MAIN LEVEL FEATURES: Living Room with maple flooring & 72" tall windows that provide view of cove from inside & also deck. Living room also has a queen sofa/sleeper. The kitchen has GE graphite appliances & granite countertops. On this level there is also a dining area, bathroom with new oversized washer & dryer, large bedroom with king sized bed & ceiling fan, covered deck with table & comfortable seating from which to enjoy the view of the cove & sound of the nearby babbling brook.
LOWER LEVEL FEATURES: Family room with queen sofa/sleeper, wet bar/kitchenette, bathroom, bedroom with king sized bed, walk out to brick paved patio with additional table & comfortable seating that also enjoy the relaxing view of cove & sound of the nearby babbling brook.
UPPER LEVEL FEATURES: 3rd bedroom area - a fabulous, huge 18x20 loft with a king sized bed, ceiling fan & antique furniture.
All King beds have 1,000 thread count sheets, comforters & new Sealy mattresses.
EXTERIOR FEATURES: gentle walk to the water (120 yards), a view of the cove from the deck & patio, the gentle sound of a babbling spring-fed creek trickling down to the cove & hummingbird feeders.
CONVENIENTLY LOCATED NEAR THE SHELL KNOB BRIDGE, home is within a mile of a grocery store, liquor store, & several restaurants including: Pizza Hut, Steak Inn, Roadhouse Cafe, Garcia's, Subway,& B&J Smokehouse. The home is also within 2000ft of a public boat launch/courtesy dock & is also situated between 2 marinas: Campbell's Point & Kings River. In addition, Kings River Golf Course is just a short drive away.

Every detail has been taken care of, and with great thought into the newest styles. Having the option to prepare a meal or go out was also a plus, and the kitchen was fully stocked with utensils, plates, pans, etc. Also, the house may look small but it is anything but. We had 6-7 people there and with the tri-levels and pation you have all the privacy you wish. The beds were oh so comfortable, and the house was clean, clean, clean. Will definitely use this house again if up that way in the future."

**Holiday Week of June 30th-July 6, 2012: $2,400**
**Memorial Day & Labor Day Weekends:$300/night w/3 night minimum**
**June 2-8, Aug 18-24 or Aug 25-31: $1,400/week**
**Cleaning Fee of $100, not included in above rates**
50% due when reservation made.Balance due 30 days prior to arrival.
