TROPICAL BREEZE is a luxury beachfront home with an incredible view of beautiful, white sand beaches and natural sand dunes, where dolphins can be seen close to shore almost daily. Tropical Breeze is located 1/4 mile from St. Joseph Peninsula State Park, rated #1 beach in the USA. This wonderful park, not only has an award winning beach, but offers nature trails, scalloping, fishing, bird watching and is ideal for canoeing, kayaking, snorkeling and biking.
A great deal of love and attention to detail has gone into making this your perfect home away from home. The house is furnished with the feel of the West Indies, dark wood furniture, a fireplace and soft oversize sofas with accents of palm trees and seashells, all in a light and airy atmosphere. The kitchen is full size, with a complete selection of appliances, pots, pans, cooking utensils, and features Mikasa seashell dishes. No mismatched anything in this kitchen. Everything is in place to make it a pleasure to cook in this fully equipped kitchen.
The beach side of Tropical Breeze features a lower screen porch, furnished in white wicker that includes a rocking chair, love seat, wicker chair and a breakfast/game table. There is also a large upper porch with 4 chaise lounges. A view of the sunset and beach can be enjoyed from either level. Each of the 4 bedrooms has it's own bathroom, tv and it's own name. The master suite is 'White Sands' and features a 4 poster, king size bed, executive desk, 46' Flat screen TV, WIFI, Gulf view, deck and an oversize bath with his and her vanities, large glass shower and Jacuzzi tub.
The second master is 'Kings Crown', includes a king size Victorian bed, 32' led flat screen TV and a gulf view. 'Palm Paradise' is located on the main floor, with a queen size, sleigh bed, a large Jacuzzi tub and a view of the sunrise. 'Under the Sea' is decorated with a tropical fish theme and has 2 sets of bunk beds, full on the bottom and twin on the top.
Also for the kids or kids at heart, we have our 'Beach Club' on the large patio under the house, which includes an outdoor pingpong table, seating area, gas grill and an outdoor enclosed hot water shower. This house offers a large selection of areas to sneak away for an hour or two. Take a book to the upper porch for a nice read and maybe an afternoon nap or head down to the 'Beach Club' for a competitive game of ping pong.
Put together a puzzle or play a game of cards on the screen porch. Catch up with your special someone, on a nice stroll down the beach to the park, and on the way back, bond with your kids or grand kids over a sand castle. Float on a raft in the Gulf or cast a line into the surf to catch your dinner. You can watch your favorite sports team or a great movie on our new 60' LED flat screen TV or one of the other 4 TV's. An elevator is available for anyone who may need help with stairs. It is additionally available for all others, to assist in checking-in and checking out. This will be a vacation you will want to repeat often! We look forward to having you stay at Tropical Breeze.
If you are in need of additional space for a larger group, it may be possible to rent one or both of the 4 bedroom homes next to Tropical Breeze. The three homes combined could accomodate 35 people.

GOLF
St. Joseph’s Bay Country Club boasts a pristine 18-hole championship golf course featuring mature trees, lush fairways, sloping greens, and strategically placed hazards on a traditional layout. Guests of Pristine Properties will enjoy one complimentary round of golf with the purchase of a regular price round daily at St. Joseph’s. One tee time may be made each day—no more than 48 hours in advance. Proper golf attire is required. No personal coolers or beverages are allowed. Reservations are required.
DEEP SEA FISHING
Spend the day cruising through the warm waters of the Forgotten Coast and experience some of the most thrilling fishing the area has to offer aboard the Fish’n Xpress! Have your fresh catch professionally cleaned (please remember to tip the mates). Guests are provided with bait, tackle and fishing licenses. Onboard beverages are available for cash but guests can bring their own softsided coolers with food and drink (no glass or alcohol). Enjoy one complimentary adult fare with the purchase of a regular price fare per day. Reservations are required.
HORSEBACK RIDING ON THE BEACH
Experience the beauty of Cape San Blas as never before astride one of Broke-A-Toe’s gentle, professionally-trained horses for an afternoon that promises to be the highlight of your vacation! The ‘walk only’ beach ride is safe for beginners and takes in plenty of coastal scenery while traveling along the water’s edge. We came to Cape San Blas for a college reunion and had a wonderful time fishing on the beach and in the bay, long walks and relaxing on the beach, bike riding and catching up on each others lives. There may have been some drinking in there too. The house was perfect for our group and we loved the views from the Gulf front bedrooms and upper deck. The sunsets are amazing and the new very large flat screen TV in the living room was great for watching movies that we rented for free at Pristine. The house was so clean and well maintained. Listening to the waves and the comfortable beds made for a good nights sleep. We were amazed at how well the kitchen was equipped and we cooked many meals during our stay. We also enjoyed oysters and crab legs at Indian Pass Raw Bar, ice cream at Coneheads, gourmet pizza at Joe Mamas in Port St. Joe, seafood at Triple Tails. The St. Joe Peninsula State park is very close and gave us access to the bay where we rented kayaks. We saw so many dolphins, deer and even a bobcat while we were here. We loved staying at your house. The sunsets were terrific. Watching the dolphins and pelicans from the deck was a real treat....we don't have either one of them up here. The boys had a bonfire on the beach and enjoyed it. Lots of biking in the park, walking on the beach, eating (the Raw Bar was a hit for sure....we never made it to Triple Tails), kayaking through Happy Ours, and Debby and I managed to squeeze in a round of golf on Friday after our daughter left. The house itself was wonderful....very comfortable, well stocked, very clean, everything functioned (not always the case in other homes we have rented). The beach chairs were a real treat, not to mention all the "toys" you made available for us. The three master bedrooms were really nice for two families....no squabbling. Thank you to all of our wonderful guests this summer. You have treated A Tropical Breeze as your own and it looks great after a summer of fun. Thank you and please come back to visit soon!!! We are here enjoying the Labor Day weekend with friends who are first time visitors. It's so fun to show them the beauty and nature of Cape San Blas and yesterday was a banner day! We drove into the state park and saw 4 small deer along the road. On the boat we saw dolphins feeding and then as we were coming back into the marina, we saw some turbulence in the water and it was a large sea turtle (about 3-4 feet long). I've always wanted to see a sea turtle in nature and there one was right next to our boat!! We followed it in the boat with the trolling motor and watched it dive and surface several times. Favorite adventures included: Playing on the beach! The little kids (and big kids) had fun catching waves in the surf. We caught lots of sea critters and collected beautiful shells. The bonfire on the beach was amazing with s'mores and beautiful stars. (We have never seen that many.) Perfect weather! Hot enough with just enough rain to cool us down. Great house and great area - the beach is beautiful & the proximity to the state park is great! The weather was great, with a few scattered showers - beautiful to watch the weather from the upper deck. Our favorites: boating, scalloping, scuba diving, snorkeling and spear fishing. Amazing, there is something for everyone to like and enjoy here for our family. Thank you for keeping the beaches so beautiful & clean. we have been coming to Cape San Blas for many years and love it here for our vacations. The weather was wonderful, great for a beautiful week on the Beach! I think the whole family enjoys staying here at Tropical Breeze. Wonderful for our family of 10! The weather was sunny and rainy, our favorite adventures were out on the boat in Port St. Joe Bay, walking on the beach, playing in the BIG waves, going to Apalachicola, snorkeling in the bay. About the owner: Tropical Breeze is owned by 2 families from Atlanta, the Newmans and the Pridemores (pictured). Our children went to elementary school together and when we found this great house we formed a partnership. Our daughters are now juniors in college and both families have enjoyed many happy days at A Tropical Breeze.
Why the Owner Chose Private Homes:
The Pridemores heard that Cape San Blas was named the #1 beach in the USA, including Hawaii, in 2002. A trip was immediately scheduled to see the area. A Tropical Breeze was way out of our price range, but we loved it so much we videotaped it and went back to talk to friends and neighbors about a partnership. Fortunately, the Newmans were in the market for investment property and our partnership was formed. The home was first seen on July 3rd, 2002 and we were owners by August 24, 2002. It's been a magical ten years and we have been fortunate to have many happy repeat guests.
The Unique Benefits at this House:
There are so many, but some of our favorites are the great fishing on the beach and in the bay, the peacefulness and lack of crowds, the sunsets over the Gulf right in front of the house, incredible fishing and scalloping, Coneheads ice cream store, bonfires on the beach, dolphins and seashells.
