Condominium de Xalteva is the newest (and only) condo hotel in Granada. The complex is small with nine luxury units in a quiet safe neighborhood and only 7 blocks away from the Parque Central and all restaurants, shops and nightlife.
This truly is an oasis within the city and a great home base from which to explore all of Nicaragua. The Pacific coast, mountain coffee plantations and magnificent volcanoes are all within 1 1/2 hours drive, but the colonial city of Granada is the main attraction. On the edge of Lake Nicaragua and in the shadow of Mombacho volcano, Granada is a romantic city of colorful colonial homes and churches. Founded in 1524, Granada enjoys the distinction of being the oldest colonial city in the Americas. This relaxed and mellow city has one of the most pleasant central plazas in Latin America which is surrounded by 16th-century colonial buildings, great restaurants, museums and other entertainment. Granada is a great place to base and explore most of Nicaragua's popular highlights.
Granada shares the shoreline with Lake Nicaragua, the 10th-largest freshwater lake in the world. The lake has great sport-fishing in and around over 360 tiny tropical islands (Isletas) that are richly covered with vegetation. The islands of Lake Nicaragua were created hundreds of years ago when the volcano Mombacho exploded. Today, you can explore this extinct volcano along trails in the cloud forest. You'll see more varieties of orchids than just about anywhere else in the world and all kinds of wildlife, including 170 counted species of birds and blue morpho butterflies. You can also take a canopy tour, shooting from treetop to treetop on harnessed zip-lines.
Near Granada you'll find Lake Apoyo. This crater lake, formed over 21,000 years ago when a volcano erupted, is the largest crater lake in the country and one of the most beautiful. The views from the top stretch over the hillsides, taking in the blue waters below. Because of its elevation, Lake Apoyo is generally five degrees (Fahrenheit) cooler than Granada, just 15 minutes away. Its pristine water has therapeutic qualities, thanks to the sulfur and other minerals, and the temperature is 85 degrees all year long. It is in a Nicaraguan natural reserve and a proposed UNESCO World Heritage site.
Masaya's Craft Market and the Masaya Volcano National Park. Nearby Masaya is home to Nicaragua's best craft market, offering just about anything that's hand-crafted in the country—ceramics, leather goods, iron work, hammocks, jewelry, rocking chairs, masks, clothing . . . you name it.
There are five active volcanoes at nearby Masaya Volcano National Park offering the best volcano viewing in Central and North America. It's the only place in the region where you can see hot magma rising from the depths of the Earth—and you can drive right to the top!

we stayed Xalteva Condo/Hotel for 5 nights in early May 2011. It's a lovely property and a beautiful small hotel...the pictures do not do it justice. Our room was well appointed with hard woods, lovely bedding and towels, a great mattress and a really nice tiled bathroom with double vanity sinks. The air conditioner was strong and quiet. We had a wonderful large window that opened up to the deeply shaded veranda over looking the beautiful pool. The grounds were impeccable and beautifully planted. The staff was outstanding...charming, helpful, friendly, efficient. Neil, the manager and it seems most of the staff, have been there since the beginning of the Hotel, 5 years ago...which says a lot. They were a "well oiled machine". The hotel was in a excellent location...just a lovely walk from the central park, but in a quiet residential part of town. Really....just can't say enough about this place! We would be very happy to stay here again!

Xalteva is The Place to stay in Granada. Stunning property, great location, friendly and knowledgeable staff. My family and I stayed at the condos during the Easter week, and loved every minute of it. The place is safe and clean: a true home away from home…and we are usually very picky. Every unit has a fully equipped kitchen -- travelling with kids, we found it to be very convenient. If you need groceries, a supermarket is near-by. And so are numerous great restaurants. Staff at the office was very responsive. They can help with anything you may need: finding a reliable guide, taxi, restaurant recommendations...whatever. They connected us with an English-speaking guide who was with us the entire week. He truly made this trip unforgettable. Out of curiosity we checked out several high-ranking hotels in Granada, but hands down, Xalteva is the best place in town.

We stayed at Condominiums Xalteva for 2 weeks, travelling with our two daughters (3.5 and not quite one year old). Our original plan for Granada was to rent a colonial house with a pool in the courtyard, but we were obviously concerned about the pool dangers with such small children as well as 2-storey accommodation and the hazards of stairs with our younger one. Condominium Xalteva was a perfect solution! The complex was small enough that we could have our little one inside for a nap, turn the monitor on and take it out to the pool while we swam with our older daughter. The staff, even those with limited English, were all so kind and warm to our kids, and Neil (American property manager) and Gretthel (Nicaraguan office manager who speaks excellent English), assisted us with anything we needed help planning. They lined us up with Carlos, the taxi driver they recommend for trips we took out of town (Laguna de Apoyo and Volcan Masaya were the two trips that were most enjoyable with small children). Carlos was always on time, a safe driver, and reasonably priced. In-town, we walked everywhere from the condo and felt totally safe and warmly received with our children. There were a surprising number of restaurants in town that had high chairs, and some that even had play areas for the kids (Mona Lisa...amazing home-made pasta and wood-fired pizza, and Tip Top...think Nicaraguan KFC, with an indoor play place similar to McDonald's in North America). These two spots were great when the kids needed a little bit of familiarity and the opportunity to burn off some energy. The condo unit itself was spotless; we had no qualms about our younger one being on the floor inside! There was lots of space for us to spread out, the air conditioning worked perfectly, the kitchen had everything we needed to prepare some of our meals at home, and it was beautifully furnished and decorated. Driving home from the airport upon returning to Canada, I asked my husband if there was anything about the accommodation that was disappointing, and the answer was a resounding "no!". We look forward to returning to Granada and to Condominium Xalteva when our girls are a little bigger and can appreciate even more of what the area offers.

My family of three stayed at Xalteva hotel/condo for a month in July/August 2010 and we had a wonderful time. We had only planned for a week, but we loved the condo and my daughter who is 7 loved the pool, one of the nicest that we had seen while staying in Granada. The staff was like family to us and I appreciated how efficient everything was and how the staff would help you quickly with any minor problems. Our best night was when the electricity went out and we got to play/talk with the neighbors. Neil the manager did a excellent job of making sure we were taken care of and we even got to met the owner Jay a very nice gentleman. Thanks to the staff who made our trip one that we will never forget and we will be back to Granada a wonderful city.

Our stay at Xalteva Condominiums was SUPERB!!! Royalty!!!! First Class!!!! Neal and his staff were wonderfully amazing. There isn't anything negative that we may say but only great things. The condos were very well maintained and exceptionally clean. The staff was always very pleasant and eager to help. Neal is very knowledgeable and constantly willing to answer all the questions we had for him. As he would say, "Pick my brain." He goes out of his way to help in every way possible making our stay relaxing and enjoyable. We highly recommend Xalteva Condominiums for anyone looking to be treated like royalty.

We stayed in Condos Xalteva for 3 days in May 2010. We loved this place. Our condo was nice, comfortable, and clean; personnel were helpful and very friendly. We liked that Halteva is located in a residential neighborhood; some hotels in downtown are located on the busy streets or next to the clubs with loud music. The Hotel has wireless internet access, so we were happy about our ability to check emails. We (four girls) were walking all over Granada (we felt us safe there), kayaked in Nicaragua lake, and drove to the Catarina and volcano Mombacho. We got “spoiled” in Granada, and we wished we could have stayed longer. I would recommend this property to anyone.

Condos Xalteva is definitely a great place to stay. The owner and staff are A-1 and the accommodation is first class. I can't think of anything that they missed out. It is in an ideal location, we didn't have a car and so it was great to stay in a place that was within walking distance of the colonial city centre, as well taxis and buses were very convenient for day trips to Laguna Apoyo and Catarina. There are so many restaurants nearby and if you feel like eating in the Pali is just around the corner and the Colonia is a short taxi ride away. The pool is a great feature - great to relax especially after a hard day of sight-seeing. I would recommend this property to any one.

We recently spent a most enjoyable week at Condominium/Hotel Xalteva in Granada. Only a five minute walk from the central square in a quiet typical Nicaraguan neighborhood, this facility is new, very clean and super friendly. Complimentary coffee and local fruit are served by the pool every morning while the three resident parrots keep you entertained. Staying here was a wonderful blend of first class amenities and yet a feeling that you were really experiencing Nicaraguan architecture and culture.

My friends and I spent a week at CondoHotel Xalteva and we loved every minute. The condos are immaculate, spacious and well equipped, with native Nicaraguan furnishings and all the necessary comforts. The warm and helpful staff are like a family, and the other guests (with only 8 condos there are never too many) were friendly and stimulating. Located in a residential neighborhood a short walk from the city's central park, it's quiet yet convenient. You can enjoy a relaxing day by the pool, reading and sipping native rum drinks, or you can take one of many day trips with whatever mixture of sightseeing and adventure you need. Granada has more good and varied restaurants than we could visit in a week, all at a fraction of the cost of the US or Europe. The weather was a consistent 80 degrees, dry and with a breeze - perfect both day and night. While poor, Nicaragua is the third safest country in the Americas and the largest country in Central America, so it is truly a hidden gem. Although it helps, you don't even need to speak Spanish to be accepted and to make yourself understood. Everything about our stay was so positive and memorable, and we all went home raving about the experience and the value. I'd do it again in a heartbeat.
