Condominium de Xalteva is the newest (and only) condo hotel in Granada. The complex is small with nine luxury units in a quiet safe neighborhood and only 7 blocks away from the Parque Central and all restaurants, shops and nightlife.
This truly is an oasis within the city and a great home base from which to explore all of Nicaragua. The Pacific coast, mountain coffee plantations and magnificent volcanoes are all within 1 1/2 hours drive, but the colonial city of Granada is the main attraction. On the edge of Lake Nicaragua and in the shadow of Mombacho volcano, Granada is a romantic city of colorful colonial homes and churches. Founded in 1524, Granada enjoys the distinction of being the oldest colonial city in the Americas. This relaxed and mellow city has one of the most pleasant central plazas in Latin America which is surrounded by 16th-century colonial buildings, great restaurants, museums and other entertainment. Granada is a great place to base and explore most of Nicaragua's popular highlights.
Granada shares the shoreline with Lake Nicaragua, the 10th-largest freshwater lake in the world. The lake has great sport-fishing in and around over 360 tiny tropical islands (Isletas) that are richly covered with vegetation. The islands of Lake Nicaragua were created hundreds of years ago when the volcano Mombacho exploded. Today, you can explore this extinct volcano along trails in the cloud forest. You'll see more varieties of orchids than just about anywhere else in the world and all kinds of wildlife, including 170 counted species of birds and blue morpho butterflies. You can also take a canopy tour, shooting from treetop to treetop on harnessed zip-lines.
Near Grenada you'll find Lake Apoyo. This crater lake, formed over 21,000 years ago when a volcano erupted, is the largest crater lake in the country and one of the most beautiful. The views from the top stretch over the hillsides, taking in the blue waters below. Because of its elevation, Lake Apoyo is generally five degrees (Fahrenheit) cooler than Granada, just 15 minutes away. Its pristine water has therapeutic qualities, thanks to the sulfur and other minerals, and the temperature is 85 degrees all year long. It is in a Nicaraguan natural reserve and a proposed UNESCO World Heritage site.
Masaya's Craft Market and the Masaya Volcano National Park. Nearby Masaya is home to Nicaragua's best craft market, offering just about anything that's hand-crafted in the country—ceramics, leather goods, iron work, hammocks, jewelry, rocking chairs, masks, clothing . . . you name it.
There are five active volcanoes at nearby Masaya Volcano National Park offering the best volcano viewing in Central and North America. It's the only place in the region where you can see hot magma rising from the depths of the Earth—and you can drive right to the top!

For comfort and value Condos / Hotel Xalteva is difficult to beat. Neil and his staff provide top-notch service: knowledgeable, attentive, thorough and friendly. The hotel is superbly maintained and to top that they have something difficult to find in Nicaragua - HOT water! They are well known throughout Granada and have an impeccable reputation. The hotel location makes for a short walk to the town plaza and yet is away from the hustle and bustle. We are already planning our next visit!

I have had the pleasure of staying at the Hotel Condominium Xalteva for a little over a month. Wow!! The staff is great (and all speak English -- and help with my struggling Spanish!)The pool is big enough to turn a few laps and is pristine clean. Another guest said to me: "Oh, yes, this is the Granada Hilton," and I completely agree!! Everything is truly first class.

Prior to traveling in Granada Nicaragua, we had booked a rental home on the Internet for our planned one-months’. It looked beautiful from the pictures, but when we actually arrived we found it a little to secluded for our tastes. Fortunately, the owner was very nice and accommodating and offered as an alternative to let us stay in his other property, the Hotel/Condos Xalteva. The property is well located, within easy walking distance of the town square, in a quiet and safe neighborhood. Our particular unit, had two bedrooms, two full bathrooms, a good sized living room/dining room and a roomy fully-equipped kitchen, and a small enclosed patio in the rear. The unit is tastefully and comfortably furnished, and also includes two color televisions hooked up to Cable TV. In addition, the entire Hotel has wireless internet access, for those wishing to bring their own laptops to ‘stay in touch’. Probably the nicest feature of the Hotel (besides the ever-present helpful Staff), is the fair sized swimming pool with streaming fountains of water and a small spa attached, surrounded by tropical flowers and plants. Right next to the pool is the Tiki-hut bar, where guests can enjoy a lovely breakfast of fruits, bread and coffee; and, also help themselves to an assortment of drinks in the stocked refrigerator on an ‘honor system’. And, the central courtyard area is completed by a shaded grassy sitting area covered by a vine-laden Pergola, where there are chairs and a hammock, along with the ‘mascots’ of the Hotel, several beautifully colored and talkative pet Parrots that the manager Neil has trained and kept since they were babies. Always fun to watch and listen to as they sing, whistle and occasionally say a word or two such as “Hola”. We were also quite impressed by Neil’s management of the complex, because the Staff were always busy cleaning, gardening and performing regular maintenance to ensure the guests’ comfort. If your coming for a visit to Granada, we would have no hesitation to say that the Hotel/Condo Xalteva is: HIGHLY RECOMMENDED.
