Our comfortable and roomy villa is ideal for family vacations, golf trips, or tennis get-aways. We are located mid-island in Inverness Village in Palmetto Dunes, a secure, gated community.

Our 3 bedroom, 3 bath villa sleeps 10, with a king bed, 2 queen beds, and 2 baths on the second floor and 2 twin beds, a queen sleep sofa and a bathroom on the first floor. The villa was recently completely redecorated. Ceiling fans in all bedrooms.
The fully equipped kitchen features a sunny breakfast room with new furniture and a pass-through to the dining area. Both the dining area and the living area are spacious and comfortable with all new furniture.
Our Villa offers a full-size washer and dryer. We have 4 TVs, 3 VCRs, DVD, and a CD/Stereo System. You can enjoy our charcoal barbecue grill and table and chairs on the patio with a view of the 12th hole of the Fazio Golf Course.
Inverness Village offers its own free tennis courts and a lovely full-sized pool, as well as a baby pool.
While staying at 950 Inverness, you can take the FREE Palmetto Dunes Buggy and visit other sections of Palmetto Dunes or explore Shelter Cove with its wonderful restaurants, unique shops, charter fishing, and sightseeing cruises. In season, Shelter Cove offers nightly free entertainment and weekly fireworks.
For those who can't get away from work, we have free high-speed wireless Internet access.

Lou and Anne, The condo was perfect for our extended weekend visit this past Columbus day. It allowed for the kids to be put to bed and the Adults to keep visiting in the spacious downstairs. My brothers and sisters staying at local hotels were definitely envious of our accomodations relative to their own. We look forward to another visit as Grandpa's house no longer suits our capacity needs with 4 kids in tow! Thx again Pete Druhot

We rented this condo in June 2011 for 8 people. It is an older condo that needs some maintenance and cleaning. When we first arrived, it was hot in the condo and we figured the A/C had been turned up between guest stays. We let the air run at 72 degrees per the owners instructions and the condo never cooled. The second day we called Lou and he had someone out there that day to service the A/C. Once the air filter was changed (it was really dirty), it cooled much better downstairs, but it was still hot upstairs. We ran the floor fans provided the whole time which did not help much upstairs. This condo was not clean. My kids took their shoes off and their feet instantly turned black from the carpet. The bathrooms were not clean and all three showers had pink mold on the shower curtains. We killed several bugs including roaches through out the condo including a bug my wife killed in the bed we slept in. The kitchen needed to be cleaned before we felt comfortable using it. The blender provided did not work either, so we had to go to Wal-Mart and buy one to make frozen adult beverages. Now...on to Hilton Head Island. We enjoyed our visit to Hilton Head for our 5th year. It was nice having access to the beach through the Disney resort in Palmetto Dunes which is a 2 minute drive from the condo. The beach is a quick walk from the Disney resort. The kids enjoyed the pool which we could walk to from the condo. The never seemed to get enough of the beach and pool almost every day. We tried new restaurants while there such as Captian Woody's and Smokehouse as well as returning to Steamer's for dinner and Island Bagel Company for breakfast. We did not make it back to Hudsons like we have in the past. There is a charcoal grill that we used a couple of times. Piggly Wiggly is apparently the only grocery store that stocks fresh seafood. We did a two hour boat tour that took off by the Old Oyster Factory that we really enjoyed. Overall, Hilton Head did not disappoint us except for the condition of the condo. I emailed Lou to both of his email addresses we received when we rented the condo. I sent him my concerns after we left and I never heard back from him. I gave him the opportunity to address the issues mentioned above and to possibly correct them before another guest stays there. Hopefully the next guest will have a better experience since I brought these issues to his attention.
Owner response:We visit our villa twice each year and do a thorough cleaning, which includes having the rugs shampooed if needed, replacing the shower curtains and having all linens cleaned and/or replaced. In our absence, we use a caretaker & cleaning service, located just around the corner at unit 936. They do not and cannot check every small appliance, nor do we expect them to. On our last visit, the blender needed to be thoroughly cleaned before it would work. If this guest had called either us or our caretaker service whose phone number is posted on the refrigerator, we would have replaced the blender right away. When we were called about the air conditioning problem, we called the HVAC service immediately and the problem was fixed before 6 pm that same day. The entire HVAC system is less that 3 years old and is serviced quarterly. When this guest called us about the HVAC problem, they never mentioned any problems with the cleanliness of the villa or the shower curtains (which had hard-water stains, not mold, on them.). Had they complained at that point, the shower curtains would have been replaced the next day and the cleaning service would have come out and re-cleaned the villa until they were satisfied. The parking lot was recently repaved and not completed until the last week in June. Our villa has been rented every week since the 3rd week in May, so there has been no opportunity to have the rugs cleaned since the repaving. The palmetto bug problem on Hilton Head this year is severe, but our exterminator comes on a regular schedule, and had there been a complaint to us, we would have had him come out for an extra visit. We are at a loss as to why the problems iterated in this review were never brought to either our attention or the attention of our caretakers. We were never given a chance to correct any of the renters’ complaints. This is the first negative review we have received in more that 5 years of ownership. Our villa is well-maintained both inside and out. We take great pride in keeping our villa in excellent shape and we feel this is why we have had so many happy guests and so many 5 star reviews in our 5 plus years of ownership. Lou & Anne Frontino

Lou, My family and I had a wonderful time staying in your villla over Labor Day weekend. It was very spacious. We never bumped into each other lol. You were very nice to work with and the process was very smooth. We will rent again hopefully next year. All of the new stuff looked great. One night we went walking on the golf course and in one pond saw 3 big alligators!!! I highly recommend this villa to anyone that is thinking of renting here!!

9/30/09: Thank you Lou and Anne for welcoming us into your HH villa once again-- for well over the past 20 years. We brought 2 couples who were high shcool friends from New York City and it was their first visit to HH and 950 Inverness. We all enjoyed the beautiful villa and perfect weather on the island for the entire week. HH is a guraranteed excellent vacation and a major part of that is our "home away from home"-- 950 Inverness. Lou & Anne, We had a wonderful time on our first trip to Hilton Head! The villa was spacious, comfortable, and in the perfect location. We enjoyed the pool (especially the kiddie pool!) that we could walk to from the villa and the beach. Marco and Sebastian biked everywhere, and we took advantage of the boat rental at Outfitters. The resturant choices were great -- dinner at Marley's was our favorite. We had a memorable family vacation and look forward to future trips to Hilton Head. Thank you! Our family began vacationing at Palmetto Dunes 25 years ago when our children were young. We now need two villas for the grandchildren and husbands of our daughters. The majority of these years we have stayed at Inverness. Anne and Lou's villa was unique and spacious, moreso than any other villa in which we have stayed. Our family would not consider it a summer vacation unless we went to HH. We have always found more to do than we can fit into a week.

Dear Lou and Anne, As you know, this was our first trip to HHI. What a wonderful place to take your family for vacation. We enjoyed the pool, beach, by the way was great, so much less restrictive than the Jersey Shore. Our grand kids enjoyed the Shannon Tanner Show at Shelter Cove and we did a 2 hr boat trip with Shannon out of Shelter Cove. We visiteg Harbor Town to see the Light House and grab some fresh oysters at the Crazy Crab. The biggest and best I ever had. My son-in-law I played golf at Palmetto Dunes, super landscape and and course layout. The General store was a life saver, I got my morning coffee and paper before the kids got up. We stocked up on T-shirts, sand toys and ice cream. Colin rented the dune buggie for some additional fun on the beach. We ended our vacation with a great family dinner at Scotts Fish Market where the food was excellent. Thanks again for allowing us to share your wonderful Villa. The Ransing family

Dear Lou and Ann, This was our 1st visit to HHI. It was truly an amazing family vacation! We enjoyed many things this week: the beach, the pool, alligator boat ride(Sea Pine Preserve), petting zoo/pony rides (Layton Stables),bike riding, Shannon Tanner's entertainment(Shelter Cove), the Crazy Crab(Harbortown), the Harbortown Lighthouse Museum, the Oyster Factory, Giuseppis pizza and ice cream and the Palmetto Dunes General Store for coffee/goodies. The beach was breathtaking and never crowded. The water temperature was perfect in the mid 80s. The sand bar was unique, allowing our Daughter(age 4) to wade in the lagoon while our son (age 7)could ride the waves farther out in the ocean. He enjoyed learning how to skim board this week. We found lots of sand dollars, starfish and sharks teeth. Jason was excited to find his 1st white tooth! Your condo is in a wonderful community! All the people we met were very friendly. Your home is spacious and warm. It is well maintained inside and out. Thank you for supporting SMA and for the opportunity to have such a great week!
