HOUSE DETAILS FOR VILLA SARLAT
A lovely turn of the century town house with high ceilings, fireplaces & period coving all in light & airy rooms with a south aspect. The house has antique pine & chestnut floors throughout & has been totally renovated with all new kitchen & bathroom fittings, gas central heating & a private pool. It has been decorated in a sympathetic period style using soft tones.
There is a fully fitted kitchen including a dishwasher, washing machine, gas hob, electric oven, kettle, toaster & a coffee percolator. There is a 6 seater dining table in the kitchen & also al fresco dining for 6 on the covered terrace just outside the kitchen door. This covered terraced area leads up to the pool (6.5 x 4 m) and 2 sun decks with ample chairs & sun loungers for everyone. The garden is complete with a small lawned area, flowers & trees for sunny or shaded relaxation.
The period living room has two very comfortable sofas, with the original fireplace, south & east facing windows & British Satellite TV.
On the ground floor there is also a cloakroom toilet.
The first floor Master Bedroom has a King size 160 cm bed with an en-suite shower room. Across the hall from this room is the Twin Bedroom, if preferred these beds can be put together to make a King size bed.
On the second floor is the third Bedroom, this room has a single bed that converts to a comfortable large double 160 cm bed. Please note that this is a small room with a reduced height doorway of approximately 5 feet. Across the hallway from this bedroom there is a Family Bathroom with a shower over the bath.
All the beds will be made up for your arrival with white cotton bed sheets & feather duvets. We also provide you with one large & one small bathroom towel plus a pool towel per person during the summer. A change of bed linens & towels is provided each week for longer stays.
PLEASE NOTE :- Although, this house will comfortably sleep 6 adults, the living room is rather on the small side to accommodate everyone at the same time. It should also be noted that the third bedroom is a small room ideally suited for children, but it can be fitted with a comfortable Queen size bed if required which is suitable for two adults.
To the front of the house there is a Petanque pitch with games played most afternoons for you to watch or why not join in the fun. There is a set of Boules in the house.
There is a secure storage for bikes & ample free parking at the house.
RENTAL NOTES
* Change-Over Day is Friday During Weekly Lets. Mid November to the end of February 3 night minimum lets are available.
* A deposit of 30% of the rental cost will be payable to confirm the booking, the final balance is due 12 weeks prior to your arrival date. A damage/security deposit of 300 euros is required either by Sterling or Euro cheque or paid via Paypal. This will be repaid or your cheque shredded (less any costs for breakages or cleaning if applicable) within 2 weeks of your departure.
* Credit cards via Paypal, UK Sterling & French Euros Cheques/Transfers accepted.
* Cancellations must be made in writing. Up to 120 days before rental start date –– deposit refunded less an admin fee of 75€ & any bank or Paypal fees incurred. Paypal fees are approx 3.50%. After this deadline a refund will only be given once or if we are able to re-let the accommodation less any re-advertising costs, administration & or promotional discounts to secure booking.

- Air Conditioning : There are fans available in the house.
- Linens Provided : Lovely freshly laundered white cotton bed sheets and two white bathroom towels per person are provided. In addition during the summer months there is also a pool towel per person.
- Washer : There is a front loading washing machine with line drying facilities either indoor or outdoor. There are also service laundrettes nearby if preferred.
- Garage : There is a lockable shed in the garden for safe bike storage.
- Off Street Parking : There is an off road parking right outside the house for several cars.
- Beds
- King Bed (2) : In the first floor Master bedroom there is a Kingsize 160cm bed, this room has an ensuite shower room. On the second floor there is a small single room with a bed that converts to a comfortable 160cm King bed. Across the hall from this room is a bathroom. Please advise at time of reservation if this bed is required as a single bed or a Kind bed (please note that this will reduce the available floor area in this single sized room).
- Twin/Single Bed (2) : There are two very comfortable single beds in a lovely dual aspect bedroom located on the first floor.

- Cable/Satellite TV : British Satelite TV and radio with all the BBC television and radio channels, Sky news, CNN etc.
- Private Pool : There is a lovely private pool measuring 6.5x4 meters which has two decking areas, both shaded and sunny, with ample sun loungers and chairs for all the guests to enjoy.

- Full Kitchen : Full size dishwasher, gas hob, electric oven, fridge, freezer, coffee machine, kettle, toaster.....
- Cooking Utensils Provided : Everything that you need for an enjoyable vacation is provided.

- WiFi (Wireless Internet) : There is wifi available a short walk from the house in a coffee bar, internet cafe and also at MacDonalds. Also, it may be possible to log onto an unsecured server in the area.

- This house is only an easy level 5 minute walk from the Medieval centre of Sarlat with it's colourful food markets, bars, pavement cafes, gourmet restaurants and all the 14th, 15th and 16th century architecture that you can manage in one week!

This is a super house in quiet yet central location only a 5 minute walk to the wonderful boulangeries for your morning croissants and fresh baked baguettes. The myriad of shops and restaurants in Sarlat are literally right on your doorstep. The pedestrian cobbled winding streets of Sarlat are converted into a large open air food lovers heaven, you can jostle with the locals at the twice weekly Farmer's Market for the very best of the local grown Perigordian fare, be it Truffles, Foie Gras, Confit de Canard or Goat's Cheese, and walk back at the house in minutes to taste your gains on a sunny terrace over looking the locals playing Petanque in the tree lined Square in front of the house...you can't get a better French experience than that!!

Hi, this is a photo of myself Xanthe and my husband Hamish at my cousins wedding a couple of years ago.
We moved to France nearly 12 years ago and have lived & worked in the hospitality industry in the Sarlat area since then. Our canoeing experience was better for being slightly out of season and therefore the river was quiet. Just returned from our stay in Sarlat. The home was a pleasure to stay in and communication with the owners perfect. We stayed when the weather was quite cold so make sure to bring warm clothing for any winter visits. There are some terrific restaurants in Sarlat and the town centre is a nice stroll away. We found the local people to be friendly and helpfull. I would definitely return for a stay in this home. Would be wonderful in the summer. We used the home as a base to explore the surrounding areas and were delighted at the wonderful sights nearby. Thank you so much Xanthe and Hamish!!

Recently back from a trip to France. My wife and I and another couple rented this house for a week. We found it to be charming, clean, quiet, comfortable. It was within easy walking distance to the town, but also very quiet. The property comes with everything you might need to prepare and enjoy food there and is also very close to some excellent restaurants. The owners were extremely helpful and determined to help us enjoy our visit, but were not at all intrusive. We found the experience to be absolutely delightful and would highly recommend this property to anyone. Don't miss the caves at Font du Gaume and the museum of prehisoric life at Les Isyses.
Recommended for:Sightseeing, families with young children, romantic getaway, age 55+, tourists without a car.

Sarlat is good for a family holiday and this house is a great base from which to explore the area. Sarlat is very busy and I recommend you stay IN the town rather than just outside - as you can never park, at least in July and August. The house is furnished to a very high standard, just about everything else you can imagine you might need was provided. The decor is faultless, the bedlinen fresh and all white, tonnes of towels for both the pool and the bathrooms. The pool is small but attractively landscaped with lots of comfy loungers all around. As the owners recommended some local restaurants we ate extremely well and all within a short stroll of the house. There is a lively market in Sarlat, lots of buskers and buzz to keep the kids happy til late at night, good restaurants. Not far away, by car, there is the river to swim in and good cycle paths and we also found a lake with a 'beach' and floating diving boards. A happy stay, thank you.
