Rancho Pedro Paila (Peter Pan Ranch) is located 90 miles south of Cancun, about 10 miles south of Tulum. It consists of one large house and two small houses, situated right on the Caribbean Sea, nestled amongst palm trees and set upon dunes of whitest sand, and an incomparable beach. A caretaker’s home is located in the rear of the houses. There is a shallow and pristine coral reef that extends all along the coast, approximately 300 meters off shore. But there is more….
The area is unique because it is within the 'Sian Ka'an Reserve', a protected area of over one million acres, so there are very few neighbors. While the front doors open onto the beach and the sea, the back of the property abuts a large lake, Lake Boca Paila, which is a haven for a multitude of varieties of birds and fish, with mangrove channels extending for miles, Mayan ruins, and lush tropical flora and fauna.
Rancho Pedro Paila also is home to a full-time caretaker couple and additional staff who clean, guide, cook, and generally make your stay enjoyable. There are sea kayaks for touring the reef.

Rancho Pedro Paila is a very special place in a very special setting. The 3 houses provide so much space, comfort and privacy. The beach and ocean are immaculate - and it's a unique privilege to have such a beautiful beach all to yourself! We spent a week with 4 families, all with children under 7 years old and under - it was a wonderful place for a family vacation, especially given the amazing cooking, cleaning and caretaking skills of Laura and Fernando! We all had a fantastic, relaxing, special time. We would absolutely return to Rancho Pedro Paila and recommend it highly!Recommended for: Families with teenagers, families with young children, romantic getaway.
Owner response: We are so glad you enjoyed your stay. The size of the property and the number of bedrooms lends itself to family groups and family reunions. We hope you can return again soon.

Spent a wonderful week with friends in this beautiful and tranquil villa. Private beach, fantastic views, easy and comfortable living. Excellent for all ages - kids could roam free. Off the beaten track but close enough to amenities that it doesn't feel remote. Can't wait to return.Recommended for: Girls getaway, families with young children, romantic getaway, adventure seekers.

My husband and I were lucky enough to join three other families, children ranging from 2 yrs to 7yrs, at Rancho Pedro for a mid March vacation. It was a spectacular experience all around. Before arriving at the house, we stopped at a large grocery store outside of Tulum and picked up beach toys for the kids, groceries and miscellaneous essentials. The caretakers had done a large shop for us as well but, it was nice to pick out specific ingredients and to have sand toys, activities, etc for the kids. My husband and I have traveled all over the world, including Tulum, in the past and were absolutely AMAZED by the property and the pristine beach that surround the house. It truly is a slice of heaven on earth. The property is on a nature preserve and is impeccable. There is a very long sandy beach that leads to the water. The waves were kid friendly, even at high tide. The actual houses are all fantastic. We stayed in Casa Azul, which was perfect for our family of four. We spent a lot of time in the main house, Casa Blanca, with our friends. It was great for large dinners and movie time for all the kids. The caretakers, Laura and Fernando, were very helpful. Fernando keeps the grounds looking beautiful and Laura prepared delicious meals for us as well as tidied up after our group. If you have the opportunity to stay here, you should!!! It doesn't get any better than this.Recommended for: Age 55+, families with teenagers, girls getaway, sightseeing, families with young children, pet owners, romantic getaway, adventure seekers.
Owner response: Glad you enjoyed our little bit of paradise. We hope you make it back again soon.

I was lucky enough to stay at the Rancho Paila twice, in November 2011 and in February 2013. The descriptions of the place by the other reviewers are definitely objective! Having traveled in similar places (Reunion Island, Mauritius, Caribbean Coast of Mexico, Belize, Honduras (Cayos Cochinos), Panama (San Blas Islands), Colombia (Tayrona Park), Venezuela (Choroni) and Brazil (Norther coast), I can already tell you that there are no comparable spot to this one, why? Of course, you can find other paradises on earth, with beaches, turquoise sea, coconut trees looking like the Sian Ka’an reserve, but what you’ll never reached anywhere else, is the impression to be cast away on a superb deserted beach or island. Which today, with the tourism globalization becomes extremely rare or impossible! Still, if you feel like going out, the site is very accessible to the Tulum strip at only 10 Km. For want of repeating the other reviewers, the 3 houses offer the comfort of a ‘Grand Hotel’, located right in the middle of a coconut trees small plantation, white sand dunes, with a great view on the beach. Also, there is a palapa with wooden flooring, facing the sea and equipped with Hammocks, tables and chairs. The care takers, Laura and Fernando are of an extreme kindness and very obliging, so that you spend an unforgettable stay at the Ranch. Their cute dog watches the houses overnight! On the activity level, given that Sian Ka’an is located on a Peninsula, there’s a laguna on one side and on the other ,the lagoon with a healthy reef; thus, fishing, trip in Kayaks (provided), snorkeling, lounging on the deck chairs in the sun or sheltered by the palapa, infinite walks on the deserted beach, visits of the Tulum or Coba Ruins and Cenotes are available, take your pick! Furthermore, the surrounding nature is really exuberant, at the fauna or flora level, you will often see typical animals like Pelicans, Toucans, Zopilotes, Osprey among others, the underwater grounds are rich in multicolored fishes and the vegetation is luxuriant! I hope that these few lines will be able to give you a better idea of the Rancho Pedro Paila and will make you want to discover this special place on earth.Recommended for: Tourists without a car, age 55+, families with teenagers, families with young children, romantic getaway, adventure seekers.
Owner response: Thanks for posting your review in both French and English. We hope you return again in the near future. Happy travels.

Recommended for: Tourists without a car, age 55+, families with teenagers, families with young children, romantic getaway, adventure seekers.

Hugo I already stayed twice in the Rancho Pedro Paila in the famous paradisiac reserve of Sian Ka'an! The place seems indescribable beacause it looks like a real paradise on earth!Stay in the middle of the reserve gets the sensation to be alone in the world. The beach with its white sand seems to go out of a postcard and we enjoy there seeing roaming the small crabs! Our daily pleasure was to take kayaks to the coral reef and to dive with masks and snorkels there: incredible!A lot of others activities are offered to you: visits of ruins (Coba, Tulum),fishing in the lagoon either at sea, walking along the beach,or just have a break on hammocks between palm trees! Do not miss the sunset since the rooftop! A magic and unforgettable moment when you will appreciate the colors of the sunset on the lagoon and just after the moon on the ocean!I could speak hours of the rancho pedro paila! Useful informations :everything is there: rooms and bathrooms are spacious, the WiFi is also available and if you have any problems, the Mexican family will help you with pleasure! I hope to come back as soon as possible there! Thank you for everything!Recommended for: Families with teenagers, families with young children, romantic getaway, adventure seekers.

I didn't want to repeat other reviewers, but I don't have a choice - this place is an actual paradise on earth! I'm used to beach beauty - I live on Mediterranean cost and traveled in many countries (South East asia, Egypt, Pacific coast of Mexico and many Caribbean of course) but this one is the most beautiful beach that I've seen, it's just another league. Even after I got used to the idea that the colors of the water are real (bright turquoise and dark blue just next to each other because of the coral reef) and the white soft sand is not something artificial, the beauty still amazed me everyday. The place is unique also because it's on a very narrow peninsula, so sunset and sunrise are equally beautiful, you can kayak in the sea or in the lagoon and enjoy 2 very different types of flora. I was very lucky to come here and escape the crowds of students on spring break and other tourists that come to stay on huge crowded resorts. This place is a perfect escape from the noise of everyday life that other typical places cannot provide. And the best part - you still can make day trips to all the unique attractions in the area of Tulum (cenotes, Mayan ruins, etc.) if you are tired of being in paradise.Recommended for: Age 55+, families with teenagers, sightseeing, families with young children, pet owners, romantic getaway, adventure seekers.
Owner response: It is so nice that each of you found the time to leave such wonderful reviews. We certainly enjoyed hosting your international group and we hope your return again in the future.

I am a student from Germany in my twenties and had the pleasure of staying at Rancho Pedro Pailo in Sian Ka’an twice. Based on my experience I will try to write a review about that very special place. Ranch Pedro Pailo is located in the Sian Ka’an Uncesco Biosphere, which actually is a peninsula. A long strip of stunning nature, which is mostly untouched. Perfect if you wanna escape the masses of people for a while, the next big ‘tourist-traps’ are 30 minutes away. Just go up the beautiful rooftop, where you’re gonna spend every sunset anyways, and see the lagoons on the one, and the vast sea on the other side. Once the sun goes down you’re gonna see the brightest stars you’ve ever seen. Quite the spectacle. The houses are fondly equipped, we didn’t miss anything, the kitchens are really big and open, great for a long cooking-session with Mexican food you can buy at a big supermarket in Tulum. The caretakers Laura and Fernando are super friendly and competent, don’t hesitate asking them for help. They have a cute dog which watches over the houses during night. Besides relaxing in hammocks, sun-loungers (which are numerously located on the beach), or the cabanas on the beach, there is a lot to do: swimming, snorkelling, diving, blo-cart driving, kayaking, fishing, cooking or visiting the ruins and cenotes in Tulum. Ranch Pedro Pailo has Wifi access and a signal for calls, which we used for checking mails etc. There are safes in every casa where you can store you’re passes and money. What overwhelmed me the most was the gorgeous nature, which is mostly untouched. You can walk miles down the beach and not see a single person. The place is packed with coconut trees, which provided us with delicious coconut milk and flesh, just ask Fernando to chop one down for you! We saw a bunch of exotic animals like iguans, pelicans, and colourful fish. The sea was really clean and the temperature was perfect to go for a swim. It’s almost impossible to describe the vibes of this place with words and pictures. Well, maybe it says enough that I went there twice and am already stoked to go there again!Recommended for: Age 55+, families with teenagers, families with young children, romantic getaway, adventure seekers.
Owner response: So glad your group had such a wonderful experience. We look forward to renting to you again in the future.

If there would be a chance - I would rate this place wih six starts. It's close to paradies! The 20 min. ride into the UNESCO Biosphere is worth the fun and the destination. You will live in a unbelievible house right on the nicest beach you can imagine. The garden is full of coconut trees (the nuts are perfec for the sunset pina coladas on the roof deck!) and a many hammocks invite you to relax and watch the pelicans fly over the ocean. The house is very clean and the kitchen has everything you need (we cooked for 14 people every day). The rooftop deck is the perfect place to end the day and watch the sunset. There are lots of kayaks you can use to explore the house riff or the laguna. Overall - it's the closest place to paradies I've ever seen!Recommended for: Tourists without a car, age 55+, families with teenagers, girls getaway, families with young children, pet owners, romantic getaway, adventure seekers.

Elena, Leo e Riccardo Surrounded by unspoilt nature, Rancho Pedro Paila (by the way, I forgot to ask for the reason of this name!) offers the possibility of spending the whole time available in peace with the world. For those who want to get off, this is certainly the right place! The House is very clean and equipped with every kind of comfort. It offers the possibility to accommodate many people(we were more than 15..) The beach, it takes few minutes from the Caribbean Sea, is fascinating, well cleaned and well equipped: Hammocks, shady places with nice straw beds, woods buildings ...and kayak! For our 6 years old son this holiday has been a royal holiday! He lived his first intercontinental experience, discovering Maya ruins (to Tulum, not far from the house), the cenote Dos Ojos (a few kms after Tulum). He could see the barrier reef, riding on the reef on a kayak.. (in fact the coral sea is located a few hundred meters from our house). This fabolous atmosphere is completed by a couple of affable person: Laura and Fernando, the cartakers, who take care of the house, always helpful and kind. Thank you so much! Now, when I have to think to paradise, I know exactly how it should be.. W Mexico! Elena, Leo and Riccardo.Recommended for: Age 55+, families with teenagers, families with young children, romantic getaway, adventure seekers.

About: This property is owned and operated by three partners who all live in the United States. We have always had on site caretakers who maintain the property in our absence.
Why Tulum:
We bought this property because we love the remoteness and the beauty of the location. Pure white sand and one of the most beautiful beaches in the world.
The Unique Benefits at this House:
This is where we go to get away from it all. You may be on the beach for multiple days and never see anyone. The property's location within the UNESCO bio-sphere of Sian Ka'an affords us the luxury of a remote location but still within a half hour drive of the city of Tulum.
