This private hilltop villa just 3 miles outside of Todi is perfectly situated with incredible views over hills and vineyards for miles. The magnificent stone house and patios look out onto the ancient perched village of Todi and the famous Bramante basilica, with the Tiber River below. Yet Todi is just a 10 minute drive-- to great restaurants, shops and sites.
This quintessentially Italian villa, reached by a well-maintained short private road with gate, is comprised of:
- a completely renovated and beautifully furnished Umbrian stone house with 3 large bedrooms and 3 full baths
- separate guest apartment with king bedroom, full bath and den with sofabed
- large and comfortable living spaces with high beamed ceilings, fireplace, music studio with grand piano
- magnificent swimming pool and 3 large and landscaped patios
- more than 8 acres of grounds, including walking paths, hundreds of olive trees, and fig and walnut trees
- fully-equipped cook's kitchen, and lovely indoor and outdoor dining spaces
- tastefully decorated with Italian antique wood furniture, lovely Italian draperies and linens, handwoven rugs, original oil paintings, many unique touches.
The villa, owned by an Italian/American/French couple, sleeps 8 comfortably, with the option of 2 children or one adult extra on a sofabed in guest apartment. Housekeeper available daily or less frequently. The property has a gardener and grounds keeper, and pool maintenance.
Todi is in the center of Umbria, a perfect location for daytrips to Assisi, Orvieto, Perugia, Spoleto -- all within a half-hour's drive. Tuscany is nearby and there is convenient bus transport to Rome center and int'l airport, a 2-hour trip.

“Thank you for renting your beautiful, wonderful, magical house in Todi to us!! Words cannot begin to describe how much we all loved staying at your house. It is such a special place. My mother would wake every morning and walk in the olive groves, just soaking it in. Henry (our 16-year-old) brought his guitar and would play on one of the terraces in the afternoons. We all would gather every evening for wine on the top terrace for the most spectacular sunsets and stars. We loved the golden light and glow from the hills to the west. We ate on the pool-side terrace in the dark, by candlelight, every night except when we went to one of the wonderful trattoria and restaurants you recommended. And every morning we were awoken to a splash as our teenage boys jumped in the pool! We truly loved every minute of it there, and really came to think of it as "ours" by the time we left -- which I hope you'll take as the highest of compliments. We had several fantastic day trips to the Sibillini Mountains, Norcia, Gubbio, Assisi, Trevi, Montefalco, Spoleto, Orvieto and of course, sweet Todi. But we always couldn't wait to return home to your house. Such a lovely haven you've created there. Every day, we could not believe our good fortune to have found such a paradise. Thank you again. My mother says she dreams of it every night.”

“I have visited Italy for extended periods on six occasions since the age of 13 (when we took the last crossing of the Leonardo da Vinci during the American bicentennial), but had never spent an extended period in the Italian countryside. Nothing prepared me for the peace and beauty, the harmony of nature and civilization that we experienced on your terrace as we gazed out onto the Umbrian landscape every evening. As the sun set, the lights of one of the most famous renaissance churches--Santa Maria della Consolazione--served as the sentinel for the town of Todi. It was easy to realize why the Greeks, Etruscans, and Romans in their turns coveted, cultivated, and improved such a hospitable and rich setting. "The house and grounds have a rustic grandeur that blends seamlessly with the countryside and is completely unpretentious. The exterior is notable flower displays and herb gardens. The former are beautiful to look at; the latter can be added to whatever you are cooking. The interior common spaces and bedrooms are spacious and the original wood elements are particularly attractive. Thank you for sharing it with us!!”

Please use us as a reference for your beautiful house, and tell your renters that we've been coming back for 6 years. We love our summer vacations at your house so much, and our boys have so many great memories there.. playing in the pool, hiking nearby, playing tennis in Todi and even finding delicious wild mushrooms in the woods (with Bruno's expert help). We love cooking big dinners with local ingredients and eating outside on the patio. It is a unique and wonderful place.

We never stopped marvelling at the pretty gardens and the views. A special thanks to Roberto, who was always available and so helpful every time we had a question. Thank you for sharing your lovely villa with us. The week there was the highlight of our trip. We spent the mornings and early afternoons touring the neighboring towns - Todi, Orvieto, Montefalco, Assisi, and a couple of wineries. We spent the afternoons on your patio, enjoying the spectacular view and fine wine.
