take the chance to respond to just a few points so that in the future others do not run across the same scenario :) Guest Registration. I called the Property Management team about the document they require filled out by all guests. I asked them about the best way to return the document without interrupting your stay. They said that the document could be left on the counter at the end of your trip OR you could call them and they would have someone come by and pick it up. I thought this was a great answer but did suggest to them to reference that guests can do that so they are not leaving Disney or other events earlier to drop it off at the office. (Thank you again for pointing this out) Fabric Softener/Bounce/Fleecy. I wish we could leave things like "Bounce/Fabric Softener" however it's not recommended. Someone may have an allergy. I suppose in the future (FYI - this is what I do) I pack a few from home in a zip lock baggie in my luggage so I am not having to purchase a box when I get there and then having to bring a larger quantity home. Garbage Bags. It's hard to judge by a group and a length of stay how many bags a family may go thru. My suggestion would be the same as the Softener and bring a few bags in your luggage.

it is an amazing HOUSE, everything you might need is right there, very clean, not so close to shopping but it doesn´t matter. The company encharged of management this house is amazing, very nice people ready to help us every time we needed. We had a wonderful vacation. Your home is absolutely beautiful, with everything that we could possibly need. It certainly was so much better than having our grandchildren confined to a hotel room on the days we didn't go to disney and made things so easy for our daughter and son-in-law. Everything was so convenient...shopping close by and so easy to get to Disney World. Our grandchildren loved the pool and spent alot of time in the water . We would highly recommend your vacation home to anyone. My husband said to tell you that about the only thing he could think of that could be added was a bar fridge close to one of the doors to the pool. Just joking of course. Hopefully, we will be able to rent it again in the future.

We just got home from a fabulous vacation and our second stay at this home. We absolutely love this house! It's perfect for our family. From the pool, hot tub, and lanai, to the comfy couches and beds, this is definitely our home away from home. Our daughter loves the pool, bedrooms and gameroom. Thank you very much for the use of your Home for our Disney Vacation. Everyone was Very happy with the Home. The Grandparents Were very Happy with there accomodations, My Wife and I were very pleased as well. The house was everything and more you stated. Our kids could not have been happier with there rooms and the game room and pool area was absolutly beautiful, I have been renting from owners for the past 10 years and dealing with you has been one of the most professional and courteous to date. The home is very close to Disney, beautiful neighborhood, close to groceries and easy traveling on the roads to and from disney. The orange grove in the back yard was also a hit with the grandparents!!

We stayed in this villa for 3 weeks in August, no problems when we arrived and found it to be spotlessly clean. It was very well equipped( loved the hairdryers in the bathrooms) and incredibly spacious. The management company were courteous and efficient and when we had an issue with the smoke detector it was rectified within 2 hours. All emails to the owner Jeremy were answered promptly and our security deposit was returned within 2 weeks ( slight delay as the owner was on holiday himself). Overall we loved this villa and would recommend to others

Management company spoil this villa.

We stayed here 20-31/07/2010. We have stayed at lots of villas including others at Orange Tree so do have previous experience to draw comparisons with. Let me start by saying the villa is nicely positioned on a corner plot and in a lovely area close to supermarkets, restaurants and attractions. It is large and comfortable and the pool and spa are really nice and not overlooked. When we arrived at the villa the cleaners were still there and seemed to rush to finish even though we said we would go to Walmart to get supplies while they got it done properly. When they left we noted that there was dust on the occasional table in the lounge, several waste bins had not been emptied and a few of the dishes had to go back in the dishwasher as they were not clean. There were only enough towels provided for one each and no beach/pool towels provided at all so when we washed the towels we had to dry them straight away so that we had them to use again. There was no spare bed sheets either so again it was wash dry and straight back in use. The patio was growing weeds between the stones which made it look quite messy. The fittings which the child safety fence slotted into were not flush with the patio and formed trip hazzards also none of the pool toys had been put away or the child safety fence replaced when we arrived. The Spa heating was turned on and if we wanted the Spa bubbling it pumped out really hot water which then went into the pool thus heating it which was a real waste as we did not request it and did not want it (the air temp was 102 degrees) so we wanted the pool to cool down not make us hotter. We did phone the management company three times requesting that the heat was turned off but despite assuring us that it would be attended to immediately it never was. This actually spoilled our use of the pool as it was too warm. Like one of the other reviewers it took us 2 emails and 19 days to get our deposit back. I would not recommend this villa to anyone unless the management company is changed as most of the issues are caused by bad management. If the management company were changed and a few small issues (towels/bedding) sorted I would recommend it.

Over the years we have rented villas across Europe and the US this property itself is exceptional. Very spacious and the facilities in the house more than you would expect. However, our experience of the management company was a complete let down and the reason I would not return or recommend this property to anyone I know. We could not gain access to the property on arrival and although we arrived during office hours our calls went to voicemail which resulted in us waiting nearly an hour outside when eventualy the gardner, who knew the combination, allowed us in. The mngmt phoned, with no apology. The house was clean but they left a brick missing in the middle of the patio which left a daily hazzard until we eventualy found it and the bbq was filthy. Several mobile phone calls to the management company again when the phone wasn't working they attempted to fix it but didn't phone us to double check we left messages and eventualy gave up. All these and the lack of communication by the management company (emails to Jeremy got results and an apology) were minor irritations which on the whole didn't spoil our holiday. But the reason why I decided to review here negatively is because I had to email requesting the return of my deposit 12 days after our departure (contract promises prompt return in 7 days!), And although a reply promising returning of money came very quickly (with no apology). I still had to request my money again12 days later-a total of 17 days and 2 requests! Completely unacceptable!! I have to add that although Jeremy made an offer on the management's behalf to compensate for our inconvenience 2 requests for it to be confirmed by the management company has resulted in silence. Overall I would say that if you like the look of this property it is as good, if not better, than what you see. But if you like a trouble free experience think twice.

We loved this house! The pool was fantastic, and the leather couches were very comfortable. This home was very spacious, well kept and very welcoming. After a long hot day at the parks, we welcomed the refuge of our home for the week and spent every afternoon and evening at the pool. The owner was very responsive and fantastic to work with. The property managers were very responsive when we had a small issue with the hot tub. We are already planning our next vacation next year and will absolutely stay at this home. This is the best kept secret in Orlando!

We stayed from 11/11 - 11/19 at this property and absolutely loved it. The house is very spacious and the pool and hot tub were a hit with the kids, not to mention the game room! The kids enjoyed hanging out in one or the other at night after a long day at Disney. The property is well cared for. We liked having the grill to cook supper at night and ate breakfast at home each morning. The short drive to Wal-mart, Target or the grocery store was also a plus. And Disney was a very short, easy drive as well. We will definitely be staying again when we make our next trip to Florida. We had 6 adults and 2 kids and had more than enough space for everyone. The TV's in the bedrooms was a nice addition! Thank you so much for sharing your home with us! Merry Christmas to you and yours!

Huge corner plot villa, great directions supplied by owner,this was our 6th stay in villas in this area and this was way the best,views of fireworks from pool?, trees have grown somewhat but they were visable at some distance if you stood near hot tub, pool was brilliant,villa was spot- less,rooms nicely decorated,three huge leather sofas around the huge flatscreen tvmade for great family get togethers in evening after meals,kitchen huge,games room handy,the morning sun coming up over the Orange grove will live with us for ever. Huge thanks to all, so easy to book,e-mails answered,absolutly no problems at all which is what holidays should be about. We ... will be back.

We rented this house in Sept 2008 and had a great time. There were 11 of us in our party, 4 were children. The house is very big and spacious, very clean and has every thing you would need to cook all your meals. The pool, hot tub and game room were nice and the drive to Disney is about 15 minutes. We loved it and would definitely go back.

We were able to take our two daughters with their families for 6 days. We had a wonderful time. The home is spacious, beautiful and very comfortable. It was way better than we expected. Our kids and grandaughter had a great time in the pool. We would definitely recommend to others.
